A Letter From The President
Dear Deering Bay Members,
I hope you all had an amazing Thanksgiving and are having a wonderful start to the holiday season.
Considering recommendations from the Finance Committee, the Board of Directors has approved a 5% dues increase in each membership category for the 2023 calendar year to mitigate the increases in inflation.
Leo Chomiak President Board of DirectorsAll payment option choices must be confirmed by December 31st, 2022. The first dues billing will be reflected on the January 2023 statement and the first dues payment will be due January 31st, 2023.
October revenues remained strong for the Club, exceeding the budget by $27,000 and prior year revenues by $290,000. Year to date, the Club continues to generate positive net operating income and we are well positioned to finish the year strongly as we approach our busy season. We have exceeded our prior year net operating income by $208,000.
Food & Beverage rebounded strongly during October as the corrective actions being taken by our management team are yielding positive results. With many events in October and November, we are expecting a busy stretch before the holidays and this will position us to finish the year in a strong financial position.
In the 2022 calendar year, Deering Bay has welcomed 30 new families to the Club, and we continue to see steady interest in Membership. As of this month, the Club is at 506 memberships, just 19 memberships from being at our maximum membership of 525 per the By-Laws.
The Board has approved a final budget for the 1st subphase of the 2nd Phase of the Clubhouse Renovation Program, which is commonly referred to as the “Quick Fixes.” Renderings for some of the changes will be displayed at the Clubhouse. Priority is being given to making changes to the new restaurant and bar area to address the acoustic issues and to make other enhancements. Materials and vendors have been selected and work is being scheduled.
As a reminder, the Quick Fixes includes renovations to the following areas:
• Courtyard and Staircase
• Pool, Fitness Center, and 2nd Floor Bathrooms
• Main Dining Room
• Crystal Room
• Pool and Pool Deck
• Corridors on the 2nd Floor,
• Golf Terrace
• Library
• Wine Cellar
• Administrative Offices
The list is not all inclusive. We expect all these renovations to be completed in the first half of 2023. On the next page, you will find updated renderings for our Phase II Renovation.
A Letter From The President
We are excited to announce that Deering Bay has officially hired Rees Jones to create a master plan for the upcoming Golf Course Renovation in 2024 or 2025. With the help of Troon’s Ron DeSpain, we compiled a list of 8 potential golf course architects and interviewed 4 of them.
Ultimately, Rees Jones stressed the importance of leaving the course playable for all skill levels. He saw the mangroves as a positive characteristic of the course. Rees showed his immense experience in the interview and is well versed in Florida golf. He had well rounded design ideas and showed the importance of engineering given the property’s environmental challenges.
Construction of the 19th Hole continues. During the month of December, we should see the installation of concrete sidewalks and stairs, drywall framing and installation, and roofing installation. ORIGIN anticipates completion around late March.
We are awaiting final permitting to begin the renovation of the Pool and Pool Deck. Permitting is estimated to take 60 days, and upon approval of permits, renovations are expected to take an additional 60 days. In addition, the Board of Directors has approved the budget to construct of a kiddie splash pad.
We are still awaiting final permitting to begin construction of two Pickleball Courts, as well as final permitting for the Parking Lot renovation. We appreciate your patience.
The Annual Meeting and Member Open Forum will take place in the Clubhouse and via Zoom on Tuesday, December 6th at 6:00pm. We encourage our members to join us as we discuss 2022 in review and look forward to 2023.
As the Board of Directors elections come to an end on Tuesday, December 6th, I would like to thank Dr. Gary Alvo and Mr. Gary Sandler for their service as Board of Directors. The Membership appreciates your dedication to Deering Bay.
We are looking forward to a great holiday season here at Deering Bay!
On behalf of the Board of Directors, management and staff, I would like to wish you and your families a joyous holiday season and may the New Year bring us all peace, good health and prosperity.

Hello Members,
It’s the holiday season and we are excited to wrap up 2022 with a bang!
November was an eventful month for us. The Ladies Interclub was a fantastic time for all and the Fall MemberMember was a huge success! Congratulations to our Fall Member-Member champions Stuart Bornstein and Danny van der Reis. It was a real nail-biter watching the conclusion of Round 2 as we had a huge push up the leader board from our eventual 2nd place finishers Jeff Wechsler and Nic Genemaras. Overall, it was a great event and a pleasure to see great course conditions, especially on the greens! Since it is the season to be thankful, a huge thanks goes out to Dan Stover and his team for their excellent work in keeping our course is fantastic shape.

Craig Corcoran PGANews From The Golf Course
Dear Deering Bay Members,
The extremely wet conditions of these past two weeks have made maintaining the course challenging. With over 9 inches of rain from November 20th and 21st we had several areas of the golf course under water. Our team has battled back fungus on fairways and tees and the course is well on its well to a full recovery.
Daniel Stover Director of Golf Course Maintenance d.stover@dbycc.comWith the prolonged saturated ground our mosquito populations have risen. Because of this we will be fogging within the property for control. If we are not able to fog on certain days for any reason, Skin So Soft with Picaridin or any bug spray with DEET will work.
However, please be sure to apply these products while you are on the cart path and not standing on any grass. DEET will burn turf as fast as any herbicide and can take days or weeks to recover depending on where it was sprayed. As an example the picture below is off from #13 collar last season and #11 green is still recovering bug spray damage from last weekend.
Fogging of the course will begin at 5:45 am on days of favorable winds and when the mosquito counts warrant an application. This will provide sufficient time for the applicator stay ahead of maintenance staff and give the product enough time to knock down mosquito populations before golf begins. As always you can email me at any time with questions or concerns at d.stover@dbycc.com
Have a great December, Daniel Stover
