Camp Hill Market Place Report Q2 2015

WELCOME TO MY LATEST MARKET REPORT FOR CAMP HILL REAL ESTATE PLAYING THE MATCHMAKER is one of the best aspects of being a real estate agent. The ‘buzz’ you get when you help match the best buyer with the best seller, the perfect house sold to the perfect buyer, is nothing short of amazing. But it’s a lot of hard work, time and skill to make it happen. Discovering the right house, finding the right buyer, is mostly about asking better questions that get to the the root of what is driving the move - the motivation.

happening in the market, but if you take a step back and look closely at what is motivating these moves, it makes sense.

Understanding what is motivating people to move can also explain why the market is the way it is.

For example, we are seeing more investors than usual in the market place at the moment. Many of them are local investors who want to invest into Camp Hill because growth is stable and consistent, it’s close to just about everything and the types of people who want to rent/live in Camp Hill make for great tenants. In other words - it’s a safer investment than something a little cheaper but further out from town that attracts a different tenant demographic.

Right now, there is a fair amount of speculation surrounding what is

We are also seeing a decent number of families upgrading to

Delving deep helps to explain what are the non-negotiables versus those that are more flexible. Like being close to transport or schools because there is only one driver in the family, or having a separate guest area/bedroom with it’s own bathroom because a parent is also moving in.

Camp Hill homes. Many of them are taking advantage of the lower interest rates to leverage up but most of them are moving because they have outgrown their previous home and with children starting high school nearer the city, it’s time to make the move. In many instances they are OK with smaller sized blocks of land so long as the house provides ample living space and good separation, as a parent of two teenage boys I can understand why! Each of our individual circumstances is unique which is why we all move for different reasons. As for me, I love playing the matchmaker, I love seeing that look and hearing those “aahhhs” when we cross the threshold of the

perfect house. I love helping sellers find the right buyers and buyers the right home. It’s what I do best and it’s a skill that I continue to hone. So, before you move, give me a call to discuss what it is that you are wanting to achieve and let’s set you on a path to the best move you have ever made. An interview with the buyers and sellers of 22 Henderson Street Camp Hill and how this sale was a perfect match.

“Joanna clearly knows what she is doing and it is impressive. She is thoroughly professional and her level of communication leaves you with absolutely no doubt in your mind what is happening and when it will be happening. Andrea - sellers of Henderson Street Camp Hill

“Joanna is so honest, open and genuine that you know the advice she is giving you is straight to the point and very much aligned to what you are wanting to achieve.” Mark - buyers of Henderson Street Camp Hill

PLAYING MATCHMAKER As a salesperson I love being ‘sold’ to by another salesperson. But, only when they really know their stuff and especially when they are super passionate about what they do. To me, a great salesperson asks the right questions, they listen to your answers and they ask even better follow up questions. They offer up options for you to consider. Sometimes, they point you in a direction that you weren’t considering but when you reflect upon it later, it’s a direction that makes complete

sense. They guide you through Matching a seller with a buyer solutions and they help you – introducing the right house make the best decision. to the right family – is what I love most about working in The whole experience comes real estate. It is equal parts across as seamless, smooth craft and science though and very easy. and something I believe that only comes with experience “We sold and bought in quick and the result of really good succession and the process training. could not have been any easier,” remarks Mark who “Joanna clearly knows recently moved to the new what she is doing and it is family home in Henderson impressive. She is thoroughly Street Camp Hill. professional and her level of communication leaves you “Joanna is so honest, open with absolutely no doubt in and genuine that you know your mind what is happening the advice she is giving you and when it will be happening,” is straight to the point and explained Andrea who sold very much aligned to what her Camp Hill home to Mark. you are wanting to achieve.” “Joanna first came to see

us about a year out from us coming to market, she had some great ideas about how we could lift the appeal of our home by making some changes and that would also put us in a different price bracket. It worked - we are so pleased with the result and her advice was spot-on,” she said.

From paying attention to the details right through to seeing the big picture, from day one through to settlement, I am always there to help, advise and guide you through your move – and as Andrea says “position you, as her client, perfectly so that everything goes right!”

Behind every well-planned move, every seemingly effortless transaction is a great agent with a purposeful and effective plan – it’s what we do best. We concern ourselves with making sure we understand what’s at stake and that your success is not just the result of good fortune but fortunate planning.
