Table 1: Number of House Sales in the South West Corridor (Houses Only) (Figures supplied by Corelogic/RPData).
Table 1 shows actual sales (houses only) for 2011, 2014, 2015, and projected sales for 2016. The flood year of 2011 recorded the lowest number of sales for the past 20 years, and the projected sales for this year are based on the first 9 months of 2016. Sales are down on last year, and a long way short of 2014, highlighting what most Buyers have been saying for 2 years now; “There’s not a lot to choose from!” Many factors impact an Owner’s decision to sell – world economy, Australian economy, government performance, real estate market, job security, and perhaps the most significant factor - the need for lifestyle change. The real estate market is either growing, slowing, or just ‘ticking along’. Which market do you think we are experiencing? Most families sell their homes because of a need for lifestyle change, not because of what the market is doing. They need a bigger home, a smaller home, one closer to the train, school, or workplace…..maybe a more modern home, an older home to renovate, or because of a job relocation. The need for change can be put on hold for a time, but it doesn’t go away. Eventually, irrespective of what the market is doing the need to move becomes a greater force than the option to stay. Interestingly, since October 1 more Sellers have been listing their properties for sale. Clearly, the market is changing and Owners are deciding to wait no longer. Do you need a lifestyle change? Call me if you do…..I can help! Gary Eaton 0403 086 251 garyeaton@eplace.com.au 07 3379 4311

The home on the front cover is 19 Weinholt St, Sherwood. Built in 1938 and recently taken to auction the home fuses old world charm with modern conveniences. Weinholt St is an official ‘Avenue of Honour’ and is lined with Dawson River Weeping Bottle Brush trees. They were planted after WW2 in honour of the fallen soldiers from all wars who did not return home.

Pencil in the date! It is the time of year to put the Sherwood Community Festival in your diary. Friday, November 11 is the day. The Sherwood Community Festival is a not-for-profit event, organised entirely by a team of volunteers who give their time willingly to make it happen each year. Last year was the biggest and best event ever, with everyone celebrating its 20th anniversary. The crowds thronged along Sherwood Road, which was decorated with an abundant supply of balloons for the occasion.
as 10,000 revellers and runs from 5.30pm to 9.30pm. This festival really celebrates community. One night a year Sherwood comes alive. And it’s a lot of fun. So this year, make sure you make it a date.
