Landlord tax changes again! By Keith Emmerson, Gritstone Tax and Accountancy In a bid to simplify record keeping (in preparation for the ‘Making Tax Digital’ move) the cash basis for accounting has been available to small eligible trading businesses since 2013. This was extended on 6th April 2017 to include the vast majority of unincorporated landlords with a turnover of under £150,000 per annum. As a landlord, it is important to understand the impact of this change as the cash basis will be the default option for unincorporated property businesses. However, you can opt out if desired. For jointly owned properties, owners can make separate decisions unless they are spouses or civil partners, in which case they will be required to calculate profits on the same basis (either cash or accruals basis). Mortgage interest relief and finance costs will be calculated the same way, regardless of which basis you chose. If you use a letting agent, the date your agent receives the money from the tenant is the relevant date for cash basis, not the date on which the landlord receives that money from the agent. This can cause complications and HMRC are due to provide additional clarity on this.

Security deposits, held on the tenants’ behalf, do not need to be accounted for unless part of this is justifiably retained. As with any method of accounting, accurate book keeping is a necessary burden. The risk of incurring a fine of up to £3000 for failing to keep and preserve records is just one of the reasons this should be part of your general business admin. In addition, you can be fined for submitting an inaccurate self-assessment tax return. There are some great ways to save yourself money on the tax paid if you are clear on what is an allowable expense and have the documents to support these expenses. Whilst records can currently be kept as paper copies or electronically, it would seem sensible given the Making Tax Digital changes due to come into force, to be moving towards an electronic approach. Any electronic records must show full documents (front and back of documents where relevant) and should be in a readable format for HMRC. All records need to be kept for 5 years following the 31 January self-assessment deadline. So, for the 2016/17 tax year, the self-assessment deadline is January 2018 and any records will need to be maintained until January 2023. Everybody’s situation is different and before taking any steps to change your situation you should always take advice from a suitably qualified and experienced professional adviser.

HELP Needed for Refugees Derbyshire Refugee Solidarity is a grassroots movement working to provide aid and support to refugees. Since starting out in August 2015, in response to the ever growing refugee crisis, we’ve been collecting, sorting and delivering vital aid to refugees in camps across Northern France, Greece, Syria and Lebanon. We have an amazing team of volunteers who have spent hours and hours sorting through donations, organizing storage space, driving vans to collect donations and driving to Calais and Dunkirk and back, volunteering in kitchens and warehouses in France and Greece, filling containers, putting on fundraising events and making cakes to fuel all this hungry work! We raise funds by running, abseiling, putting on music events, student nights, meal evenings, raffles and by selling donated items on eBay and at car boot sales. I’m not a pushy parent! I am not a tiger mum! I just want my child to fulfil their full potential. Most enquiries at Kip begin with a call and the majority of parents start by saying something that indicates that they don’t want to be considered as pushing their children overly hard to achieve. They want to support and help them achieve their potential but often hold back for fear of adding to an already high stress level, particularly if the child is already unhappy at school with their work.

The tutors at Kip are simply part of the wider team that aims to guide your child through school and prepare them for life in the outside world. As we have a maximum of 5 students per tutor we have time to listen to our students and talk through their educational concerns. In addition we look at exam techniques and self-esteem as well as the academic items students need to improve.

Most parents have already tried at home to help their child but this can lead to frustration on both sides of the kitchen table and the wail from the child of… ‘’but we don’t do it like that at school’’! Teaching methods change all the time and the way you were taught to do long division or multiplication is vastly different nowadays.

We work closely with many of our mainstream colleagues as we have all been in their situation with 30 odd children per class and all that paperwork! Many teachers regularly call us to discuss what we can do to help the student by working together and coordinating work. Some even have notebooks going back and forth between us so we both know what the child is learning currently. This is particularly helpful for GCSE students who need a higher grade to move on to their chosen career.

We use an initial, non-threatening assessment to develop an individual learning plan and regularly re assess to amend and update it so that your child continues to move forward. We can offer 1-2-1 attention and a chance to have a go themselves which yields great results as it focusses on your child’s needs, confidence building and has the goal of supporting them to reach their potential. Another concern some parents have is that by coming to Kip they may be offending the teacher at school, almost as if they are experiencing a lack of confidence in the teacher. We work closely with the children’s teachers if they are aware the child is also being supported by Kip. We have had calls from some teachers worried that, as their student was doing so well at Kip, they must have missed something!

So, have no fears about being too pushy or demanding of your children. You, and we, are merely looking for the highest potential your child can comfortably achieve. They are always happy with their progress so relax and be happy for them and we have yet to find a mainstream teacher who isn’t very happy as well!!

COMPUTER TIP The ‘krack’ vulnerability The recent vulnerability to hit the news is ‘krack’ which is a weakness in the way that WiFi works and allows an attacker to ‘listen in’ to your wireless communications. This can affect ALL wireless devices; computers, smart phones, tablets and even home devices like central heating systems! If you’re running Windows and have the latest updates then you’ll be OK but check the internet to see whether your particular device has got a patch available. The good news is that the attacker needs to be in range of your WiFi network so it’s unlikely to affect most people. The bad news is that many devices will never get patched and this includes things like your internet connected central heating system. See my website or facebook for more info. But the problem with food poisoning is it’s become a term we use to describe everything from an upset stomach to the Norovirus. And quite a lot of people fake it too. That’s why people sometimes raise an eyebrow when our colleagues at work have timely bout of it on Mondays…! There's been a lot in the news lately about British tourists cashing in on fake food poisoning claims. The Association of British Travel Agents (ABTA) says that claims are up 500% in the last few years with average pay-outs of £2,000. At Resolver, we don't like it at all when organisations accuse people of trying it on or making fake claims, but sadly, there's a lot of evidence that this is true. And British people are the principal offenders on holiday. Yikes.

If you think you've got food poisoning, you aren’t going to be up for doing very much, so ask a friend or family member to help or speak to the hotel manager or a local doctor if you can. Here’s my advice: • Let the venue that you think is responsible know as soon as possible. • Speak to a doctor if you can, especially if you're older, have existing health issues or the person affected is a young child. Get proof of diagnosis. • Contact your travel insurer and find out how they can help. • Notify the hotel if you think you got food poising there. This is required in many places thanks to the sheer volume of fake claims that have gone on. They'll tell you this when you check in.

So why all the fake claims? Step forward public enemy number one at Resolver the claims managers. So, they're counter-suing claims that are dodgy. And in several cases recently they've clearly demonstrated that the claimants were faking. They know if you've been in your room for days or not. And they'll check social media too - people with food poisoning don't sunbathe around the pool while they recover. The price for getting

caught is high too - with claimants ending up with convictions and paying court costs. We think it's unfair that small minority of people have made things worse for all of us Brits abroad. But if you’ve genuinely become ill due to poor service, then you have a right to compensation, so make a complaint.
