Autumn Market The property market has sprinted into the autumn after an effervescent and lively summer.

St. Catherine’s Hill £325,000 Tel: 01483 440800

Whilst it is too early to say property values have risen, better prices have been achieved through the summer than in the first half of the year. In part we believe this is due to public confidence returning to the merits of investing in residential property, against the backdrop of the dramatic volatility in the world’s stock markets. One should keep in mind that with residential property, there is always a tangible asset remaining even if values fall. This is not always the case with equity investments, as has been comprehensively demonstrated recently. Former Conservative MP, Michael Portillo and Alan Collett, Chairman of Allsops Residential Property Management and President Elect of the Royal Institute of Chartered Surveyors (RICS), were keynote speakers at a recent property industry conference in London. Both expressed their astonishment at the tactics of UK Fund Managers who continue their tradition of investing in commercial property, but not residential property. This is in spite of the evidence which shows that in the last 5 decades, in real terms, residential property has in fact been a far better long term investment.

Of course investment apart, there is also the matter of getting on with one’s life. If you are thinking of moving home and need sound professional advice, our partners and managers are on hand to assist. Simply give us a call.

This summer turned out to be our busiest 3 months for several years. This conflicts with many commentators’ reports of market activity. Andrew Dewar, our Joint Senior Partner, believes the reasons why Burns & Webber have been so successful lie with his staff. He sights their positive attitude and actions, determination to succeed and sheer love of what they do as the key ingredients. “For sure we have been dealing with challenging market conditions but there are plenty of people with a desire/need to buy and sell to make a good, stable market. With prices not really moving up or down, it is a much calmer place to be when moving home. The level of encouragement, support and advice needed by many of the public to make them confident and keep them motivated, is significantly greater than ever

I am very lucky to have such excellent, longterm staff who really have stepped up to the plate to add even more to the equation for our customers. We have also intensified our training over the last 18 months, and we have changed the way many things used to be done, to compensate for these more challenging times. ‘Going the extra mile’ is what it is about today. In my view my staff are Olympic champions in this regard.” Andrew Dewar

ituated in the hamlet of Cox Green, on the outskirts of Rudgwick, four miles to the south of Cranleigh, this handsome period property has been in the same family since the 1880’s. It was originally built in 1828 and was extended by the current owner’s great grandfather and again by the current owners in 2000. Inside offers lovely accommodation, full of character, with 4 good sized bedrooms, 3 reception rooms and a delightful kitchen/breakfast room that overlooks a garden which extends to just over 0.7 of an acre. Landscaped by renowned garden designer Miriam Book, the garden is quite simply stunning, with more varieties of trees, plants and shrubs than one can imagine. The large central lawn is ideal for croquet and is surrounded by seasonal borders, which provide colour and interest throughout the year. There is a wildlife pond, which is home to a variety of water lily, reeds, dragonflies and great crested newt. A timber summerhouse sits on a revolving base, which allows it to follow the sun throughout the day. There is an area of wild garden, where knapweed and wild flowers thrive, which is a magnet for many different varieties of butterfly. It is also a blaze of daffodils in the Spring! A brick paved terrace adjoins the back of the house, with a scented jasmine providing a wonderful fragrance on a summer evening. ur second property is a 3 bedroom detached home backing onto the River Tillingbourne. It has off-street parking and a garage, set in a delightful no-through road in the charming Surrey village of Bramley, situated just moments from the Down’s Link path. This property, which has a detached single garage, provides modern and well-proportioned accommodation, which has been updated by the current owners. Outside is incredibly special, currently very tidy and well kept in appearance, there is the potential to create a very private retreat that leads to the River Tillingbourne. Currently, there is a paved patio area which leads to a long area of lawn, with mature flower and shrub borders, high hedge screening providing seclusion and a beautiful centre feature tree. Interrupted by a fence, the garden drops down in height to lead to the river. This property would be ideal for those with young children, giving them a place to grow up enjoying playing by the water at the end of the garden, or in the right hands could be developed into a quiet oasis and one of the loveliest country gardens you could ever hope to own. iven the potential impact a garden has on the saleability of a property, we believe that a bit of work on the garden will enhance the appeal of your property. An untidy, unloved looking garden often sets the wrong first impression in buyers’ minds. A bit of work may not instantly improve the value, (although it might) but it could lead to a quicker sale. Some forward thinking is worth while. For example, something as simple as planting bulbs that flower in succession will provide colour for the spring; bedding plants, meanwhile will work for summer and pansies will add some colour for the Autumn. Here are a few ideas to consider that will make your garden work a little harder in helping you sell your property: • Tidy up generally, de-clutter if necessary. • If you have children keep their garden toys in ordernot necessarily invisible. • Trim back foliage hanging over windows and doors. • Mow the lawn. • Edge the borders. • Sweep up leaves (a never ending job in the autumn but worth it). • Do the weeding. • Pressure wash decking and patio. • Trim the hedges. • Clear up after pets. • Repair worn out areas of lawn. • Repair broken fences (sometimes even if you don’t own them). • If you have a swimming pool or garden pond make sure they are clean and fresh.

No Time? No Problem! If you are struggling with a large, high maintenance garden, hiring a gardener for a few hours will be money well spent. Often, once the initial work has been done it is easier to keep on top of things until you sell. Frith End £899,950 Tel: 01252 713868

These are a few ideas not an exhaustive list. If you need a gardener we may well be able to help.
