Talking Building and Pest with John from BPI Thanks for your time today John. Please share a bit of your history as an inspector?

What in particular do you look for during a property inspection?

I have been in the building and construction industry for over 29 years, the last 11 of which I have been a registered building & pest inspector and pool fence certifier. I am a member of the Institute of Building Consultants (Master Builders Queensland) and Australian Environmental Pest Managers Association.

We look for signs of existing water damage, termite damage, or poor workmanship. We also point out to the client if there is an area of high risk for future termite activity such as dampness from leaking air-conditioners, or if garden beds and extensions block visibility to the house.

What services do you provide? At BPI we offer comprehensive building & pest inspections for residential properties. We conduct our inspections to the Australian standard which includes an agreement before we start to ensure the client knows what to expect before we arrive. After the inspection we provide an honest, comprehensive report including photos. I am happy to explain anything in more detail to the client once they have read the report. I am only a phone call away. At BPI we encourage clients to attend the inspection so high risk areas or current issues can be pointed out and explained first hand.

We sound out internal timbers like skirting boards and architraves by tapping them. We also look closely at walls and ceilings to see if there has been any sagging or deflection, and use moisture meters and thermal imaging equipment to help identify potential hidden problems. Provided it is safe to do so, we access the roof void from the manhole inside and check on top of the roof for leaks, broken tiles, or other defects, as rooves are a hot spot for issues. Other areas of attention include leaks from showers or taps, and cracking in external walls, driveways, paths, or retaining walls. Why should home owners have a Building & Pest inspection done before selling? The main reason home owners choose to have a pre-sale inspection is to help ensure there are no surprises when it comes to the Contract of Sale. It allows the owner to find out if areas of concern are only cosmetic or more serious. If issues have already been identified and fixed by the owner, there is much less chance the buyer will re-negotiate on price.
