Hello and welcome to the spring edition of my Corinda Suburb Report. Traditionally the spring selling season is strong. We see more buyers enter the market, meaning there is a boost in property enquiries and inspections. Properties also naturally present more beautifully in spring as the sun is out, the temperature gauge rises, pools look more appealing, and gardens are in full bloom. Therefore it is a great time to have your property on the market! The Corinda housing market is humming along nicely. Stock levels remain low meaning there is less choice for buyers and increased competition. Renovating for profit with builder Chris Tell us a little bit about your history in the building industry? I have been in the construction industry for over 15 years now, and have spent most of my time building and renovating timber houses. Using my hands and being able to see something take shape with the team is the best part about what we do. It is really satisfying when clients love what you have done for them. What are the key areas of the house to focus on when renovating? Creating a layout that suits your lifestyle, now and into the future, is of vital importance. This includes space and separation. Focussing on how the key internal living areas, such as the kitchen and lounge, flow to outside living areas is critical. What other key tips do you have for people looking to renovate for profit?

When renovating for profit it is best to add features to the property such as another bedroom, bathroom/ensuite, entertainment deck/patio, car accommodation etc. This in addition to cosmetic improvements will add value to the home. Ultimately taking a 3 Bed, 1 Bath, 1 Car property and transforming it into a 4 Bed, 2 Bath, 2 Car property should be a winner. However of course this won’t always be possible due to a lack of space or it simply not being worth it due to the costs involved. In summary, additional features to look at when renovating for profit are car accommodation, bathrooms/ensuite, bedrooms and a deck/ patio.

Corinda State High School has a farm – E-I-E-I-O When you look at Corinda High from the front, you’d never guess that hidden in the back corner is a fully functioning suburban farm! Recently we visited the school to find out more and Stuart Halsey, Head of Senior Science and Agriculture, greeted us at the gates to show us around. “We have sheep, fish, chickens, bees, goats and even alpacas which are nurtured multiple times daily at the farm. While students study theory inside the classroom, most of their work is done outdoors – learning how to look after and care for the animals. Some students even give up their lunch breaks to learn new skills for animal upkeep”, Stuart said. Stuart added they are very excited because they’re about to get ten head of Droughtmaster cattle, which will be kept on the Oxley Common behind the school. “It benefits the education of the kids in different ways. They get that unique experience of working with animals that they wouldn’t normally in a suburban high school.” Stuart made sure to emphasise that while they do have access to land and are able to give highschoolers the opportunity to work with the larger animals like sheep and cows, they also place a spotlight on sustainable urban agriculture. The school is in the heart of the Corinda, and Stuart believes that urban agriculture is a great thing to teach the students, particularly for the future. “We want to educate, not just the kids, but also the primary school students and the broader community as to what’s possible in a small space in the city.” On top of the animals, the students also grow their own herbs, fruits and veggies in raised and groundlevel garden beds. As for what’s next – well the lambs have begun to arrive this spring season and boy oh boy, are they cute! We can’t wait for updates as they grow up. What a great thing for high school students to be able to take part in! Don’t you wish that your high school had this?
