Quarterly Property Market Report January to March 2017
Welcome to my latest report on Grange Many of the Grange’s locals would agree that the character of the area, coupled with the convenient location, is what makes it such a great place to call home. Buyers, new to area, clearly agree. The charm and character of the Grange’s Queenslanders continue to appeal to a great many buyers and if the last twelve months are anything to go by they also represent the majority of house sales for the suburb. To find out more about this great community, or to discover what that could mean for you when you sell, give me a call.

What’s happening in our local property market If you were to turn up at an auction in the Grange right now it would almost be a certainty that amongst the crowd of bidders and interested parties would be buyers who have come from interstate and or overseas. There are plenty of lifestyle centric reasons to love this part of the world and given that Brisbane remains one of the most attractive and affordable capital cities across the nation there is little wonder why this is the case. Interestingly, research from the Foreign Investment Review Board shows that overseas buyer activity has almost tripled since 2012/13 and the level of investment coming out of China now accounts for approximately 36% of all foreign lead property purchases in Australia. While the majority of Grange transactions are still to locals, there is an increasing trend of enquiry coming from our southern sister cities, notably Sydney and Melbourne. Should this wave of renewed enthusiasm here in Brisbane, and particularly the Grange, continue for much of 2017 then there is little doubt that this upwards pressure in terms of demand coupled with our current tight supply will equate to price growth. Understanding just how likely this is to impact your real estate decision is something that I am here to assist you with, so feel free to give me a call at anytime.

Toni and I wish to thank you for the excellent outcome you and the team have achieved with the recent sale of our home in the suburb of Grange, Qld. For over 6 years we have enjoyed a professional association both through the expert property management services we enjoyed and throughout the recent successful sales campaign of our home. Notably during this entire period we have resided interstate and despite this distance between us, you and the team have performed remarkably always keeping us informed of every event. The sale ran extremely smoothly. The additional work keeping the home in pristine order in our absence, gave us that extra sense of confidence. We easily dealt with tight negotiation timeframes to secure our mutually agreeable sale price. It all flowed, nothing was a problem. It has been a pleasure and Toni and I have no hesitation in recommending you and the team to anyone who needs the services of a real estate agent in your region. Col & Toni B.
