The first quarter of 2012 has been refreshingly active. A significant number of people who have held back from moving over the last four years, whilst waiting to see what was going to happen, have decided to move in 2012. As a consequence, there is a tangible change in the atmosphere of the market and the mood of buyers and sellers, with a great deal more intent and commitment being shown by both. This is evidenced by fewer numbers of viewings for each sale arranged, together with a general increase in the speed of transactions. In reality, there is little to be gained by ‘waiting to see what happens’. Nothing dramatic is likely to occur in the property market over the next 12/18 months. Both volume of transactions and pace will be similar to the last twelve months, making it a perfectly stable time to move if you need and want to. The area’s private parks and prime residential areas are attracting
strong interest. With a relative shortage of properties for sale in these areas, agreed prices have firmed a little. We think that by the end of 2012, we will see some further increase in values. Mortgage finance remains under strict scrutiny by lenders and securing the right package is even more difficult than before. Our Mortgage and Financial Services division has witnessed a remarkable increase in clients researching more options than those being offered by their existing lender.
