“When you look into the distance in the direction of the polder, watching the setting sun, the sky sometimes takes on a powerful red-pink glow. The wind slowly drops and adds a last playful moment by gently ruffling the reed panicles at the edge of your garden. One more look across the calm water; it’s time to contently conclude the day...”

It only takes a bicycle ride of less than five minutes to get from Eilands’ Eigen to the Westwijk shopping centre. In the Stadshart, the Oude Dorp district and along the spectacular river Amstel you can indulge in the best culinary experiences in one of the many (160!) restaurants. Eilands’ Eigen is situated on the border between the dynamic city and the Dutch polder. Here you can enjoy the beautiful views for as far as the eye can see.
Eilands’ Eigen is spread across five islands in the new district De Scheg; the latest large new-build district of Amstelveen. A place surrounded by lots of greenery and water with a beautiful green zone in the south. Eilands’ Eigen is a wonderful place to live.
Eilands’ Eigen is designed to accommodate 172 beautiful houses and apartments in total that distinguish themselves from others due to the high-quality finish and Amstelveen look. The housing offer consists of a mix of terraced houses, semi-detached houses, detached houses and apartments. The dwellings are spread across three residential islands, each of which with its own atmosphere and style of architecture.
The space in Eilands’ Eigen is distributed in such a way that the closely positioned buildings of the existing Amstelveen slowly make way for the more outspread and beautiful and peaceful arable land. There is a great view across the vast polder from various points. At certain times you could spot game. You may even be able to do that from your own private garden or sunoriented (balcony) terrace. What a way to spend time!
A new district with local traffic only, that is what Eilands’ Eigen has to offer you. Here, the motorist is only a guest. The layout of the public space takes children playing outside into account and is low-traffic, with speed bumps and narrow (sometimes dead-end) streets. You could compare the district to a large residential area.
There are various meeting places planned on the three residential islands in Eilands’ Eigen. Places where you are most likely to meet your neighbours are the green areas, the play areas and the neighbourhood courts. Apart from making everything more convivial it will also contribute greatly to a good community feeling.
Eilands’ Eigen is the latest large new-build district of Amstelveen
The houses in Eilands’ Eigen will be beautiful and spacious, but how about the private gardens and terraces? These are very spacious as well. During construction you can already start laying out your private garden. Once the house is ready to be delivered, the garden will be ready too. How’s that for fully unburdening you! As soon as you move in, you will be able to enjoy that grand view from your comfortable garden chair. On the slopes of all the back gardens that border the water you can have duckboards placed at various spots. A great place to enjoy a drink on the waterside. Can you picture it already?

The flora and fauna island where nature can run its course and where people are forbidden to go. For Eilands’ Eigen, nature and sustainability are paramount.
Where would you possibly find that? Being able to live on an island? Eilands’ Eigen consists of five unique islands in total, three inhabited and two uninhabited. All the islands are surrounded by water and provided with plenty of greenery. The sustainable and energy-neutral houses are spread over three residential islands that can only be accessed via a bridge or culverts.
In addition, the district features two stunningly beautiful natural uninhabited islands. The largest of the two will be all about nature and playing. Eilands’ Eigen play forest has been designed by a landscape architect. It is the best place ever for children to romp and play to their heart’s content.

Housing on the largest residential island on the west side of Eilands’ Eigen is the most varied. This will become the location of detached, semi-terraced, semi-detached and terraced dwellings as well as apartments. The medium-sized and smallest residential islands are reserved for detached houses only, with spacious waterside gardens. The eastern residential island is for apartments and terraced houses.
A separate outdoor area where children can romp and play to their heart’s content.
The fifth island will be all about flora and fauna. Completely surrounded by water and without any bridges. Not accessible to people. With the assistance of, among others, a microbiologist, the landscape architect designed the layout of this beautiful island. Truly a place where nature can run its course. Wouldn’t it be great if, in spring, meadow birds would come here looking for a safe place to brood? And that it would become the Valhalla for all kinds of insects due to the diversity in plant varieties?

Atelier Dutch is an agency where both architects and urban developers design areas, districts and buildings. Feasibility and malleability come together here in an attractive whole with the wildest of nutty thoughts leading to the loveliest designs. The same applies to Eilands’ Eigen.
Eva: ‘Hi Rob, you’ve been working on the urban development plan of Eilands’ Eigen. It’s quite a special plan involving various islands. How did the idea of various islands come into being?’
Rob: ‘Eilands’ Eigen is situated at a very special location alongside the open landscape. For this reason, the choice was made to set up part of the landscape to accommodate nature and games for children from the neighbourhood. This adds value to this new residential area.’
Eva Green, our reporter, visits our collaboration partners on a regular basis to shower them with questions. This time she paid a visit to Rob van der Velden, Urban Developer at Atelier Dutch in Almere, to ask him everything there is to know about the setup of Eilands’ Eigen.
Eva: ‘The islands are so different from each other. Can you tell us more about that?’
Rob: ‘Certainly. The area will include several islands. A number of bigger islands for residential purposes. The biggest island will present a combination of ground-floor housing, terraced, semi-detached and detached houses and apartments to add to the mix. The small island at the top will also feature apartments in a special setup. The central island is the most special little island where houses will be built with their gardens directly bordering the water.’
It will be a combination of ground-floor housing, terraced, semi-detached and detached houses and rather special apartments.
Eva: ‘Can those whose gardens border the water moor their boats there?’
Rob: ‘Yes, they can. The water system is set up in such a way that everything is connected, making it possible to really make use of the water as well.’
Eva: ‘What can you tell us about the non-inhabited islands of Eilands’ Eigen?’
Rob: ‘We will establish two totally green islands. The biggest island will be accessible via a small bridge. It will feature areas for playing and for meeting up with each other. The smallest island will not be accessible. This allows nature to run its course resulting in spontaneous natural developments.’

ATELIER DUTCH Rob van der Velden Urban Developer Rob van der Veldenpage 25
Eva: ‘So it’s not at all possible to get there?’
Rob: ‘You may be able to do that using a boat, but the idea is to prevent people from getting there for the purpose of stimulating nature inclusivity and biodiversity.’
Eva: ‘Wow. So what you’re basically doing is presenting nature with a gift?’
Rob: ‘Yes.’
Eva: ‘When you started working on this plan, what was it that inspired you?’
Rob: ‘It’s all about the surrounding context, the landscape and adjoining neighbourhood. So, when you look at the area, you can see that the structure of the district was based on that of the adjoining district which, in a way, connects the new area to the existing area. The lines of the landscape were based on the Legmeerpolder, the open landscape south of the plan. By bringing those two together, the manner in which the houses in this area have found their exact right spot is actually quite obvious.’
The smallest island of the five will not be accessible. This allows nature to run its course.
Eva: ‘It is the expectation that there will be a lot of children in Eilands’ Eigen. How was this taken into account with regards to the water and traffic?’
Rob: ‘Where traffic is concerned, this is an area with only local traffic. This means that we designed the district in such a way that the car has become a “guest”. They won’t be able to drive fast through the district, making it safe for any children playing outside as well. In respect of the water, there is obviously the risk of children coming into contact with it, which makes it important for each and everyone to prevent that from
happening, and that, if it does happen, there are measures in place to help them get out as fast and as easily as possible. So, no steep banks, but rather sloping banks that will allow us to add a lot of greenery and nature in that way.’
Eva: ‘Well, Rob, we’ve all learned a lot about this plan and it really sounds as if Eilands’ Eigen will be a great asset to Amstelveen. Thank you very much.’ Rob: ‘You’re welcome.’
The biggest island will be accessible via a small bridge. It will feature areas for playing and for meeting up with each other.

No matter which house you buy in Eilands’ Eigen, sustainability is front and centre. There’s a reason why good insulation, ALL-Electric and solar panels are standard. Your energy-neutral house in Eilands’ Eigen is your home for the future. That we guarantee!
Future investments because of sustainability requirements?
Not if you buy a house in Eilands’ Eigen. Your total living costs will be substantially lower as the house comes with a complete arsenal of energy-saving measures.
The difference in costs compared to an existing house or a less energy-efficient newly built house will only increase in the future. Buying this house means that you can spend more money on the fun things in life.
Many people find it hard to understand the pricing of a newly built house. Compared to an existing house, a newly built house could have a substantially higher purchase price. At first
glance, this seems quite illogical. However, once you realise what all the newly built house is equipped with, and the many associated advantages, it starts making perfect sense. The specialists of VORM Sales & Finance are happy to show you!
In many existing houses the energy consumption is much higher than necessary. The main causes being a loss of heat via doors, cracks and windows, poor ventilation and the use of warm water. In the houses of Eilands’ Eigen the energy loss is reduced by:
• A better building envelope, for example by means of proper insulation and HR++ glass.
• Recovering heat when ventilating.
• Using the most energy-efficient equipment, such as the A+++ heat pump.
• Solar cells.
The houses in Eilands’ Eigen are energy-neutral. Another thing that could be of great benefit in respect of a mortgage as it enables you to take out a Sustainability Mortgage. A good example of such a mortgage is the Klimaat Plus Hypotheek of Triodos, to be brokered via VORM Sales & Finance. The energy-neutrality of your home ensures a hefty discount on the mortgage interest. So, in addition to lower energy costs, you will also enjoy lower mortgage costs.
Furthermore, where these energy-neutral houses are concerned, you can add EUR 15,000 to your borrowing capacity. Energy-neutral and completely energy-neutral, that’s what the houses in Eilands’ Eigen are all about. All this mainly due to good insulation and the use of a heat pump and heatrecovery ventilation system.
Cooking on gas has become rather outdated. By now, everyone has crossed over to an induction cooker and there are many amongst us who generate energy themselves. Well, no gas comes into play in your house in Eilands’ Eigen.
The roof of your house in Eilands’ Eigen will be partially fitted with solar panels used to generate sustainable energy.
The individual ground source heat pump makes it possible to both heat and cool your house. Floor tubes, running through the entire property, not only heat the house, but also cool it. How great is that! The only exception being the bathroom, where cooling isn’t possible. There is an electric radiator instead, to add more heat to this space and increase the level of comfort.
The ventilation system in the house is an HR, heat-recovery, system. It introduces fresh air and disposes of used air. This installation operates partially on CO2.
The perfect house requires the perfect mortgage. As the Eilands’ Eigen project is built in a sustainable manner, you, as a buyer, are entitled to various mortgage advantages. This translates into substantially lower interest rates, a higher sum to borrow and better conditions in general. We refer to it as a Sustainability Mortgage. Our mortgage specialists are happy to explain the best way to benefit from all these advantages within your own (EIGEN) Sustainability Mortgage. After all, lower monthly costs are always welcome, right?
VORM Sales & Finance is our mortgage division. Those at VORM Sales & Finance assist our buyers in all things financial, day in, day out and 24/7. That is their only daily task. We call them “dedicated consultants”. The mortgage specialists of VORM Sales & Finance not only have the specific knowledge required for newly built houses, but also for our new housing projects. This makes for a pleasant, personal and highly professional mortgage process. We advise you to enter into talks with VORM Sales & Finance. The last thing we want is for
you to receive incomplete or incorrect information from the commercial mortgage world, thereby affecting your purchase experience in a negative manner.
A new-build mortgage really is a totally different kettle of fish, which is why you would want to confer with a specialist. It would obviously be wise, in collaboration with your VORM Sales & Finance mortgage specialist, to investigate your individual possibilities in an as early as possible stage. What housing requirements do you have, what options and extras are you looking for and what would be the resulting monthly costs?
This is important information and something that is good to have before starting the final purchase process. Make good use of all the VORM mortgage advantages that you, as a house buyer, can benefit from!
1. Extra mortgage interest discount because you are buying an energy-neutral house.
2. Solutions for double monthly costs during construction.

The houses in Eilands’ Eigen are ready for the future! Connected to individual heat and cold storage installations.
All the houses meet the latest environmental requirements and are energy-efficient.
For those familiar with this subject; it concerns the sustainable BENG standards. For you, it means significant savings regarding your monthly costs and the right to take out a special Sustainability Mortgage with appealing interest discounts via VORM Sales & Finance. However, in addition to sustainable and energy-neutral houses, matters such as water retention, biodiversity, heat stress and nature are also extensively taken into account throughout the entire district.
Houses must of course be maintained, as is the case with so many other objects. However, the big advantage of newly built houses in a completely new residential area such as Eilands’ Eigen, is that EVERYTHING is completely new! There is no overdue maintenance, as is sometimes the case with existing houses, and the dwellings are built under the guarantee of the associated guarantee institute. Both the houses and the area are totally future-proof.
Not just a comfortable floor heating in winter, but also a highly welcome floor cooling in the warmer periods of the year. All houses are fitted with both floor heating and floor cooling. In other words, there are no radiators that could disrupt any layout preferences or obstruct the free outbound view from the various rooms. An added advantage here is that this also means more available square metres of living space.
When opting for a new house, the choice is to either go for an existing house or a newly built house. But why would you want to opt for newly built? Let’s sum up all the advantages for you.
You can arrange everything in advance, up to the very last bathroom tile. As soon as you receive the key, a large number of requirements could already be fulfilled.
Newly built houses are built according to the latest energyefficiency standards. Which is not only to the benefit of the environment, but to your wallet as well. You are purchasing an energy-neutral newly built house. In addition to the most obvious advantage – a lower energy bill – that extra energyefficiency can also be of benefit to you in the form of an additional discount on your mortgage interest. The mortgage specialists of VORM Sales & Finance would simply love to tell you all about it.
A newly built house retains its value better than an existing house.
Matters such as additional work could be included in your mortgage and it would be possible to borrow more because a newly built house in Eilands’ Eigen is energy-neutral.
You start a new-build housing project together with your neighbours. Together you follow the progress of construction and you already know your neighbours before you start living there.
Maintenance costs are far from prominent in the first years because everything is new and built according to the latest criteria and technology.
A newly built house retains its value better than an older, existing house as the next buyers can expect less maintenance and/or renovation costs, compared to an existing house.
As a newly built house is sold on the basis of the vendor paying the legal/transfer costs, the 2% transfer tax as well as notary costs regarding putting the house in your name will not be charged to you, the buyer.
The contractor of Eilands’ Eigen is affiliated with a guarantee institute. This guarantee institute safeguards all guarantee regulations.
