Daily trends, days on market, weekly buyer sentiment surveys. All valid sources of information but there is a very real concern that they are misshaping our views on the market and we are giving this information too much credit in our decision making, in some instances. Take for example a recent article discussing the Sydney auction market. The headline championed “Clearance rate holds above 80 per cent on Sydney’s biggest auction day on record” but read a little deeper into the article and you find the data they are using to guide the headline. Of a total of 1154 auctions held over this weekend in April only 814 of those auctions reported a result. Which means that the reported clearance rate eluded to in the headline (80.9 per cent) only applied to 70.5 per cent of the auctions that were called. So what happened to the other 340 properties that didn’t report a result? Information like this can be frustrating and confusing. It can impact and skew your decision making it harder to fully comprehend how things could affect you and your family.
