It is a very nesting time of year which is probably why Spring is typically our busiest selling season in real estate and while demand remains strong there are more homes on the market. Which makes how you come to market, right down to the smallest of details, important as you need to make your home stand out from the others. From a thorough renovation, through to sprucing up the gardens, de cluttering and perhaps even a fresh coat of paint, it can all make a difference and impact your selling price. But regardless of what you are thinking of improving, it is more important to know your market, to have a clear understanding of what the buyers are looking for. It pays to seek out a professional opinion as avoiding some of the most common, and costly, mistakes when getting your home ready for sale will ensure that your timing is just right and that the improvements you elect to make actually add value and result in a profit. What do the Global Financial Crisis and home staging have in common? Some of you who have been in the real estate market recently will know the answer to that, but many more will not have a clue about home staging. In times past, when you put your house on the market, you swept the driveway, mowed the lawn, made the beds and washed the dishes. If you were really keen you might give the place a lick of paint, or even percolate (remember those) some coffee and make a few biscuits so the house smelled homey and inviting. The GFC in 2007–2008 heralded the buyer’s market. Any advantage to sell your house faster, for better money, became appealing. Enter the home staging industry. Today, particularly in city suburbs, home staging is now regarded as an essential part of selling. I talk to professional home stager, Imogen Brown about the business and what she sees as the advantages. I must admit to coming to this interview a little cynical. Having viewed property after property that looked like a magazine cliché, with zip, nada, zilch personality, it makes me wonder about the process. I also wonder about its cost effectiveness. If I spend a motza getting my home ‘just so’ will I get my motza back in the selling price?
I am probably like many of you; I love my home. I am rather wedded to my books piled randomly around the place, my cute bits of collected tackiness. But, as Imogen gently explains, not everyone will love my eclectic taste: ‘It’s all about letting go. When selling, you need to move out twice, emotionally then physically.’ Imogen presents a convincing argument for home staging before selling. She works with the home seller and to a budget. She says, I’m a bit of a housewhisperer really. It is all about keeping the homes personality, but not yours, so that it doesn’t look staged. And it can bring huge rewards when you sell the property. Imogen says her biggest buzz is when the house sells well and the vendor is happy. A consultation with Imogen starts from $350. And that might be all you need to set you along the path to effectively staging your own place. She can rearrange your bits and pieces for you so they look great; she can advise on additional pieces to buy—maybe a few extra lamps, for example; or she can furnish a house from scratch using props. Whatever your budget, home staging can work for you.

It’s a plum spot Plum Café in the heart of Kenmore Plaza is a great all-round eatery. Open seven days a week, including for dinner on Thursday to Saturday, this café is in a really convenient and accessible location with plenty of car parking. Lance Zhou, the café’s owner, has been at Plum since 2007 and he knows all his regulars by name. Lance came to Australia from Shanghai in China 29 years ago. Before he came had been in the art dealing trade. He proudly tells me that he arrived in Brisbane one morning, and by that afternoon he had a job in the hospitality industry; since then he has never stopped working. Now he is married with two children – a son and a daughter - and is very much a family man. He is incredibly proud of his children’s achievements and tells me that one of the most important things in his life is to see them both do well. When he and his wife
By Susan Prior whether you are looking for breakfast, lunch or dinner. There are no short cuts at Plum. For example, the cakes and slices are all made by professional pastry chefs on the premises. Only free range eggs are allowed, and the bacon is from the Black Forest Smokehouse – a superior quality brand. On Thursdays, Fridays and Saturdays Lance fires up the pizza oven. Pizzas can be consumed in-house, with a glass of wine – the café is fully licensed – or you can take away. Coffee is supplied by Bear Bones Espresso, a boutique coffee roaster based in the Valley. They produce just two to three tonnes a week, making it a pretty exclusive brew. Lance recently purchased a state-of-the-art espresso machine, a Black Eagle, to do the Bear Bones’ coffee beans justice. I think you can safely say that Lance takes his coffee seriously. Tea lovers out there will like the fact that Lance uses
took over the café in 2007 he had just four staff. Today there are 28 people employed by Lance, some of whom have been with him for years.
