Happy New Year. While stable and consistent are two of the most used words when describing the Brisbane property market there are another two words that are starting to find their way into conversations regarding local real estate. They are; affordable and value. Brisbane property is affordable and represents outstanding value. The Greater Brisbane median house price is $513,000 which compares very favourably with Sydney’s roughly million-dollar median. The favourable comparisons don’t stop there. Brisbane’s middle ring suburbs within 10km of the CBD, are affordably priced and generally about 30 minutes’ commute, give or take, from the CBD. In Sydney, suburbs that are 20kms from the CBD can still have a median of more than $1 million. These factors are likely to continue driving internal migration from the southern states to Queensland, and in particular, to the south-east corner of the state.” For Camp Hill, the news is all good. A strong end to 2017 has set a trend that is most likely to continue well into 2018. Buyers are still very interested in securing great property and we continue to see strong numbers at inspections. A continuing trend from last year that I believe will continue throughout this year is the buyer appetite for homes that require or allow for renovation. Homes of character and with potential are sought after and in particular buyers are looking for homes that could be raised, extended and would benefit from a cosmetic upgrade. Trends and market talk aside, with school now back the new year has really begun in earnest. New goals, new plans and a fresh start.
