Belbowrie and Moggill, it’s my kind of place.

Spring 2016 Property Report by Zac Ryan

Hello and welcome to the Spring edition of my Property Report. It is hard to believe it but we are two thirds of the way through the year

Hello.

and Spring is quite literally in the air. It is a very nesting time of year, which is probably why Spring is typically our busiest selling season in real estate. While demand remains strong there are more homes on the market. If you would like to chat about your situation or if you would just like to get an indication as to what your property is worth in the current market feel free to call me anytime, you might be quite surprised.

What makes it so special? A recent survey of some 300 plus buyers delivered some interesting insights into how we go about buying our homes. Not surprisingly, fifty-nine per cent of the respondents said that they initially fell in love with a home purely based on its location. For those who responded in favour of location, fourty per cent wanted easy access to transport options and infrastructure, twenty-nine per cent wanted convenient access to shopping and local amenities and sixteen per cent fell in love with the location because it meant living close to family and friends. Location is a key factor in the decision making process when buying a home. What’s on offer here in Bellbowrie and Moggill is on par, if not better, than many Brisbane suburbs. The challenge remains in attracting out of area buyers. In some cases buyers have no idea we even exist, or know where we are. Which is why our Place marketing initiatives focus on attracting interest from all over the city, interestate and overseas. Our goal is to introduce these “new” buyers to what it is that makes this place so special – the friendly neighbours, the great amenities and so much more. There is a lot to love about living here, we just need to tell more people about it!

25 Wattlebrush Close, Bellbowrie “Zac has an excellent knowledge of the local market and is a very effective communicator. For someone so young he has a surprisingly high level of credibility and great communication skills. He was able to finalise a sale which was not a straightforward one by any means as it involved some rather convoluted requirements on the part of both seller and buyer. Zac was endlessly patient and cheerful through the myriad difficulties which arose in the course of the transaction and has my full admiration for his positive demeanour. I would happily use his services again and can highly recommend him to other sellers.” Devon & Christie
