MINIMALIST Multi-Award-Winning

This Seaforth custom home is much more than just a luxury residence, it’s a paragon of modern architecture - a work of art which has earned Chateau Architects & Builders some of the industry’s most prestigious accolades.

Amongst the many awards received for this stunning luxury residence are the 2023 MBA NSW Construct Houses $8 Million - $10 Million, 2023 HIA NSW Home of the Year and the 2023 MBA NSW Master Builder of the Year, underscoring the construction excellence which has brought this spectacular contemporary home to life.

Initially conceptualised by CPlusC, Chateau’s in-house architectural team then meticulously detailed and developed the design. The home spans an impressive 762 square meters and stands as a masterclass in the expression of off-form concrete, exposed timber and steel, to create a harmonious balance that is both visually striking and structurally sound. The interplay of these materials define the home’s character, a celebration of pure materials, simplicity and space. Concrete walls feature both internally and externally, providing a robust framework that is complemented by the warmth of the timber cladding and the sleekness of steel accents.

Embodying the principles of minimalistic design, the interior features clean lines and strategic arrangement of rooms to achieve a perfect balance of form and function. Each space has been skillfully designed to maximise natural light and take full advantage of the panoramic water views. Extensive glazing, along with a massive overhead void and skylights above the main openplan living area, enhance the sense of light and space and create a strong connection with the surrounding landscape and expansive outdoor entertaining area.

Despite the extensive use of concrete, including polished concrete flooring that flows seamlessly from interior to exterior spaces on the entire lower level of the home, the interior has a warm and inviting ambiance. This is achieved thanks to an abundance of timber which has been used as wall cladding, ceiling lining, for doors and door frames and the majority of joinery in the phenomenal chef’s kitchen.

With extensive cabinetry, two sinks, two island benches, European appliances and a concealed butlers pantry, this beautiful space is a joy to prepare and meals and dine, all whilst taking in the stunning harbour views.

A custom lift enables easy access to the upper-level bedrooms each with its own luxurious private ensuite, each offering a retreat-like experience.

One of the home’s most exceptional features is the Japanese-inspired Tea Room, known as ‘The Bird’s Nest.’ This unique space is fully suspended from the roof structure and accessed via a bridge. Timber cladding creates the ‘birds nest’ appearance whilst also acting as privacy screening, a secluded retreat offering exceptional views of the harbour, outdoor terrace and pool area below. Expertly-crafted curved custom joinery provides ample space to store specialty tea and antique tea sets.

Taking advantage of the natural topography of the site, tiered levels set amongst beautifully landscaped gardens work to create the sensational outdoor entertaining area.

Expansive, sliding glass doors open to connect the interior living spaces to the upper level terrace and alfresco kitchen, an elevated space for entertaining in style whilst taking in the beauty of the natural surroundings. A stunning mosaic-tiled, infinity edge pool with built in spa also offers the water and harbour views to be enjoyed. At the lower terraced garden area a firepit with stone seating provides an intimate space to gather on cooler evenings.

The recognition this home has received speaks volumes to the exceptional craftsmanship for which Chateau Architects & Builders are renowned for.

Mid-Century Modern MASTERPIECE

Mid-century modern homes are celebrated for their distinctive aesthetic. With clean lines, a refined material selection and a strong connection to nature, this classic architectural style is inspiring a new wave of constructions across Australia. Situated in the picturesque Dandenong Ranges, just an hour east of Melbourne, this stunning custom home by multi-award winning Hedger Constructions, beautifully embodies the best of midcentury modern design whilst creating a luxurious rural sanctuary for family gatherings.

The owners wanted the design to reflect their deep connection to the land, integrating beautifully with the natural surroundings as though the structure had grown from the land in which it stands. To achieve this, a rich palette of natural materials including native Australian timber, stone, copper, and polished concrete were utilised, creating a warm and earthy aesthetic whilst also grounding the home in the surrounding red earth. At the centre of the open plan living space, a sunken lounge and stunning feature wall of hand laid stone, provides the perfect space for the family to sit around the fire and connect with the outside landscape.

Internally, the artisan craftsmanship that has seen Hedger awarded dozens of industry accolates, is on full display. Hardwood ceilings flow throughout the central open plan area merging with frameless glass highlight windows to provide connection to the surrounding landscape. This is counterbalanced by light grey Geostone concrete floors, with the material approach using texture and pattern to create visual interest. In the kitchen exquisite custom-made timber cabinetry

creates an atmosphere of warmth and authenticity. “The curved island bench and splashback are finished in hand cut moss green tiles, to add geometric interest”, explains Steven.

A favourite of the homeowners, the dining area features a concealed bar, hidden behind walnut pocket doors and finished in luxurious ‘Toledo’ marble with luminescent veins of green and gold.

Bathrooms are lined with Blackbutt timber boards and complemented by Fibonacci’s ‘freckle’ terrazzo floor tiles. Bronzed fixtures and timber cabinetry enhance the natural, earthy vibe.

The master bedroom and walk-in-robe continue the theme of clean architectural simplicity. Here seagrass wallpaper contributes tonal layers and texture and vintage style light

fittings imbue a sense of warmth and calm to this private sanctuary within the sanctuary.

Perched atop a hill, the home boasts a unique layout with two distinct wings with skillion roofs positioned around a central courtyard, creating a striking and dramatic profile.

Bespoke in every aspect and highly specified, this home required a collaborative approach, for which Hedger Constructions is renowned. Working hand-in-hand with Dion Keech Architects and Interior Designer, Simone Haag, all parties contributed their unique expertise to deliver what is truly a spectacular, showpiece home.

With over 30 Master Builders Association Awards, including multiple Regional Builder of the Year titles, Hedger Constructions is the trusted name for luxury custom homes in the region.

A BRAND OF

CONTEMPORARY Bushland Sanctuary

Located in Sydney’s Kenthurst, multi-award winning Gremmo Homes has created a striking contemporary residence that whilst beautifully integrating with the stunning natural surrounds appears almost like a modern oasis amid its bushland setting.

When it comes to first impressions, this home has WOW factor from the get go. Access to the leafy acreage property is via an impressive custom designed entrance gate which immediately hints at the calibre of the home beyond. After making your way down the meandering driveway, with beautifully landscaped gardens on either side, a large paved turning circle centred around a feature tree, continues to set the scene for this gorgeous contemporary estate.

Streamlined in design, the striking modern façade makes clever use of linear cladding which provides visual elongation, emphasising the homes impressive size. The external walls are finished in a warm white render, with contrasting feature timber cladding that adds warmth to the exterior. A tall blade wall finished in organic sandstone provides an impressive entrance statement while also creating another layer of textural interest. This striking vertical element is also a clever counterpoint to the strong linear elements of the facade.

A striking feature of the home is a curved wall with linear cladding that houses a double-sided fireplace, creating a visual connection between the entry and the heart of the home.

The impressive entry flows onto an expansive openplan living, dining and kitchen area which is simply flooded with natural light thanks to a wall of floor to ceiling windows that overlook the spectacular outdoor entertaining area, landscaped gardens and bushland beyond, bringing the outside in. A refined, sophisticated palette of whites complemented by natural timber flooring replicates that of the exterior and allows the stunning outlook to take centre stage.

Streamlined and spacious the modern kitchen boasts European appliances and an abundance of storage. Cabinets are finished in satin white with Calacatta porcelain benchtops and Boston Oak accents. A sleek black linear pendant light visually connects with other feature lighting in the open plan space. The adjacent pantry provides a practical working area for the kitchen enabling clutter to be hidden away when entertaining guests.

An interplay of textures unfolds in the luxurious master ensuite. The timeless elegance of Calacatta porcelain tiles provide a backdrop for the double vanity which features round basins and mirrors, reflecting the curved elements that are found throughout various aspects of the interior. Brass tapware and cabinetry hardware add a sense of luxury and sophistication and a custom skylight located above the double shower ensure the space has ample natural light.

Throughout the home there is an overwhelming sense of spaciousness thanks to soaring ceilings and extensive glazing. The rear wing of the home boasts a versatile rumpus room, with vertical wall cladding that adds texture and interest to the built-in joinery. There is also an inviting window seat that overlooks the central courtyard providing the perfect space to curl up with a book.

Designed to make the most of the stunning surrounds, an expansive covered alfresco area acts as an extension of the internal living areas of the home. A built-in sink, BBQ and fridge enable easy outdoor entertaining overlooking the stunning below ground pool with mosaic tiled edge. Overhead ceiling fans work to cool the space during Sydney’s summer, while the built-in fireplace set within a gorgeous feature stone wall enables the party to continue into cooler months.

Of course, a home of this calibre also incorporates the latest in home innovation including automated features, security system, a ducted vacuum and video intercom. Photovoltaic panels and Tesla battery along with rainwater harvesting, also help to limit the environmental impact of the expansive home.

Beautifully integrating contemporary design with the stunning natural surrounds, Gremmo Homes have delivered a luxurious bushland sanctuary that offers the perfect blend of tranquility and modern family living.

World renowned David Bromley, is an artist who is dearly loved by our editorial team and as such has been celebrated numerous times in our publications. Over the past eight years, we have closely followed his artistic journey, documenting his art and many of his projects alongside his talented wife, Yuge. These projects include the award-winning West Village development, the refurbishment of the Ballarat Hotel, their furniture collaboration Boon Bromley, and the impressive transformation of the Castlemaine Gaol to name a few.

Knowing a little about the man behind the art, we cannot express our admiration enough for filmmaker Sean McDonald. In ‘Light After Dark’, Sean has done an incredible job of authentically capturing Bromley’s story, really bringing out the essence of the man behind the artist. We were lucky enough to be among the first to see Light After Dark at its world premiere in 2023, where it was a finalist at the Cinefest Oz Awards. This film beautifully showcases Bromley’s creative journey while also sharing an inspiring narrative that offers hope to those dealing with mental illness. Sean’s deep dive into David’s world and portrayal of his story in such a raw, authentic and humorous way is nothing short of brilliant. We spoke to the film-maker and to both David and Yuge about their experience making this film.

SEAN

When did you first meet David & Yuge and what inspired you to make a documentary?

I first met David when documenting a mural he was doing as part of a collaboration with the paint company Dulux. I was immediately drawn to his character and warmth.

The idea for the film gradually came to me as I got to know David and Yuge more over the next couple of years. I quickly realised their world was unlike any I’d ever experienced before. In addition, I knew how polarising David was as an artist which I find endlessly fascinating when thinking about how and why we evaluate art. However, what really drove the idea for the film was

the realisation that many people knew David the artist, but very few knew the person behind the art, and David Bromley is one of the most fascinating, multi layered, rare and beautiful humans you will find.

I knew there was a really interesting film to be made not just because of the characters of David and Yuge but his willingness to share and be fully transparent about the mental challenges he has faced over the years and still faces today. In a time in our history where humans are struggling more than ever to be happy, when youth mental health and suicide statistics are at an all time high, telling stories such as David’s can make a huge impact. His honesty and rawness is a rare gift that so many of us can learn from and allows us all to take the conversation further.

I understand you filmed over several years, how long was it from start to finish?

I filmed this project over about 4 years and then spent another year in post-production with our team putting it all together. Delaney Murphy our editor spent about 6 months crafting out the story which was a lot of fun and required a lot of coffee! Perhaps the most interesting part is that it wasn’t until the very end of the project, quite close to the final cut that David and Yuge saw anything. Until then they hadn’t seen anything I’d been doing which really shows the trust and respect they had to let us make the film we wanted to make.

We love how you involved the critics comments in the film – have you had any feedback from them since the film was released?

I thought the critics were incredibly important as they represent real opinions that exist that are valid and worthy of discussion and without them we wouldn’t be digging into the full story. I wanted t the audience to hear all opinions on his art and then make up their own mind on what they feel. How we judge art and how we judge people is scarily similar and I thought it was important to represent that.

What’s your favourite scene / moment?

I have a couple, I love the scene where David stands by sculptures that represent his late brother, mother and father and tells us about who they were to him. It was a very spontaneous moment where all of David’s character was on display and we really start to dig deeper into what truly drives him. Most of the scenes where he talks about his family are my favourites as they are the few times when everything slows down, he isn’t creating and we learn the most about him. I also still find the scene where he talks about his phobia of miniature stamps incredibly funny despite watching it hundreds of times!

You’ve received some outstanding industry recognition, what’s your reaction to this?

It’s been really beautiful to see the reaction from audiences as well as the industry. We had a great festival run here in Australia including being one of 4 films (and the only documentary) nominated for Australia’s biggest film prize at Cinefest Oz film festival. We also won Adelaide Film Festival’s Audience Choice Award for Best Documentary. We also recently had some overseas recognition which was nice with the film awarded Best Documentary Feature Film and Best Director at the Fine Arts Film Festival in Venice Beach California.

All of that is nice for the team but what far exceeds any of that industry recognition is the feedback we have received from audiences. After every screening that David and Yuge attend there is a line of people just wanting to thank them for their vulnerability, for sharing such a deep and personal story, and there’s been so many people that have said how much it has helped them to understand either their own struggles or a loved one in a whole new light.

David has achieved almost everything you can in the art game, but I think his greatest legacy is as a human, and its really pleasing to see people connect with that side of him. Sometimes we need people like David and Yuge to remind us what the meaning of life really is and steer us back on track.

YUGE

For an unbearably camera-shy person like myself, I think when the first words were uttered by Sean about making a documentary on David and his life, I shuddered. Not at the thought of the documentary subject, as I have always thought David’s life and journey and art practice worthy of its story being told, but rather at my own self-consciousness and how I could avoid being filmed at all costs.

I should have known better that to be documented by Sean is more akin to simply living your life and (very) occasionally being asked to reply to questions that really form part of the usual vocabulary of our communication with one another.

Sean and David have an uncanny knack for being both extremely responsible people, yet at the drop of a hat can kick into child mode, and I think it’s this combination of valuing and embodying both that has been the catalyst for such open-hearted documenting of the very real essence of who we are! There wasn’t a time when we would call Sean at 2am saying we were working out in the middle of nowhere that he wouldn’t drop what he was doing (or get out of bed) to be there - he was up for every part of the ride. So soon enough, I found myself being filmed whilst in bed, whilst at work, with the kids, on work sites, and everywhere in between, with actually very little recollection of being self conscious but all memory of great times shared with friends.

The 5 year process of filming also formed the basis of such a deep trust in Sean that what started as possibly a collaborative project ended up entirely “his” film… and in that I mean, David and I really didn’t have input in any way in the editing, storytelling or making of the film other than being in it! The result was something we never could have imagined nor could have portrayed ourselves!

Yes we lived the life, but to see it reflected back through another’s eye was an experience that filled us with deep emotion.

DAVID

I’ve battled long bouts of mental illness, unimaginably debilitating anxiety, loneliness that seemed endless, and long stretches of feeling unproductive…. like a boy in a bubble, a cat on a hot tin roof - the clichés really are endless.

These days terms like ADD, OCD, Bipolar Disorder, Dyslexia, anxiety, psychotic episodes, night terrors, and agoraphobia have become part of everyday conversation. Knowing someone who struggles with these challenges is sadly common place. For me, these struggles have been a constant invasion in my life - honestly, it’s surprising that I ever managed to get anything off the ground.

After leaving school at 14 to work as a signwriter, I found myself in a strange mix of experiences. I was working at heights, physically more like a 12 year old and yet living as if I were an adult. By 15, I was earning a living, had a car that I drove without a license, and was caught up in drinking, drug use, and running with some tough crowds, even though I had a gentle soul. I had a deep, cultural yearning within me, but I was also drawn to the company of older, wilder rebels. Some nights, I went straight from all-night binges to work, climbing massive scaffolds, and

slowly realising I was starting to lose my grip on reality. This wasn’t something I could easily talk about, and the times I did seek help from doctors and hospitals only made things worse. I swear on my family’s life, the way I was treated was unbelievably appalling. If I had any doubt whatsoever of my lack of value, they confirmed my worst fears, essentially telling me I was nothing more than a pathetic loser.

I was fortunate to have my dear father. Although he didn’t understand my challenges, and if he had any flaw at all amongst his remarkable intellect, soulful nature, love and kindness, it was that my problems caused him deep concern. Not only was he unsure of what to do, but it also disturbed him that this was happening and he lacked the skills to help. This sense of helplessness, rare for someone usually so solid, sometimes caused him to pull away from me, which was unusual for a man who was otherwise so caring, loving, funny, and non-judgmental.

I would be left on stretchers in emergency wards while people with physical injuries were treated first.

After making desperate pleas for help, I’d often end up walking miles home after being taken to the hospital in a psychotic state. The only thing that kept me going was a strange mix of extreme loneliness, desperation, and worthlessness. At that point I no longer felt like a person with a future, hope or friends. I felt like nothing. It was almost freeing in a way, like I had nothing left to lose.

For many years, drinking would temporarily take away the fears and anxiety and I often thought I should just give up on everything and just drink. However, it often took so many drinks just to feel a bit of peace that by the time I reached that fleeting moment of relief I was already so far gone I was on the verge of blacking out - which I often did do – and usually at the most inappropriate times!

Unfortunately I walked this clumsy path for many years. I maintained a sense of normalcy - or at least it seemed that way from the outside. I was often told to imagine what it would feel like if I actually had a problem. I remember my cousin’s wife saying that to me. At the time, my self-esteem was so low, and with little self-understanding of my health problems, instead of standing up for myself, I accepted the criticism and thought of myself as damaged goods.

And when it came to being low on the social hierarchy, I’m reminded of a time I lived in a caravan at the Noosa Woods Caravan Park, right at the end of Hastings Street. I worked in the first shop on Hastings Street, selling smoking paraphernalia, making jewellery, and selling fashion. Tourists would sometimes want to show me what they were trying on in provocative ways. Despite my sheer determination to fish for my dinner, surf the local waves, and interact warmly and politely with people, I was battling a constant anxiety that made just being alive feel close to unbearable. As an indication that I was at my lowest ebb - just getting to the toilet block felt like an ordeal - I would virtually crawl there due to my extreme agoraphobia.

People talk about how school was the best time of their life, or teenage years, party times, travelling times, sports times, I never really had those times. I’m not saying I didn’t have any good times but my story was different. At 23, I had this phenomenal epiphany - I was still alive, which was a surprise and honestly a real joy - a milestone in itself. I was utterly sick of myself, living under a cloud of alcohol and drugs, feeling like my life was run by my phobias. I took the hardest, clearest, most determined line against the invader of my life. This is the stage where I think I mustered up every ounce of determination I had to fight back. I stopped all alcohol and drugs, I exercised and surfed daily and this was buoyed by an excitement that I could fight this thing  - every move forward was one I hadn’t experienced for nearly a decade.

I had no job, as for years even just going outside was the hugest challenge - surfing everyday was a start heading to my favourite surf break in Noosa. And as my health recovered I took baby steps to tackle the constant presence of mental illness each step marked by enthusiasm that grew through my determined fight back. The next piece of the puzzle was finding purposeful work and committing to a life of growth. It was a commitment to seven days and seven nights of hard work, transcending my challenges and never giving up. But this wasn’t where the challenges stopped. With renewed vision, a renewed life force, and newfound potential, I aimed to build a life beyond my imagination - one that my significant mental health challenges had threatened to derail, keeping me on the fringes.

Now, I embrace a life renewed, one that still comes with its fair share of ups and downs. Even success brought with it challenges, sometimes as difficult as the nothingness I once experienced. Regardless of that reality, it was still a life of purpose. Once I was on this path, it led me to two of the most remarkable and memorable times of my life - experiences I couldn’t claim before, as I’d only ever known a few days of clarity surrounded by weeks of suffering. Now, I can say I have a beautiful life, filled with some of the best things you could ever hope for - my wife, and my beautiful life with my wife, and now the incredible opportunity to share my story.

As someone who struggles to spend time with people, I found a deep connection with filmmaker Sean McDonald, who has become one of the greatest relationships in my life. After five years in the making, that journey now exists in the form of a film - one that I not only look forward to watching but believe will become increasingly special over the years. Let me tell you more about the film now. The years leading up to it are loosely discussed above, and I think this context helps to illustrate where the film fits in my life, allowing me to share openly about the times that have truly shaped me.

FILM THE

When Sean asked if he could do a documentary on me, I, of course, said yes. The calibre of the man, Sean, is something I came to appreciate through our commercial photographic work together.

I could easily write a long list of Sean’s great qualities, but let me highlight a few: He air-drums with a boyish enthusiasm. He never stands back - he’s always in it, boots and all. He was never on the outside looking in - we were always in it together.

I know it took us four to five years to finish the film, and most definitely, we didn’t know when we would wrap it up. To be honest, I don’t think we ever wanted to finish - I certainly didn’t. But just like with my painting and sculpture – wanting to have a finished product, an exhibition, a body of work, I was excited about finally heading toward a completed film.

Part of me wanted to not let the cat out of the bag and keep it within our tight circle. But after not seeing any footage for four years, when Delaney Murphy started spending an inordinate amount of time taking the “miles” of footage we had and figuring out how to put the film together, that changed. Delaney truly became a soldier

on this somewhat infinite journey, immersing herself in our story too. Just like Sean before her, she didn’t stand on the outside she jumped in with us. I thought that after devoting a month of her life to watching the footage, the last thing she would want was to spend more time with us - I figured she’d have had enough, but no, she invested her heart in the project to, she wanted to join us, to get to know us better, and to dig deep.

We became incredibly close, and I think that’s why the film was so remarkably well received, even winning Best Film at the Venice Beach Film Festival, with Sean taking home Best Director. Sean began this project by looking up how to make a documentary on Google! And from these humble beginnings, I feel we have a film that we will cherish for the rest of our lives. It’s not just the film, it’s also the photos capturing every part of our lives, our children’s lives, and our friends’ lives. We are so fortunate to have Sean create a film that gives us the rarest opportunity to let people know more about us, telling our story through the lens.

Someone asked me during a Q&A after the film, “How do you feel about seeing yourself on the big screen?” I replied, “I must apologise, but…I love watching myself in the film, and I love seeing myself on the big screen.” It truly was one of the greatest times of my life.

Kuroi Yoroi

Winner of the prestigious 2024 Master Builders Gold Coast award for Individual Home $3-4 million, Kuroi Yoroi built by Tomkins Construction is a true contemporary masterpiece. The owners of this award winning residence dreamed of a sanctuary that exuded moody yet inviting vibes - a luxury abode that was perfect for both intimate living and sophisticated entertaining. With a distinctive dark palette and exotic Eastern influenced aesthetic, Tomkins Constructions has brought this vision to life in spectacular style.

Translating to “Black Armor,” Kuroi Yoroi is a fitting name for both the oriental influences found throughout the home and the exterior cladding of Shou Sugi Ban burnt timber that adds to the home’s unique appearance as well as providing a strong, durable shell that is resistant to the coastal weather conditions. Situated on the Gold Coast’s ‘Isle of Capri’, the two-storey residence designed by Reece Keil, masterfully blends modern luxury living with Balinese and Japanese style design to create a home that is visually striking inside and out. Dark rendered walls and the Shou Sugi Ban cladding combine with cedar lined ceilings and a series of gold toned metal privacy screens on the upper level, creating architectural interest and a rich and inviting material palette.

Central to the home’s design is a serene internal courtyard with Japanese inspired pond complete with Bonsai trees and a spotted gum deck with band-sawn finish. This provides a beautiful space for quiet contemplation whilst allowing natural light to enter the home, as well as creating a striking focal point that can be enjoyed from multiple areas within.

Despite an open floorplan that flows from one space to another, and spaces that seamlessly open to the outdoors allowing for coastal breezes and sunlight to effortlessly enter the home, internal spaces have been beautifully designed to feel warm and inviting, evoking a luxury hotel suite vibe.

Throughout, the inspired material selection and the quality of craftsmanship by the Tomkins team clearly indicate that this is a home of the highest calibre. This includes extensive custom joinery, solid oak flooring that has been meticulously laid in a chevron pattern and spectacular feature wall in exquisite Verdea Luana marble that houses the entertainment unit and a streamlined gas fireplace.

Helping to create the moody atmosphere, ceilings and walls have been painted in rich, dark tones. The kitchen is both sophisticated and dramatic with floor to ceiling cabinetry in a rich timber veneer, that when closed hides away all clutter and function. Whilst being minimalistic in design the element of luxury has been introduced with handblown glass pendants that hang above a curved island bench reflecting the fluid lines of the wall beyond. A custommade Verde Luana Marble sink and Verde Luana benchtops and splashbacks add to the luxurious finishes. European appliances, a custom cool room and a butler’s pantry ensure this designer residence is fully equipped to entertain in style.

High ceilings throughout, enhance the sense of space and the tropical vibes in this gorgeous 5 bedroom, 5 bathroom residence which also features a fabulous powder room with yet more exquisite marble and metalic-look mosaic tiles.

At the rear, the home can be fully opened up through sliding glass doors to a wide, covered alfresco, complete with outdoor kitchen. Overlooking the waterfront and a sparkling below ground pool - mood lighting, a ceiling fan and fireplace ensure this is the perfect spot to entertain and take in the coastal ambiance anytime of year.

Beautifully appointed and finished throughout, Kuroi Yoroi is a testament to Tomkins Constructions’ commitment to delivering beautifully crafted custom homes.

Art that

ELEVATES

In Feng Shui, art is more than decoration - it’s a powerful tool to shift energy and invite balance into your home. Katrina Reed, one of Australia’s most distinguished artists, masterfully uses this symbolism in her Prosperity Series. Her work, which is featured in luxury hotels, galleries, and private collections across the globe, isn’t just about visual beauty. It’s about transforming spaces and infusing them with vitality, harmony and abundance.

‘Allura’ 220cm x 120cm

With a deep connection to Asia, Katrina honed her technique under the guidance of local Feng Shui masters whilst residing in Singapore and her art is a subtle and beautiful fusion of Eastern and Western cultures. Her Prosperity Series centres on the koi fish, an iconic symbol of good fortune, perseverance, and power in Eastern culture. These

large-scale works, filled with fluid movement and vibrant energy, instantly draw you in, creating an atmosphere of calm while subtly radiating strength and resilience and drawing in an energy of success and abundance. As a result demand for her work has continued to grow, with large scale works now fetching in excess of $50,000 AUD.

Each piece in the Prosperity Series is designed to speak to the energy of the space it occupies, using soft colour palettes and bold strokes to create harmony. She also invites clients to join her in the journey, offering bespoke commissions that reflect not only her artistic vision but also the aspirations and desires of the client.

AT HOME

with Monika & Jad

Glamorous, driven and always impeccably styled, Monika Tu is a force to be reckoned with in Australia’s luxury property market - known for her role in the hit reality TV series Luxe Listings Sydney, and for her business success with Black Diamondz Property Concierge which she co-founded with husband Jad Khattar in 2009. The dynamic due are no strangers to spectacular homes, with a history of selling some of Australia’s most luxurious and expensive real estate. Recently however, the ambitious couple took on the incredible challenge of owner building their own piece of luxury realty - a breathtaking, five level masterpiece in Bellevue Hill. We had the opportunity to have a tour through their gorgeous residence and talk with the couple about the project and what makes their home a home.

A winding Bellevue Hill avenue, an enclosed front courtyard and a steep sloping site conceal the substantial size of this stunning residence - from the street it actually looks quite demure! But as soon as you

enter through the gate and view the marble tiled entry and have visual contact with the leafy outlook on the opposite side, you immediately become aware that this is a significant home of the highest calibre - not that you’d expect anything less from Australia’s Property Queen!

The couple decided on a modern European design and a floorplan that would maximise the home’s footprint on the steep block while also taking advantage of the elevated views. The resulting home expands over 5 luxurious levels, built into the side of the hill, and embodies the couple’s shared vision - satisfying Monika’s penchant for beauty and Jad’s practicality and desire for function. Jad managed the 3 year project from scratch, and as first time owner builders, it’s very apparent that the couple’s experience in luxury real estate has impacted the result which is nothing short of extraordinary, featuring exceptional craftsmanship and finishes that reflect many of the award-winning homes we feature in our publications.

On street level, the home includes a formal living area with grand piano that connects to the front courtyard. The marble tile entry leads to an expansive light filled open-plan living area with adjacent terrace that takes in the district views. At the centre of the space, the ‘heart of the home’ features a gorgeous La Cornue oven with gold accents which perfectly complements the luxurious marble surfaces. Ironically, the oven which seems to be so intentionally selected, wasn’t their first choice “We had another oven in mind” says Monika, “but due to COVID supply issues, we had to go with the La Cornue - and now we love it, and so do all our friends” she laughs, “many of them have bought one after seeing ours!”

Adjacent to the kitchen, is the formal dining area which the couple claim is one of the most used rooms in the house. Flooded with natural light and a beautiful leafy view it’s not surprising to see why. ‘We’ll often eat breakfast here, have dinner parties or functions of course, but we also regularly use it for business meetings. The custom steel doors make it particularly versatile as we can close it off for privacy when needed” says Monika.

When asked if they had ‘borrowed ideas’ from properties they had sold or seen over the years, Monika’s response was, “Moreso when it came to materiality, you know beautiful stone or finishes, not so much the design.

For us the focus was on creating a classic home that had broad appeal. Over the years we’ve gotten a lot of feedback, particularly on elements that turn people off buying - that was definitely something we took into consideration, too many homes are too personalised which makes them hard to sell,” Monika explains. “Of course, when people are building their dream home, they want it to be all about them, but often their ‘forever home’ does not end up being forever. Things change, jobs get relocated… people get divorced… a classic design makes it easier for buyers to imagine themselves living in the space. We feel this modern European style provides a relatively neutral canvas, it works with both contemporary furniture and styling as well as traditional as you can see from our furniture and our art collection which is a combination of both.”

On the lowest level, a fully equipped gym connects to an outdoor lawn area and below ground pool, there is also a sauna, bathroom, temperature-controlled wine cellar and a a sumptuous home theatre room with ‘starry night’ ceiling and plush red velvet lounges which provides the perfect space to completely immerse yourself in the latest blockbuster. The second-floor features guest suites and a self-contained apartment for Monika’s daughter, complete with a private living room and terrace.

Every level of the home capitalises on the stunning vistas, which on the rooftop terrace takes in elevated views as far as the Opera House and Sydney Harbour Bridge – one of Jad’s favourite spots on the property. “The gym is my sanctuary, but nothing beats sitting on the rooftop terrace with a morning coffee and my dog” he says. The master suite on the upper level, is larger than many Sydney apartments. Floor to ceiling windows flood both the bedroom and bathroom with natural light.

The ensuite is a vision of white marble with antique style fixtures and incorporates a freestanding bath and his-and-her showers. It’s here in this private sanctuary you’ll also find Monika’s favourite space – her fabulous walk-in-robe / dressing room. Known for her impeccable fashion sense, Monika jokes that it’s her favourite room in the house and also where she spends the most time! It’s hard to compete with all the glamorous designer clothing, shoes, bags and accessories this room contains but the beautiful hand painted silk wallpaper that Jad flew in from Milan, certainly makes an effort to do so.

Having been intimately involved in every aspect of the build, carefully selecting every finish and fixture, Jad claims his favourite feature of their new home is a custom staircase that winds through all five levels which her helped to design in collaboration with the metal craftsman. “It was one of the hardest elements to get right,” he says, “but it turned out beautifully.” The staircase features American oak treads and a wrought iron balustrade with aged brass detailing, creating a dramatic architectural statement.

Aside from a few cherished pieces such as antique LV trunks, and art, the couple ditched most of their existing furniture for new custom-made furniture tailored to their gorgeous new residence. Monika’s love of designer brands and beautiful things is evident everywhere, the exquisite tailor-made furniture complemented by luxury accessories including Hermes throw rugs and Roberto Cavalli cushions.

The couple also strongly believe that art is what brings life to a home and their extensive collection includes everything from contemporary glass sculptures to bronzes garden statues, bold contemporary paintings to traditional Chinese art. When we visited, Monika had only recently hosted a private exhibition for artist and friend David Bromley and the remnants of the exhibition were scattered throughout the space, adding to her own ‘Bromley’ collection which includes two portraits of herself. “Art adds ambiance,” Monika explains. “It’s what transforms a house from sterile to soulful. This is something we really emphasise with our clients - buyers decide within the first 30 seconds whether they like a

property, that first impression is crucial, and the decor and art makes a significant difference. I tell my clients it’s not about what you like anymore, you’re moving out!” she laughs.

The couple’s three year journey to complete the project was not without its challenges, especially given construction was ongoing throughout the Covid period. “We wouldn’t rush into doing it again,” Monika admits with a smile. “Maybe a renovation, but that’s about it. Having undertaken this process though, we are through our Concierge service connecting our clients with the right people to help them with their own projects.” It is this service, going above and beyond that is at the core of Black Diamondz success – earning the trust of their clients and helping to build long-term relationships. “Eighty percent of my business comes from referrals,” she says proudly. “Trust is everything - success comes and goes, but trust is what lasts.”

The couple’s extensive experience in the luxury property market is reflected in every detail of their gorgeous home - an elegant expression of style, sophistication, and glamour, paired with a timeless sense of charm and enduring appeal.

SEACHANGE

Masterfully conceived by visionary designer Chris Clout and brought to life by GRAYA, ‘Seachange’ embodies Chris Clout’s signature approach to contemporary living, offering a home that combines cutting edge design with a profound connection to the natural surroundings. Situated on the edge of Moreton Bay, the home’s design maximises the breathtaking coastal panorama, providing uninterrupted views from nearly every angle of the impressive oceanfront residence.

With a reputation for pushing the boundaries of design, Clout has incorporated extraordinary features that elevate Seachange way beyond your standard luxury home. An internal waterfall required precise engineering to achieve an outcome that was both beautiful and structurally sound, while a dramatic double story stone feature wall anchored by a modern gas fireplace adds a sense of grandeur and elegance to the open-plan living space.

Clout’s remarkable ability to craft spaces that feel effortlessly expansive and integrated with nature is evident throughout this landmark home. At the heart of Seachange is Clout’s expert use of fluidity, natural light, and space. Expansive walls of glass open the interior to the exterior to take in the ocean breezes and a suspended outdoor entertaining area with acrylic-

windowed pool and firepit ensures that the views are uninterrupted from the lower-level bar, theatre and games room. The commitment to merging form with function is reflected in features such as a 6.5m kitchen island bench and an internal courtyard that ensures the home is flooded in natural light and the spectacular ocean vistas are available from every angle.

One of the home’s most distinctive elements is its sculptural concrete formwork, designed to frame the ocean views while reinforcing the residence’s bold, contemporary aesthetic. This striking design serves as both a structural feat of engineering and an artistic statement that elevates this residence above neighboring properties.

Luxury and functionality define every aspect of this residence, reflecting Clout’s dedication to creating not just a dream home, but a dream lifestyleone that is as functional as it is beautiful, and as timeless as the ocean views it celebrates.

Vista KURAL

Sweeping views from the Dubai city skyline to the east, over to the mesmerising stacked blocks of Atlantis The Royal to the west, create the perfect backdrop to this contemporary villa that offers a truly world-class lifestyle.

Finished to the highest of standards, the home was designed by world renowned architectural firm SAOTA, for developer Alpago Properties, in collaboration with CK Architecture Interiors who oversaw both the interiors and the construction. Without a specific end client, the architects were free to explore different ideas while maintaining a focus on maximising the relatively small footprint and making the most of the stunning surrounding views.

From the street, the home’s solid silhouette has an unassuming presence, with a focus on privacy, while on the opposite side facing the sea, the home totally opens up with large windows and terraces that allow plenty of natural light and airflow.

The interior was planned to feel opulent and spacious, with open-plan layouts that allow rooms to effortlessly flow into each other. Blurring the line between indoors and outdoors - sliding doors tuck away, making it hard to distinguish between the indoor living areas and the outdoor terraces. Natural materials like travertine stone, wood, and marble were used extensively throughout to create a luxurious yet natural ambiance.

Spanning four spectacular levels, that include a basement garage suitable for a luxury car collector and a spa room, plus a rooftop entertaining area with pool that takes in breathtaking views, this residence offers an unparalleled living experience that is beautifully integrated within the magnificent surrounds.

Glass Enclosure over 20m lap pool Armadale

The Art of LIGHT

Plenty of people can build a structure. Of course, there can be a vast difference between that and what you would consider great craftsmanship, but what about the difference between something that’s good and something truly beautiful? That’s where discernment comes in — a keen eye for detail and an unwavering commitment to quality that must be present from the very beginning of a project. For Wayne Elkin of Sunwise Constructions, that difference is found in the subtleties and nuances that transform a simple glass enclosure into a masterpiece of design and light.

Elkin doesn’t just build spaces; he crafts experiences. His work revolves around designing with light, not just space, bringing meaning, dimension, and purpose to structures that might otherwise just be merely functional. His passion for creating beautiful glass structures shines through in every project he undertakes whether they be conservatories, pool enclosures, glass roofs or sunrooms.

Wayne’s journey into this specialised craft began in his teens, apprenticing under one of Sydney’s top glass artisans. His dedication and love for the craft led him to move to Melbourne in his early 20s, not out of necessity, but out of respect for his mentor. This strategic move allowed him to establish his own business without becoming direct competition and decades later Elkin has earned a reputation for creating some of Melbourne’s most stunning glass enclosures, transforming homes into light-filled sanctuaries.

For most, the technical jargon and physical realities of glass construction — terms like refraction, reflection, and thermal conservation — are best left to the experts.

Elkin embraces these complexities as part of his artistic palette. His deep understanding of the principles of civil and mechanical engineering, coupled with his knowledge of glass and its companion materials, enables him to create structures that are not only beautiful but also functional and enduring.

“My canvas is glass. My mission is dramatic, exciting, inviting living landscapes that enhance lifestyle and familial relationships.”
— Wayne Elkin

Whether working with architects, builders, engineers, or homeowners, Elkin ensures that every project is a perfect blend of artistry and science. By considering geography, location, orientation, weather patterns, and even the seasonal arc of the sun, he tailors each glass structure to its environment, optimising light and temperature for a space that is as comfortable as it is captivating.

In the hands of Wayne Elkin, a simple glass enclosure becomes a work of art — a place where light and space converge to create something truly extraordinary.

The FOUNDATION of ELEGANCE

Creating a home of the highest calibre demands inspired material choices and world class brands that embody exceptional quality. In this luxurious recently completed Canberra custom home, Mardegan Legno timber flooring takes centre stage - elevating the interior to new heights. Spanning over 600sqm and incorporating two grand timber staircases, the flooring not only enhances the sense of space but also infuses every room with warmth, creating an inviting and welcoming atmosphere amidst the home’s grandeur.

Mardegan Legno, are globally renowned for their handcrafted, bespoke flooring. The owner of this gorgeous home worked closely with Mardegan Legno to design a custom board in Slavonian Oak "Moorgate" Essence Rovere with a hand-made lightly brushed finish. This exquisite wood flooring is more than just your

average surface, it’s a fusion of traditional craftsmanship and innovation. The rich tones and fine textures of the oak evoke a sense of luxury, while the natural grain and subtle brushing add depth and character. It’s a style that feels both timeless and fresh, grounding the space in an earthy yet sophisticated aesthetic.

Craftsmanship Meets Nature’s Elegance

At the heart of Mardegan Legno's offering is its attention to the natural beauty of wood. In this project the A/B Grade Slavonian Oak "Moorgate" colour from the ‘London My Life’ collection represents the perfect balance of organic characteristics, such as minimal knots and even grain patterns, introducing the warmth of timber into the home without being overpowering. Each plank carries a story of nature, shaped by the hands of skilled artisans who elevate it into something truly unique.

The Power of Pattern: 90-Degree Spina Italiana (Herringbone)

One of the defining features of this flooring is its striking 90-degree Spina Italiana (Herringbone) pattern. The classic, geometric design adds a layer of sophistication, enhancing the architectural beauty of the room. This timeless pattern is versatile, fitting seamlessly into both contemporary and traditional interiors.

The dimensions of 90x600mm create an elegant flow, making it suitable for a variety of spaces—from intimate rooms to expansive open areas. Whether you’re aiming for a cozy, modern look or a grand, classic design, the Spina Italiana pattern provides balance, rhythm, and visual interest.

A Finish That Speaks of Subtle Luxury

The medium brushed finish on the "Moorgate" Essence

Rovere is another characteristic of Mardegan Legno’s premium craftsmanship. This hand-made process enhances the natural grain of the wood while maintaining a soft, elegant texture. It strikes the perfect balance between rustic charm and modern sophistication, making it an ideal choice for those who seek understated luxury.

What’s more, this finish is not only beautiful but also durable. It adds resilience to everyday wear while preserving the wood's natural appeal, ensuring that the flooring will age gracefully over time. With its earthy, grounded aesthetic, the lightly brushed finish brings a tactile richness to any space.

The flooring is equipped with protective coatings that utilise nano-technology, making it highly resistant to damage from high heels or stilettos. While the flooring is varnished for protection, the finishing process involves massaging the stain into the wood grain using a

traditional cloth technique. This gives it a natural, handfinished appearance without sacrificing durability. The result of this unique process is a finish that requires no regular maintenance - just simple cleaning.

Now is the Time

With Mardegan Legno surfaces, you can now create exclusive settings and give new meaning to surfaces, thanks to the numerous colours, finishes and shapes suggested.

Mardegan Legno's premium timber flooring is more than just a design choice, it’s an investment in quality, longevity, and timeless style.

Heritage Revival

This stunning home in Sydney's prestigious Darling Point underwent an extraordinary restoration by DC Luxury Homes, transforming it from what was a rundown building into a beautiful single-family residence. The property, which had previously undergone an unsympathetic conversion to three apartments, was reconfigured and extended and meticulously restored back to its former glory beautifully referencing its 1850’s heritage.

The clients' brief was to embrace the home's original character, making the most of the generously proportioned rooms and heritage features, including sandstone walls and stunning stained-glass windows.

Designed by Tanya Hancock, a contemporary design aesthetic beautifully complements the property's historic char. In the kitchen, the design centers around an antique worker's bench, paired with durable materials like stainless steel and brushed granite benchtops. Minimalist cabinetry in a dark veneer finish, combined with handmade black tiles, provides a striking contrast to the rustic timber bench and beautiful herringbone oak flooring.

One of the original main rooms has been converted into a luxurious master suite, featuring a free-standing bath that has been positioned in front of a spectacular bay window, overlooking the lush gardens. At every turn, the exquisite craftsmanship which is a hallmark of the DC Luxury Home’s team is clearly evident.

This stunning restoration has successfully revived the property's original beauty and demonstrates heritage features can be beautifully balanced with modern functionality. Now located in Brisbane DC Luxury Homes is led by Daniel Fielding a fourth generation builder with over 25 years experience.

Luxury in LIMESTONE

Drawing inspiration from classic French provincial architecture and infused with elegance and glamour, this grand estate is the result of a collaborative effort between the client, architect, the builder Cobild, and the expert stonemasons at Wilmoore Allstone, that worked tirelessly on the project for over 3 years to bring it to life. In a suburb renowned for its opulent residences and European inspired architecture, this newly completed Melbourne home stands in a class of its own and it’s no surprise that it has been nominated for the Master Builders Association Victoria – Home of the Year.

From first glance, the home exudes timeless sophistication. The ornate craftsmanship in the home’s limestone façade which features a myriad of intricate mouldings reflect a home not of 2024 but of a bygone era. Complemented by intricate wrought iron details and elliptical arched windows with Juliet balconies, it’s easy to imagine you’re standing on a chic Parisian avenue and not innercity Melbourne.

Soaring 4.5-meter vaulted ceilings create a level of grandeur rarely seen. Yet, the true pièce de résistance lies in the intricate limestone work that includes 88 fluted and tapered limestone columns. Each column, with its detailed capitals and precise fluting, was dry-laid, then carefully split and fitted around glass windows to create an invisible reveal, a challenge that was repeated across 50 columns. The arches - moulded and selfsupporting, were also expertly crafted on-site, alongside a variety of other stone elements that enhance the home’s beauty and structural integrity.

A state of the art, home automation system controls climate and security throughout the five bedroom, nine bathroom property. Sustainability has also been thoughtfully integrated throughout to ensure the home is as environmentally responsible as it is beautiful. These include water harvesting, a solar system and appliances carefully selected for energy efficiency. Offering the ultimate luxury lifestyle, this spectacular residence also incorporates a private cinema, an art gallery, a wellness centre, and a pool set amongst beautifully landscaped gardens.

Close contact was maintained with the client throughout the entire project which progressed under the constraints of the pandemic. Despite the challenges and the complexity of the home’s many architectural features, exceptional craftsmanship and attention to detail is evident in every aspect of the home. This residence is a true reflection of a collaborative effort and a credit to everyone involved, delivering a residence of unparalleled quality.

One HOME Becomes TWO

On a 1000m² block along the stunning waterfront of Gunnamatta Bay, this outstanding Cronulla renovation project by Tass Construction Group saw the existing heritage home reborn as two separate dwellings for one family. The Tass team have successfully integrated

contemporary with traditional while beautifully preserving the character of the original structure. The result is two distinct luxury residences that each make the most of the gorgeous coastal ambiance and allow the family to live closely whilst also offering individual privacy.

Designed by Ironbark Architecture, the project called for an aesthetic that would resonate with the home’s coastal location and required that the spaces be divided so that each home equally shared the breathtaking 180 degree water views. This required some creative design which reflects in one of the kitchens which has been beautifully integrated into the natural curves of the original home’s structure in a striking half circle design.

Each of the gorgeous homes contain three spacious bedrooms and five bathrooms that offer luxurious bathing spaces with modern fixtures and finishes. The outdoor areas are designed to take full advantage of the water views. Dwelling A has two separate courtyards, while Dwelling B enjoys the luxury of four balconies. Both properties share access to a communal pool, a

pool house, and use of the wharf, enhancing the coastal lifestyle experience.

This outstanding dual-dwelling design not only meets the client’s desire for togetherness and privacy but does so with a level of craftsmanship that elevates the entire living experience.

Art Deco RE-IMAGINED

Perched in an elevated position in Sydney’s iconic coastal suburb of Coogee, this extraordinary renovation by 345 Construction saw a modest Art Deco style home transformed into a luxury coastal residence fully equipped for modern family living.

The owners wanted a home that would incorporate some of the original Art Deco character while maximising the home’s elevated coastal position. Working in close

collaboration with Architect Tricia Helyar and Interior Designer Maria Roussos, the home was completely stripped back including a dated 1980’s upper level addition and completely re-imagined into a spacious three story residence with modern Art Deco influences.

An open-plan kitchen, dining and living area and adjoining terrace were all strategically placed on the upper level to maximise the spectacular ocean views. Subtle

homages to the home’s Art Deco roots can be seen in bespoke curved windows and the rounded edges of custom cabinetry, requiring the experience of skilled craftsman to integrate into the home’s modern interior. A muted palette allows the blue of the Pacific to take centre stage beautifully complemented by the organic quality of luxurious timber flooring, which has been expertly laid in a herringbone pattern.

The project’s site presented several challenges including difficult access due to surrounding properties and its steep slope. Despite this, the extensive renovation was remarkably completed in under 12 months. Key to this efficiency was the skill and experience of the 345 team as well as the use of innovative materials such as polystyrene render panels which were used to minimise wall thickness, while PVC formwork panels for the lift shaft also sped up construction, eliminating the need for traditional concrete blocks.

MOUNTAINVIEW

Situated on an 80 acre Gold Coast Hinterland estate, this spectacular rural residence masterfully blends the rustic charm of a New Zealand mountain retreat with the rugged appeal of an American style ranch. Constructed by V-Build, the impressive home of over 2100sqm has been recognised with several industry awards including, the Master Builders Association - Gold Coast, Queensland and National House of the Year 2023 (Over $4m categories), plus the Gold Coast’s Best Kitchen and Pool 2023 and National Residential Builder of the Year 2023.

A testament to innovative design and a feat of engineering, the project encompasses a sprawling 2100 sqm residence, horse stables, an Olympic standard equestrian rink, a basketball court, a machinery shed, a 10 car basement garage, a kitchen garden and freestanding ‘Bison Bar’. The journey from conception to completion is as remarkable as the project itself, with numerous challenges that needed

to be overcome along the way. Given the immense scope of the project, completion in only 2.5 years was quite remarkable, given construction occurred during a period of record rainfall in the region and throughout the height of covid where the V-Build team experienced continuous interruption of deliveries for materials from both interstate and overseas. This included cobblestones that were used on the drive and various pathways throughout the property imported from Belgium, which were repurposed from old roadways.

The project also faced a heartbreaking setback with the sudden passing of the exceptionally talented designer, Mark Granger, during the roofing stage. Despite these hurdles, the team persevered, resulting in a breathtaking home that stands as a tribute to Granger’s vision and testament to the exceptional skill and craftsmanship of the V-Build team.

Incorporated within the three levels of this expansive residence is every luxury appointment you can imagine, including a wine room, whiskey room, cellar, gym, sauna and a state of the art theatre room. The incredible commercial capable kitchen encompasses four rooms including a main kitchen, service kitchen, pantry, and walk-in cold room and freezer, complete with a commercial extraction system.

This extraordinary property also features six fireplaces, including one inbuilt cooking fire, one gas fire in the master bedroom, two outdoor fireplaces, a fire-pit, and a double-sided fireplace in feature stone wall between the lounge and dining rooms. The gorgeous organic qualities of the home’s interior are complemented by advanced lighting which includes cast-in uplighting and stair lighting, which create an ambiance that is warm and inviting.

At every turn there are unique features that have been masterfully completed by the V-Build team including hundreds of square meters of hand laid stone feature walls as well as intricate hand-pitched ceilings that enhance both upper wings and the outdoor entertainment area. Custom cabinetry has also been incorporated into every room of the home, including bedheads in the bedrooms, each with their own ensuite bathroom. The interior is further elevated by internal timber panelling and custom smoked and aged French oak lining boards. Not just one but two lifts provide convenient access across the home, as do two hand-built staircases, crafted on-site which feature blackbutt and spotted gum treads.

The centrepiece of this extraordinary home is without doubt a dramatic 10-meter high, 19th-century style timber barn which has been skilfully integrated into the structural steel and window facades. Constructed from solid blackbutt with traditional mortice and tenon fixings, it combines with hand laid feature stone walls to create a grand, yet rustic ambiance in what is the ‘great room’ of the house.

Custom rolled European aluminium roofing and cladding to select walls add a modern touch to the façade whilst beautifully complementing the feature stone, and timber.

Ensuring the main residence had a solid foundation, the entire footprint of the house was excavated into rock and no expense has been spared in ensuring both the longevity and self-sufficiency of the home. New electrical mains and fibre optic cable were connected to power the entire property which has 3 home sewer treatment plants, 500,000 litres of water storage and lightning protection.

Looking more like a luxury resort than a private residence the stunning outdoor entertaining space features a divine mosaic tiled, infinity-edge pool built around a sunken firepit. A covered alfresco area complete with built-in bar area and outdoor kitchen ensures the space is fully equipped for dining under the stars. At the opposite end the stand-alone ‘Bison Bar’ provides a comfortable space to wind down after a friendly game on the basketball court.

Other features of this extraordinary property include the stable building which consists of 6 standard stables with fans and insect misters, 2 birthing suites, 4 wash bays, custom tack room, feed room, and a laundry and bathroom for the humans. The covered horse arena has a 100kw solar system and there is also a machinery shed and a stand-alone switch room to house batteries and a back up generator.

This incredible property is an outstanding achievement for the V-Build team who well and truly earned their accolades.

CHAPEL HILL Renovation

The award winning team at Style Kitchens By Design have again demonstrated how inspired design can completely transform your living experience, with this Chapel Hill renovation.

Originally the kitchen was on the opposite side of the home and felt disconnected from the home’s main entertaining spaces. Led by head designer and Master

Craftsman, Stuart May, the existing kitchen was repurposed into a stylish library area and the former living room was re-imagined into this gorgeous and functional kitchen and dining space. Now overlooking the newly installed pool, there is a better connection to the outdoors, enabling the owners who enjoy cooking and hosting family and friends to make the most of their welcoming and spacious home.

Style Kitchens by Design are renowned for bringing classic European elegance and glamour to their renovations and this kitchen is no exception. The abundant cabinetry features custom brass mesh doors and brass brushed gold handles which add a sense of opulence to the space. A curved wall, finished in luxurious wallpaper houses the Butler’s pantry. The Carrara marble benchtops have been honed to leave a non-shiny matte appearance with a velvet feel. Beautifully finished throughout, the kitchen also features premium European appliances including two V-ZUG ovens, a Sub-zero fridge, a Quasair rangehood, an integrated dishwasher and two wine storage units.

Style Kitchens by Design have an exceptional reputation for delivering outstanding projects and this kitchen has been executed with superior precision and attention to detail, resulting in a kitchen that not only looks visually stunning but is also built to last.

Contrary to what their name suggests they do considerably more than just kitchens, having made a natural progression to full home renovations where consistency in design and quality of craftsmanship is ensured throughout the project.

Gill House

This ‘jaw-dropping’ riverfront home doesn’t just sit by the water - it looks like it’s about to take a bite out of it. Inspired by the powerful Basking shark, the house bursts from the riverbank with its open mouth, while sleek, fin-like blades on either side represent the shark’s gills. This isn’t just a home – it’s a reflection of the vision of Developer Max Panettiere who was inspired by the concept of merging marine life with the urban habitat, and the creativity of architects TKoncepts who helped bring it to life.

Located on one of Brisbane’s most prestigious riverfront locations this modern architectural showpiece has been designed to maximise its prime waterfront site. With surrounding traditional and contemporary architecture, materials and colours were chosen to merge harmoniously with the environment while simultaneously creating a striking structure that has become a landmark home thanks to it’s bold, visionary design.

Entering the home through a submarine-like door, the interiors evoke an underwater atmosphere, with narrow windows and roof lights creating a sense of submersion. Cool concrete is the dominant material, balanced by natural timbers and luxurious marble that includes a striking sculptural-like kitchen island bench. Industrial style copper fittings enhance the marine theme.

Throughout the day, the natural light dances across the home, illuminating different architectural details as it shifts, transforming the ambiance and revealing the home’s sculptural form in ever-changing ways.

Three bedrooms each with ensuites, are located on the third floor, while the entire fourth level is dedicated to the luxurious master suite, complete with an oversized dressing room, marble ensuite and private balcony.

The home’s western orientation draws in breezes from the river cooling the open plan living spaces that feature soaring 6.3 metre high ceilings and a luxurious marble clad wall which houses a gas fireplace. At the ‘shark’s mouth’ an expansive opening reveals breathtaking views of the river, city skyline and New Farm Park and lead onto an adjoining deck and access to the luxurious mosaic tiled plunge pool.

Turning heads with its striking façade, every detail of this spectacular luxury residence is a reflection of the client’s bold and daring vision.

Terrace Transformation

This heritage-listed terrace in Sydney’s inner city has undergone a remarkable transformation, evolving from its classic roots into a cuttingedge, ultra modern urban abode. The Chippendale renovation by TCB Building Group pushes the boundaries merging heritage charm with bold contemporary design. It’s no surprise this remarkable project earnt a place as finalist in the prestigious 2024 HIA NSW Housing Awards for both Custom Built Home and Renovation & Addition categories.

The front façade remains, but the rest of the home was entirely rebuilt, with a singlelevel extension added to the rear. At the heart of the renovation lies the challenge of maximising every available inch of the two bedroom, one bathroom home, requiring expert planning to also enable an indoor / outdoor living space. The minimalistic interior that on first glance appears as simplistic, contains intricate details throughout, each complementing the other, the complexity of which required a lot of thinking outside the box and sometimes unconventional building solutions to bring about success. Special features, such as the use of mirrors, recess timber profiles, and concealed fixings, helped create the illusion of space and continuity. Timber elements, including the Vic Ash picture rail, floor, and ceiling profiles, bring warmth, while the concrete flooring provides a modern contrast.

One of the home’s most defining features is the clever use of custom-made arches and chains, which not only serve as decorative accents but reflect the Spanish heritage of the client. These architectural details were integrated into both the kitchen and the rear courtyard.

The vibrant bathroom, in the client’s favourite orange tones, is another striking element, showcasing a custom-made orange bathtub and basin. The use of mirrors and curved surfaces adds a playful retro touch while enhancing the sense of space in the small room.

The use of unconventional materials and methods, such as Cemintel Barestone panels and car paint for the metallic stair and table finishes, highlights the innovation and craftsmanship involved. These materials, alongside the marble onyx countertops and slim-profile aluminium sliding doors, give the home a luxurious yet practical finish.

Despite its compact size, the Chippendale Terrace renovation is filled with high-end design, innovative building solutions, and impeccable attention to detail, setting a new standard for urban home renovations.

SESAME STREET & ME

Okay I’ll try to tell a story about my involvement with Sesame Street.

I often find that when it comes to something I’m deeply fascinated with and particularly at the start of a collaboration when I am pooling ideas together, there is a bit of a mix between manic and calm. It is a kind of frenzy to start with, images appear in my head and before all components are organised (in this case, with the powers that be with Sesame Street in New York), I am already metaphorically running down the creative road with my wife Yuge - I’m making art, throwing pots with Graeme Richardson, starting to sculpt, working in fibreglass, bronze, steel and looking at fashion.

INrelaying the story, I was talking into my phone as we drove into Melbourne from home in Daylesford, because our life is so extremely full on… we have so much on and for want of a better word or words, we are so time poor. I come from a time when you either wrote something on a typewriter or simply scribbled notes on paper, so talking into a phone is somewhat strange and clumsy but I can’t write in a car as I get motion sickness. I do though write how I speak, so in some ways talking into a phone does seem like a great way to just let the words flow. Normally when we travel to Melbourne from our country home we listen to podcasts and it is quite relaxing. As said, we are time poor, so to be on the road listening to podcasts has many great qualities… we relax… we learn… and by the time we hit the city we feel renewed and are often fascinated by a story about someone that is frequently full of surprise.

However, on this day, I knew I needed to get my story to this wonderful publication so instead of listening to a podcast, Yuge drove and I fought to get the phone to record my words in notes which just turned into a surreal bunch of words that it was impossible to gain any understanding from, so here I am now repairing the jumble to see if a small story about Sesame Street can be salvaged from me yelling at my phone for 45 minutes!

A good start, or I should say another start… (I once wrote three introductions to a talk but on the night still had no further content. In those days I drank and thankfully the evening was sponsored by Moet & Chandon so as the night went on and the champagne flowed the remaining content also flowed!). So getting back to the start, a great way to have ‘started’ would have been to introduce you to Eddie Zamitt. Eddie Zamitt is the lovely fellow who introduced me to Sesame Street and told me the wonderful news that they were, as he had suspected more than interested in exploring a full bodied collaboration which I am now deeply entrenched in and excited no end to be involved in. It’s a real pinch myself moment and ideally this excitement will be imbued in everything I create - my love for the characters and diverse mediums, artistically bringing Sesame Street + Bromley to life in a way that I feel does justice to their charm and iconic longevity, so that these characters that have formed part of our lives are no longer fantasy characters but more real, more relatable, almost ‘realer than real.’

To be able to use art to represent Sesame Street is a very fortunate opportunity. I think it suits my work and from the first time I saw it, I’ve been completely enchanted, almost as if I felt like a better person for having Sesame Street in my life! And now already well on the way with painting, sculpture, screen printed fashion, wood carvings, fibreglass sculptures, bronze sculptures, different materiality from steel to puppet like characters in large scale form timber, ceramics and giant blow ups… which takes me to what I would ultimately love to make for Sesame Street... hot air balloons, I’ll get back to introducing you to Eddie, who beyond making the introduction will stay with Yuge and I to help grow all things Sesame Street!

David Bromley: Eddie, when did your fascination with the creative elements of a popular culture and its influence on society begin?

Eddie Zammit: Since childhood, I’ve always been fascinated by pop culture. Jim Henson has consistently been an inspiration, using analogue techniques to bring our imaginations to life. What I love about the brands and characters Henson created is the way they stick with us into adulthood. Most people around the world recognise Big Bird, Cookie Monster, and Ernie & Bert. Beyond their looks, we connect with their emotions. We know Big Bird is friendly, Cookie Monster is larger than life, Ernie is mischievous, and Bert is introverted. How? Emotional awareness. These characters have become iconic because they remain true to their personalities over time. In a word overflowing with creative content, Sesame Street has been the cornerstone of children’s imaginations globally.

DB: I mean this is the most complimentary way. I had a professional relationship with articles Charles Blackman

for some years, and like you, he didn’t just paint characters like Alice In Wonderland; he embodied them. If you let your imagination wander, you could say he truly sat at the Mad Hatter’s table and ventured down the rabbit hole. This is where I see a strong comparison with you, Eddie. You’re not just an observer; you dive deep. I know that despite some people’s scepticism, you’ve spent time at the Sesame Street studios in New York and formed genuine friendships there.

EZ: My mum always told me, “If a job is worth doing, do it well.” I like to think that I over-deliver. Most of the projects I dive into, I become obsessed with. I dream big. Fifteen years ago, I had the incredible fortune of meeting Caroll Spinney (1933-2019), the legendary puppeteer behind Big Bird and Oscar the Grouch from 1969-2018. What I love is how he brought to life characters with such contrasting personalities. I met him on Sesame Street (where else?) and he was a true gentleman. He gave me a tour of Sesame Street and shared stories that very few people know. Besides his puppeteering, he was an illustrator, and his creative core is what drew me to him.

DB: It not just a surreal and imaginary world for you; you’ve entered it and, at times, become a part of it. How did Eddie Zammit make his way into this inner world?

EZ: I dared to ask the impossible – how do you get to Sesame Street? But I didn’t stop there; I backed it up with a pitch. I presented it in New York at Sesame Workshop via my good friends at Haven. Despite being told countless times that that visiting the set was out of the question I ended my original pitch by saying, “I was told getting on Sesame Street was impossible. Is it?” After seeing my pitch and passion, they drove me to the set in Queens that very afternoon. About a year later, they invited me to the closed set to witness the behind-the-scenes- magic of creating an episode of Sesame Street. This time, I bought along Nicole Reed, one of my favourite photographers in the world. She captured the moment, and stood at the back, listening to the seasoned crew, while I sat excitedly at the front. This is where I met Debra Spinney. Debra introduced me to Caroll – and the rest is history. In 2019, I curated the official 50th anniversary of Sesame Street in

Australia. The artwork from that exhibition has since toured the world.

DB: You are a truly unique individual. What drives you, and what are the foundations that define you?

EZ: If I’m going to do this for the rest of my life, I want to make it interesting. I love a creative challenge and exceeding expectations. The thrill of the unknowns drives me. I’ve spent over 25 years navigating obstacles. Now, it’s time to use my experiences and explore the possibilities ahead.

DB: We share so much in common. What do you think makes is understand each other so weel, and why did you choose us to portray Sesame Street?

EZ: I think we’re just big kids seeing what we can get away with. You have three traits I admire: longevity, originality, and quality. You create imperfect perfection. Sesame Street is also from your era, your childhood. You were about nine when it first aired. I love that nearly everything you do has an analogue approach, just like Sesame Street was created. Your only limit is your imagination.

DB: What other creative worlds do you inhabit?

EZ: I use art in all its forms to elevate my projects. My experience in art direction, curation, and design allows me to push artistic concepts forward for clients. I believe that “art creates culture,” a conviction that drives my work. Consider places like Hobart without Mona or New York without graffiti – they vividly illustrate the impact of art. Throughout my career, I’ve art directed over 1,200 publications, curated 25+ exhibitions in the past decade alone, and collaborated with 500+articles, including Shepard Fairey, Jeremy Fish, Mike Giant, and Reg Mombassa.

DB: You are a designer of some note in your own right and have also collaborated with other iconic characters, how is Sesame Street different?

EZ: Sesame Workshop is the most famous non-profit globally. It’s astonishing that more people aren’t aware

of its incredible legacy. Every dollar they earn goes back to children’s charities worldwide – an accomplishment that deserves recognition. Personally, Sesame Street holds a special place for me because it has heart. It’s not afraid to poke fun at itself while remaining deeply educational. I admire how Big Bird, for instance, helped my generation understand concepts like death. When the real-life Mr Hooper died, it was Caroll Spinney who suggested to write it into the script to teach children the emotion after someone close to you dies. I love that Sesame Street tackles critical social issues such as autism, homelessness and racism.

DB: How are you different?

EZ: At 50, I like to think I have the same energy and optimism I had in my 20s, 30s and 40s. For me, staying youthful is about the next creative challenge. I’m naturally competitive and believe in continually

pushing myself to achieve more. Ultimately, my biggest competitor is always myself.

DB: How are we different?

EZ: Together we are the sum of all our strengths. You’re the artist. I am an art director/curator. Our roles complement one another. We are less different that we are the same. Our unique experiences make us different, yet each contributing to our collective success.

DB: What do you believe we can contribute to Sesame Street? It’s already such a magnificent platform. For us, collaborating with such a wonder is an incredible honour. The potential to create and build up its rich history and myriad stories is a dream come true for any artist.

EZ: One of the things that draws me to Sesame Street is their continual evolution. They’re always growing in characters, storylines, and ideas. I like that. Their

ability to last 50 years shows true longevity, which I really respect. I think you’ll bring a fresh perspective to Sesame Street, particularly through your artistic vision. You’ll push their boundaries with art. Honestly, I hope you rock the boat.

For the ofART LOVE

Stepping into Patrick Corrigan’s Darling Point apartment is like entering a living museum of Australian art history. Every inch of available space - from floor to ceiling and wall to wall, brims with vibrant colours, textures, and forms, filling each room with a reflection of his decades long passion for the arts.

In preparation for a fundraising event for the Museum of Contemporary Art (MCA), which would see Corrigan’s apartment opened to the public, Corrigan had only recently conducted a stocktake of the works on display. The count came to an astonishing 404 pieces, including those on the walls in the lobby area between his apartment and the neighbouring one - yes lucky neighbour! Despite representing only a fraction of his entire collection, the sheer amount of art in his home is staggering, each piece a glimpse into decades of collecting.

Widely known as one of Australia’s foremost patron of the arts, Corrigan is celebrated not only for his extensive collection but for his boundless generosity and commitment to making art accessible to everyone. During our visit, we were treated to an intimate tour, allowing us to experience firsthand the man, the art, and the legacy he has built in the Australian art community.

Given the vastness of his collection, it was surprising to hear that Patrick Corrigan’s journey into the world of art began quite unintentionally. Originally a businessman, his introduction to art was driven by a practical need: bare walls in his Mosman home which needed filling. He wandered into a gallery and left with paintings of terrace houses, launching a lifetime obsession. Reflecting on his path, Corrigan mused, “I never discovered any art - it discovered me.” This sentiment captures his unique approach to collecting, one that is based on spontaneity and emotion rather than calculated investments. Corrigan describes himself as an “impulse collector,” buying art that speaks to him personally, a trait evident in the eclectic and diverse work that is featured throughout, including powder room and above the stove in the kitchen.

Meandering through the spacious apartment, there were some distinct groupings throughout the collection

- one room is predominantly dedicated to photography, including an autographed photo of Marilyn Monroe, while others feature an intriguing mix of abstract and pop art alongside Aboriginal works. One such room is Corrigan’s bedroom which features works by the late Rosalie Gascoigne, a striking hamburger by Ben Quilty, pieces by McLean Edwards, and two paintings by Tom Polo which hang on either side of the bed – an artist who Corrigan had mentored as a young age of 17.

Among Corrigan’s impressive Aboriginal art collection is a striking piece by Pitjantjatjara artist Betty Muffler, renowned for her artwork that made history as the first Indigenous piece to grace the cover of Vogue Australia in its 60 year history. This remarkable milestone not only highlights Muffler's talent but also represents a significant moment for Aboriginal art. The piece had just returned from a six-month exhibition in Taiwan, adding to its storied journey.

Corrigan’s generosity is legendary, and his impact extends far beyond his private collection. Over the years, he has donated thousands of pieces to cultural institutions across Australia, ensuring that his love of art reaches communities nationwide. Among his contributions is a significant collection of Indigenous art, with over 500 works currently on loan to Bond University. The State Library of Queensland received a valuable collection of letters and manuscripts from Norman Lindsay, enhancing its archive and making rare resources available to the public. His commitment to art accessibility stems from his belief that art should be shared - aa philosophy that makes his philanthropy deeply meaningful.

Beyond the physical works, Corrigan’s apartment is filled with his stories and connections with artists. He recalled his early relationship with the iconic Brett Whiteley, whom he often sold work for in the late 70’s at his Rushcutters Bay gallery. Whiteley was notorious for insisting on cash payments, once famously questioning Corrigan’s identity at a gathering. With his typical humour, Corrigan replied, “I’m the one who brings you cash every Friday!” His stories bring the art to life, weaving personal history into each piece. And much more than just a ‘friend to the arts’ on paper, Corrigan counts many prominent artists as close personal friends - many of which he has enjoyed enduring relationships with that date back to the 70’s, including Archibald Prize winner Tim Storrier, who shared space in the Rushcutters Bay gallery.

Corrigan’s commitment to art extends into publishing, too. He has been involved in the production of eleven art books and has plans to donate his substantial book collection to Bundaberg Library. His legacy has earned him significant accolades, including the Order of Australia for his contributions to visual arts, and he’s been recognised as a “Queensland Great” by the Queensland Government.

Despite his achievements, Corrigan remains incredibly humble. As we moved from room to room, he rattled off names and anecdotes with a remarkable recall, revealing his profound respect for each artist and artwork. To him, art is not simply a collection, it’s an integral part of his life, a bridge connecting him to communities across Australia, and a source of inspiration and education for generations to come.

Symphony in STONE

Globally renowned for his bold and layered design language, Greg Natale has created a Symphony in Stone with this spectacular harbourside residence in Sydney’s Mosman. In a tribute to materiality, the luxurious four storey, five bedroom home features no less than 28 different types of stone in a richly layered composition inspired by Milan’s iconic Villa Necchi Campiglio.

Natale’s creative vision effortlessly fuses Italian rationalism and brutalism with accents of Art Deco. From the moment you step through the oversized custom bronze doors, the house reveals itself as a gallery of textures and tones with marble making a powerful statement, featuring on floors, walls, and portals in a kaleidoscope of burgundy, pink, green, and ivory. Each area is defined by these distinct hues, with patterns ranging from geometric designs to Palladiana mosaics, breaking up the expansive spaces and adding opulence and character.

Natale’s mastery shines in the interplay between hard and soft materials. Fluted walls nod to art deco, while cabinetry clad in square panels reflects a brutalist influence, taking inspiration from a wall sculpture Natale designed for the home’s central courtyard. Timber accents flow throughout, offering a natural counterpoint to the opulence of stone, creating a harmonious balance between richness and restraint.

Adding further drama, ceiling coffers heighten the sense of grandeur, while a curated mix of vintage, contemporary, and custom furniture introduces rich colour and gold tones to the interior palette. Each considered element contributes to a cohesive narrative, telling a story of refined opulence and luxury living of the highest calibre.

Harmonising Your Home for WELLNESS

In today’s fast paced world, the concept of home has evolved into more than just a place lay your hat. This is it’s become our own private sanctuary - a place of retreat and rejuvenation. With increasing awareness of the importance of health and well being, we are increasingly seeking ways to transform their living spaces into environments that nourish the body, mind, and spirit. Creating a home that supports wellness

involves thoughtful design choices and the integration of elements that promote a balanced and tranquil atmosphere. From the materials you choose to the ambiance you create, each decision plays a crucial role in enhancing your home’s ability to support a healthy lifestyle. Below are some things you may wish to consider in order to create a home that nurtures you and your family’s physical and emotional well being.

It All Starts With Energy - Feng Shui

The foundation of a wellness focused home begins with considered design, and Feng Shui takes this to a level above just creating a functional floor plan. The ancient Chinese practice of Feng Shui focuses on harmonising the energy, or “chi,” within a space to promote balance, health, and prosperity. It involves things such as the orientation of the home on the land, placement of doorways and windows and considered placement of furniture, the use of natural elements, and attention to the flow of energy within each room. By aligning the layout and design with the principles of Feng Shui, homeowners can create spaces that promote balance, peace and harmony.

Edgar Lok Tin Yung is one of Australia’s most highly regarded Feng Shui and Chinese Astrology consultants. With extensive training under traditional Feng Shui Masters, he carries the honour of being the 39th Generation Holder of the prestigious San Yuen Yuen Gua (SYYG) lineage. His focus is on providing personalised, practical guidance that meets the unique needs of each client.

According to Edgar common mistakes people make in Feng Shui are:

1. Confusing Good Interior Design with Good Feng Shui

Many people mistakenly believe that a stylish interior design or a well chosen colour scheme automatically means good Feng Shui, however Feng Shui is more about energy flow and balance that décor.

2. Placing the Kitchen, Staircase, or Toilet at the Centre of the Home

A floorplan with areas like the kitchen, staircase, or bathroom in the centre of the house can disrupt energy flow. The centre of the home should remain open and balanced to allow for good energy circulation.

3. Doors with Conflicting Angles for the View

Often doors are placed to capture a scenic view, but if these doors face different angles that conflict with the main entrance, it can create disharmony in the flow of energy through the home.

4. Misalignment of the Main Entrance and Internal Doors

If the main entrance or internal access doors are not optimally aligned, it can cause energy to move awkwardly through the home, leading to discomfort or instability. Proper alignment ensures smooth and harmonious energy flow.

5. Misunderstanding the Alignment of the Front and Back Doors

Some people assume that having the front door aligned with the back door is always bad Feng Shui. While it can be problematic in certain cases (causing energy to rush through the home too quickly), in some situations, this alignment can be beneficial depending on the doors’ location.

Toxin Free Window Treatments

Volatile organic compounds (VOCs) are not only present in paint but can also be found in various window treatments, such as synthetic fabrics, adhesives, and finishes, creating exposure to toxic chemicals and potential health risks.

Knowing that around 30% of a home’s heating and cooling is lost through windows, the team at Vision Decor have always promoted choices that improve thermal efficiency within their client’s home leading to increased comfort for the occupants. No VOC Paint

Plants, Plants and More Plants

Abundant indoor plants and greenery are on trend and also a wonderful way to boost your health. A study by NASA in the 80’s proved that plants can filter benzene, formaldehyde, and trichloroethylene from the air, leading to cleaner indoor air and reduced respiratory issues. They also promote a peaceful environment, naturally reducing stress and anxiety, lower blood pressure and elevate mood. A visually striking way to incorporate plants into your home is via a vertical garden. O2 Plantwalls specialise in creating impactful vertical gardens that are not only visually appealing but also contribute to a healthy, sustainable and eco-friendly environment.

Many conventional paints contain harmful chemicals known as volatile organic compounds (VOCs), which are released into the air as the paint dries. These toxins can contribute to indoor air pollution, causing headaches, respiratory issues, and long-term health problems with prolonged exposure. Choosing paints labelled as “No VOC” or “Low VOC” significantly reduces or eliminates these harmful emissions. No VOC paints release little to no toxic fumes, making them a much healthier option for both the environment and your living space, while Low VOC paints limit the amount of pollutants, offering a safer alternative without sacrificing performance.

Resene is known for its innovative, eco-friendly formulations, offering a wide range of vibrant, durable colours with low or no VOC paint options for healthier indoor environments.

PARADISE My Stay in

Editor’s Review

There’s nothing quite like waking up to the sound of the ocean, especially when you’re in a tropical paradise with palm trees swaying outside your window. It truly feels like you’ve found a slice of heaven on earth - and that’s exactly the experience I had at Ombak Luwung Beachfront Estate in Canggu when I stayed there in June.

We arrived in the evening and were warmly welcomed by the wonderful staff, who greeted us as soon as our car pulled up. Just like a luxury resort, we were guided down a beautifully lit garden pathway to the expansive living pavilion, where we were served welcome drinks and caught our first breathtaking glimpse of this paradise. Words and photos simply don’t do Ombak Luwung justice, it’s far more glorious in person. Being such a short distance, us Perthites are regular travelers to Bali and over the years I’ve stayed in some pretty special places, but Ombak Luwung really is next level. Due to the unbelievable growth over the last ten years, there are few private estates remaining of this size in the main tourist hubs of Bali and those on the oceanfront can be counted on one hand – that alone puts Ombak Luwung in a class of its own, but that’s certainly not all this stunning property has to offer.

Set on an acre of lush tropical gardens, the estate has individual pavilions for each of the four luxury bedroom suites - all of which are beautifully decorated with a collection of authentic Balinese antiques and art. The suites are positioned around a central open-plan living space that looks out over the impressive 17m pool, manicured lawns and the ocean beyond. Our group of 8 found there was plenty of space to spread out, and if we wanted (we didn’t!) we could have gone the entire stay without crossing paths - it’s that spacious. If I’d known how perfect the grounds were for an event or small wedding, I might have been tempted to solicit a last minute proposal haha.

Other than the oceanfront lawn, Ombak Luwung has a myriad of beautiful spaces to create the perfect destination wedding.

I had the pleasure of staying in one of the two oceanfront pavilions each of which are beautifully appointed with huge beds, writing desks, dressing rooms and ensuites, but one of the outstanding features of this property is the spectacular ensuite bathroom in my pavilion which was accessed via a small bridge over a magnificent koi pond that encircled the entire bathroom – very regal! Experiencing the many features of this estate it’s not surprising to hear that architect Bill Bensley - who is known for some of the world’s most stunning resorts, and top Balinese architect Popo Dane were responsible for Ombak Luwung’s extraordinary design.

And if that’s not enough to impress you, the location really is unbeatable. Positioned at the end of Jalan Nelayan you’ve got great surf literally right in front of you and can take a short walk up Nelayan or up the beach to find loads of restaurants, bars and cafes. Canggu is definitely where it’s all happening now and Ombak Luwung offers the best of both world’s being positioned in the centre of the action - only minutes away from everything you need, yet in your own luxury private sanctuary that also feels a million miles away from it all. Just be prepared to not want to leave, so ensure you book a long stay so you can really experience the magic of this place.

I can’t wait to get back there!

QUARUBA XL & BLOX WOOD STORAGE

BIJUGA

Warrandyte Winner

Awarded Australia's Pool of the Year and Australia's Best Pool and Spa Combination, this spectacular project created by MINT Design and constructed by TLC Pools exemplifies an outdoor living environment that has been beautifully integrated with both the home and the natural surrounds.

For Scott Wynd, who is both a Director and Designer at MINT Design and also Director of TLC Pools, the accolades this project has received are particularly special as it’s his own home. Starting construction back in April 2020, the project was a labour of love taking many years to complete, both as a result of the complexity of the build, which required meticulous attention to detail, as well as working in between balancing the demands of client projects.

Working with a challenging site with a consistent westward slope, the location's rocky, hard ground presented numerous difficulties. The design however which is nothing short of inspiring has utilised the natural topography to create a visually stunning tiered landscape that utilises circles and curves which soften the angular lines of the adjacent contemporary residence.

The focus of the design was to create a garden that seamlessly connected with the home, making the pool a striking focal point that could be appreciated from both the upper and lower levels. The vision for the space called for a contemporary style, with an emphasis on strong architectural elements, resulting in a refined and sophisticated, yet serene and inviting ambiance. To preserve unobstructed views and a connection between the water and surrounding landscape, the pool’s height was expertly planned to avoid the need for fencing.

Expert craftsmanship is clearly visible in the construction of the spectacular custom pool and

spa which have far too many features to mention. Noteworthy however are the curved edges which have been finished in gorgeous mosaic tiles. Incredible precision was required to ensure that the water flowed consistently over the negative edge. Limestone pavers which were beautifully laid in a herringbone pattern on the surrounding alfresco area, were also continued to the edges of the pool requiring each individual paver to be sealed on all sides. Flashing around the overlapping deck and a carefully selected material palette ensure that the area is not only practical but also visually stunning.

A series of circular platforms appear like giant stepping stones, leading down to a cylindrical water storage tank that has been paved on the top. With a picturesque backdrop of mature trees, it creates a wonderful space for cozy gatherings around the firepit.

Lighting is a key element in this stunning outdoor space - carefully positioned at different levels to create ambiance while also providing practical illumination. At the heart is a BBQ equipped with marine-grade stainless steel for longevity which has been built around the homes supporting posts, the concealed lighting giving it a floating effect.

The garden's softscape features a carefully curated selection of both exotic and native plants. Notable choices include Ligularia (Tractor Seat Plant), Pyrus (Snow Pear), and Teucrium, selected for their distinctive shapes, vibrant foliage, and their capacity to integrate smoothly with the natural bush setting, creating a balanced and cohesive landscape.

The time and effort that has gone into this project has been well worth the reward. Resulting in a beautiful space for Scott and his family to enjoy as well as the well deserved industry recognition.

Enhancing Your Space with TREES

The importance of trees cannot be overstated and extends far beyond their aesthetic value, they are indispensable to our planet and play a critical role in maintaining ecological balance, supporting biodiversity and enhancing human well-being. As we face the challenges of climate change, deforestation and urbanisation, it’s crucial to recognise the vital role that trees play in our everyday lives and the many reasons for incorporating them into your landscape.

If you’re lucky you have some trees left on the land you’re building on, but if you don’t, Ellenby Tree Farm is the place to go. With over 40 years of expertise in tree cultivation and propagation, Ellenby have an extensive stock list of mature trees and decades of experience supplying leading landscapers, developers and home owners all over the country.

Ellenby Tree Farm was founded by horticulturists Dave and Sue Woodroffe who were frustrated by the poor quality and immature tree selection available from most nurseries. Today the company has been passed down to sons Craig, Ric and Shane who grew up in the business and experienced their childhood absorbing their parents vast knowledge of horticulture, picking up more than a few things along the way. Over the years the company has built a reputation for excellence in tree cultivation. The focus is on growing and nurturing trees to an advanced size and maturity to ensure they are genetically resilient before sale and installation – maximising survival rate and enabling property owners to enhance new builds with beautiful mature trees.

With the myriad of ways that trees enhance your living environment and add value to your property, it’s important to work with experts you can trust to provide professional advice and superior quality stock when purchasing trees for your property.

Hardy Trees with Architectural Superiority

Pioneering a unique approach, 80% of Ellenby’s trees are grown from inhouse propagation resulting in superior root health and hardiness which establish much quicker after planting since their root systems are more substantial. They have gone through years of careful structural pruning, creating aesthetically pleasing shapes with balanced canopies making them architecturally superior to trees from other growers, with taller heights and fuller branching - some over 15 metres tall which create an immediate impact to the environment.

Through a collaborative consultation process, Ellenby’s tree experts work closely with clients to understand their unique needs and priorities, providing sciencebacked recommendations on tree species that meet their requirements. With their depth of knowledge and experience the team takes into account the intended purpose, such as shade, ornamental beauty, or privacy screening, which determines the most appropriate size, growth habit, and other traits of the chosen tree. They also consider the mature size of the tree, ensuring enough space is allowed for its eventual height and

spread. The growth rate of the tree is also important, as it impacts how quickly the tree fulfills its intended purpose, taking into consideration that fast-growing trees require more frequent pruning.

Additionally, their team considers the soil and drainage patterns of the property, as they significantly influence the tree’s health, they’ll select trees suited for the site’s soil to ensure the best chance of thriving. They also consider the climate, including cold hardiness, heat tolerance, and precipitation needs, to guide the selection of appropriate tree species for the local climate.

Aesthetics are important as the tree’s visual characteristics like flowering, fall colour, bark texture, and form/shape add ornamental value, and should match the setting of the landscape and the style of the home. Maintenance needs are also considered, as some trees are high maintenance while others require minimal care once established and should match the client’s expectations and resources.

Flowering trees. For seasonal blooms, flowering trees like Cercis, Magnolia, Crabapple, Redbud, and Ornamental Plum trees are ideal. They provide colour in Spring or Summer, without taking up too much space.

Evergreen trees. Evergreen trees maintain foliage year-round, enhancing surroundings with enduring greenery, whether screening neighbours, or cultivating a tropical ambiance. They provide privacy, windbreaks, and structure during winter. Some compact evergreens work well even for small yards.

Shade trees. For ample shade on hot days, Oak, Elm, Gleditsia and Eucalyptus trees have broad canopies. They can lower air conditioning costs when planted wisely around the home.

Ornamental trees. Small ornamental trees like Crepe Myrtle, and Prunus make beautiful focal points without overpowering the landscape.

Ellenby’s experienced team will help you to select the perfect trees for your specific needs and climate. They are even happy to meet you onsite to evaluate the space and provide expert tree selection advice. Their team handle everything right through to delivery and installation.

With decades of experience they are also specialists in understanding the transporting and installation process which requires extensive planning and care. The logistics team oversee every step of the installation process beginning with preparing the tree for transport by pruning any branches that may damage or need extra support. They take great care in excavating the hole ensuring there is adequate space, the tree is then lifted into place using cranes being guided by experts and is secured and backfilled with a specialised blend of soils to promote root growth and reduce transplant shock.

OLIVE TREES

Olive trees are first mentioned in Scripture when the dove returned to Noah's ark carrying an olive branch in its beak. Ever since it has been a universal symbol of peace to the world, appearing on the national flags of seven nations, four US states and the flag of the United Nations.

Equipped to handle drought, sub-zero temperatures, frost and even fire, olive trees are extraordinarily resilient. Their roots are so strong that they can re-grow even when it seems like they've been totally decimated.

Features:

• Low maintenance - olive trees are known for their resilience

• Shade & privacy - with their dense foliage, a mature tree can effectively block unwanted views, reduce noise, and provide shade

• Potential harvest - while ornamental Olive Trees are primarily grown for their visual appeal, some varieties may produce olives suitable for oil or table consumption

By choosing a ‘one of a kind’ spectacular centre piece for your landscape design from Margaret River Trees, you are also helping to find their cause to protect the irreplaceable beauty of Australian fauna from being lost forever.

WATERSIDE

This exceptional residence in Clifton, Cape Town, was created through the merging of three apartments into one expansive luxury home. The nine-story beachfront building was designed by world renowned architectural firm SAOTA in 2009 and transformed recently by ARRCC in collaboration with Karen Stanek from KS Designs. The project is a perfect example of design inspired by the natural beauty of the location, with the choice of materiality and finishes rooted in resembling elements found on the adjacent seashore.

The design team removed a slab at the front of the apartments, creating a fully glazed, double-volume central living area that opens out onto an expansive terrace, flooding the interior with natural light and spectacular ocean views. The entrance now located on the top floor, overlooks the living space accessed by a dramatic sculptural staircase and curved walls that have been inspired by the natural forms of the boulders on the beach below and the contours of the surrounding cliffs. These elements not only reflect the landscape’s organic presence but also enhance the flow, orientation, and integration of the apartment’s spaces.

A study in texture, the interior is sophisticated and opulent. Wave like walls at the entrance, finished in simple raw plaster and paint progress into complex treatments that include lined oak and timber veneer cladding where the grains were expressed and panels installed at different angles to allow for a variance in texture. Driven by the client’s keen eye for design, there is also extensive use of smoky mirror, oxidized copper, and green marble throughout the apartment which evoke the hues and textures of the ocean.

Finished in exquisite marble and leather cladding, the bar has been designed to accentuate the curves echoed throughout the main living area while adding colour.

Situated on the top level of the apartment, the master suite is designed to function as a self-contained wing that can be incorporated into the rest of the apartment via a series of louvers that open and close. The bedroom features panoramic views over a private beach in Clifton while in the master ensuite, the free -standing bath also offers the opportunity to relax and unwind whilst enjoying the ocean views and relaxing by the double-sided bio-fuel fireplace.

In this exceptional luxury residence ARRCC have expertly balance richness with restraint, creating an elegant backdrop for the owner’s extensive art collection. This thoughtful approach to materials and finishes ensures that every element of the interior resonates with the natural beauty of Clifton.

Oliver Kinross adds Melbourne Build Expo to the 2025 Lineup

Oliver Kinross, a leader in global construction trade shows, is set to expand its Australian footprint with the launch of the Melbourne Build Expo in 2025. The new addition will complement Australia’s Sydney Build Expo marking a significant expansion into Australia’s booming construction sector. Scheduled for October 22nd & 23rd, 2025, at the Melbourne Convention & Exhibition Centre, Melbourne Build will cater to the city’s dynamic and fast growing construction industry.

This latest addition comes in response to increasing demand from attendees of the Sydney Build Expo who have sought a dedicated event focused on Melbourne’s distinct construction landscape. Sydney Build Expo, the largest B2B construction trade show in Australia, will return for its 2025 edition on May 7th & 8th, at the International Convention Centre (ICC) Sydney, solidifying Oliver Kinross’s influence across two of Australia’s largest cities.

Why Melbourne?

Melbourne is Australia’s fastest growing city and is expected to surpass Sydney as the largest by 2030, with its population projected to exceed 8 million by 2050. This population surge is fuelling a construction boom, with increasing demands for housing, infrastructure, and sustainable development. Melbourne’s construction industry is also tasked with adopting new digital technologies, sourcing modern materials, and preparing a future ready workforce to meet these challenges.

Given Melbourne’s rapid urbanisation and its status as the ‘skyscraper capital of Australia’, the city's construction sector is at a pivotal juncture. With the industry working to support Melbourne’s ever evolving skyline, Melbourne Build Expo will serve as a timely platform for collaboration, innovation, and knowledge-sharing across residential, commercial, infrastructure, and industrial construction sectors.

Event Highlights

Melbourne Build Expo 2025 promises to be a comprehensive, immersive event, attracting over 12,000 construction professionals, featuring 300+ exhibitors, and hosting 450+ speakers from Australia and across the globe. Spread across seven exhibition bays at the Melbourne Convention & Exhibition Centre, it will include:

• 12 Summits focusing on key industry challenges and trends, including sustainability, digital construction, and infrastructure development.

• CPD accredited workshops offering training for professionals seeking to enhance their skills.

• Networking events, including 15+ industry led parties and Meet the Buyer sessions, fostering connections between suppliers and key decision makers.

• A festival-like atmosphere with live music, performances, DJ’s, and interactive experiences, bringing a fresh approach to traditional construction shows.

This two day event will be free to attend, allowing a wide range of professionals to participate, from builders and architects to suppliers and industry stakeholders.

Given Melbourne’s rapid urbanisation and its status as the ‘skyscraper capital of Australia’, the city's construction sector is at a pivotal juncture.

Building on Success

Oliver Kinross’s expansion into Melbourne builds on the success of its global portfolio, which includes the London Build Expo, New York Build Expo, and Chicago Build Expo, alongside Sydney Build. As Australia’s premier B2B construction trade show, Sydney Build has become a must-attend event, drawing professionals from across the country and abroad to engage with leading developments in the industry. The addition of Melbourne Build cements Oliver Kinross’s status as a market leader, uniting two powerhouse cities at a crucial time for Australia’s construction sector.

For those looking to secure their place in Australia’s construction future, both the Sydney Build Expo and Melbourne Build Expo will offer excellent opportunities for engagement, learning, and industry advancement.
