Sinnamon Park SPRING REPORT


Krissy Jenkins will get you more Welcome to my spring property report for the Centenary suburbs. The mild winter we have experienced is coming to an end. Spring is upon us and brings with it the promise of the growing season, greening up gardens, recreational spaces and the abundant outdoor areas which we are privileged to have throughout the Centenary suburbs. Every aspect of the spring season can work in a seller’s favour, with the sun shining and the flowers in bloom; it not only makes your home look its best, but also encourages buyers to get out into the warm air to attend open for inspections and auctions.

Brisbane Market update If we look at the overall Brisbane property market, and compare it to the Sydney and Melbourne markets, Brisbane offers substantially more affordable property. This is intensifying demand, particularly from investors. As the PIPA (Property Investment Professionals of Australia) Chairman said, “I think on the whole it’s going to be an affordability story, there’s an almost 70 per cent difference in median value and only a 17 per cent income difference between Brisbane and Sydney.” So combine this with continuing economic improvements in Brisbane over the last 12 months, and there is an expectation that our housing market will continue solidly over the next quarter.

Centenary Suburbs In general the Centenary suburbs are persisting on a consistent trajectory in terms of median house price growth. Jamboree Heights has produced fantastic growth showing a median house price increase of 10.62 per cent over the last 12 months. Westlake is the runner up producing a median house price growth of 7.62 per cent over the same period. It is interesting to note that census data shows Brisbane’s population increased 23.7 per cent between 2006 and 2016 however some of the centenary suburbs are in a population decline, says demographer Mark McCrindle. Mr McCrindle attributes this to the fact that household structures have changed. The median age of residents in these suburbs is much older than the rest of Brisbane, and because the area is largely homogenous, this has caused the population to decline all together.


As the empty nesters begin to move out, younger families will start to move back in. Two residents might be replaced with four, and the population gradually begins to increase again. What’s so exciting is that with the change in population you can expect regeneration, which in turn attracts more people and then more development, increasing demand, propelling median house prices upwards in these areas. In the next few years the property market in the Centenary Suburbs is likely to be very interesting indeed.
