Property Profile A fascinating Grade II Listed home dating back to the early 18th Century, later remodelled in the 19th Century, then extensively renovated by our clients from 1987, whilst retaining many of the architectural features. The accommodation provides a versatile layout and is set over three floors with additional attic space. From street level, steps rise to the reception hall that is a lovely space with its fireplace and room for freestanding pieces of furniture. To the rear is the splendid south facing drawing room with three sets of French doors overlooking the gardens, one set opening onto a small balcony. To one end is an open fireplace and opposite a run of full height fitted bookcases. To the front is a delightful panelled study with a central fireplace, exposed floorboards and wide sash window. To the right of the reception hall is a further 31ft reception room that runs the depth of the house with a large bay window and street door to the front and French doors opening onto the rear garden; these flood the room with natural light that reflects off the exposed floorboards. Open shelving divides the room, whilst still retaining its open spacious feel and a staircase leads down to the kitchen. On the lower ground floor is a large open plan kitchen/ dining room that has three further sets of French doors opening onto the garden. The kitchen has been fitted with a range of hand made units inset with a gas hob and double oven and there is ample space for a large refectory table. To one end is a raised platform with a brick fireplace. An inner hall leads to a cloakroom and two useful store rooms, the larger housing the central heating boiler, the other being the former coal store. To the first floor are four double bedrooms and the family bathroom leading off the split-level landing. The master bedroom is a beautiful room overlooking the garden and river beyond. It has an en-suite bathroom and a separate walk-in wardrobe that is currently being used as a utility room. The family bathroom has been recently refitted with a 3 piece white suite. A staircase leads off the landing to the attic space that could be developed into further accommodation, subject to planning, building regulations and listed buildings consent. Council Tax Band: G Boat House: On the riverbank is a beautiful detached Victorian timber framed boathouse with power, light and a slipway into the River Thames. The principal section is a large open space with a suspended timber floor. A ladder gives access to the second floor room that has windows to the east and west elevations and French doors to the south, affording panoramic views over the river and opening onto a balcony.

Garden & Exterior

Location

The gardens are divided into two main sections. Adjoining the house is a pretty cottage style garden flanked by brick walls, planted with a huge variety of shrubs and flowers providing a riot of colour and a backdrop of mature deciduous trees. There are two patios and to one side is a linear ornamental pond and there is also a garden storage area in an externally accessed cellar. A path leads through a gated arch and across a private bridge over the creek to the main section of garden. This area is again divided into two areas the principal section being laid to lawn with mature shrub and tree borders and leads down to the river with its 80ft mooring, concrete landing stage and boathouse. To the side is a further section of garden, screened by hedging and would make an ideal vegetable garden. This section borders onto the public park with a security fenced boundary and gate. There is a further right of access for the owners of Riverbank over a pedestrian bridge (which is now dilapidated and no longer safe) this leads out to Thames Street. The neighbour also has rights over the bridge to a gate accessing a separate garden.

Ideally situated within the old picturesque section of Lower Sunbury village within a short stroll of local shops, a reputable selection of public houses, restaurants and schools.
