I hope you’ve planned plenty of things to do over the summer holidays; hopefully you feel like me that we’re really fortunate living around here as there’s so much going on in Matlock & Wirksworth to keep us entertained over the summer holidays. Restaurant review: My partner and I had the privilege to visit Stones Restaurant in Matlock again it was a real pleasure, please read my review on page 15. Martin Lewis - First Time Buyers It’s perhaps the cheapest time in history to get a first time buyers’ mortgage – with rates at historic lows and the new Help to Buy ISA due. Yet that’s not the same as saying it’s the best time to buy a house. Property is an ‘asset class’ that means prices move – so never assume buying a home is as safe as houses. It’s far more important to examine your own reasons for buying. If it’s a long term place to live, to give you security of tenure, and the repayments are affordable (possibly even cheaper than renting) it's a reasonable aim. Here’s what you need to know… Step 1. Learn the lingo. A mortgage is likely to be the biggest financial transaction you'll make, so arm yourself with knowledge to understand the terms commonly used. Here are the key facts you’ll need to understand about any mortgage. a. The Rate: This is the interest you are charged, and it dictates the amount you repay each month. b. The Type: Most mortgages have rate reductions for the first two to five years. These come in a few types. Fixes are where the rate is locked in. Trackers are where it can only move in relation to UK base rate moves. And variable rate, where they tend to move with UK base rates, but can also move at the lenders whim. c. Length of the deal: If it's a short-term deal (eg, a 2yr fix), when does it end? d. Term: How long is the entire mortgage borrowing length - eg, 25yrs, and when will it be fully repaid? e. Penalties: Are there any early-repayment penalties if you try and pay it off or move, before the deal ends? f. Can you overpay? Are you allowed to pay more off without any penalties? This can be very useful as it means you pay less interest over the mortgage terms and clear the debt more quickly. g. Your loan-to-value (LTV): The proportion of your home's current value you are borrowing. eg, a £20,000 deposit on a £100,000 means you’re borrowing £80,000 – so it’s an 80% LTV. The lower the LTV, the better deal you can get. To help with this I’ve a totally free 60 page FirstTime Buyers mortgage booklet you can download

from www.mse.me/FTB which takes you through everything in more detail. Step 2. Deposit, deposit, deposit. Every 5% bigger deposit up to 40% cuts the rate - so a little more can have a big impact. Imagine you've a £150,000 home, and want a £136,000 mortgage. That's a 90.7% LTV, the top 2 year fix is 3.98%. Yet if you use £1,100 of savings to reduce the borrowing needed, you'd cross a threshold and be at just under 90%, where the top 2yr fix is 2.69%. This would save over £700/year in mortgage payments alone. Of course saving for a deposit is often a struggle. From autumn you’ll also be given the chance of a cash boost towards buying your first home if you save into a new type of Help to Buy ISA. You can save up to £200 every month and the Government will add 25% on top (so £50 on £200). You can also save an additional £1,000 when you first open it, meaning you can save £1,200 in the first month (that will have £300 added on top of it). The minimum you need to have saved to get the bonus is £1,600 (so a £400 bonus), and the maximum the Government will contribute is £3,000 (so that means you will have saved £12,000). For full information see www.mse.me/helptobuyisa. Step 3. Speedily compare to benchmark your cheapest. It’s important to start to work out the exact cost you’re likely to pay as soon as possible. Mortgage rates are currently the lowest they have ever been, with even 5 year fixes below 2% (if you’ve a big enough deposit). While there is always the chance that they could sneak even cheaper, there’s not that much room to fall, yet there’s far more room for them to rise in future. To find a mortgage you want to look across the whole market if possible. There are a number of lenders like Yorkshire BS, Tesco Bank and HSBC who only offer their mortgages direct, and these may be missed by mortgage brokers. So it’s important to start by doing a comparison that includes all deals. My own www.mse.me/mortgagebestbuys comparison tool does, as does www.moneyfacts.co.uk and Googles mortgage tables. Step 4. Two things that can kibosh your application. The days when lenders flung out deals to all and sundry are long gone. Getting

Dales Directories Local services accepted is now a challenge – I would suggest you start preparing and you position yourself at least a year in advance, or failing that as soon as possible. a) The credit check. It's crucial to manage your credit score, preferably months in advance, eg, never make late payments, minimise other applications and put a landline not a mobile on applications. See my 35 credit score boosting tips at www.mse.me/creditscore to make sure that you’re in good financial shape. b) Affordability checks. Lenders must stress-test if your mortgage is affordable, even if rates were 6-7%. They'll want evidence of income, big bills, expenses, even eating out. So being frugal in advance helps. One way to navigate through these checks, is to use a top mortgage broker, you can search for one using www.vouchedfor.co.uk or www.unbiased.co.uk - they have info on how harsh each lender's checks are, and can help ease acceptance. You’ll generally pay a fee for face to face advise though brokers like www.lcplc.co.uk operate fee free via the phone (they get a fee from the lender).

Step 5. Don't fall for 'Help to Buy Mortgage' branding. While much hyped, the main Help to Buy scheme (ie, not the original only for new builds) is about the Government giving LENDERS a guarantee to enable them to offer more 5% deposit mortgages, meaning more are available. If you're looking for a 5% deal, it makes no difference to you whether it's a Help2Buy or not. Just go for the best available. Step 6. Fixed or variable? With a fixed mortgage, the amount you repay is, er, fixed so it's like buying an insurance policy against possible rate rises. Variable deals move with UK interest rates (sometimes just at the provider's whim). Currently you only pay a touch more to fix. It's very difficult to predict future interest rate moves. Even top economists are singing a different tune now from a year ago, and there's even the possibility they may fall before that. So focus on your own situation. The more crucial the security of knowing exactly what you'll pay, the more you should edge towards fixing (& fixing longer). If cracking the rock-bottom deal's your driver, edge to short-term trackers.

Parkside Fitness - Our Story Parkside Fittness in Matlock only opened at the end of 2013, and since then they have had a constant stream of new members joining up as the word gets about how great it is. Parkside Fitness is the dream baby of Dean Pratt;Dean was frustrated that he couldn’t find a gym in the local area that he felt comfortable in. COMPUTER TIP CryptoLocker and the like A few times this year I have been called to computers that had been infected by CryptoLocker or one of its variants. This is an evil infection which encrypts all your data files and renders them useless unless you pay a ransom of several hundred dollars (and maybe not even then!) NEVER open email attachments that you’re not 100% sure about and make sure all your important files are backed up - and your backup device is not left connected to your computer! Consider free cloud storage such as Dropbox or Google Drive for extra backups. Also search out a free piece of software called CryptoPrevent which will put rules in place to stop this sort of thing running. Check out more details on the website.

It was a real privilege to have the opportunity to visit Stones Restaurant again, they’re a restaurant specialising in modern British cuisine and is tucked away near the bridge in the heart of Matlock. Over the last couple of years the layout has changed in the restaurant, it now boasts a stylish conservatory that leads out onto a terrace area overlooking the river. The restaurant looks fantastic and the terrace is a particularly elegant place to sit and enjoy pre-dinner drinks and watch the world go by at lunch time or in the evening.

To keep the pricing simple at Stones you can order in the evening two courses for £28 or three courses for £32. We ordered our starters, my partner had Sesame Crusted Scallops, Confit Chicken and Pickled Ginger and I ordered Citrus Cured Salmon, Charred Cucumber, Lemon and Dill Dressing. For our mains I ordered Herb Crusted John Dory, Aubergine Purée, Roasted Courgette, Warm Gazpacho and my partner ordered Assiette of Lamb, Peas and Carrots and Fondant Potato. Stones also provided more treats in between the courses of Brad Malt Bread and Cheese and Onion When we visited them it was a chilly Wednesday Bread served with Home Made Butters. For desert I had Crème Brulee with Strawberry Sorbet and White Chocolate Powder, and my partner had Banana Ice-cream with a Brandy Snap Cone, Coco Sorbet and Mini Meringues, this was followed by Coffee and the most amazing Home Made Chocolates and Marsh Mallows. Stones Restaurant really is fine dining at its best, we were both blown away by the service, the presentation of the food and their attention to detail. I’d love to describe to you how the food tasted but unfortunately we don’t have the space here, maybe you should try it for yourselves! All I can say is that you don’t get ‘Two AA Rosettes for Culinary Excellence’ for nothing! evening in July so unfortunately we couldn’t enjoy the terrace. We were shown to our table in the very smart conservatory and offered the pre-dinner drinks menu. I ordered a Cocktail of Pimms and Ginger Ale and my partner ordered a Mocktail (non-alcoholic cocktail). Canapés were served with our drinks, we had Smoked Salmon with Beetroot Jam, Chilly and Lime Pulled Pork, on a Coconut and Lemon Grass Ginger Puree, and Red Pepper Mousse with Basil and Feta Cream.

Kev Stone, Head Chef, his partner Jade Himsworth and sister Katie Temple have created a really special place with amazing food, with such attention to detail. ‘’I wish we’d started this earlier!’’ ‘’Oh, why did we leave it so late?’’ ‘’We didn’t know the difference that you could make to us’’ Sadly these are the most frequent things we hear at this time of the year from both parents and some students just before they go off to sit their GCSE Maths or English exams! The stress suffered by all parties during that all important year 11 , usually around the mock exams, when parents and students wake up to the fact that they are in danger of not getting the grades they want or need for their life’s ambitions. It is all very well saying the student must do more work or try harder, but more of the same rarely works. In our experience the student has some real gaps in their learning and often a low level of confidence in their ability. Constant previous exam papers during class in the run up to the exam only exacerbates the situation with the result that the student loses what confidence they had, feels a lower selfesteem and generally settles for a lower grade than they really wanted or are capable of.

He was hovering around a grade D and Pat knew it would take more than luck to get him to a Grade C… a change of pace and attitude was effected by Sue and Pat and now he is soaring and mum is happy. Claire came in March, very stressed and anxious to get a GCSE Maths A*. She lacked confidence but was ambitious. Sue, our Maths tutor, soon turned her around and she ended up confidently tackling A* questions with ease. Rachel arrived in June for her GCSE Maths next year, in 2016. She knows what she wants and she and Sue sat down and devised a plan to get her there. One relaxed and

If You Want To Save The Planet, Take Up Gardening. There is a quote that goes along the lines of ‘If you want to save the planet, take up gardening’. I don’t know who said it, but it’s extremely good advice. I love gardening and helping others to enjoy their gardens too but it never occurred to me, until recently, that I was also contributing to the bigger picture, that of caring of our planet too. As a busy person, running my company, Yorkshire Garden Designer and caring for my own garden, I don’t stop to think about much beyond the immediate and the urgent. I’m sure you do much the same. So it came as a surprise to find that in actual fact I was doing quite a good thing, in my own little way, to boost the health of the whole planet. As a gardener, one of my primary goals is to keep the soil in my veg patch in good heart and by that I mean that I work quite hard to make ensure that I put a decent amount of organic matter in the soil every year which gives it good structure, keeps it moist, fertile and supports a wide range of soil born organisms. An easy way to check the condition and fertility of your soil is to do the worm test. To do this, just dig a hole in one of your borders, about a foot down (30cm) and as wide. Get a clean piece of plastic and put the soil that you dig out of the hole onto it. Once you have finished the hole, look through the excavated soil and count the number of worms you find there. If you have 8 or more, your soil is in excellent condition. If you have

less, or even only one, you know that you need to get some well-rotted organic matter into it as quick as possible. There is an obvious benefit to keeping the soil in good heart. It will support healthier plants which are the basis of the food chain we all rely on, as well as making a vital contribution to keeping our environment clean and viable. The less obvious benefits of keeping our soil in good condition is that fewer man-made chemicals are needed to grow the crops we rely on, there is more bio-diversity and less soil blows away. Soil erosion is a huge problem worldwide and whole populations have experienced devastating famines as a consequence. It comes about because the soil loses its organic matter (which happens for many reasons) and as a result becomes light and dry. So when the wind blows, the thin soil goes with it and without any soil, it is impossible to grow anything. You may think that this is a problem that only countries such as Ethiopia must deal with but you’d be wrong. Soil erosion happens in the UK too, and for the same reasons as in Ethiopia.
