ith twenty-six of the nation’s top companies headquartered in Houston, there’s no question that this city is built for business success. Whether you’re a young entrepreneur or seasoned business owner looking to expand or relocate, Houston has a robust economy and lots of resources to help you get ahead. For the past 13 years, one organization has been a pillar of the African-American business community. Texas Black Expo Inc., a Houston nonprofit, has worked to stimulate economic growth in the community through various programs and events. Small business owners and entrepreneurs are given the opportunity to develop skills, gain insight and network with like-minded individuals. In addition to monthly lunch and learn seminars, workshops and panel discussions, Texas Black Expo also holds an annual tradeshow. Known to many as Summer Celebration, the event attracts nearly 20,000 attendees from the city and surrounding areas. More than 200 small businesses showcase their products and services

along with a variety of corporate sponsors looking to tap into one of the largest African-American consumer markets. Over the years, Summer Celebration has evolved into a landmark event. The four day experience is equally entertaining as it is informative. For some, it’s all about the celebrity guests, concerts, lively panel discussions, hair shows and more. Those looking for family fun will find exciting activities for the kids, shopping

deals and product demos. For vendors, it’s a unique occasion to engage with customers, increase sales and build relationships with other business owners. This year’s expo will run from May 12 through May 15. The George R. Brown will host the exhibitions and the Corporate Awards Luncheon, which features a prominent keynote speaker and honorees who have made a positive impact in the community. Other high-

ly anticipated happenings that weekend include the Old School Hip Hop and R&B concert at Discovery Green, Feel Good Friday comedy show and party at House of Blues and the Diva Dialogue women’s forum. “Our theme, “Nurturing Strong Communities,” represents our underlying mission to create economic opportunities and synergy for minority businesses and individuals,” says founder Jerome Love. “We’re excited about the star-studded lineup and corporate partners who work with us every year to make this happen.” Houston native and singer/actress Letoya Luckett will join the long list of celebrities to grace the stages at Summer Celebration. Actors Carl Anthony Payne and Stephen Bishop are also expected to attend. Plus, music lovers will get an all-star performance from Force M.D.’s, Jon B and Chubb Rock. The free concert takes place that Saturday night and offers VIP seating with complimentary drinks and food. Entertainment/Music Industry Leader, Ernest Walker Becomes New GM at KTSU-FM Radio By d-mars.com News Provider

graduate of nearby Jack Yates High School - School of Communications, an alumnus of the School of Music in Washington, D.C., and President of Walker Entertainment Group Inc., Ernest Walker has joined Texas Southern University as the new general manager of its radio station at KTSU-FM (90.9). Walker brings more than 20 years of experience in business, production, entertainment, fundraising, and professionalism to the Texas Southern University radio station. Walker has served as a producer and music director in all aspects of the entertainment industry, including new mediums, for many years. He has been the producer and director for national and international recording artists Chante Moore, Kirk Whalum, Al Jarreau, Regina Belle, the late Natalie Cole, Quincy Jones, and countless other artists. He has collaborated on major projects

with Radio One, Clear Channel Radio, KHOU-TV, ABC, TV-One, The Kennedy Center, and he has produced shows and handled technical production, schedules, marketing, sponsorships, and sales for various national conventions, concerts, and festivals. He often selects TSU students to serve as musicians and/or interns. Walker manages a staff of employees for the Abundant Life Cathedral, the Mayor’s Holiday Tree-Lighting Celebration, and other major city events. He has musically produced the inaugurations of the Mayors of Houston for the past 10 years, and the City’s Freedom Over Texas 4th of July Celebration for the past six years. In addition, Walker has produced “Evolution of Gospel” at The John F. Kennedy Center in Washington, D.C., for the past six years and provided the entertainment for the NAACP National Convention for the past three years, traveling to various cities. He is the Vice Chairman of the Gospel Music Heritage Month Foundation Board and has the following experience: President/

Out-Of-Office Etiquette: the Right Way to Set up Automated Email Responses By d-mars.com News Provider

t’s that time of year — the season for Out of Office automated email responses! Whether you’ll be taking a long vacation or will just be away from the office for a day or two, you should know people really do care about your OOO settings. In fact, 77 percent of Americans say they enjoy seeing others’ creative OOO emails, and that setting their own automated response makes it really feel as if vacation has started. Not quite half of all people set up Out of Office responses, however, according to a recent survey by the Center for Out of Office Excellence. And among those who do, 59 percent said they were likely to use a fun, humorous OOO message to announce their absence. However, slightly more than that — 60 percent — said they wouldn’t be sharing personal information, like their vacation plans, in their message. “In this age of constant connectedness and digital distractions, we have less time to make meaningful offline connections,” says Mister Manners, Thomas P. Farley, who has written for the New York Post, hosted a program on the Martha Stewart Living Radio Network and appeared on the Today

show and Dr. Oz. “As human beings, taking the time to disconnect — going truly out of office and not halfheartedly out of office — is vital for all of us. It’s also important to practice good out-of-office etiquette giving everyone the break he or she deserves. That way, once everyone’s back in the office again, we’re refreshed, recharged and ready to reconnect.” Farley offers some tips for disconnecting with dignity:

When setting up your OOO •  Keep things short but sweet. Avoid rambling messages, but use a conversational — not clinical — tone.

•  Be just informative enough. Include vital facts like whether you’ll be checking email while you’re away, if and how you can be reached in case of a work emergency, who’s covering for you while you’re out and when you will return. •  Turn on your OOO right before you walk out the door, and deactivate it once you’ve returned to your desk. Don’t use the OOO as a cheat to avoid work requests when you’re back; 2 percent of people wait until the end of their first day back to reactivate their mail, according to the Center of Out of Office Excellence’s survey. •  Just as you have an OOO for your work account, use a personal away message for your personal accounts, particularly if you’re planning to go on a complete email diet. Have fun with your personal away message, infusing it with some whimsy and even inviting friends and family to interact with you on social media rather than email. •  Stay the course — if your OOO indicates you won’t be checking email, then don’t check it at all. At the very least, don’t reply as doing so sets the expectation that you’re working while on vacation and will answer emails consistently while away.

When you get someone else’s OOO

•  Don’t stress. Nearly 15 percent of those surveyed by the Center for Out of Office Excellence said getting an OOO response makes them anxious because they fear work won’t get done. Instead, remain calm and realize there is no such thing as an email emergency. If you need immediate assistance, simply follow the steps outlined in the sender’s message. •  If you’re not taking a holiday or vacation, try not to be jealous. Your turn will come eventually. Meanwhile, relish the fact you’ll be able to take nice, long lunches and get a lot more done with a reduced volume of email from your OOO co-workers. •  Don’t clog the inbox of a vacationing co-worker just to get something off your plate (or chest). If your matter can wait, compose your email to outof-office colleagues, but save it in your drafts folder and send it when they’re back in the office. •  Avoid sneaky contact, such as interacting with the person on social media where work conversations wouldn’t usually take place. •  Stage your own exit. Are you the last person in the office? What are you waiting for? Set your own OOO, shut down your computer and begin your holiday, too. – BPT

The three largest and best-preserved of these were built at Giza at the beginning of the Old Kingdom. For thousands of years, the largest structures on earth were pyramids. The most well-known of these pyramids was built for the pharaoh Khufu. It is known as the 'Great Pyramid.’ However, these pyramids cannot be rebuilt despite our technological advances and sophisticated software application, because the blueprints could never be found. If the architects of one of the world’s most prized wonders would have left the blueprints for their magnum opus, then we would be able to duplicate them exactly as they were constructed in the past. Mark Twain once said, “The trouble

It appears that we have lost the thread that was woven in the tapestry of sustaining and cultivating communities that work for the betterment of its residing constituents. I can remember when mentoring and encouraging others was a cultural norm rather than a special event. Neighbors looked after one another, and lessons from yester-years were shared openly and candidly. In a previous d-mars.com Business Journal edition, I wrote: The African proverbial phrase, “It takes a village to raise a child,” is certainly applicable to certain levels of our life. This phrase is not limited to young children, teens, or young adolescents, and it is by no means exclusive to a specific gender, class, or ethnic group. It originated from the Nigerian Igbo culture and proverb "Ora na azu nwa," which means it takes

the community/village to raise a child. The Igbo's also name their children "Nwa Ora," which means child of community. You see, the blueprint of our existence was established on this village philosophy; whereby, everyone in the village played an integral role in the lives of everyone in the village despite gender, class, and other demographical differences. Encouragement was a cultural norm and direction and guidance were unbiased and non-selective. Nowadays, it appears that this blueprint of building our communities has become a faded image on the easel. People really seem not to care about each other anymore. Many people possess the ‘it’s all about me’ mentality. We need to re-engage the people in our communities, because our villages continue to expand everyday. Take the time out to mentor a young person in your community, and encourage him/her to mentor someone else in the community. Continue this process until everyone in the community has a person in their network. With the advent of social media mediums like Facebook and LinkedIn,

1.  Change doesn’t happen gradually but dramatically. 2.  You have to have something contagious. 3.  Small things have big effects. So, I submit to you that these conditions can be applied to creating an epidemic of hope in our struggling communities. We don’t have to re-invent the wheel, and if we borrow the blueprints from our forefathers and foremothers, we will not only be able to duplicate what they did, but do it even better. This is especially true if we want to see tangible and significant advancements for our future and the next generation’s future. re you worried you might one day outlive your retirement savings? Running out of money is a common concern, and the sad reality is it does happen to some people. The Administration on Aging predicts the number of Americans age 65 and older will reach 98 million in less than 50 years, so it’s possible many will struggle to take care of themselves physically, medically and financially. Seventy percent of everyone 65 and older will need some type of long-term care at some point in their lives, the Department of Health and Human Services says. When health issues force seniors to require a higher level of care, they can quickly exhaust their retirement savings. The burden of caring for them either falls on loved ones or Medicaid. A growing number of seniors are turning to life care communities, like those operated by Brookdale Senior Living, to preserve their own long-term well-being and to ease emotional and financial stresses on their families. A life care community — also commonly referred to as continuing care community — charges an upfront entry payment and a monthly fee in exchange for long-term accommodations and healthrelated services. A contract formalizes the

arrangement between the community and the residents, guaranteeing seniors receive the agreed-upon care even if their financial resources are eventually exhausted.

Here are some common questions about life care communities: * Who is a candidate for a life care community? Anyone older than 62 may be eligible to live in a life care community, if they meet financial and medical qualifications. Most continuing care retirement communities offer multiple types of accommodations — including independent living, assisted living, Alzheimer’s and dementia care, and rehabilitation and skilled nursing. This means you can enter the community at any stage, including when you are still independent. As your care needs increase, you can move between accommodation and care levels.

* What should I know about entry and monthly fees? Continuing care communities charge an entry fee that is typically in the range of $150,000-$200,000. Many seniors choose to fund this fee through the sale of their homes when they need to downsize into a more manageable living situation. Fees can vary depending on the type of accommodations and level of care you need. Monthly service fees average $2,500$3,500, depending on the type of contract. While the fee may vary slightly from year to year and depending on the level of care you need, your community may agree to cap increases; Brookdale voluntarily caps annual increases at the consumer price index plus 2 percent at most of its life care communities.

* How will entering a life care community affect my taxes and estate planning? The IRS considers life care to be a prepaid medical expense, so tax deductions are often available for portions of the upfront entry fee and monthly service fee — typically up to 40 percent of the fee. Because deductions can vary state to state, you should consult with your tax advisor to get a better idea of the tax benefits. Entering a life care community can also affect your estate planning. A life care contract takes care of the portion of your planning that would address funding your

health care needs; the contract ensures your health care needs will be met even if you run out of money (through no fault of your own). You may also choose a refundable contract that returns a portion (up to 90 percent) of your entry fee to your designated beneficiary after you pass away. * What are the health benefits of living in a life care community? A life care community ensures your medical needs will be met throughout your life — without you having to worry about how you’ll pay for the care you need. The communities also offer mental health benefits. Live entertainment, special meals and events, daily opportunities to dine with others or participate in games and hobby groups ensure you’ll never lack stimulating activities or interaction with others. Life care also encourages seniors to remain independent for as long as possible, without restrictions on driving, traveling and shopping as long as you’re able. “Longer lives and increasing health care costs mean it’s a harsh reality that many seniors will struggle to care for themselves later in life,” says Dr. Kevin O’Neil, a clinical professor of aging studies at the University of South Florida, and chief medical officer of Brookdale Senior Living. “The good news is life care communities can be a long-term solution, helping seniors maximize the value of their retirement savings, and ensuring they’ll have access to the care they need throughout their lives.” – BPT

he average tax refund for the 2014 filing season was nearly $3,000 and the IRS doles out about 100 million of them every year, according to IRS data. If you'll be getting a refund this year, instead of spending it on more stuff you don't need, why not invest in your future and use your refund to help you make that first-time home purchase you've been dreaming about? "Your tax refund can be a great tool to help you progress toward homeownership," says Eric Hamilton, president of Vanderbilt Mortgage and Finance, Inc. "You can use it in a number of ways to facilitate the home-buying process, from putting it toward a down payment on a new home to paying down high-interest credit card bills - a move that may help improve your credit score and borrowing power."

Here are six ways first-time homebuyers can use their tax refund to help them get into their

new home:

1. Put it toward a down payment. The days of buying a house without any down payment are pretty much gone for most people. Depending upon the loan program, a down payment can be significant. The more you put down, the less you will have to borrow, and the less you'll pay in interest over the life of your mortgage. You can open a separate savings account and use it to build your down payment fund and deposit your tax refund into it so you won't spend it. A good credit score can help you get the best possible mortgage offer, so put your tax refund toward actions that may help improve your score. Apply it to closing costs. When a home purchase is financed,

closing costs like attorney's fees, appraisal and inspection fees, title insurance, and escrow costs are typically charged and are not always permitted to be rolled into your monthly mortgage payment. Financing costs can be quite expensive and are required in addition to the down payment, and you may need to pay these costs in cash. Your tax refund can be a great way to help pay for closing costs. 4. Put it toward taxes and insurance. Once you own a house, you'll need to pay property taxes on it and insure it. You can also put your tax refund toward paying these costs. Or, if your taxes and insurance are paid through your mortgage, use your tax refund to purchase additional insurance - and greater security - such as an umbrella policy. Consult your insurance agent to determine whether purchasing additional insurance coverage is right for you. 5. Use it to cover moving costs. You need to consult your attorney on how to get there and what documentation you are required to bring.

Effects of Filing for Bankruptcy Finally, you must know the after effects

of filing for bankruptcy. Your creditors will receive notification from the courts of the filing. The filing of your bankruptcy will immediately operate as an automatic stay, preventing various forms of creditor action against you, the debtor. A creditor cannot begin or continue a judicial proceeding against you. The creditor cannot create or enforce a lien or repossess your property. The creditor will not be allowed to contact you for payments.

If done properly and in a timely manner, you might feel that filing bankruptcy is the best thing that you’ve done. You attorney will fight with and for you, but you have to be really involved and follow your case. Common ones, like, "don't swim for a half hour after eating," or "we only use 10 percent of our brain," are false even though they're widely taken for fact. The adjustable rate mortgage (ARM) earned a bad rap after the 2006 housing crisis. The problem was, before the crisis, many borrowers were able to qualify for more home than they could actually afford by using interest-only, No Income Verification or No Ratio ARM products. When the housing market tanked and many houses lost value, some homeowners with rising mortgage payments either foreclosed or walked away from their properties. Fast forward 10 years to today. The ARM is back to show potential homebuyers it's not the villain of the housing market. It's time to debunk the myths that give ARMs the "bad guy" reputation it doesn't deserve.

MYTH: ARMs are unstable and aren't a good option while the Feds are raising rates. This myth stems back to the days

MYTH: ARMs are only for people who want to be in a home for a few years. of the 2008 recession. It's like saying, "dial-up is the fastest way to access the Internet," it's just not true anymore. All ARM loans have annual and lifetime caps, so there's built in protection. If stability is what you're concerned with, consider an ARM with a longer adjustment period. For example, Navy Federal Credit Union's 5/5 ARM adjusts only once over the initial 10-year period. Interest rates rise and fall in cycles. Even if rates are increasing now, that doesn't mean they won't be on the downturn when you arrive at your potential adjustment point. Many ARM mortgage holders never refinance to a fixed rate because the many ups and downs of the market happen in-be-

The intro rate period (usually a lower rate) and potential rate changes (up or down) over the life of the loan is what makes an ARM unique. Knowing your cap and what the difference in payments are over the life of the loan protects you, even if rates are on a roller coaster. Knowledge is power as an ARM holder. That "power" helps you make necessary calculations to figure out a yearly breakeven point should your interest rate increase and your introductory rate savings begin to decrease. An exciting transformation is underway, one that has already started to elevate Houston Community College to a new standard of excellence and a model for community colleges nationwide. As we continue down this road of change, we want to share the status of our positive momentum: how far we have come, what we are doing, and the direction in which we are headed for our students, businesses and community. Over the last year, we have streamlined operations to make it easier to work with the college, revolutionized the student experience and fundamentally reshaped how we work with businesses and industry partners. Although this level of change takes time – especially with an institution of this scale – the early results speak volumes and show real promise for our college and community in the years ahead. HCC is among the top community colleges in the nation for preparing students for jobs and universities. We continue to work on new innovations, to scale our partnerships and results, and to rethink our approach – necessary steps for all high-performing organizations. We recognize the changes in technology, business, and society, and we are constantly adapting to help prepare our students for an ever-changing world. This strategy has enabled us to make significant progress in improving the student experience before, during and after their time with us — as well as helping them secure higher paying jobs and entrance into the universities they want to attend. Paving the way for a Board of Trustees vote this past January that was unanimously approved for a first-of-its-kind plan to waive the out-of-district fees for Dual Credit students. Starting this fall, this will allow high school students from all districts to attend HCC at no charge.

Obtaining an award from the U.S. Department of Labor for $4.2 million to fund apprenticeship programs in Healthcare, IT industries and plumbing occupations.

Earning a revised outlook from Moody’s Investors Service on the HCC system to stable and wan upgrade on the Junior Lien debt, which reflects a strong management team and the projection of continued operating health.

Establishing many new and innovative partnerships with leading companies and organizations, such as Wells Fargo Bank, the Robert Garner Firefighter Foundation, engineering departments at University of Texas at Tyler and Texas A&M University, San Jacinto College, Mississippi Gulf Coast Community College and Jones County Junior College for an Upstream/Midstream Skill Training and Safety Collaboration, the Houston Area Construction Education Collaborative with Lone Star College, San Jacinto College and the Houston Airport System, and The Greater Houston Partnership for UpSkill Houston.

Despite our many accomplishments, our transformation is a journey and there is much more work to do. We are Houston’s community college, and we are committed to becoming even better in all that we do and all that we offer. You have to get inside your head and analyze your beliefs. This is not a stress-free task and it can be scary at times. It’s hard looking at ourselves in the mirror and identifying our imperfections and warts. However, this is a necessary step to a renewed mindset. I recommend starting with a personality test. There are countless free test online from reputable websites. With your results in hand, you will have a better idea of what to focus on for your personal change plan. Unplug – According to Uproxx.com, the average American watches about 5.5 hours of TV a day. Accounting for all other forms of entertainment (i.e., social media, listening to the radio, etc.), the average American consumes approximately 11.5 hours a day of electronic media. We all can afford to cut back on our media consumption. That includes cutting back on all the news and political talk shows. I’m willing to bet that very little of what we watch or listen to is healthy for our minds. Let’s spend more time reading and/or exercising. According to Harvard Medical School, exercise changes the brain in ways that protect memory and thinking skills. It also is

an adequate defense against depression. Reading increases concentration as well as improves your memory. Establish a Routine – To be successful, one has to be intentional. A renewed mind requires plenty of dedication and determination. Developing a routine increases your chances of success. I have a daily ritual where I begin every morning listening to something positive. Beginning each day with a motivational message is a great start. This doesn’t mean you won’t encounter challenges, but it does mean you will be better equipped to face them. A daily walk or other similar stress relievers (e.g., meditation, laughter, etc.) can promote a positive outlook. There are countless stress management activities you can do. It’s important that you figure out what works best for you and implement it. Stay Positive – Last but certainly not least, it’s important that you keep a posi-

tive attitude through this whole process. Change doesn’t happen overnight, and it’s possible to revert back to your old habits. It’s helpful to keep track of your progress in a personal journal. Developing a set of positive affirmations for those times when you start doubting yourself is also a great tool. I’m always listening to motivational speakers like Les Brown and ET the Hip Hop Preacher. Both gentlemen are masters at pumping you up when you are down. Maybe a vision board will also help you stay the course. It’s important that you fight the temptation to become upset if you don’t see instant results. Remember your mind determines your destiny. Every great business leader understands this principle. The brighter your outlook, the better your prospects. Therefore, take inventory, unplug, establish a routine, and stay positive.
