Impressive monuments

The larger part of Zeeburgereiland was taken up by the sewage treatment plant for the East of Amsterdam. Until 1982 the Amsterdam sewage was dumped untreated.

In Amsterdam houses are often sold with a ground lease. This means the ground the house is built on remains the property of the municipality. Buyers pay the municipality an annual fee, the so-called ground rent, or they buy out the ground rent for the next fifty years. At first sight ground lease appears to be a disadvantage, but if you take a closer look, the ground lease

system actually offers substantial benefits. For one thing the ground lease is tax-deductible

and the rates charged by the city of Amsterdam are low. In addition, anyone securing a new mortgage these days must pay off the entire amount borrowed within the duration, if they wish

to be eligible for the mortgage interest relief. In the case of ground lease you don’t pay off

anything, as you only pay the ground rent, yet you are still entitled to tax relief. Just like with your mortgage interest. The result is that your monthly expenses decrease and your borrowing capacity (generally) rises. Like a mortgage, the ground rent must be determined for a certain period (1, 10 or 25 years). If you buy out the ground rent for fifty years, this purchase may be included in the mortgage. So, there are many options and that means choice.
