Welcome to the latest report for the residential property market place in Kenmore. During the last quarter, from April 1st through to June 30th 2015, the local property market continued to see strong activity with modest capital gains. Brisbane wide saw a per quarter improvement of 1.4% and 4.5% for the full twelve months to June. Low interest rates continue to fuel enthusiasm and buyer demand within the investor and occupier markets. With some of the heat coming off the markets in Sydney and Melbourne, Brisbane is being tipped by a number of property experts to be the market to ‘get into’ during 2015. To understand what this might mean for you, please feel free to contact Josh or myself at any time to discuss further. All the best, Matt O’Neill · Place Estate Agents 0423 693 550 · mattoneill@eplace.com.au Josh Procopis · Place Estate Agents 0401 418 236 · joshp@eplace.com.au

at a glance: Kenmore demographics 1Home ownership levels are strong across Kenmore with just over 81% of all dwellings owned outright or in the process, that is, with a mortgage. The balance of the marketplace is rented and with an average of 2.8 residents per dwelling it isn’t really surprising to know that about 60% of those have more than one car!
2The battle of the sexes is very even across Kenmore with the balance ever so slightly in favour of females with 51.3% of the total population. Most residents of the suburb were born in Australia (66%) with England and South Africa coming at number 2 & 3 respectively.
3We are a busy suburb of professionals with 24.4% of residents having at least one tertiary qualification. A diverse and well educated suburb 16.2% of households speak more than one language at home. Interestingly, other than English, Mandarin is the second most spoken language.
4The median weekly income per household is $1,916 for families without children and $2,196 for those with children. It comes as no surprise then that houses in the suburb are typically large with over 96% of all homes having more than three bedrooms and more than half of those have four or more!

What motivates you to keep fit? A.I Love the challenge. Also the body is an amazing machine. Always surprises me with what you can chuck at it and how it still managers to function. What our clients are saying - Lynne & Nigel F. My husband and I would like to express our sincere thanks to the team at Place and especially to Matt O’Neill and Josh Procopis for ensuring that the sale of our home was a pleasurable experience. From the initial visit when we invited Matt to give us an appraisal through
the selling process to settlement we found Matt knowledgeable, honest, organised and professional at all times. The advertising package presenting our property was excellent and the number of prospective buyers brought through the door demonstrated the scope and range of the marketing capabilities of the
team at Place. Matt kept us informed as the discussions with the interested buyers progressed and we were delighted with the speed of the sale and the sale price achieved. Matt was a pleasure to work with and we will definitely be calling on him for the sale of our next property.
