JOANNA GIANNIOTIS CAMP HILL MARKET REPORT

Oh, hello Autumn. Here we are, a little over 100 days into 2018 and guess what: the weather in Brisbane is still beautiful! It’s not surprising really, given that we live in the second warmest city in Australia – but it’s one of the things we love about living here: the warm, sunny days lend themselves perfectly to our outdoor lifestyle; and while the rest of the country is cooling down, Brisbanites are treated to an extended summer. The real estate market in Brisbane is much like our weather: despite all expectations, and some hyperbole, the seasons bring very little change. It may come as a surprise to hear that contrary to popular belief a drop in temperature does not equate to a drop in sales. What does change however, is the focus. During the cooler months, we’re focused on keeping warm – and so are buyers. While it’s never going to be freezing in Brisbane, no one wants to live in a cold house; so a well-designed home where heating has been considered is always going to stand out. It’s pretty simple really. Just like the temptation of a swimming pool during the humid summer months, a home that is warm and cosy holds massive appeal for buyers during winter. So whether you’ve been thinking of selling or you’re looking to buy, don’t let the season stop you – make it work for you instead! Joanna Gianniotis 0433 168 761 jg@eplace.com.au

Timing is everything – or is it? In the real estate game, it’s always up for discussion. We all want to get the timing right to buy or sell for the best price, to gain the most interest in our property and the best possible outcome. We all want to know when it’s the right time to act. And almost everyone wants to avoid the holidays – but maybe we should think again. Did you know that there are 12 weeks of school holidays each year? Add in the 12 public holidays we get here in Queensland, plus our annual show day, and you’re missing out on 3 and a half months’ worth of opportunities! Fourteen weeks of buyers who are searching for their dream home!

At the end of the day, every great move is really governed by your personal circumstance. That may mean it’s better to wait a couple of weeks, or it may mean that it’s better to proceed now. So inspite the overabundance of opinions on the subject of timing my advice to clients has always been - talk to an experienced local expert who is on the ground dealing with buyers right now. It is the surest way to gain an accurate outlook of what’s happening and how that will most likely impact you given your situation. Remember, I’m here to help. With clear guidance that is specific to you. With a plan that will produce you the best result, irrespective of what’s happening around you!

Joanna put us at ease with the daunting prospect of selling our house at auction. Her reassuring manner meant we had confidence in her ability to get us the best price, and we felt very comfortable throughout the lead up and on auction day. Joanna’s warm relationship with our potential buyers ensured we achieved the best possible price for our home at auction. Thanks Joanna! Annetta V. – Seller

FOUR easy ways to radiate warmth

1. Cosy up with soft furnishings. Materials like faux fur, wool and velvet are perfect for a little winter-lux style. Don’t forget your feet! Add a plush rug for the ultimate comfort.

2. Make the most of your light. Place a statement lamp in any living area as it will bring practical ambient lighting to the space. Opt for neutral-coloured linen or cotton lamp shades which softly diffuses light.

3. Try a winter inspired colour palette with soft furnishings you can embrace. You could swap white or a light greay cushion for a charcoal or navy colour to create an inviting retreat from the cold.

4. Create a warm atmosphere with candles. Whether they’re lit or not, they will make you feel cosy indoors when added to your living, bedroom or bathroom.
