Hello and welcome to my property report, the Spring Report for 2017. As we leave the cool weather behind, I am sure I am not alone in welcoming the warmer spring and blissful summer months. One of the wonderful aspects of living in Brisbane, and in particular the inner south, is the abundant green spaces, sporting and recreational facilities available for us to enjoy our magical weather. Bring on summer! On the property front, the trend lines see an increase in median property prices steadily rising. It seems that the Brisbane market, compared to Sydney and Melbourne, offers substantially more affordable property. This is intensifying demand, particularly from investors. There’s an almost 70 per cent difference in median value and only a 17 per cent income difference between Brisbane and Sydney. So combine this with continuing economic improvements in Brisbane over the last 12 months, and there is an expectation that our housing market will continue solidly over the next quarter. Each suburb in Brisbane also needs to be looked at as an individual sub-market. I am certainly noticing confidence locally amongst buyers and many positive signs of growth with record house prices and days on market decreasing. More and more people are realizing what’s on offer locally. These positive sentiments aside, it is exceptionally important when making property decisions to consult a professional who will spend time understanding what you wish to achieve, who can help you to understand the current property market locally, and who can formulate a clear plan in order to maximize desired results.
