Steven Kremer will get you more We did see the usual slow down over the winter months however this was not due to lack of buyers, in fact it was very much the opposite. It was a major shortage of sellers that saw this slowdown. Buyers were out in force and during the July to September quarter, at no point did the average days on the market sneak over 40 days within our office. This is a testament to the strength of the market over that time and the hard work the team put in to ensure the best results possible for our clients. Spring is typically our busiest selling season and this year looks to be no different with a notable increase of both Buyers and Sellers asking for our help.
The latest housing market results show that dwelling values held firm nationally with capital city values nudging 0.1% higher on average. Across Brisbane, average selling time is starting to trend higher and inventory levels are rising, providing Buyers with more options and reducing some of the urgency that Buyers were feeling when stock levels were so much lower and homes were selling faster.
This trend has not continued into the Westlake, Mount Ommaney or the greater Centenary market place with the amount of homes available yet to increase as we typically see in this “Spring Selling Season.” The reserve bank has maintained their stance on interest rates keeping them at record low levels. This is giving buyers confidence and helping to ensure there are very few sales due to mortgage stress, both helping to maintain market growth. As we step into Spring, we’re seeing buyers out in droves and certainly believe the market will continue to grow at a sustainable level. The rental market is about to head into its busiest period with November through to February traditionally seeing a major influx of movement amongst tenants.
For landlords, this is a key time to ensure maximum returns from their investment. The western suburbs of Brisbane offer a host of great schools, easily accessed public transport, small, medium and large shopping centres along with boutique shopping villages and a huge variety of great places to eat and enjoy a coffee. It is a great place to live, work, raise a family and invest. Spring definitely works in a seller’s favour With the sun shining, lush green gardens, and flowers in bloom; it not only makes your home look its best, but also encourages buyers to get out and attend open for inspections and auctions.
Your yard is often the first thing prospective buyers see when they arrive at an open for inspection. An overgrown tangle of weeds doesn’t present the best first impression, so grab your gardening gloves and get to work on preparing the outside of your home for a Spring sale.
1. Rake. Remove leaves, stray sticks, and stones that are not appealing.
2. Weed. Removing weeds is an essential part of maintaining your lawn and garden. Remember it’s often the little things that can make a big difference in your yard’s appeal.
3. Water. If it’s been a dry winter then this step is essential. Just 2 weeks of regular watering will sort out a dry, brown lawn.
4. Trim. Mow your lawn regularly and don’t forget to do the edges to ensure the grass is even and healthy and neat.
5. Prune. Trim back any hedges, trees or large plants. Pruning encourages new growth so pruning a few weeks before your selling period will mean your plants will be looking full by the first open for inspection.
6. Mulch. Once everything else is done, spread mulch around your garden beds, it keeps the moisture in, will make your gardens easier to maintain during the sale period, and gives your yard a fresh finish.
