Property Profile On accessing the substantial gravel driveway to this home, we think one gets a feeling of approaching a substantial property whilst still having a sense of homely cosiness. That feeling continues inside as you cross the threshold into the L-shaped reception hall. The ground floor accommodation is certainly considerable and affords a flexible arrangement of accommodation. The principal sitting room is a lovely bright room with a timber surround fireplace. Off here is a separate reception room that works equally well as an office or family room. There is of course, a separate dining room with great views of the garden. A further reception area off the kitchen is ideal as a sun-room with its sliding doors to the patio, or alternatively as an office/study. The kitchen/breakfast room is of an excellent size and fitted with a comprehensive range of light oak style units with granite worksurfaces whilst fitted appliances include a 5 burner gas hob with chrome extractor hood over, separate double oven and built in dishwasher. There is space for an American style fridge/freezer, a fitted breakfast bar and wooden flooring. A door leads from the kitchen into the annexe which is perfect for a live in relative, teenager, au pair, or, as our clients do, renting it out as a self contained unit. Consisting of a sitting room with well-fitted kitchenette, large double bedroom and there is a large walk-in storage cupboard. Upstairs, to the first floor landing, off which are three large double bedrooms, all of which are lovely and bright and all have views over the rear garden. The master suite enjoys a very spacious and tiled en-suite bathroom. The family bathroom is also a good size and fitted with a modern white suite to include a bath and separate shower cubicle. The house is heated via gas central heating to radiators and is on mains drainage. You may be interested to note that our clients advise that Chartwood House has previously had what is now lapsed planning permission for an extension above the single storey part of the house. Surrey Heath Borough Council website does not go this far back and you are advised to clarify with the planning department.

Garden & Exterior

Location

<p>The grounds to Chartwood House are really superb. As previously mentioned, one enters the property on a significant and gravelled driveway providing parking for numerous vehicles. There is a garage to the far left hand side with up and over doors to front and rear. The rear garden is quite beautiful and colourful, particularly at this time of year - just look at the photographs for a sense. There is an excellent covered bar area for external entertaining, perhaps when the weather isn't so good, with timber decked flooring and inset lighting, and cast iron log burner. A good sized paved patio adjacent to the main house, and in addition a raised decked area currently serves the annexe. Discreetly located largely out of view are three large outbuildings, two of which have electrical power, lighting and insulation. One is currently being used as a gym and the other as a workshop. Both have internet connections and the workshop has a phone line (currently disconnected).

Chobham is a medium-sized village, with a population of about 5000, located in the N.W. corner of Surrey. Surrounded by heathland, it retains a real atmosphere and retains a number of excellent restaurants, shops and eclectic boutiques. Chobham has remained largely undeveloped whilst the nearby town of Woking has a wider range of shopping, leisure and transport facilities including one the best rail services to London Waterloo in the south east. This area is perfect for vehicular access to the M3 and M25 motorways and is well located for both Heathrow and Gatwick airports. There are excellent state and private schools in the this area - see www.curchods.com for further detailed information. Sporting pursuits include the golf clubs of Sunningdale, Wentworth, Worplesdon and West Hill, there is racing at Ascot and Windsor, and polo at Smiths Lawn.
