It makes sense to have a plan, and a clear one at that! As odd as that statement may sound you would probably be surprised to learn just how often sellers and their agents don’t have a plan. Sure, they have a goal of selling their house for the best price, but that really isn’t a plan, is it?
step-by-step, day-by-day, and issue-by-issue. A proper plan with the supporting strategy and processes that ensure you achieve your goals. Just as the weather forecast suggests a fine day and yet it’s bucketing down, things do happen and being prepared for any arising issue or shift is part of what I do best.
For many of us the process of selling a home is stressful. Stress, the result of increasing anxiety around knowing what’s really happening, what the buyers’ are saying and what that means.
Not only does it help reduce the stress of selling, but as all of my past clients will attest, it gives them better results time and time again.
The anxiety that comes from not being sure of when you are actually going to be moved, when is the result going to be forthcoming and in some cases even if you are going to be moving at all.
Talk to you soon,
In each and every sale there are a host of variables to consider and while I don’t understand why so many agents don’t have a proper plan, what I can say is that I always have one. A plan that is specific and as unique as your circumstance is. One that takes into account what we all need to do;

SOLD by Joanna Gianniotis
“We appointed Joanna to sell our Camp Hill property as we had dealt with her previously and felt that she knew the area very well.” Bruce and Fran – seller of 111 Watson Street Camp Hill
In a recent Core Logic study some three hundred sellers of residential property were surveyed, post sale, on their experiences. They were asked all sorts of questions ranging from how they felt about the sale price through to what they would do differently the next time they sold. As with many surveys of this nature the results provided a number of insights about where as agents, and as an industry, we can lift our “game” to provide a much better level of service. But from my perspective, the report highlighted why it is important to work with a great agent as opposed to just a good or even average one. Only 31 percent of those surveyed said that they had a great experience. Personally, I find that way too low. I have been awarded an average of 4.9 stars (out of a possible 5 stars) from the last 69 clients I have helped move. Why? Well as they tell it, it is because they receive great service, purposeful communication, a proper plan and they know that they have been able to make the best decision for their circumstance. “Joanna is a Fantastic Real Estate Agent - the large diamond on the Place ring. An example of this is her ability to sell the adjacent home (still under construction) on the back of the very house she’s marketing,” remarked Henry a multiple past client and very happy seller.
“She doesn’t let Buyers slip through her fingers and is prepared to invest hours of her time in closing the deal. Now this has happened on four successive occasions, and she has achieved a record sales price for all four. There is no doubt in my mind that I will be forever Joanna and will work with her again,” Henry continued. For almost fifteen years I have been helping people move and having an intimate knowledge about what the Camp Hill market is doing is a high priority at all times. Knowing who is buying, selling and why can mean the difference between a great outcome and a mediocre one. “We found her to be extremely professional in all her dealings with us, keeping us informed of developments as they occurred, and following up on our requests in a timely fashion. She is able to liaise with buyers and sellers alike, and as a result of her skilled negotiations, we were able to achieve a win-win outcome prior to Auction” they also remarked. I recommend against leaving your outcome to chance as I prefer to a more exacting, thorough or more rigorous approach to making sure that every opportunity is explored, every buyer is negotiated with and your outcome is the very best. So call me today, let’s discuss what it is that you would like to achieve and let’s get started on the plan that will return you the best result! Joanna Gianniotis
