What’s happening in our local property market Many of Wilston’s locals would agree that the character of the area, coupled with the convenient location, is what makes it such a great place to call home. Buyers, new to area, clearly agree. The charm and character of Wilston’s Queenslanders and stately residences continue to appeal to a great many buyers and if the last twelve months are anything to go by they also represent the majority of house sales for the suburb. Of the 60 confirmed residential sales that transacted between April 2016 and March 2017, 47 were for houses and that represents a little over 78 per cent. Of those houses confirmed as sold, 30 were Queenslanders, both traditional and modern, which equates to just under 64 per cent (houses only) or 50 per cent of all sales. Sentiment at open houses, private inspections and all the above statistics agree that Queenslanders are a big driver of activity, Wilston wide. But buyers are also focused on securing a good-sized block or lot. There were 15 small lots of 435m2 or less, 14 medium size lots and 18 large lots of 809m2 or more sold during the last twelve months. Large lots attracted strong interest with the highest price paid being for a 1303m2 lot in Scriven Street which sold for $3,175,000 back in June 2016. The median price paid for a Wilston home on a large lot was $1,583,000, $787,750 for medium sized lot and $781,000 for a small lot.
