As the warm weather sets in, I am sure I am not alone in welcoming our gorgeous summer months. Summer definitely works in a seller’s favour, with the sun shining, lush green gardens, and flowers in bloom; it not only makes your home look its best, but also encourages buyers to get out and attend open for inspections and auctions.
The Brisbane property market on a whole continues on its solid trajectory of median house price growth. There are several reasons why Brisbane has maintained such a stable level of growth for the last decade and given the current sentiment out there, it is unlikely that we will see a huge swing of change anytime soon. Closer to home, the suburb of Coorparoo, the hub of the south east side, will soon be welcoming a new kid on the block… known around town as the much anticipated ‘Coorparoo Square.’ It will hold some major tenants such as the boutique national cinema chain, Dendy Cinemas, Global supermarket chain, Aldi and three residential buildings with 360 luxury apartments. The $252 million development will house 6,700 square metres of retail space and include a mix of convenience, entertainment, and lifestyle shops and restaurants. The inner south east community is no doubt very excited to see the completion of the new Coorparoo Square.
Just as the weather suggests, we are in for a fantastic summer, so too is our prediction that the local real estate market will invariably end the year favourably. I find myself in the very privileged position to be operating in a wonderful area of Brisbane. Camp Hill is doing particularly well in the property market with the median house price growth for the last 12 months positioned at 8.43 per cent. Top 10 tips: Presenting Your PLACE Potential Buyers are looking for love at first sight. They are seeking that immediate attraction, something that makes their heart beat faster, complimented by good looks and a little charm. Here are ten tips from Joanna Gianniotis on getting Buyers to fall for your place without spending a fortune. The more effort placed on the preparation makes it so much easier for you when you move out. That quick settlement for top dollar could be stress free if you are prepared. Any home, in all price brackets looks better when it smells good and sparkles as best it can. 1. LOOKING YOUR BEST.
5. EXPECTING SOMEONE?
Street appeal is so important. Tidy the yard, put out fresh mulch in the garden and add a new latch to the fence so it opens easily. Wash the house and acid wash your pavers or concrete paths. See if any of the paint needs a touch up.
Present the house as if you are about to have friends over. Set the table, it doesn’t have to be a formal setting, casual is better. Put a jug of water and nice glasses out or a bread loaf on a nice platter with napkins. If you have a deck or courtyard, focus your efforts there rather than the formal dining area that is not regularly used. Selling the lifestyle feature of the home creates an emotional connection.
2. MEET YOU AT THE FRONT DOOR. Your agent will greet your potential Buyer at the front door. They will take their shoes off and definitely have time to look around at this point. The front door needs to be cleaned with a homely touch, such as twin pot plants or a nice door mat. Does the paint on your front door need a touch up?
3. SPRING CLEAN. De-cluttering will make the whole house feel larger. Minimise appliances on the kitchen bench. Reduce the amount of items in each room as best you can to make the rooms look ‘less busy’. Do any touch ups of paint work in traffic areas and cracks/gaps. Are you blinds clean? Have Buyers focus on the positives of your home.
4. LET THERE BE LIGHT. If the temperature is right, open up your windows, French doors and curtains, creating light and breezes. Put lights on, even in the daytime, especially in kitchens and bathrooms. Lamps are effective in creating a mood for twilight viewing.
6. IN BLOOM. Use striking fresh flowers to create a centre piece in a room. I recently purchased some lilies and couch cushions and it brightened the room dramatically. Use the single magnolia or camelia from the garden in a float bowl—very dramatic and so homely.
8. SEXING UP THE BATHROOM Soaps, hand towels, towels and bath oils should be displayed in the bathrooms again to look like guests are coming over. Buy a beautiful set of towels and new quality soaps that you just use for the open house/inspection.
9. CREATING THE MOOD. Music works extremely well as Buyers can freely look and talk about the house without feeling like someone is watching over them. There is an amazing array of ‘chill music’ that you can use to set the mood. We want the experience to be as comfortable as possible for the Buyers. To top the mood off, buy candles that are fresh. My personal favourite is the ‘Glasshouse Amalfi Coast’.

Make sure your bed is crisply ironed and the bed is perfectly made. Purchase a new doona cover if you’re not happy with the ones you have, but keep it crisp and neutral—white linen is perfect. A blanket neatly folded at the bottom of the bed is very effective. Ultimately, you want it to look like a hotel. Add extra pillows, make your bed the feature. Look at some magazines for ideas.
Finally, know the best hours in the day to present your house. If your house faces West, it is better to do an open house in the morning. This is important if you do not have air-conditioning. If your house has a lot of shade, hold open houses in the warmer hours. Work out when the entertaining areas are sunlit but not boiling.
