Market Update SPRINGFIELD LAKES PROPERTY FINANCIAL YEAR 2017 - 2018
Let’s talk lifestyle. This is Springfield Lakes in a nutshell.
compromise between location and lifestyle. The accepted dialogue is this: we can’t have our cake and it eat too. We must make a sacrifice.
It’s easy to see why buyers are attracted to the area: This exclusive enclave is family friendly: with beautiful homes, giving residents access to stellar schools, space and privacy.
Enter Springfield Lakes. An exclusive family friendly enclave where you’ll find quality homes on generous blocks, and unique opportunities offering families a lifestyle that is second to none.
But with hundreds of suburbs in greater Brisbane to choose from, what is it that compels residents to remain in the area?
With a variety of great schools to choose from and everything you need nearby, Springfield Lakes is in high demand – but this is no surprise for the locals. Whether they’ve been here for seems like forever or are new to the area, there is one message that resonates: Springfield Lakes is one well kept secret.
Peaceful. Upmarket. Green.
What kind of life do you dream of? For most families, there is the dream of an ideal home: private, spacious and peaceful, it is a place where lifestyle comes first and location is impeccable, a true oasis where the kids can roam the outdoors while parents relax. Of course, the schools nearby are excellent; transport and amenities are plentiful; and the commute to the city is short - so mum and dad can go to work and still be home in time for dinner. It’s a dream for a reason: in the current property market, families are constantly forced to
A place where families thrive, space is abundant, and everything is close by – there is no compromising here. Maybe that dream lifestyle is closer than you think? Wendy Nunn 0414 286 762 wendy@wendynunnproperty.com wendynunnproperty.com

We Made a Great Team “We have moved a few times and have some experience with the buying/selling process. We have learned the importance of working with an Agent you can trust, and get along with. When it comes to trust, this is built on good rapport, but more fundamentally it is confidence in their knowledge of the local market, honesty to tell you the “unvarnished truth”, and the extent they genuinely care about the experience of getting the best result possible, not just another “sale”. Wendy was all this and more...in fact it was hard to think of anything she could improve!” Marcus, 5 Driftwood Place
Should I stay or should I go? By the time English punk group broke up, I was just old enough to start buying my own CDs. Their only number one hit in the UK, Should I Stay or Should I Go, was already a decade old by the time it catapulted up the charts in the early 1990s and even though the song was about a rocky relationship, I find myself humming it whenever I weigh up a real estate decision that many of us face. If we’re not happy at home — with our home, that is —should we stay and renovate, or should we go — selling up and buying something else that suits us better?
Often, it comes down to our circumstances. Do we want something bigger? Need another bathroom, more grass for the kids or perhaps a pool? Building materials aren't cheap and a major facelift can cost half the amount you paid for your place, or more. But if they are done properly, renovations can add at least $1.50 to the value of your property for every dollar you spend on doing it up. On the other hand, the average cost of selling and relocating is around $50,000. You need to
factor in a range of costs including financial fees, legal services and removalists. Checking the Queensland Government’s transfer duty calculator, which figures out the government’s cut that used to be known as stamp duty, can also give you a clearer idea.
A lifestyle choice. If you want to downsize, you can’t make your own house smaller. Interestingly, units are no longer the prime target of upwardly mobile couples and singles. Instead, units – especially ones with an outlook are becoming increasingly popular with ‘pre’ retirees and those who have recently retired. Communities with gyms, pools, saunas and other recreational features are even more appealing and recent activity in off-the-plan apartment sales has remained quite strong. My team and I can run through your options with you, we have worked with lots of clients who have found themselves in the same position. We can give you an idea of which renovations add value to properties in Springfield Lakes, what buyers are looking for, and what is on the market that might meet your needs. It’s an exciting decision!
