When you publish a magazine on a monthly basis, it’s hard to favor one edition over another. But I would be remiss if I didn’t acknowledge how extremely proud I am of this edition focusing on Women in it to Win it. As a product of a strong black woman (God rest her soul), I know all too well how a determined and motivated woman can move mountains. I’ve seen firsthand how women with the weight of the world on their backs can still find time to be mothers, wives, girlfriends, caregivers, disciplinarians, and in the case of the women featured here, enjoy thriving and productive careers. It was difficult to narrow down the choices of women we here at D-MARS felt epitomized “Women in it to Win it.” But we’re happy with our final selection because these women serve as inspiration and their dedication to their respective crafts should be motivation to even the most unmotivated individual. I learned a lot from the women in this issue. I know you will, too. Whether you’re looking to get in shape, publish a book, start a business, or run a major company, the fortitude of the women featured here can serve as testament to us all. I hope you enjoy this edition and please tell everyone you know to pick up their copy as well.

Follow your passions A desire to do something they truly love is also fueling a growing number of women making the transition to do their own thing. Some, like former Fox 26 reporter, ReShonda Tate Billingsley are leaving comfortable (and well-paying jobs) to follow their passions. “As much as I loved working in television, I felt I had a higher calling,” Tate Billingsley says. She found it in the stroke of a pen. “When I first started writing books in 1999, I just wanted to write stories a few people would enjoy. I had no idea the lives my stories would touch.”

Even though engineer Paula McCann Harris had her plate full working in an offshore environment, the mother of one active daughter knew she had a desire to do more. So she decided to write a book and open a home health care business, something that has brought her much success.
But with success comes challenges. “My husband and I faced multiple challenges growing DPM Alliance from a home based entity to a certified 25 employee home health and home hospice business,” she said. Harris, who recently bought her own commercial building in Midtown, saw those challenges through and today, her fast-growing company is setting a precedent for other health care businesses in the Houston area. The same can be said for physical fitness trainer Helen Dunne, who faces a struggle many successful black women know all too well. “My life can be challenging at times,” Dunne says. “The demands of raising four strong young men, effectively managing my time and meeting the needs of my clients, while making sure that I stay physically, mentally and spiritually fit is challenging. However it forces me to stay focused and discipline and organized. I am my product, so I have to keep everything together to demonstrate success.”

Now, a national bestselling author with eight books to her credit, ReShonda writes full time and travels the country speaking and touring. “I meet people who tell me my books changed their lives, or made them reflect on their own personal journeys. Or even people who just say my books helped them escape into a world of enjoyable entertainment – if only for a little while. When I hear stuff like that, I know that following my passion was the right thing to do,” she said. “I always tell people if you wouldn’t do your job for free you’re not doing what you truly love.”

“It’s important to network because you have to be connected to community leaders, grass roots organizations, business and political leaders,” Green says. “Networking is one of the keys to my success,” adds Harris. “I stress its importance in my book, For Sister. Instead of book signings, I would regularly have networking nights where I would discuss the book briefly and then have everyone in the room stand and tell of the opportunities they are looking

As a successful African American, it is our obligation to make sure that those coming behind us are prepared for the many obstacles that they will face. Helping others is a sure shot to success,” Harris said. “Giving back is important to me because it was the kindness and compassion of others that helped me, as a young, confused teenager, understand and begin to strive for my full potential. Each of us has a responsibility to help others along the way. Remaining selfless is essential for personal growth. When I mentor, I am contributing to someone else’s success. This is the very ideology from which we should all base our lives. When we have a gift, we must share it,” Times adds.
What it takes to win The common denominator among many successful women is an extreme determination to excel. “When I first started writing, I got rejected by the major publishers, but I persevered and eventually those same people that rejected me came back and offered me a deal. I decided I wouldn’t let anyone but me and my God determine my destiny and God told me I was destined for greater things and I dedicated myself to making that happen,” Billingsley said. Bishop Little says on those difficult days, a strong spiritual foundation will see you through. “I believe that you have to plan for success; opportunities are always near you, but are often times waiting to be recognized. Learn to recognize the opportunities that exist around you, seek God’s direction as you meditate on the Word, and finally - take action. Faith without works is dead!”

Tess Times, a noted hair care expert says, her businesses can’t succeed without proper networking.
“The best way to build name recognition is through networking. The Beauty Industry is about building relationships and developing personal connections. Because of the competitiveness within the Industry, getting out and meeting people is critical. Networking provides the best vehicle for the creation of lasting business relationships,” Times said.
Bishop Terri Smith-Little, who heads Love Family Ministries, says building relationships is important in any field. “We each have a limited range of knowledge; we are each shaped by our own set of experiences and networking gives you the opportunity to share your experiences with others. In return, you receive the added benefit of someone else’s area of expertise. When we build relationships with others in our field, we have the unique opportunity of being blessed by each other’s talents, being inspired by each other’s abilities and even learning from each other’s mistakes,” she adds.
Giving Back Another central theme among women who are succeeding in their respective businesses, was they all felt the need to reach back and help someone else succeed. The Catalyst study found that 69 percent of the women who had a mentor in 1998 had achieved at least one upward career move,

If you don’t know her name, you definitely know her face. She is Yolanda Green - community pioneer, children’s advocate and television personality.
I
Yolanda’s broadcasting career began in 1994 and includes work in both radio and television. She currently serves as the Community Relations Director and Host of “Outlook Houston” for Houston’s CW39. As the Host of “Outlook Houston” she works to educate, inform and empower viewers on critical issues facing the Houston community. It’s a job she loves and one that she wishes she could do so much more with. “The most challenging thing (about my job) is knowing that there are so many issues facing our community and children in particular and only a limited number of resources,” she said.

During her tenure at CW39, Yolanda has worked to help empower the community through the CW39 Cares for Kids Fund by facilitating the distribution of more than nine million dollars to local non-profit agencies. She was also the driving force behind establishing a comprehensive broadcast Public Service Campaign that has helped more than 3,500 children find adoptive homes. Yolanda’s tireless efforts on behalf of Houston’s Children have brought her state, local and national recognition.
Dr. Jonita Wallace, affectionately called, “Dr. J.,” is a native Houstonian and a recognized scholar, motivational speaker, and proven educational and social service leader. She serves as the Chief Executive Officer of the largest Community Action Agency (CAA) in the state of Texas, and the only CAA in Houston, Gulf Coast Community Service Association (GCCSA). GCCSA is a non-profit agency commissioned to administer programs to lowincome families in order to transition them out of poverty into self-sufficiency.

Dr. J. has served at the helm of GCCSA for three years and is responsible for over 440 employees and programs and services available in 38 sites throughout Harris County. In her role as the CEO of GCCSA, she vows to win the war on poverty by helping people to actualize their dreams.

Recognizing the importance of an education, Dr. J. graduated Magna Cum Laude from the University of Houston where she continued earning both her Master of Education and Doctor of Education Degrees in Administration and Supervision/Educational Leadership and Cultural Studies. Although a CEO’s responsibilities are multiple and demanding, Dr. J’s civic and community involvements are wide-ranging, this public servant actively serves on the Board of Directors for the Texas Association of Community Action Agencies, Ivy Educational and Charitable Foundation, the Missouri City & Vicinity Branch of the NAACP, and EducationN-Hoops. She is also a member of Phi Delta Kappa Education Honor Society, the National

In her 18 year career with Schlumberger Oilfield services Paula has held a variety of positions, including a Field Engineer managing operations on offshore rigs throughout the Gulf of Mexico and Worldwide Training Manager, where she had the opportunity to develop business opportunities and teams throughout Europe, Africa, Russia, China, South America and Australia. Paula and her husband Dwayne are also the owners of DPM Alliance Home Health Agency. DPM has a team of 25 employees providing skilled health care services throughout the Houston-Galveston Area. The Medicare supported services that DPM provides saves money, stress and health of patients and their family. appointment by Governor Rick Perry is to the Texas Energy Planning Council. Paula has been profiled in the “Black Engineer”, “Graduating Engineer” and “Money Magazine”. Phillips has been in the banking industry for 25 years and began her banking career with Savings of America in 1983. Wthin a few years, she worked her way through seven different positions. In 1999 Washington Mutual acquired Savings of America and it was evident that Sharon would fit right in with the WaMu family.
Her volunteerism includes conducting housing seminars, offering financial education, teaching literacy classes and promoting HIV/ AIDS awareness.
Sharon works alongside individuals that carry out community enrichment nationwide. She serves on several boards this includes Washington Mutual partners, government agencies, schools, affordable housing groups and faith-based nonprofit organizations.
Believing in the value of family, Phillips acknowledges Will, her husband of 18 years, for his never-ending support daughter, Ebony, and grand-daughters, Alexandria and Raven, which are truly the wind beneath her wings. She states, “A great part of what I do is because of them.

They have basically been a referral only business but are now ready to spread their wings and take American Capitol Insurance to another level. “I have a certain air of confidence that eluded me before I met and married Ken. I really enjoy being an Insurance Agent and working for myself. Having just turned 40 years old, I am extremely blessed and happy in both my professional and personal life!” she said.

Houston’s event, hospitality, and entertainment industry, activities have increased since 2004 after hosting the NFL Super Bowl. There are other cities across the U.S. that are scouting Houston to host conferences, conventions, other sporting activities, parties, and all other events imaginable. You may ask yourself why? The answer is simple: we take great pride in our venues, we have great restaurants, shopping, and we are one of the most hospitable major cities to be found. If an event is in your future you should consider hiring an event planner. Event Planners are organizing angels here on earth. The convention industry council estimates that there are between 250,000 and 450,000 professional event planners in the U.S. alone. Red Carpet Affairs do not occur overnight. Advanced planning and preparation is a must. Anytime people gather for a common purpose or goal, someone is needed to oversee all the intricate details to ensure the success of the planned event. Planning an event requires a series of steps to create a “RED CARPET AFFAIR”. Listed below are just a few steps that will help you in the planning process.

Most surveys of entrepreneurs show that credit cards are among the most popular sources of startup financing. The Pioneer Institute, for example, found that loans from relatives and borrowing against credit cards were the two most common financing techniques used by startups with less than five employees. Despite this high rate of usage, the terms of creditcard financing are poorly understood. How many entrepreneurs take the time to read the card issuer’s Terms of Use when they respond to a new credit-card offer in the mail? Most entrepreneurs shudder when faced with signing a personal guarantee for a business credit card for the first time. Since the vast majority of businesses in the country are sole proprietorships, the difference between personal credit and business credit is murky from a bank’s perspective. Unless your business is incorporated, you’re the de facto guarantor of all business debts. So if your business has a slow sales quarter and you fall behind on your credit-card payments, your personal credit rating and your personal ability to borrow are at risk. Even if your business is incorporated, your bank or credit-card issuer may still require you to guarantee the business line of credit. In practice, most banks require shareholders with significant ownership in corporations to guarantee business lines of credit--typically owners with more than a 25-percent stake are required to sign guarantee forms when credit lines are more than $5,000. Moreover, most guarantee forms require joint and several liabilities, implying that all guarantors are responsible for the whole amount of the debt, even if they’re not full owners of the business. The guarantors can be sued individually or all together. (This tends to vary from state to state, so check with your attorney for details.) If you’re attracting new partners to your business, be sure to include a provision in the partnership agreement that commits them to accept a personal guarantee on all existing business debt. In many states, new partners aren’t automatically responsible for previous debts, so this
issue must be addressed specifically. The goal is to spread the liability as widely as possible to reduce the risk to any one individual. Keep in mind that if you’re establishing a credit line with a community bank or local small-business lender, there may be some room for negotiation. For example, it’s possible to request that certain personal assets be excluded from the guarantee or that the guaranteed percentage of the loan declines as the business matures or surpasses a certain net-worth threshold. Private loans from relatives and other business associates are also subject to negotiation. However, for credit-card issuers, the offer for business credit is usually a take-it-or-leave-it proposition--and you must accept the personal guarantee if you want the card. For small businesses struggling to find funding, borrowing against a credit card can be an attractive--if not the only--option. Plunging further into credit-card debt is a scary proposition, but for many the outcome has been rewarding. If you feel using a credit card to fund all or part of your business is the best option for you, be sure to read the fine print before responding to your next credit-card offer in the mail. Understanding the risks before you accept the offer can save you a lot of financial pain in the future.

I am more interested in investing for income over the long term rather than in participating in the daily ups and downs of the stock market. What would be a good investment strategy for me? A. One choice for income seekers may be quality, long-term dividend-paying stocks. Many “name brand” companies have not only paid dividends consistently since the early 1900s; in some cases, they have also steadily raised their dividends. Q. What makes these stocks attractive to long-term investors? A. Consistent dividend growth stocks may be attractive for long-term investors who can hold the stocks as dividend payments rise. Although the stocks’ current yields may not seem competitive at first, growth in dividend payments can significantly increase the yield on an original investment. Q. Why is dividend growth so important? A. An investor seeking income could purchase conservative fixed-income investments, such as Treasury bonds. In fact, every well-balanced portfolio should contain such investments. However, without the power of dividend growth, inflation will take its bite, and these investors may end up losing ground to inflation over time. Q. What should I look for in a quality stock? A. Consider three factors that can help limit your risk and keep your income growing when you are looking for income among stocks: 1. A low payout ratio gives the dividend room to grow. The payout ratio is the percentage of a company’s earnings per share (EPS) paid out as dividends in the current year. The lower the ratio, the more room for potentially boosting the dividend. Remember, for a leading company to retain its leadership position, it will have to channel a good portion of its earnings toward growth. Thus, payout ratios may be lower for these stocks than they are for electric utilities or other companies in slow-growth industries. 2. Capital appreciation potential can enhance returns. Regardless of whether or not they receive a dividend, most investors buy a stock hoping its share price will rise. Consider how the value of your investment would increase if, in addition to annual dividend increases, the company’s stock price also rose, for example, in line with the S&P 500 average. 3. Dividend payment history can provide clues about the future. Although past performance does not guarantee future results, a company with an unbroken record of paying dividends for 30-plus years would seem to be reliable for income. A history of growth in the dividend is equally important. However you choose your income stocks, the key is holding them for the long term, which means that daily and monthly price swings may not be as important. Has your entire life been a fight just to survive? This all could have begun at birth and the good news is you don’t have to live this way any more.
The amniotic fluid should have protected you but it couldn’t because you were floating in every negative emotion that your mother ever felt. You were conceived and incubated in an environment that wasn’t conducive to a healthy birth and you had to fight negativity to be born. After delivery you came here familiar with feelings of rejection, worthlessness, self-hatred and loneliness that didn’t belong to you.
Childbirth was originally intended to be effortless for women and children. Then sin entered, the curse was pronounced and everything changed. In order for the women of God to win in 2007, you’ve got to understand what happens at conception, incubation and birth. This can set things right allowing you to take control and move forward in life.
For your entire life you have been reacting negatively to circumstances because of all the junk that was put in you before you were born. Before you had a chance to live and experience life for yourself negative emotions, from someone else, were already dictating how you would live. But you no longer have to carry around your mother’s excess baggage.
God’s perfect plan is for husbands and wives, who love one another, to come together and have families. Unfortunately, mankind hasn’t always followed God’s plan.

All of these negative emotions were floating within your mother and at conception they were infused into your soul.
Since God never plays catch up to the enemy He wants you to know that there is more good in you than you realize. Therefore, it’s time to give the enemy his garbage back by refusing to allow the negativity of others dictate your present way of life. Now it’s time for you to shout a battle cry of victory. A battle cry is a cry so loud that it splits Heaven and everything you need falls at your feet. So, go ahead women of God shout unto God with the voice of triumph!

Traditionally, the New Year is a time for new beginnings. It is a time when we commit to doing better in the upcoming year than we did in the last year. “Out with the old and in with the new!”
While it is always a blessing to see a new year, the tragedy with so many of us is we are no different than we were the year before. We usually start our new year off well. We are passionate about our new commitments, sacrificing and stretching ourselves to the max. In our endeavor to be better, thinner, wiser, etc, we see the complication and difficulties of what we have over committed to and find ourselves frustrated and ready to give up. We must keep this simple principle in mind: God is priority. It is the single most important principle you can have as a human being. This simple, yet life changing
principle, can help you in every area of your life. The problem is the things we attempt to change are usually what we feel others may dislike about us. We are pressured into making changes that only appeal to the perception of man. And not so much of what God is displeased with. (Man Pleasers Gal1:10; Thess2:4;Eph6:6) If we are honest with ourselves, we would rather please or attempt to please an unappeasable society than we would our Savior. Aaron builds the golden calf not because it pleases God but it pleases folk. The pressure to please others can be great when…your life is built around acceptance and impressions. Make this year different, be a God pleaser. Change those things that need to change not because it impresses others, but because it blesses God and you will find it more gratifying. I have found it much easier to stay on track when I simplify my life by focusing on three

basic areas. First area of focus is TIME – what you have been allotted. Practicing good stewardship over our time is very important. Time is our most valuable commodity. We must be as efficient as we can with it. Second area of focus is TALENTS – what God has uniquely and specifically given to you. If you learn how to use what God has given you, your gifts will promote you! Third area of focus is FINANCES – what you have labored for. Manage your money well, maintain a healthy savings plan and most important, honor God with your tithes. God can do more with 10 percent, than you could ever do with your 90 percent! I pray that this has encouraged you to be the best version of yourself for 2007!

Tax Time: Property Owners, pay now or pay later By Natasha Gransberry Contributing Writer
As we begin the New Year there is one word that sparks both attention and fear for most people: TAXES! Most people think federal income taxes but I am referring to state property taxes. While those who live in rented communities have no immediate worries, it is a major concern for all property owners. After having small discussions over the holidays I felt it was necessary to address some myths and facts concerning taxes. First and foremost, there is one myth concerning taxes that has to be debunked. You CAN lose your homestead if you fail to pay your property taxes in a timely manner. The constable can become your worst nightmare when he knocks at the door to serve notice of a lawsuit from your city, county, or local school district regarding back taxes. While most people understand the responsibility of paying taxes, there are a few that may pay only the school but not the county or vice versa. Do yourself a favor and don’t ignore January 31, 2007. It may feel like a hassle but just imagine the additional burden of penalties and interest that accrue with the late payment of taxes. The taxing jurisdictions DO NOT waive penalty and interest on past due taxes. While some may offer payment plans the best method is a timely payment. In order to determine if your taxing jurisdiction offers a payment plan for taxes that have become delinquent, you should contact your local tax office. If you find yourself in the unfortunate situation of being sued by a taxing jurisdiction, the court can order your property sold to pay back taxes. This means that someone could purchase your property at a delinquent tax sale and become the new owner. Although you may be entitled to any excess proceeds from the sale, an immediate 25 percent penalty is incurred that must be paid to the new owner in order for you to redeem your property. Please refer to an attorney or Texas Property Tax Code for redemption guidelines and relevant time periods. Next, a tenant leasing property is subject to eviction if the property owner fails to pay property taxes and loses the property in a tax sale. When property is sold at tax sale the new owner is not responsible for the current tenant’s ability to live on the property. Although the tenant is not responsible for paying the taxes it is a good idea to check every year to see if your landlord is current on his taxes. Many jurisdictions allow you to check this anonymously online. One way to possibly avoid the problems of tax delinquency is to use an escrow account. Most mortgage companies offer these accounts as a way to allow you to make monthly payments toward your taxes as part of your monthly mortgage payment. The downside is that it may be harder to qualify for a mortgage based on your monthly payment with the taxes included. This has to be factored in when choosing what type of home you can afford. If you can’t afford the additional escrow payment every month how will you write the one large check at the end of the year? The choice to opt-out of an escrow account will be your problem so make sure to make a wise decision that reflects your ability to pay without one. Lastly remember that January 31, 2007 is the deadline to pay your current year taxes without incurring any additional penalty or interest. This article is designed for general information only.
