Al-Futtaim Malls announces premium retail outlet wing at Dubai Festival City Mall SET TO OPEN IN Q1 2022
I
n line with its promise to enrich the lives of its customers, Al-Futtaim Malls has announced it will be launching a fresh, new retail experience for residents and visitors to the UAE. Combining the atmosphere and quality that has become synonymous with Al-Futtaim Malls, with the innovation, inclusivity and convenience of an outlet mall, the premium retail outlet wing at Dubai Festival City Mall is set to open in Q1 2022, offering the world’s most prominent brands a high-quality environment closer to their customers. Strategically located in the heart of Dubai and conveniently close to Sharjah and the Northern Emirates, with an estimated population of 3.72 million, the new Premium Outlet will be ideally positioned to attract the 500,000 households in the primary and secondary trade areas. The space will offer seamless con-

nectivity on the south-end of Dubai Festival City Mall, near flagship IKEA store and the InterContinental and Crowne Plaza hotels in Dubai Festival City as well as access to over 1,000 direct parking bays. It will feature distinct retail concepts for luxury and aspirational brands with 35 stores spread over 10,200sqm of gross leasable area and offer VIP services such as personal styling and home delivery as well as an omnichannel ecommerce solutions and warehouse space for last mile delivery. A key goal of the new proposition is to provide value to shoppers who will be able to purchase premium brands at discounts of over 40%, while also delivering a social, experiential shopping experience. Customers at the mall will also be able to avail offers and rewards through Al-Futtaim Malls’ Festival Rewards app across the outlet. A recent survey commissioned by Al-Futtaim Malls revealed that 47% of UAE residents are looking for
value for money more than before the pandemic and 48% are looking for more offers and deals than before. he Royal Grammar School Guildford, is working with international architecture practice Bogle Architects to create the school’s first campus in the UAE. Every part of the forward-looking school has been designed to facilitate the Royal Grammar School Guildford’s innovative approach to teaching and learning, while utilising ecofriendly design modifications to ensure that the building is a sustainable hub. Located within Majid Al Futtaim’s flagship Dubai community Tilal Al Ghaf – which also includes residential, commercial, leisure and retail elements – the Royal Grammar School Guildford Dubai is Bogle Architects’ first design project in the UAE and will accommodate and support up to 2,100 pupils from Early Years through to Prep and Senior School. The impressive campus is set over approximately 40,000sqm,
with classrooms, labs and other learning spaces linked by a beautiful ‘street’ concept featuring a lush, central atrium of trees, plants and living ‘biophilic’ walls. The ‘street’ serves as a communal hub and breakout space for pupils as well as an extension of every classroom, providing a thoroughly modern and flexible learning environment with nature at its heart to reinforce pupil wellbeing. There will also be a 500+ seat, multi-purpose auditorium, an impressive double-storey library, a multi-functional sports facility including a 25m swimming pool, a smaller learning pool and a full-size football pitch. The campus design seeks to maximise the school’s sustainability and provide an environment that aids children and staff wellness. The stepped design of the main building, with each successive floor expanding outwards,
ensures the classrooms are self-shaded from the year-round Dubai sunshine, mitigating solar impact. This smart design feature will also provide the younger children located at ground level with 27 shaded Early Years classrooms with exterior and interior play areas. The Facility will also provide passive ventilation and biophilic elements, creating create a cool, comfortable learning environment that supports pupils in their studies.

Ian Bogle, founder of Bogle Architects, commented: “This is our first project in the UAE and the environmental challenges were clear from day one, so we wanted to make the building as passive as possible. This is where the stepping structure offered a solution for self-shading but also created an internal hierarchy for the distribution of children over the height of the building. The largest spaces at the top for the older children and the more intimate on the lowest floor for the younger children. We are delighted that the project is developing and have really enjoyed working closely with the Royal Grammar School Guildford Leadership team in creating what will be a fantastic addition to the heritage of the school.” The facility is being constructed by Multiplex, a leading and award-winning global construction company who have been established in Dubai since 1997. RGS Guildford Dubai will open in September 2021, subject to KHDA approval and completion of construction at the campus in Tilal A lGhaf.

The undulating building form takes full advantage of the views in this unique location by opening up vistas to the waterfront and creating intimate court spaces along the water’s edge. Restaurants, retail outlets, and function facilities are mostly located on the ground floor of the hotel wing with a destination bar and restaurant at a high level to take full advantage of the dual aspect views. The resort was designed to make maximum use of the building’s frontage with their unique location on the Palm Jumeirah, facing the famous Dubai skyline with the Jumeirah Beach Residence and Dubai Marina opposite. This original concept design was inspired by the fluidity of water touching the sand and the formal effects generated by that. The architectural form is sculpted using linear continuously flowing forms, and each building block spans more than 280m, with double viewing aspects making the building frontage approximately 520m. The building steps inwards proportionally to create a layered effect and thereby allows extensive and generous terraces with unobstructed and breathtaking views. The building depth is a

minimum of 18m and expands to 25m to include balconies and allow for the building curvatures. The apartments introduce a contemporary vision for luxury living which encompasses the apartment size, the building’s operation, security, privacy and neighbourhood feel. The building creates a community on its own, with 75 luxury apartments, starting from 550sqm and extending to 2,200sqm. The architecture meets the client’s vision of creating a unique residence from all aspects.

DELIVERS CHUNK AT TWO NEW LOCATIONS IN RIYADH
H
2R DESIGN was commissioned to design two new locations of a Riyadh favourite; Chunk, the renowned home of delightful pastries and desserts made from scratch in Riyadh Park Mall and in the Diplomatic Quarter. The larger of the two new locations is called Chunk Social as it is a space to leisurely dine and socialise throughout the day, while savouring a variety of dishes. Chunk DQ is on the other hand, is dedicated to take-aways and quick service focusing on cakes, crepes and coffees. Already having established a successful dessert concept with the first Chunk, the client wanted a refreshed approach to the design of the two new locations while

retaining the branding styles and guidelines. The goal was to refine the concept and H2R Design was called in to translate their vision into tangible models. After studying the brief, viewing the locations, and understanding the client’s vision, H2R Design decided to focus on preserving the identity of Chunk but to also uplift the personality with a design that was more in-tune with the concept. With the inspiration to keep it raw, transparent and honest, a minimal interior design was developed keeping the space clean, fresh and neutral. This allowed contrasts to be revealed against the canvas and to let the menu do the talking. “The inspiration of this project resulted in a design that is simple and refreshing. The secret to creating something that visually
appears to have a modest sophistication and seems quite simple, is actually in the detail, which makes the space flow seamlessly. Whether it is the way the edges of the frames are slightly rounded, or the transitions and trims in the terrazzo flooring are spaced, and how they are aligned with the frames of the perimeter glazing, it’s the detail that unites the space into one,” said Hasan and Husain Roomi, co-founders of H2R Design. “The delicate routing of the marble slabs or the carefully aligned shadow gaps to each joinery piece, demonstrate the intricacy and the attention to detail reflecting the concept’s ideology. It is further translated through the dinning offering and the overall experience of the space,” they continued.
cro-topping on the counters and the joinery items has created a powdery neutral mood. In contrast, black metal was implemented into the design to juxtapose the neutral toned materials. The space in Chunk Social celebrates transparency from the way the creperie and the open counter are designed. Minimal and accessible, with visible shelving, the open counter and creperie tease diners with glazing for the smell of the mouth-watering desserts and speciality coffees.

The colour palette of this project can be defined as refreshing and neutral with concrete, stainless steels and black metal as the predominant chromaticity across the locations. A striking design feature in Chunk Social is the terrazzo flooring, which was placed as a statement facet since the rest of the design is so pure and minimal. However, with the canvas space at Chunk DQ being much smaller, sheer micro-topping was used to cover the floor versus the terrazzo which would have made the space claustrophobic. Above the flooring, clean and neutral micro-topping fasciae appear with timber detailing in the banquettes to add warmth, along with rattan and designer furniture pieces. Black framing on the walls, in the furniture and in the lighting grid add an elegant contrast to the neutral materials. The crisp white ceiling and light grey textured walls reinforce the minimal fresh vibe. Elements such as the hanging shelving in Chink Social subtly divides the restaurant’s dining space and the counters, while maintaining a harmonious connection from one section to the next. Stainless steel is another prominent element. It has been placed in its untainted form, with no powder coating or electroplating. It is stripped back to its purest form for an authentic look.Concrete mi-

The contrasting features of the design are expressed by the white tiles against the dark walls or the micro-topping facets with stainless steel counter tops and framework of shelving. Marble table tops umbrella-ed by marble walls, subtly convey the refinement, the unassuming luxury and savvy sophistication of the space. Additionally, there is a marbled column where H2R Design has created a cantilevered style ledge as well as the shopfront’s main signage panel. Fine mesh was added to create some depth and layer to the raw materials. It was also artfully used as a partition between the central banquette, the shelving display behind it, and to the perimeter wall and windows, to add depth and texture. Elements of greenery that pop against the canvas, almost feeling like a fresh calm oasis were adopted to create a sense of zen. For the lighting, a simple grid was drawn, illuminating the space with large round fixtures over the dining area and track lights at the edges. All of the lighting features are in black creating a contrast against the minimal clean white ceiling. The feature lights also highlight the dining spaces, and the spots accentuate the perimeter, shelving, and façades.

THE EXECUTIVE SUMMARY Kez Taylor joined ALEC 20 years ago and brought with him a broad construction experience with completion of projects across diverse sectors in diverse geographical locations including Mauritius, Zambia, Namibia and South Africa. He has played a key role in the growth and diversity of ALEC in identifying new opportunities to grow and expand further afield. He has developed solid relationships and long-term strategic partnerships within the construction market to strengthen the ALEC brand. ALEC introduced the Axonify platform into its learning management system. This was to help ensure that employees are given the opportunity to continue their growth, development, and skill set. After the employees have finished their training, they will be asked daily, simple questions regarding the training content. This will help reinforce the learnings, but also help participants to embrace a constant desire to improve. Furthermore, employees will have the opportunity to earn points for participating in these daily quizzes for prizes such as coffee certificates, additional time off, additional training and much more.

Digital Transformation
To succeed in the digital age, businesses must embrace technology and develop "digital leaders" to increase organizational agility, collaboration, and transparency. The construction industry is one of the oldest and largest in the world and is now standing on the brink of a technological sea change. Kez was quick to recognise this and push ALEC towards a new era of digital transformation. ALEC has driven a number of initiatives to fulfill Kez's vision for ALEC to be the leading innovative construction group in the region. Kez explains: "In addition to having an innovation department, which capably drives and assists with over 100 innovative initiatives per year, we have
numerous developments occurring in our digital transformation space. We are digitising our core at ALEC through our HIVE initiative which aims to connect over 53 applications, 219 core processes, scores of departments, business units, sites and our staff." This will enable ALEC to drive real-time business operations, providing maximum value to its customers. The company has also fully migrated all their services to the Cloud in 2019, and have established a second cloud tenancy for redundancy, business continuity and maximisation of services from ALEC's technology partners. "The cloud migration, business continuity plan, and the high levels of digital workplace tools adoption like Microsoft Teams and OneDrive pre-COVID-19, provided us with a strong foundation to seamlessly transition to remote working. Our teams are utilising our growing BIM environments to collaborate and speed up the quality and delivery outputs – these run through our estimation and commercial teams before moving to procurement, engineering and finally our operations teams on site," said Kez.

The project is for 11,683 m2 Mobility Signature Pavilion to host the exhibition for six months during the exposition period which will subsequently be transformed into a Logistic Institute post-Expo. It aims to be a logistic educational hub and create a lively and environmentally sustainable workplace. The building is designed to accommodate fully flexible spaces such as an auditorium, meeting space, group study or open plan. During the Expo, the roof terrace on level four provides a unique venue for a viewing platform to visitors, which becomes an external extension of the VIP and marketing suite. Targeting a high standard of performance, quality and flexibility, the design is intended to future-proof the building as well as meeting the high LEED benchmarks detailed within the Specification.

From a technological standpoint, many construction technologies are in their infancy and have rapid development cycles that make adoption on live projects challenging. Mature technologies from other industries are inflexible enough for construction projects, and adapting them to our changing environment is equally challenging. Of course, the key component in ensuring that ALEC was prepared was Kez and other senior management leaders' involvement. "ALEC reacted to the crisis very early and put great effort into drawing up 'what-if' scenarios with detailed strategies behind each. We moved directly to an online digitized tracking and management platform that allowed us to keep control of all cases and their contacts ensuring we were able to look after our people as well as communicate in real time. A dedicated, senior level crisis team met daily discussing the changes in the situation and adapted our strategies on the spot," said Kez. The leadership team was involved in the daily crisis team meetings. Their guidance and support were instrumental in enabling the crisis management team to remain effective and assist people working on construction sites. This allowed for construction sites to remain open and continued to deliver despite the difficulties they faced. ALEC appointed a dedicated team to deal with this crisis in charge of every aspect of the business and try to navigate all the processes and protocols to align with the local authorities and worldwide recommendations. Putting aside the pandemic, there is no doubt that ALEC has so much more to showcase, and with Kez at the helm, the company continues to earn well-deserved accolades in the construction industry.

Could you share your goals at IMKAN Properties? To continue working on high-quality architectural projects that genuinely add value to the built environment and people’s lives. At IMKAN, I’ve had the opportunity to work with architects whose projects and books I studied at university, such as MVRDV Architects from Rotterdam. I’ve worked with designers who are interested in making the world a better and more enjoyable place to be. That’s an incredible thing to be part of. Where do you find design inspiration outside of architecture? Travel and everyday life. The biggest inspiration in my life to date came from nearly two years of travelling that
I did some 20 years ago in-between my degree and diploma studies. Armed with a trusty rucksack I covered India, Singapore, Malaysia, Indonesia, Australia, New Zealand, Fiji, Hawaii, Canada, and the USA, and the diversity of things I lived and breathed in that two years was simply life-changing. I still use many aspects of that trip as reference points in my life today. What is your favourite project you’ve worked on at IMKAN Properties? Makers District and PIXEL. The PIXEL is the project which I feel captures perfectly the spirit of what IMKAN has been trying to do, namely: delivering best in-region high-quality mixed-use projects which drive a sense of community, belonging, and place.
What are you currently working on? I’ve just finished the Beach club at Makers District in partnership with Cove, which launched on November 27, 2020. The feedback from the community has been incredible and as the first public realm activation point in Makers District, we are super proud to have moved this project across the line under some very challenging circumstances. The project will continue to be enhanced and evolve over the coming months as we seek to further activate the North Beach zone, followed by the Northern Promenade of this 186,000sqm district site. The recently launched Makers District Beach is the only swimmable beach on Reem Island, offering guests an array of pursuits along its morethan-300m of beachfront.

Can you give an insight into the challenges and highlights of working in this region? Honestly speaking, the biggest challenge is trying to achieve a work/life balance. Construction projects in this region are incredibly stressful and demanding and it makes little difference which side of the fence (consultant or client-side) that you sit in terms of the extreme demands on your time, and that does not come without sacrifice. The highlights are seeing the fruit of your labour. The act of taking something from an idea to paper, constructing it, and then seeing people inhabit and enjoy that space or place is a very special process and an extremely humbling thing in life.
What trends do you see coming through in the architecture / interior design space? Technology will continue to impact on architecture and design as we strive to ‘clean up’ what is traditionally a highly inefficient process. As the world wakes up to the magnitude and urgency of the unfolding sustainability crisis, we will see stringent legislation which forces cleaner end-to-end processes. How has COVID-19 affected your work and plans for the future? Beyond the initial disruption earlier this year, our team has returned to full-time site or office-based work and is busier than ever, however, the wider impact of COVID-19 on
the industry and delays to projects is obviously still very much felt. The homeworking experience back in March/April was nothing short of enlightenment. We had this paradoxical situation of, on the one hand, a killer virus taking lives and up-ending the world as we know it, but on the other hand a utopian balance in that everyone was working remotely and being incredibly productive and effective and yet at the same time realising additional time with their families. It was a once in a lifetime experience which gave a lot of people time to reflect on the important things in life. It was a stark reminder that life is incredibly fragile and we should focus on those things in life most precious to us.

AE-based design and architecture studio presents an urban retail concept dubbed as “Drum it up!”. These modular retail and food kiosks can be easily configured depending on the requirements. “The retail concept draws on the design brief for inspiration for its utility, flexibility, sustainability and modularity,” explains Indu Varanasi, design director at IRD. “The form is self-sufficient with all the components and can sit independently in any urban setting, small or a big neighbourhood park, sideways or any other urban space.” Due to its modularity, the assembly and arrangement of the components are distinct and not monotonous lines. IR Design team also expanded the external branding walls for each of the modules, giving its users a possibility to make their drums visually appealing and in line with their brand, thus attracting the customers.

Drum it up! is a small retail concept which is completely self-sustaining for activation of any public space as a temporary or permanent element of the urban landscape.
Varanasi continues: “Food trucks have gained their momentum due to its mobility, but they come in predefined sizes and so many physical constraints. We studied all elements that such retail concept requires, allowing its users to add and expand depending on the type of the food they serve or merchandise they sell.” The disk and its extrusion in as a cylinder is a versatile form and with just a base, the platform holds itself as a self-supporting structure. This form has been used as the basis for all the components of the drum. “Each of these components can be attached and detached in the sequence required. Proposed module typologies include utility, service, sales counter and storage. Utility module contains all the service for solar energy (battery/ inverter), water storage and drainage,” adds Varanasi. Service counter module includes a sink and required appliances while sales counter comes with front/back openable module with a counter display. The closure is through sliding module which can be branded both inside and outside. Storage modules for storage and display as an end module also work as cover. Drum it up! is made of aluminium composite panels, cement board, corrugated sheets, and wood pallets.

anticipation as the studio celebrated its tenth birthday in November. As we started drafting celebratory plans for a decade of Vero in late 2019, I am not sure any of us could have predicted what was coming in 2020, and just how much it would impact the world and the “normal” ways of working we are all so used to and comfortable with. The impacts of the pandemic were no different to Vero than any other landscape design practice with the studio being closed for six months with the team working remotely from various locations throughout the UAE. As the year draws to a close, there is no uncertainty surrounding the fact that 2020, has undoubtedly been one of the most challenging years the studio has faced since our formation in 2010. However, in many ways, it has also been a year for reflection and a stark reminder of just how adaptable we can be as humans when collectively faced with adversity.

What has collectively been achieved in 2020, is not just a testament to Vero but The UAE and the design industry as a whole. We work in an industry where teamwork truly is paramount to all that we do whether it’s a team of five landscape architects working on a concept or a team of hundreds of consultants across many disciplines working as part of a design team on a project. Having returned to the studio and re-uniting the team in early November (albeit with desks slightly spread out, masks and temperature checks on arrival) and being able to witness the daily buzz that has thankfully been restored in our busy studio, it is hard to imagine that we all spent

two hours for a thirty-minute meeting. The pandemic has witnessed the rise and emergence of platforms such as Teams, GoToMeeting and Zoom and these have been highly effective in not only increasing efficiencies but also significantly reducing the carbon footprint across our industry. I genuinely believe this will be the future and the “new normal” of how we work. Despite all of this, there is much to be positive and excited about as the year and indeed decade draws to a close. The studio has continued to expand and grow throughout its ten years of operations and there have been various changes and challenges along the way. One of the biggest changes and challenges I have witnessed in the studio has been the transition into BIM. This had been in the pipeline for a few years but our hand was forced when we won a large project with Killa Design back in late 2019, which required us to use BIM. Since the transition, we really haven’t looked back and although we fully acknowledge it’s a work in progress and has been very painful at times, we feel it offers so much more to both our clients and fellow Consultants and it is highly rewarding to not only be one the leading boutique landscape design studios in Dubai, but also one of the only landscape architecture studios who is working in BIM.

The Landroom is about 6sqm in size and it can accommodate two people. It embodies the transition from a normative lifestyle to the unpredictable living conditions created as a result of the corona plague that plagues the world today. It also maintains an internal and external dialogue with the physical area (Ramon Crater) in which it is located, thus allowing a connection between the space and the landscape that surrounds it. Among other things, the atmosphere in the Landroom transform itself with changing environmental conditions throughout the day.

The Landroom is a minimal environmental structure designed on the verge between territory and a landscape object. It is located at the Western observation point on the edge of the Mitzpe Ramon crater in the Negev. It functions as an observatory for the stars at night and provides shelter for visitors where the sun's rays are burning in daylight.

The project was built entirely of earth and sand from Ramon Crater, as well as stones found at the site. The construction process takes place by compressing soil into its various layers into a mold created specifically for the design of the project, in order to create a visual stratification of the material from which the Landroom is built. The project examines the relationship between material and territorial space, and how they define each other.
