Your place in the market. 2016 Q4 Market Report | Ben Venner
Hello. Welcome to my latest report on residential property in Gordon Park, Grange, Windsor and Wilston. Navigating the ever-changing, and sometimes challenging, residential market place has never been easy. Working out when is the best time to sell, as well as how to make sure that you are achieving the best result given your circumstances, can vary wildly depending on the advice you receive. To see how subtle tweaks in strategy, fine-tuned marketing and a thorough understanding of the nuance of any situation can get you the result you are wanting, then give me a call today.
The current market. As we launch into a new year it is hard to miss the newspaper articles and blog posts forecasting what will happen to the real estate market in 2017. There are certainly a lot of opinions, statistics and commentary out there. In fact, if you google search for it you will find about 3.8 million indexed results to read through. Now, that’s a lot of reading and if you are trying to work out if moving this year is the best for you the prospect of gathering some more market information can not only be daunting but also downright confusing. For the sake of clarity and to put it simply, the local real estate market Brisbane wide remains stable. House price growth throughout 2016 was modest but trended up throughout the year and in most suburbs, the average price of a house has increased by around six per cent each year for the last ten years. There are several reasons why Brisbane has maintained such a stable level of growth for the last decade and given the current sentiment out there with sellers, buyers, banks and politics, it is unlikely that we see a huge swing of change anytime soon.
207 Thistle Street, Gordon Park. I wouldn’t hesitate to recommend Ben to anyone who was thinking of selling their house. Where other agents may have encouraged their clients to take a lower price just to get a quick sale, Ben worked tirelessly to get the price we wanted (still within record time). His strengths lie in his superior negotiation skills, his knowledge and understanding of the market and trends as well as his ability to read people and situations. I appreciated his honesty, even when the news was not good. It was great to work with someone who is so passionate about what they do. Seller, Gordon Park
Ben is an outstanding real estate agent. My wife and I had been keeping an eye on the market and we found a house we had to have. After a nervous wait, our offer became unconditional and focus shifted towards selling our home. We contemplated selling with the experienced and well established agent who sold us our new house, however we knew the nature of real estate and we wanted a few options. Out of the blue there was a knock on the door and it was Ben, he had just listed a house on our street and wanted to introduce himself. I was quietly impressed that this guy wasn’t too important or too busy (as some agents are) to put his boots on pavement and canvas the neighbourhood. My wife and I discussed the decision we had to make, in the end we decided to list the house with the enthusiastic young man who had promised an unrivalled work ethic, he wanted an opportunity. Our first open house had 14 groups through and it wasn’t long before we had an offer. After a week we were home and hosed, or not. It turned out our buyer had cold feet. We live in a great area, our house was lovely, but the yard was small and the road reasonably busy. Ben hit the ground running and seemed to redouble his efforts, after another week we had another offer, right where it should be. There are a lot of variables when selling a house, but I discovered that if you list your house with Ben, you can assure yourself that hard work and dedication aren’t variables, they are guaranteed.

It was an absolute pleasure doing business with you. I just want to thank you on behalf of my father and myself for achieving such a great result with the sale of our home. I can truly say that you exceeded our expectations. We decided to join forces with you because of your confidence and innovative plan for selling our property. However, it was your decisive action, work ethic and commitment to getting the price we wanted once the house was on the market, which was really impressive. I appreciated all the time you spent speaking with potential buyers, finding out who the serious contenders were. I was also astounded by your incredible negotiating abilities when, within 7 days of the house being on the market, you achieved our dream price. It felt Iike I had just won the lottery and is a moment I won’t forget for a long time. Seller, Gordon Park
We interviewed three real estate agents when selling our house in Gordon Park. We had little hesitation in selecting Ben. This turned out to be an excellent choice. Not only is he an enthusiastic hard worker, but is entirely honest and kept us fully informed of progress almost daily. His follow up of interested clients was meticulous. Open houses were well organised and Ben immediately contacted us with details. We obtained a satisfactory price for a house that may not have been to everyone’s liking. Ben described it as a ‘bit quirky’! We can thoroughly recommend Ben for his honesty, enthusiasm and hard work in an area when it is often hard to make the right decision in selecting a suitable agent.
