hen choosing a financial institution, it’s important to think beyond credit cards and home loans. You want your bank or credit union to be there for you when you need them, wherever you need them, because that’s what peace of mind is all about. So seek out a trusted organization that really cares about you, and if you’re being taken care of, you can rest easy knowing that your bottom line — not just theirs — is also being taken care of. So how do you know they care? Here are five tell-tale signs.
They’re “there” anytime, anywhere. When you need support, you need it. It doesn’t have to always be an emergency situation, but isn’t it nice to know even at 3 a.m. you could talk to someone about your credit card’s APR if you really needed to? You should have options when it comes to handling your finances. Visit a branch, go online, call or use your phone — whichever works best for you. Having the confidence in any situation that your financial institution can support your lifestyle with 24/7 customer service and mobile banking is priceless.
Someone else says they care.
There’s nothing like third-party validation. It’s non-biased and can give you a sense for what a financial institution is actually known for. You wouldn’t trust a bank with your home loan just because it won an award for “Best Parking” now, would you? Hopefully not. So instead, look for awards from reputable organizations that highlight aspects of banking, such as best in banking or superior customer service or anything else that’s directly relatable to the services that are provided to you. Take for example Navy Federal Credit Union — a credit union serving the men and women in uniform. In addition to being a FORTUNE Magazine top place to work for five consecutive years, the credit union was recently ranked first in the Full-Service Banking category according to the Forrester Research report, The US Customer Experience Index, 2016. Service comes before selling. When you’re with a financial institution that puts you first, you can trust that your financial well-being takes precedence over pushing products and services. Case in point: you don’t want to end up with a loan or mortgage you
can’t afford. “Every homeowner's scenario is unique and complex,” says Katie Miller, vice president of mortgage lending at Navy Federal. “For example, you want to work with an institution to find a loan that best fits your situation, so you can focus on searching for that perfect home.” And let’s say things get more complex down the road. The right financial institution should also be able to provide both personal financial counseling as well as investing and retirement services. Both banks and credit unions provide these kinds of support services. Not-forprofit institutions, like credit unions, are member owned and therefore tend to put members' needs first when it comes to any and all decisions. Security is a priority. When it comes to banking, security is a top priority. Think of your financial institution as your partner in this. You should be able to trust them to keep your information confidential, and they should give you the tips and tools to be able to protect yourself in this everchanging security environment. When researching, pay attention to features like fraud protection on cards, automated alerts for transactions or foreign purchases, and a secure mobile banking app. In addition, look for a credit union or bank that promotes fraud prevention from an educational perspective. You’d be surprised at the number of simple steps you can take to proactively prevent fraud and identity
theft and improve security on all of your accounts.
It's the little things. We’ve all heard it before — “it’s the little things that count.” So ask yourself, is your financial institution doing things right and doing the right things? When you walk through the doors of their branch, are you greeted by name? Do you feel like a welcomed member of the community? A positive experience means being treated like a real person with specific needs, rather than numbers in an account. Another way to get a good sense is to check out their social media presence. Check out their Facebook page, Twitter and Instagram accounts to see what they're doing. Are they pushing products or financial advice? Are they responding to customer questions and concerns? Top banks and credit unions use these channels as a way to get to know their customers or members, educate them on various financial topics and answer their questions. The truth is there really are financial institutions that care about the people that bank with them. Now you're equipped to find the ones that do. f there was just one rule of successful wealth building, it would be to start building wealth as soon as you can. It is not uncommon to frequently hear this advice in regards to the stock market, but there are many reasons to consider real estate investing as soon as you can as well. Do you want to build wealth? Well, it’s time to start owning real estate, and stop renting. Buying a home can be a great investment if you take the time to educate yourself about the home buying process and the best ways to get excellent returns. However, most people who are interested in buying there first home procrastinate or never do so. This delay in taking financial action can cost thousands of dollars a year. People who neglect learning about investing in real estate are missing out on a great opportunity. Have you procrastinated when it comes to home buying? Well, you are not alone. I also am guilty of this type of wealth building procrastination. I should have invested in real estate much sooner than I did. I bought my first home when I was 30. ast year, college campuses across the country had 2.1 million recent high school graduates walk through their doors - a number that will likely be matched in 2016. But a freshly printed campus ID isn't the only plastic eager students will carry this fall. A recent survey commissioned by USAA found that as parents send their children to college, most make sure their kids pack at least one credit card in their wallets. Parents cite a number of reasons why their child has a credit card. Most overwhelmingly, the primary reasons are the ability to build credit history and convenience. However, one-third of parents surveyed say their children will not have a credit card in college. JJ Montanaro, a certified financial planner with USAA, encourages parents to reconsider if they feel credit cards might be unnecessary. "College is a place to learn - whether it's academics or life lessons," he says. "Building a credit history and understanding of how to manage credit
should be a part of the overall college experience." Montanaro offers parents this syllabus for helping their college students make the grade in Credit Cards 101:
Communicate expectations. Surprisingly, parents say they are just as likely to discuss budget management as they are academic priorities with their college-bound child (both 82 percent). This is great news, but Montanaro encourages parents to lay a good financial foundation well before their kids are headed off for higher education. Before college, parents should teach their children the basics of setting a budget and following it.
Select the right card. Since the 2009 CARD Act, it is more challenging for students to get a credit card without mom and dad's help. Parents report that nearly 50 percent of college credit card holders are authorized users on their account or using a card they have co-signed for. "It's a great idea for the student to
have a card to which the parent has access and visibility," says Montanaro. "Keeping a clear line of sight into how the card is used and paid each month allows parents to help young adults learn from their mistakes and create successful money and credit management habits." For students who still need training wheels, a secured credit card can be a good option. When they apply for one of USAA's secured cards, they'll also open a USAA Bank two-year variable rate Certificate of Deposit (CD), which allows them to earn interest while helping to build a positive credit history.
Master the fundamentals. While there are many benefits of having a credit card in college, irresponsible use can have lasting consequences. Montanaro suggests using a credit card for recurring charges, like cell phone or internet service, as a safe way for students to build credit. Once they are ready to charge a wider array of expenses, both parents and children must abide by the most important rule: Pay off the card in full each month. Learning to responsibly use credit cards while in college can have many benefits. In the short term, it allows students to build a positive credit history in order to purchase a car or rent an apartment once out of school. Longer term, they can carry positive credit management habits with them throughout their lifetimes. Montanaro sums it all up, "Allowing your kids to dip their toes into the world of credit cards while you're able to closely monitor the situation provides an opportunity to learn and the freedom to fail without big stakes." – BPT

Communicating More Effectively with Angry Customers

f you own a business, you know that customers are your lifeline. If you don’t have customers, you don’t have a business. All customers are not the same. Every now and then you may have that customer who is not happy, even though you did nothing wrong. This is just the world we live in. However, no matter the situation, it is important to stay professional.
Below are lessons learned over the years that have helped me to stay cool and communicate more effectively when a customer gets angry or “goes off.” 1. Be assertive - not aggressive or passive. One simple definition of assertion is "Say what you mean, mean what you say, and don't be mean when you say it." If you will allow this rule to guide your conversations with all of your customers, you will remain
confident, cool, in control, and professional. 2. Speak more slowly. Be patient. You will think more clearly, maintain control of the situation, and you will be more confident when you remain patient. As the customer’s voice escalates, your voice should de-escalate. Slow down your rate of speech. Speak slowly and methodically when your emotional triggers are launched, and you'll maintain poise during difficult conversations. 3. Wait a few seconds before responding. Responding immediately to difficult or tactical customers may
result in you saying something that you will regret later. Before you respond, take a deep breath, wait at least 2 seconds, and think about the best response and the best approach. 4. Take a time-out. When you sense that your buttons have been pushed, take a break. Put the customer on a brief hold. You might tell the customer you need to review a file, or whatever plausible excuse sounds good at the moment. The objective is to get away from the customer for a few seconds so you can re-group. 5. Use positive self-talk. Instead of saying to yourself, "I don't get paid
enough to put up with this *$%X@," say something more positive like, "This person really needs my help." If you think more positively, you will act more positively and professionally. Negative thoughts lead to negative words, and that will cause the conversation to spiral into a very negative situation. 6. Show your power before you use it. As a customer service professional, you likely have the power to end a phone call. You could say to your customer, "If you don't stop screaming at me, I will end this call." However, you have more power if you say, "I want to help you, but when you yell and cut me off, you make it difficult for me to work with you." That statement calmly demonstrates your “power,” and you can bet your message will definitely be understood. The angry statement exhausts your clout and usually won’t have a calming effect on an irate customer. Try these techniques and you will remain calm when customers are angry! In addition to his new responsibilities, Ashford will continue his role in managing community development and external affairs for Texas, Arizona, and Florida. Ashford will report to Wendy Bridges, Senior Vice President, Corporate Communications and Executive Administration. “Irv has been instrumental in broadening Comerica’s focus on financial literacy in the communities it serves,” said Ralph W. Babb, Jr., Chairman and Chief Executive Officer, Comerica Incorporated and Comerica Bank. “His new title is a reflection of the incredibly worthwhile work he has done to serve a vital community need, while bringing important national recognition to Comerica and its financial literacy programs.” According to the Financial Services Roundtable (FSR), research shows that students with access to financial education earn significantly higher credit scores. In addition, the FSR noted that students who took a formal financial literacy class increased their knowledge of earning, saving, spending, borrowing, and protecting their money. ommunication is one of the most important indicators of success. Our success factor increases when we have open and effective communication. Most people mistake communication with speaking. Therefore, I would like to accentuate the stark difference between the two. According to the Webster’s Dictionary, to talk is one’s ability to speak in order to give information or express ideas or feelings, while communication is the transmittal of a message by one person to another through a common system of symbols, sounds, signs or behaviors. Human language can be defined as a system of symbols (sometimes known as lexemes) and the grammars (rules) by which the symbols are manipulated. The word language also refers to common properties of languages. Effective verbal or spoken communication is dependent on a number of factors and cannot be fully isolated from other important interpersonal skills such as non-verbal communication, listening skills, and clarification. Clearly, anyone that has the slightest
cognitive ability can talk, but very few people have mastered the art of communication. Simply put, a well-trained parrot can talk to you but cannot communicate with you. The parrot cannot provide reciprocity after it has talked to you, but on the flipside, two parrots can communicate with each other through the sharing of common sounds, much like most animals and insects. The challenge is always, whether or not the receiver truly ‘received’ the intended message. As an adjunct graduate school professor at Springfield College and former Chief Learning Officer for the City of
Houston, I always challenge learners of all ages to think about their communication style more deeply, because there is a thin line between poor and effective communication. If you ask any of my current or former students what is my definition of communication, they will respond unanimously, “Communication is the transfer of meaning.” This is simple and to the point, because most people do not fail to talk but fail to communicate or effectively transfer his/her meaning to their intended audience(s). There are a variety of factors that contribute to the inability to transfer meaning successfully, and it is
important that we identify and reconcile them if we want to ensure that we do more than just parrot-talk. 1. The Majority of Communication Is Tone of Voice and Body Language – When you pay close attention to these two factors and monitor voice inflection and body movements, your audience will be better positioned not only to receive the meaning of your message but also respond in a manner that is helpful for you and them. 2. Choice Words – “A word fitly spoken is like apples of gold in a setting of silver.” These are wise words you can read in Proverbs 25:11. This scripture suggests that words should be carefully selected. 3. Practice…Practice…Practice – Practice makes perfect, and without failure, there can be no progress. Therefore, be in the continuous improvement business. The power of life and death is in the tongue. Therefore, use the gift of communication wisely. After all, Polly may want a cracker, but what you really want to know is…was the cracker good? If your meaning is successfully transferred, then you will not have to ask, because the response will be organic and natural, thus exemplifying the process of effective communication. Rising prices are making it more difficult for working families and young adults to become homeowners. Government control over the vast majority of mortgages through Freddie Mac and Fannie Mae unnecessarily exposes taxpayers to risk and continue to stifle the innovation of new lending products that responsible borrowers need and want.

Here are the priorities Americans want the next President and Congress to address, according to new research conducted for loanDepot, the nation’s second largest nonbank consumer lender: • Make homeownership more affordable for middle- and lower-income families (37 percent). • Keep interest rates low, especially during the first 100 days of the new presidency (34 percent). • Make more credit available to small businesses (11 percent).
Few see the election improving their pocketbooks Most Americans expect their personal financial situation to either stay the same or get worse when new leaders take over the White House and Congress. Only 6 percent think that they will be better off as a result of the election.

One out of every five Americans said the candidates’ housing and finance policies will influence their vote. Another 40 percent have not yet made up their minds. That is because only 9 percent think the candidates have done a good job articulating their positions on the economic issues that affect peoples’ daily lives.
Some 77 percent think it is just as hard or even harder to get a loan today than during the Great Recession eight years ago. Young adults may be more discouraged than most; they worry about not making enough money and nearly half (46 percent) fear the election outcome will make it even harder to get a loan. In fact, while guidelines have tightened since 2008, applications for purchase mortgages were more likely to be denied in 2008 than in 2014, the most recent year for which Federal Reserve data is available. Denial rates for home purchase loan applications hit 18 percent in 2008, while denials in 2014 topped out at 13 percent. Carla Harris Investment Executive, Gospel Singer Investment banker and gospel singer Carla Ann Harris was born on October 28, 1962, in Port Arthur, Texas. She was raised in Jacksonville, Florida. Harris began singing at an early age, and by the time she was thirteen years old, she was singing in both Catholic and Baptist choirs. After high school graduation, Harris left Jacksonville and entered Harvard University, where she graduated magna cum laude with her A.B. degree in economics and received her M.A. degree in business administration from Harvard Business School. While at Harvard, she sang with the world renowned Radcliffe Chorale Society, the oldest women’s singing group at Harvard and in her own band called Rhythm Company.

Ship Pilot, Captain Nonprofit chief executive, captain and ship pilot Avis T. Bailey was born on May 19, 1949, in Washington, D.C. to Roosevelt and Dorothy Bailey. He was raised by his mother after his parents separated when he was four years old. The youngest of eight children, Bailey was a precocious child, who learned American history through self-guided tours of Washington, D.C.’s monuments and museums. As a student at Banneker Junior High School in Washington, D.C., Bailey was selected from a citywide pool to participate in the First Scholastic Honors Program. His participation in the program continued until his graduation from Cardozo Senior High School in 1967. Bailey was one of seven students selected from 450 applicants to compete for a military academy scholarship. Despite early dreams of becoming an astronaut, Bailey won a scholarship to the United States Merchant Marine Academy in
Kings Point, New York. The Merchant Marine Academy was Bailey’s first introduction to integrated education. One of only four African Americans in a student body of 1,000, he was often the object of racist jokes and harassment. As a midshipman at the Academy, Bailey visited more than twenty-three countries and ports of call and studied three foreign languages. In 1972, Bailey earned his B.S. degree in nautical science, becoming the twentieth African American to graduate from the Merchant Marine Academy. Upon graduation, Sun Oil Company (now SUNOCO) hired Bailey as third mate, making him the company's first African American officer. In 1979, Bailey earned his pilot’s license with the Association of Maryland Pilots and became the first African American in the nation to receive a state-issued pilot’s license. As a ship pilot, Bailey traveled thousands of miles up and down the Chesapeake Bay. He became known by colleagues as “the singing pilot,” who would belt out Johnny Mathis tunes from the helm. In 2004, Bailey founded the Captain Avis T. Bailey Mariner’s Foundation, a nonprofit organization designed to mentor inner-city youth and to educate them about maritime careers. 5 Interest Rate Terms Every FirstTime Homebuyer Should Know

ou’ve saved enough for a down payment, your budget is looking good and you’re earning steady income. You’re at the point in your life where you feel confident you’re ready to buy that first home. Congratulations! Buying a home is one of the most exciting and rewarding purchases you’ll ever make. However, if it’s your first time shopping for a mortgage, you may not be super knowledgeable about some of the financing terms you’ll hear, including “interest rates.” If you’ve used any kind of credit before, you probably have a basic understanding of interest — it’s the money lenders charge in exchange for allowing you to use their funds to make a purchase. While the basic concept is simple, mortgage interest rates can be complex and differing. “Many factors go into determining the interest rate your lender will offer you,” says Eric Hamilton, president of Vanderbilt Mortgage and Finance. “By understanding the factors that influence your interest rate, you can obtain the best possible mortgage plan and get into the home of your dreams quicker.”
A variety of factors determines your interest rate, including: • Down payment — Just as you put
money down on a new car, mortgage lenders like to see down payments from homebuyers. A down payment not only reduces the total amount you need to borrow, but it also shows the lender you are able to manage money. Different lenders require different amounts for a down payment, but most would likely view 10-20 percent of the home’s purchase price to be a good down payment. • Collateral — This is the property you agree to “put up” in exchange for the loan and serves to protect the lender against a borrower’s default. If you’re buying a manufactured home, you can collateralize the loan with either the home itself or with the home and a piece of land together. For site-built homes, the loan would be collateralized with the home and land together always. • Loan amount — The amount you need to borrow is calculated by taking the purchase price of the home, less your down payment, and adding any other expenses that will be financed as part of the loan, which could include closing costs, discount points and third party fees. • Credit score — Lenders will want to review the credit reports and scores for everyone who is listed as a borrower on the mortgage application. With your written permission, the lender will obtain your credit report from a credit reporting agency. Generally, the better your credit
score is the more likely you will be approved, plus qualify for the best available interest rate from the lender you choose. • Origination cost — This is the amount the lender charges to process the loan application, which includes gathering and reviewing all loan application documents, underwriting and closing your home loan. This expense typically appears on your loan documents as a “loan origination fee.” “After you apply for a mortgage, the lender should be able to give you an idea of the interest rate you’ll likely qualify for,” Hamilton says. “With that information, you can use a monthly mortgage payment calculator to estimate just how much the mortgage payment will be each
month. In fact, 84 percent of Gen Z said they prefer face-to-face communication, according a study called "Gen Z @ Work," conducted by Gen Z Guru and the Institute for Corporate Productivity. An in-person meeting works well for these students. Therefore, consider setting up a weekly after-school session to touch base with a teacher, or review lessons with a tutor or peer.

ll students heading back to school this year are part of the new generation known as Gen Z. Born in the years of 1995-2012, this group is defined by the fact that they grew up with a widespread usage of technology from a very young age. Laptops, software, apps and digital devices have granted them powerful tools to access nearly the entire bank of human knowledge. However, it is important to understand this generation is not solely digital, as studies have found handwriting and analog tools remain important elements of communication when it comes to learning. According to a recent study commissioned by the Post-it Brand, 85 percent of Gen Z students feel they learn best when they use both digital and non-digital tools for schoolwork. The study underlines how this group lives in a "phigital" world, a term coined by David Stillman, who is an author, speaker and expert on Gen Z. That is, physical and digital. He finds "Gen Z students are adept and fluent with technology, yet they still value and see the benefits of non-digital practices such as writing things down with pen and paper and especially communicating face-to-face." His son, Jonah Stillman, a 17-year old high school student who writes and speaks about Gen Z, agrees, "I can't imagine life without technology, as I use it throughout the day, even at school. However, when I'm studying for that big test or trying to
remember something from class, I find it helps to actually write things down." By understanding how Gen Z students think, communicate and learn best, parents can set them up for success as they head back to school.
Harness the strengths of both digital and analog study tools. According to the same study from the brand, 61 percent of respondents use both digital devices and handwritten notes when it comes to school work. In fact, 81 percent stated that they would feel restricted if they could only work on digital devices. Before the start of the school year, talk to your student about their needs and find digital and non-digital tools that complement one another. Perhaps they would prefer to open a textbook and flag key points to remember rather than download the e-book on their tablet. On the other hand, they may prefer an e-book but learn best when they can jot down key facts on
paper. Equip students with the supplies they need to study efficiently.
Find a note-taking solution that works. Handwritten notes helped 93 percent of students keep up with schoolwork in a typical week. Whether they prefer to type lecture notes or write them out longhand, students will better recall and retain important information when they extract key details from a dense outline of notes. Therefore, as students review their notes, they should jot down facts and reminders on Post-it Super Sticky Notes. n any given day, some 40 million Americans stop at gas stations to fill their tanks. For many, it’s a weekly routine, one they don’t spend much time analyzing, but are there things you think you know about your fill-up that just aren’t true? Andrea Kaufman considers herself a fairly conscientious auto owner, but the St. Louis Park, Minnesota resident admits she doesn’t know the finer details of pumping protocol. “I’ve heard plenty of gas station tips and tricks, but I’m not always sure which ones I should believe.” Let’s set the record straight as energy experts dispel three common gas station myths.
Myth #1: It’s best to buy gas early in the day. The theory is that gasoline is denser at cooler temperatures, so you’ll get more fuel per gallon early in the morning.
While the basic science is correct, the experts at Consumer Reports point out two practical reasons why this is a myth. First, most gas stations store fuel in double-walled underground tanks that keep gas at steady temperatures. Second, even if there were variations, the volume difference between gasoline at 75 versus 60 degrees Fahrenheit is just 1 percent — not enough to be noticeable at the pump.
Myth #2: It’s dangerous to use a cell phone near gas pumps. According to the Federal Communications Commission, there is no documented incident of a wireless phone causing a gas station fire or explosion. It’s true that many fuel companies post stickers on pumps warning motorists to turn off phones while refueling as cell phones could be a distraction. But the Petroleum Equipment Institute (PEI) reports the most likely cause of fire at the pumps is static electricity created by drivers sliding in and out of vehicles. For safe refueling, PEI recommends you
turn off the car engine, refrain from smoking and stay outside the vehicle.
Myth #3: All brands of gas are the same. Like more than two-thirds of Americans, Kaufman buys gas primarily based on price and convenience. “I don’t know if there is a difference between brands,” she says. While all gasoline sold in the U.S. must meet federal requirements for performance, not all gas is the same.
The auto industry has a certification system for fuel. It’s a wonderful tool for web pages you visit frequently. But for sites you’ll rarely visit again, these files simply take up valuable digital real estate. As they accumulate, you’ll start to notice web pages taking a lot longer to load, making your browsing experience much less enjoyable. To avoid this, make it a habit to periodically clear your cache memory. While each Android phone or iPhone is slightly different, the general process will include going to the “Settings” menu on your phone, then locating your Storage, Apps, or Applications Manager menu.
