A lift in confidence. The dramatic increase of Iron Ore prices, a recovery in metal and mining prices as well as real wage growth is restoring some confidence in our greater Perth and WA markets. With the unique affordability of this market, first home buyer incentives and the fact that Perth apartments recorded +0.23% capital growth over the 1st quarter of 2017 all suggesting a positive outlook for the balance of the year and into 2018. Additionally, recent insights from Herron Todd White research suggest that a number of builders and unit developers saw strong improvements in buyer enquiry after the increase in the First Home Buyers Grant by $5,000. This was for contracts for construction or purchase of a new home had to be made between 1st January 2017 and 30th June 2017. With low interest rates, affordable pricing, and government incentives the Perth market is presenting an attractive value proposition for first home owners and investors. The implication for the balance of the market is that this will trickle down over the course of the next twelve months.
