Your place in the market.
February 2015 Marketplace Report I Amaya Brookman
Hello. Welcome to my latest report on Carindale and Carina property. For me, summer is my favourite time of year. Yes it can get hot and yes the humidity isn’t ideal but the weather is just fantastic and let’s be honest it’s the sort of issue easily fixed by a quick dip in the pool. Like many locals the pool is my salvation on those balmy sweaty summer days and it might come as no surprise that having a pool is high on the list of wants/must-haves for the majority of buyers looking to Carindale and Carina. Showcasing your home, with a pool, at this time of the year makes sense - so do call me if you’re thinking of making a move anytime soon.
37 properties sold across the two suburbs during the last two months.
The property market. Buyer sentiment and activity levels While many will look at the past results as an indication of the future, I believe one of the truest and best indicators of how the property market is actually shaping up will get overlooked. That indicator, that barometer for change, is buyer activity. That is how many buyers are enquiring about properties and then inspecting them. It is also how many buyers are making offers, bidding at auction and, very tellingly, how many buyers are going to contract. Right now activity is stronger than expected and some agents coming back from their holidays have been caught off-guard. The fact that inspection numbers, bidder numbers and the number of offers being made are up increases confidence in the market, and in general there is a sense of optimism. This positive outlook suggests to me that 2016 could be a big year for our local property market.
Wentworth Place We have sold & purchased houses many times across Australia and working with Amaya has been the best real estate experience of them all. Amaya really listened to what we wanted and worked with us over the complete process of preparing our house, understanding the market and our expectations. She was super organised with the open house inspections and took all of the anxiety out of the negotiation & sales process. She is patient, spent as much time with us as we needed and is very knowledgeable about people and the real estate process. The results achieved by Amaya exceeded our expectations.
