part from the new swanky skyscrapers coming up in the region, there are a whole lot of buildings, which are getting redesigned by the team of professionals to modernise and upgrade them. So, how different is redesigning from designing? Actually, there’s a tremendous difference between creating something from scratch and giving a makeover to the venue. When in the main design process there’s a “blank canvas” and literally anything can be done what comes to the mind, then the redesigning process has its own limitations – firstly the space itself, to the restrictions with time and budget. Here are four interesting case studies from the region that explain the concept in the best possible manner, unfolding each and every detail that matters.

ensure the hotel can operate smoothly without disturbing the guests.
Importance of redesigning: It’s extremely important to not only keep up with the trends, but to design as well for the future.
Planning the process: The design team worked closely with the hotel operations team in terms of scheduling the work to be completed to cause as least impact as possible to the guest experience. This project was divided into three construction phases. Additionally, the wayfinding signage was constantly being adjusted to easily direct guests to new routes to the various areas of the hotel.
Challenging task: There are many hidden factors that are not known in the beginning that can alter
Time management: The schedules were based around guest occupancy and abided to
Changes that took place: The original design style and concept is inspired by Ski Dubai. Taking the inspiration forward, the materials palette included ice blues, silver and crystal, along with warm textural neutrals. Crystal light fittings were used throughout the hotel adding the glisten of “falling icicles. The marble slabs were hand selected to compliment the scheme. Handwoven rugs featuring custom patterns and designs abound in the hotel bringing warmth and texture to the rooms.
The hotel completed an extensive $100mn renovation last year; the refurbishment of the hotel began in 2012 and was done in multiple phases. Susan Bruce, senior project designer at Wimberly Interiors, US-based design firm which did the renovation work for the hotel, shares her first-hand design account.

Shangri-La Hotel, Sheikh Zayed Road, Dubai The renovation work started in June 2016 based on the design by international interior designers, Hirsch Bedner Associates. Renovation worth AED70mn has taken place across its public areas including the hotel’s impressive, atrium-style lobby, lobby lounge, and Dunes CafÊ which were completed early in 2017. Phase two-the total renovation of its 302 guest rooms is under the process and would be completed by early 2018. Gerhard Hecker, general manager of the hotel talks about this journey of transformation.

Importance of redesigning: The competitive nature of the business means striving to continue to be the best in all respects and interior design is a key element of communicating our status and positioning in the industry. Challenging task: Imposing glass and gold chandeliers suspend majestically from the ceiling above the lobby lounge and the only challenge was the installation and assembly of the stunning chandelier which hangs in the elevator lobby and comprises of hand-blown glass pieces with a steel frame and weighs 703kg. Planning the process: The planning and preparation for the renovation took approximately a year and a half. During the public areas renovation, the lobby was insulated from the rest of the hotel both visually and acoustically. The front entrance was moved and closed to the back of the hotel and the lobby itself was relocated to the third floor of the hotel. Time management: To ensure the lowest level of guest disruption and with a great focus on guest comfort, it was of the utmost importance to manage and maintain the timeframe set out at the beginning of the project.
Changes that took place: The new state-ofthe-art bedrooms provide everything from additional bedside power outlets to bluetooth connectivity. The bedside lamps have been converted to wall mounted sconces, whilst bedroom night lights have been integrated with bathroom lighting to enable stumble-free
access to in-room amenities in the middle of the night. The bedroom interior design combines the warmth of wooden fixtures and fittings with white, blush, and pastel blue soft furnishings. The lobby is world of sleek chic, surrounded by sweeping curves, clean lines, and warming neutral tones.

many parties are affected by it. It’s important to keep the neighbours informed about duration and activities planned. Mostly noise producing activities need to be concentrated and short.
Importance of redesigning: We are living in a fast changing world, so are our habits, standards, and tastes are evolving. One cannot ignore the need for our habitats to adjust and evolve to be up-to-date.
Changes that took place: The new DFM layout is complete with a hyper-modern, fully customised sofa sets designed to be smart but comfortable. In the corners of the trade hall, two main design features were created and named ‘The Hot Zones’. These are circular, intelligent sofa workstations, where investors are encouraged to carry out business in the most efficient way possible. The flooring has been completely covered with custom designed carpet, which draws an “infinity” symbol across the whole trade floor, representing DFM’s nonstop work engine.

Fairmont Dubai The hotel completed the extensive renovation of its lobby at the end of 2015. Satish Patil, director of engineering, Fairmont Dubai explains why redesigning is important for success. Importance of redesigning: Primary reason for renovating the lobby was that it used to have the traditional look, which was there since the hotel opened its doors in 2002. Challenging task: The biggest structural challenge was to install the glass chandelier, which had to be incorporated to the existing ceiling without a major structural change. Planning the process: The key factor for us was to ensure the proper functioning of the
hotel’s main entrance and therefore the lobby area was divided in half. Once the first part was renovated, we re-opened the premises for the guests and started to work on the second phase. We also placed TV screens in the construction area with the rendering images, in order to give people the understanding of the upcoming look and feel. Time management: During the lobby renovation we were working around a very particular deadline, because as soon as the project was planned to conclude, we were entering peak season and could not have afforded any delays during the busy operational period. So, sticking to the given deadline was very crucial.
Satish Patil
Changes that took place: We separated the reception area and introduced a new lobby cafÊ - The Library, where people can relax and enjoy food and beverage offerings. The entire lobby area was previously just one combined space, with no distinctive features to divide the reception and the lounge area. Although even now there is no physical partition between the areas, hence due to the change in design there’s a tremendous impact in the look and feel. The entire lighting system was changed and a decorative art chandelier descending from 11m was installed as well.

sustainable choices? Do we always make

nterior design like so many other creative professions, is intimately connected to the market’s changing styles, tastes and preferences. Of these, sustainability has become one of the most interesting and important. Unfortunately, while sustainable interior design theory has made great progress on an academic level, becoming a key talking point across the industry, the reality is that project stakeholders don’t always make sustainable choices, particularly where materials are concerned. While it can be difficult to source sustainable materials to satisfy every project brief, especially in the Middle East, facilitating open discussion and providing better access to knowledge of sustainability and sustainable materials will play a critical role in promoting sustainable interior design practice. This will advance the region’s interiors industry to be better aligned with international best practices. Thinking globally and acting locally is where the main challenge will arise as sustainable design in the Middle East progresses. Taking Dubai as an example, the emirate will showcase its sustainability efforts when it hosts Expo 2020, demonstrating its ambitions to become one of the top 10 sustainable cities in the world. Achieving this target requires a paradigm shift across all industry sectors, including that of interior design and fit-out. This is an industry that has particular requirements for natural resources
and has potentially harmful practices at its core. Overcoming the challenge of sustainability is complex, but possible. Consumers around the world are becoming increasingly mindful of what they purchase and how their purchasing choices impact the environment. It is for this reason that opportunities exist for those in the Middle East who are ready to grasp them.
Five advantages to practicing sustainable interior design:
1
By using materials that are specifically sourced and produced responsibly, companies are not only demonstrating environment-friendly business practices, but they are also creating unique messages that strengthen the value of their project.
2
The incorporation of even a few ecofriendly products or features that have been ethically sourced, interior designers can demonstrate both understanding of this fast-emerging trend and an ability to take a leadership position in designing, fabricating, and executing sustainable projects. This is already being implemented in the UAE.
3
The offer of a sustainable product will differentiate your business. Being strict with sustainability opens more doors than
it closes. From ethically sourced materials and energy conscious construction processes, to reinventing spaces that allow for greater natural light and utilising FSC certified materials, different stakeholders in the project can work together to find innovative ways to deliver outstanding and forward-thinking projects.
4
The Middle East as a region, is making progress with regards to waste reduction and waste management. The interiors industry should not be an exception. For example: tiles, carpets, fabrics, and even counter surfaces can be made from recycled materials, while paints can even be manufactured using organic, non-toxic, and non-polluting ingredients.
5
In recent years, we’ve seen sustainability climb the business ladder, reaching a point at which many large companies around the world have put the issue at the heart of their growth strategy. At the same time, opportunities for companies to help solve the challenge of sustainability have never been so varied - and perhaps never so compelling. Now is the time for professionals in the Middle East to start to operate in line with global standard of best practices in sustainability. Abanos is an interior fit-out and joinery company in Dubai

Cityscape Global W Design roundup from
hen the creative minds of the design, architecture, and the realty sector come together, the results are bound to surprise everyone. At the recently concluded real estate event- Cityscape Global that took place at Dubai World Trade Centre from September 1113, 2017. There was a display of innovative concepts, significant developments, and unparalleled investment opportunities in the industry. Here are some noteworthy design details from the event.

The key design developments and highlights from the leading real estate exhibitionCityscape Global 2017
www.design-middleeast.com
Benoy Neil Kee, director and head for Benoy Design Studio tells how Cityscape Global helped the architect firm in exploring the new developments, projects, and innovations in the MENA region. Highlights: We used this year’s event as a platform for me to introduce myself to our clients, consultants, and peers, as I’ve just recently transitioned from Singapore to Dubai. We aim to sustainably evolve the environments in which we live and, ultimately, create value for all our stakeholders and this is something that we were really keen to communicate at this year’s event. Focus on sustainability: UAE is already in the process of introducing new public transportation systems, such as the hyperloop, which will play a crucial role in reshaping the city’s architecture and paving the way for sustainable expansion of urban areas in Dubai. Also, architecture will become the tool that connects people from all walks of life, by fostering a sense of community and enabling people to connect with nature in new and exciting ways. That was essentially our goal when designing The Beach in Dubai. Exciting projects: Our most anticipated projects in the UAE currently include Sheikha Fatima bint Mubarak Park in Abu Dhabi and Hayat Island in Ras Al Khaimah. In Bahrain, we worked on a new mixed-use commercial and residential real estate venture called Bahrain Marina. It’s positioned to become one of Bahrain’s top retail and leisure destinations. Benoy has also been hired to modernise and expand Bahrain Airport.
KEO Holley Chant, executive director of corporate sustainability at KEO, an architectural and engineering design firm, shares her experience at Cityscape Global this year. Highlights: One of the key highlights for us this year was our virtual reality offer which provided a fun and different experience and a valuable draw to our stand. KEO took a first step at using virtual reality to showcase some of its projects in the Middle East. The VR goggles were a visitor’s attraction at the KEO booth at the event. Focus on sustainability: Triple class real estate assets now have to be sustainable or their end-users, stakeholders, and stockholders won’t want to own them, lease them or be associated with them. This is due to both reputational risk and the risk of non-sustainable buildings becoming stranded assets. Modern
buildings need to be sustainable and resource efficient, resilient against extreme climate events, and also they should enhance the well-being of their occupants. Exciting projects: KEO sustainability and commissioning is very excited about a new line of services KEO has launched called KEO CIM Lab. CIM stands for City Information Modelling. Using our capability in sustainability, monitoring, analytics and AI, research, and technology we are delivering smarter, healthier projects with leaner operations costs for our clients. The KEO sustainability and commissioning team have over 50 active projects currently covering all sectors.

Tabanlıoğlu Architects Melkan Gürsel, architect and partner at Istanbul-based firm Tabanlıoğlu Architects talks about the progress of the design industry. Highlights: We marked our 14th consecutive year of participation at the Cityscape Global this year. Dubai is a place for crazy projects. I have literally seen the models at Cityscape Global turning into actual properties like Burj Khalifa and many others. Sustainability: There are many regulations laid by the government to make green buildings and we all should obey them. Make buildings which are matching with the environment, keeping in mind the weather, water-saving, and energysaving aspects. Exciting projects: We’re very excited about the Al Fattan Crystal Towers at JBR in Dubai that includes a podium of three floors, high end retails, and two towers. Tower one consists of 38 floors while Tower two consists of 33 hosting the Rixos Premium Hotel that opened in July 2017.
Atkins Janus Rostock, head of architecture at Atkins Middle East talks about the future of buildings. Highlights: It’s interesting to see what other developers are doing in the market. The idea of doing large integrated projects is coming to the forefront in the region. Focus on sustainability: I believe that a good
design is also about sustainability. When it comes to the properties of the future, we are more likely to use smart technology and designs inspired by the natural world along with commonplace living walls and rooftop gardens. Exciting projects: Dubai Opera was a challenging and complex project in terms of its location in Downtown and multi-disciplinarian co-ordination. We’re excited about the projects coming up in the UAE, KSA, and Africa.

It’s something new to witness a luxury clinic in the heart of Dubai. How did it all happen? Valiant Clinic at City Walk is a premium multispecialty outpatient medical clinic by Meraas that is managed by Houston Methodist Global Health Care Services, the international subsidiary of world-renowned Houston Methodist Hospital in the United States. Since we opened in November 2016, we aim at setting a new standard of healthcare for the residents and visitors to Dubai, through five star service and patient experience combined with world-class care. We also aim to fill the current gap in the market for integrated and preventative healthcare by complementing medical treatment with wellness services.

banking advisory firm Alpen Capital suggesting that the healthcare market in the UAE alone could increase at an annual average growth rate of 12.7% between 2015 and 2020, to $19.5bn. There is definitely more room for more healthcare clinics. The aim is to bridge the current gap in the market in terms of the standard of care and novelty of medical practices we offer.
Briefly explain the design aesthetics at the Valiant Clinic? The property has been designed in a way that is medically very functional, and which offers a high level of comfort through an upscale experience. The clinic benefits from open spaces and light, inspired by research indicating that connections to nature reduce patient stress during healthcare visits. We have also incorporated large indoor trees and vegetation into the internal features to enhance the environment.

INTERVIEW
Tim Wallace, product designer, Herman Miller talks about the designs that are flexible and stylish, hence encouraging a more collaborative office environment
“Furniture is a strange thing! 36 |

What inspires you to design a new product?
Finding something unique and relevant is the foundation for new products and is both challenging and vitally important. We spend a lot of time at the beginning of a project debating what is the best thing to do and how to approach it. Inspiration from the world around us encourages us to learn but the crucible of new ideas is knowledge and hard work.
Why do you think that sustainability in design has become such a priority for consumers?
Rightly so, the threat of global warming has significantly heightened the visibility of what effects the environment. People right around the globe are becoming more knowledgeable about the issues and more readily will look for products that minimise the impact.
How do you collaborate with the developers/clients? We do a lot of research before we start to design and we spend most of this time working closely with our clients. Trying to impose ideas doesn’t help anyone. We must
Trying to impose ideas doesn’t help anyone. try to understand the problem from all perspectives, not just our own. Once we’ve agreed upon a set of goals we continue to work together, testing and adapting the ideas as we go.
Can you talk about some of your best designs?
I am probably best known for designing Abak Environments for Herman Miller. It is easily the most sophisticated assembly system we have ever produced and has won two major design awards. Another favourite is my
latest design for Herman Miller called Atlas Office Landscape, which is a sit-stand desking system. Our main challenge was to try to break away from the rigid planning and aesthetic constraints typical of this product type. By providing flexibility in how workstations are configured, Atlas desks can be arranged in a way that creates spaces that encourage a more collaborative environment.
What are the latest trends in office furniture in this region?
It’s the same all over the world; the way we work is changing. The office environment has begun to evolve from fixed, uniform spaces into a broader range of work settings and the number of allocated
workstations is falling. We have to provide a space in which people want to work as well as a space in which people are able to work. One size no longer fits all.
What has been your biggest design challenge?
Furniture is a strange thing; it has clear, technical aspects mixed in with subtle social and cultural functions. It also has a lot of contradictions; privacy and openness, refined elegance, and unbending rigidity. Our biggest challenge is to take all the complex engineering concepts and put it into a package that is both beautiful and easy to live with.

TALKING POINT
C
hristie’s Middle East moves to London!
There’s a lot of talking happening on why the famous Christie’s Middle East is moving to London. Michael Jeha, managing director, Christie’s Middle East shows us the real picture
C
hristie’s celebrated last year its 10th anniversary in the region. Amazing 10 strong business years in which we helped to establish a platform for a total of 690 Middle Eastern artists. This allowed our regional artists to find acknowledgment locally as well as on an international outreach. Over time many more galleries joined the Dubai art market and subsequently the fair Art Dubai opened its doors and welcomed regional and international galleries to operate in the Middle East. Over the past 10 years a solid art market nurtured across the Middle East and I believe that the international interest in our artists will continue to develop, and we will see more museum exhibitions across the world representing artists from this region as well as an art market, which will continue to mature in the next years.

Reason to change the base
In 2005, when we held the first charity auction in the region, the picture was a very different one and we all, who contributed to this development can look back with pride on something fantastic achieved and we will still be involved for the next 10 years and more to come, even so that we believe the time is right for presenting Middle Eastern Art in London and adding to the international recognition of the art from this region. Many asked us if we decided on the move due to the market performance shifts but this is not the case, since the fundamental difference between a traditional form of investment and investing in art is passion – if you are passionate about a work of art you might always try to acquire it, no matter how the surrounding circumstances are shaping up.

TALKING POINT
The tasks unfolds
Christie’s has a two-fold task here in the Middle East. We are holding our regular auctions of Middle Eastern art in March in Dubai, and now in London each October to which we welcome regional as well as international collectors and buyers. Secondly, we are the window for our Middle Eastern clients to transact in Christie’s international salerooms. Here we see strong Middle Eastern interest in our 20th century art sales, old master painting sales as well as jewels and watches auctions taking place in London, New York, and Geneva. Furthermore, we are innovating by curating sales to inspire our clients, and reflect the on-going evolution of collecting. 2015 has demonstrated the strength of our cross-category offer, with no single category, sales channel, or geography dominating our results. Collecting today is demonstrating the ‘globalisation’ of taste and a fascination for the evolution of art and modernism.
We are the window for our Middle Eastern clients to transact in Christie’s international salerooms. Ahead of each auction we are holding a three-day public viewing, where all are welcomed to view the works of art which are going to be sold at auction and ask as many questions as wanted to our group of specialists. This is the best way to get familiarised with the procedures of an auction and a start to observe the market by noticing which works of art are more in demand and how well the work you would probably have bought, would have performed during the auction.
Sale of art online
Our online investment is adding value across our business. Online-only sales are truly global, with visitors from 174 countries. 45% of new buyers in digital sales in 2015 were under age of 45. 28% of buyers in online-only sales in 2015 were new to Christie’s. Digital sales is not just a platform for new clients, Christie’s
40 |
October 2017
existing clients are participating in our online-only sales as well– 48% of existing buyers have previously participated in a digital sale, and 12% of the existing buyers in 2015 were new to Christie’s through the digital sales channel. Christie’s holds the record for the most expensive item sold to an online bidder. In November 2012, an online bidder participating in Christie’s saleroom auction of American Paintings paid $9.6mn for Edward Hopper’s October on Cape Cod.
The shows coming up
Christie’s celebrated its 250th birthday in
2016 as leader of the auction world, not only in terms of financials but also in thought leadership, innovation, and expertise by offering pieces from antiquity to contemporary art in approximately 300 live and online auctions yearly. Our next moment in Dubai will be a preview of 50 watches to be offered in the most prestigious luxury charity event: ONLY WATCH to take place in Geneva on November 11, 2017. The preview in Dubai will be held from October 9-11, 2017. Middle Eastern Modern and Contemporary Art auction will take place on October 27, 2017 in London for the first time.

Rustic glamour, Indian flavours, and a beachside view, Bombay Bungalow is truly a gem of a restaurant Words: Roma Arora | Photography: Kailash Nenwani
W
hen the eyes are locked with something spectacular, then you’re bound to fall in love with it instantly. This is exactly what happens when you visit a delightful place called Bombay Bungalow, located at JBR Walk in Dubai. The colour palette is blue, which spreads across everything you see and touch here, be it the peacock-inspired chairs, vintage walls or even the pretty glasses. Bombay Bungalow reminds one of those large houses in India with courtyards and trees. One of the major highlights of this place is a man-made tree, which looks true to the nature and was imported from the UK. Another fascinating feature is a small fountain right at the centre of the dining area. Walls are adorned with beautiful paintings of maharajas and ranis collected over the period of time by the owner.

to the good old times of simplicity-like the lanterns, yesteryears telephone, semi-finished mirror and chest of drawers which are used as decorations across the restaurant. Many of the décor items were purchased online and even through auctions. The alfresco setting is magnificent overlooking the beach, the comfy bright outdoor chairs, swinging couch and the Indian style ice cream cart add glamour to the laid-back style.
Bombay Bungalow this Diwali is offering a special sharing menu from the October12-28, 2017 as well as hosting fun family style events.
Lip-smacking delights One must-try their burrata butter chicken in fenugreek tomato gravy, corn and sprouted mung chaat, guac pani poori and zaatar paneer tikka served with tahini beetroot dip. Pair your dishes with mocktails like champagne of the East, it’s a chilled ice tea shaken with roasted fennel and orange or one can also try weight of gold which is a chilled coconut water muddled with Indian spices and dash of soda. Finish your hearty meal with coconut rasmalai with salted caramel, and alphonso mango kulfi.

TIPS AND TRICKS
Maintaining the
mattress!
M
attress is the most used furniture in one’s house therefore maintaining it properly is of utmost importance. Mattresses are vulnerable to dust, dirt, bugs, mite etc., which can cause allergy, asthma, sneezing etc. therefore it’s important to check the mattress periodically. They are ideal breeding grounds for house dust mites and that is why concentrations of mites are generally higher in mattresses. Sudarshan Rai, marketing manager, Dubai Furniture Manufacturing, who manufacture and market King Koil branded products, shares some valuable tips.
1
Shampoo as per instructions
You can use an upholstery shampoo strictly as per the directions given on the shampoo labels. Alternatively, you can use dry suds, made by beating up mild detergent in warm water with an eggbeater; apply only the dry suds to a small area at a time using a soft brush or sponge; wipe with sponge wrung out of warm water.
2
Take care when moving your mattress
If you need to move your mattress to a new room, or a new house, be sure to measure the entryways to ensure that your mattress can fit through without bending. Bending the mattress can cause damage and void the warranty.
3
Understand the mattress warranty
Most of today’s mattress warranties protect against manufacturing defects, which will be clearly listed in the warranty brochure that comes with the mattress. Not caring for your mattress over time may cause damage that impacts the comfort and support of the mattress – but damage is most often not covered by warranty.
4
Let your mattress air out once in a while!
Strip off all the sheets to let the mattress breathe for at least an hour. This increases the life of the mattress
Sudarshan Rai
5
Do rotate your mattress
It is highly recommended that you occasionally rotate your mattress as indicated on the direction labels on the mattresses. Rotating your mattress will allow the padding materials to settle evenly and reduce body impressions, increasing the comfort-life and longevity of the product.
