Table 1 shows actual sales (houses only) for 2011, 2014, 2015, and projected sales for 2016. The flood year of 2011 recorded the lowest number of sales for the past 20 years, and the projected sales for this year are based on the first 9 months of 2016. Sales are down on last year, and a long way short of 2014, highlighting what most Buyers have been saying for 2 years now; “There’s not a lot to choose from!” Many factors impact an Owner’s decision to sell – world economy, Australian economy, government performance, real estate market, job security, and perhaps the most significant factor - the need for lifestyle change. The real estate market is either growing, slowing, or just ‘ticking along’. Which market do you think we are experiencing? Most families sell their homes because of a need for lifestyle change, not because of what the market is doing. They need a bigger home, a smaller home, one closer to the train, school, or workplace…..maybe a more modern home, an older home to renovate, or because of a job relocation. The need for change can be put on hold for a time, but it doesn’t go away. Eventually, irrespective of what the market is doing the need to move becomes a greater force than the option to stay. Interestingly, since October 1 more Sellers have been listing their properties for sale. Clearly, the market is changing and Owners are deciding to wait no longer. Do you need a lifestyle change?
