Everlasting holiday When I was a child it felt like the summer holidays lasted forever, now as a parent I still sometimes feel like they will never end, but for different reasons! But imagine if we really could rest forever? Often when we are tired and overworked we exclaim “I need a holiday!” We all feel this need for rest and enjoyment, a break from the burdens of everyday life. Revd Joel Wicks, Pioneer Curate

However great our holidays are, we soon find ourselves restless again, as if there is a part of us that a holiday can’t satisfy. In the Bible in the book of Matthew chapter 11 Jesus invites

us to: “Come to me, all you who are weary and burdened, and I will give you rest. Take my yoke upon you and learn from me, for I am gentle and humble in heart, and you will find rest for your souls. For my yoke is easy and my burden is light.” Jesus promises us rest for our souls, that satisfies us right to the core as we live in the relationship with God we were made to have. In coming to Jesus we find eternal rest for our souls. For anyone who is at home in mid August and looking for something fun to do for all the family we are planning a community fun afternoon for Sunday 15 August. As I type this I would rather resit my triple science exam than make any sense of the Gov.uk site with the requirements just for Green countries alone! So, this month, let’s look at the increasingly popular escorted tour, ideal for those who are keen to visit a destination but don’t enjoy planning the logistics.

I have frequently seen great tits near Buckthorn Road in Hargate. They are similar to blue tits but there is a difference. It’s probably quite easy to mistake one for the other. Croatia With faster methods of travel and a much larger tourism industry, the escorted tour has come a long way since its origins in 1863, when Thomas Cook gingerly led 130 intrepid travellers across the English Channel, through France and the Swiss Alps, riding on mules over ravines and up glaciers still all in the asphyxiating confines of Victorian dress! Even in recent years, this type of travel has evolved. Fuelled by increasingly busy lifestyles, the escorted tour is enjoying a comeback, helping to relieve any anxieties you may have about local language barriers or difficulty with navigating public transport systems. Your benevolent guardian angel (otherwise known as the tour organiser) has already done the planning, so your time can truly be spent relaxing and exploring the wonders around you. It can be a great way to experience the road less travelled and many appreciate the companionship that these tours can provide. A holiday is not just about the destination, it’s about new experiences and the bonds that are made along the way.

Memphis I have noticed the growing trend for these fully escorted tours in 2022/23 and those who have missed holidays to Europe or further afield for the past two summers have been looking at places like South Africa and safaris, or Memphis, Graceland and Nashville in the good ol’ US of A. There are also many really interesting tours to Croatia, so it seems we are all waiting to discover something a little different for next year, exploring the big wide world yet with the reassurance of a tour guide every step of the way to show you around.

One of the main differences is on their heads: the blue tit has a blue cap and the great tit’s head is mostly black, with no blue. And, as its name suggests, it is the largest of our tit birds; being 2.5 cm longer than a blue tit. It is renowned for its song. In fact it has a variety of different songs: some say about forty different sounds. Their most simple song sounds like

‘tea-cher, tea-cher’. Interestingly, the word ‘tit’ comes from Scandinavia meaning something small: in Icelandic ‘tittr’ and in Norwegian ‘tita’ meaning a little bird. By the sixteenth century in England the word tit was used for any small animal or object. Hence we have titmouse and tomtit (which was the original name for a blue tit). Great tits often lay an amazing number of eggs; sometimes as many as twelve. No wonder they time their breeding season when so many caterpillars are to be found. It’s been estimated in the three weeks of raising their young they can feed their chicks between 7 000 and 8 000 caterpillars An Oxford University study has suggested that females begin laying their eggs when they see buds and leaves begin to emerge on trees (in their study oak leaves) and they also use additional factors such as temperature and daylight length.

Great tits have shown their intelligence by using pine needles to get insect larvae from crevices in tree bark. They have also been observed using their beak to pull up string, at the end of which was suspended a peanut. They then held the string with their feet, whereas other birds tried, unsuccessfully, to fly at the peanut to peck it.

World Breastfeeding Week Set every August for the first seven days of the month, World Breastfeeding Week aims to highlight the huge benefits that breastfeeding can bring to both the health and welfare of babies, as well as a wider push for maternal health, focusing on good nutrition, poverty reduction and food security. The event is organised every year by the World Alliance for Breastfeeding Action (WABA), a global network that aims to protect, promote and support breastfeeding around the world. Along the way, it works with the World Health Organization and Unicef to get its aid to the right people in the right communities. allied healthcare professional, thus allowing Doctors to see the most clinically vulnerable and complex. Nurse Practitioners, Emergency Nurse Practitioners and Clinical Pharmacist, all hold extensive qualifications to allow them to triage, diagnose and treat and prescribe for the patients accessing the service. An important point to remember is that they are always supervised by a GP and they can ask for help, advice and even transfer the patient for a further call if the issue could not be resolved. August is Psoriasis Awareness Month Psoriasis is more than just a skin condition, and it can affect people physically and psychologically. Decide whether to deregister for VAT

From April 2022 MTD will be extended to businesses that are voluntarily registered for VAT. You should consider your options of deregistration as soon as possible. Some businesses have no sales for many years but are VAT registered in order to claim input tax. For example a forester may be waiting for trees to grow so that wood can be sold in the future. There are two main reasons for voluntary registration:

 input tax recovery, and  prestige For VAT taxpayers who adopt spreadsheet accounting the extra hurdle of downloading bridging software to complete the electronic submission process should not be a big problem. It is the remaining VAT taxpayers that will face the biggest challenge.

Deregistration option The only way to avoid the MTD compliance issues is to deregister and escape the VAT club. A business can deregister if it expects its taxable sales will be less than £83,000 in the next 12 months - historical sales are irrelevant. The decision will then depend on whether the loss of input tax suffered by deregistering will be greater than the extra cost and time of complying with MTD. However it would be unwise for a growing business to deregister if it expects to exceed the threshold in the next couple of years as it will then have to go through the registration process again.

Recognising a loss of self, and understanding why you constantly feel on edge, is the start to finding yourself and regaining your sense of balance, which can be empowering.

Output tax is payable on the market value of stock and assets if input tax was claimed when they were initially purchased. There is a ”de-minimis” VAT figure of £1,000 so if the market value of all stock and assets subject to a VAT charge is less than £5,000 then no output tax is payable on the final VAT return.

The summer term is always very busy in schools and this year has been no exception. We have recently held our Sports Day. Each child is in one of three houses: Cosmic, Galactic and Astral and the children took part in sports day dressed in their house colours. All the staff at school would like to say a big ‘well done’ to all of the children, who really got into the spirit of the games, cheering each other on as well as hoping to be in the winning house. However, it would not have been a sports day without a rain delay or two and this year was no different! We are making exciting transformations in our school buildings slowly so that the children can fully appreciate the message and intention behind each change. For instance, we want our children to say that they enjoy reading for pleasure and, therefore, this was the focus of our latest corridor transformation. We have carefully selected a book for each month which the children can enjoy either by themselves or with a parent or carer. We

hope the artwork on the walls will help the children realise that they can read anywhere and that becoming engrossed in a book that they really enjoy is a truly magical experience. As the school year ticks by, all staff look on in wonderment at the children in their class and the developments they have made. Staff are excited to see the children flourish, but at the same time sad to see them move into another year. This is even harder in Year 6 as the children will be leaving to start secondary school. However, this year, the staff and children said their goodbyes with a bang, on their Extravaganza Day! They celebrated the closure of this chapter with a BBQ, a field of inflatables, year group photos and the obligatory shirt signing. Johnson’s of Old Hurst If you are looking to travel a little further afield, then Johnson’s of Old Hurst is a cheap day out for the entire family. Open from Tuesday to Saturday from 10am to 6pm, the zoological gardens and woodland walk is an opportunity to meet an abundance of friendly farm animals as well as taking a refreshing walk through a shady woodland. Not only do Johnsons of Old Hurst house the typical donkeys, chickens and

goats expected of a farm, but they also are home to a number of crocodiles, alligators and snakes in their Tropical House, open between 10:30am to 5:30pm from Tuesday to Saturday. Emergency Services Day The Emergency Services Day EAAA is on the 22 August from 11:00am to 4:00pm. The event will include static displays of road ambulances and fire engines and offer the chance to look inside the vehicles and talk to firefighters and paramedics. There will also be the Newfoundland rescue dogs completing demonstrations on how they search for someone believed to be in the

water. The miniature train that drives around Ferry Meadows will be giving all of their proceeds of the day to the East Anglian Air Ambulance Service. Not only will this event be an interesting and exciting day out, it also serves as an educational tool for people of all ages to find out more about what the EAAA assist with, as well as an opportunity to donate to the fantastic cause!

Take a walk in space at Peterborough Cathedral You’ll find plenty of space inside Peterborough Cathedral this summer! Not only does this ancient and beautiful building offer a vast space for visitors to explore, it is also showing One Small Step by the sculptor Peter Walker, an artwork that recreates a piece of outer space. Using NASA imagery, One Small Step recreates the surface of the moon, showing all the craters and details of the lunar terrain. Visitors will even be able to walk on the 36m x 7m surface and look for the place where Neil Armstrong and Buzz Aldrin made their Apollo 11 landing in 1969. It will be a great spot to take a selfie! As well as seeing the exhibition, more adventurous visitors can take in Moon with a View, the opportunity to climb the steps to the higher levels of the Cathedral and see One Small Step from above, then keep climbing right up to the top of the central tower, stepping out to see the

views over Peterborough. You can even see as far as Ely on a clear day. During the first week of August, a children’s activity session, One Giant Leap, is offered at various times each day. As well as ‘astronaut training’ activities and games, children will be able to make a parachute for a little teddy bear before seeing him launched from high up in the Cathedral. They can also take the teddy bear home so that he can keep practicing his parachute drop. Entry to the Cathedral and the exhibition is by donation. Make sure you wear flat heels if you want to take a walk on the moon.

Is it better to purchase first, or sell first? We ask the experts ... The chicken or the egg? A question that has passed down through generations without a perfect answer. So, how does this question translate to the current housing market? Currently, many of you are asking us ‘do I find a place to buy first, or do I put mine on the market?’ Then the quickfire questions we hear are as follows: If I put mine on the market and I do not find a property, what then? If I wait for a property I like, how do I buy it before somebody else does without selling my own? What if I sell my property and go into rented accommodation? Hold on! Take a breath, I have not answered the first question yet! So, there is never a perfect balance. There are seller markets and there are buyer markets. Currently, the majority of the country has been in a sellers’ market during the pandemic. A sellers’ market really tilts the balance and it does not take too long for the supply of homes to dry up. And, it always seems to be the case that homes in your price range, with the number of bedrooms required, in the right location seem to be in short supply.Also, when this happens, many people freeze. This stops the movement in the market. There are many people just waiting for you to put your property on the market and as soon as you do, they will too! We have reached a point where someone has to move first. When they do, as you can see from any market stats, the property goes under offer in weeks, sometimes days. So, here are some options if you are looking to move:

Sell, rent, then buy? Upside: This gives you some flexibility. You have deposits in the bank, agreement in principles ready and Rightmove alerts pinging daily. You can test the market with your marketing price and go for the highest price available without missing out on a purchase. Downside: A lot of rentals require a 12-month tenancy agreement, meaning that you can miss many opportunities while your tenancy runs down.

Market your property for sale? Upside: This is a positive move. The majority of people moving will choose this option and have faith that the right property will be available when they want it. In most cases a home will be found that meets their requirements. You can test the market at a high price range. Downside: You cannot start to place offers on properties until your property is under offer. Then you have to negotiate a reasonable timeframe with your buyer to help you find the right property.

Prepare your marketing and launch within minutes of finding the right home? Upside: You’re ready to go! But you’re not just relying on faith. You make a provisional offer for the home you like (Go BIG or Go HOME), you show your agreement in principle, you explain you can launch your property to the market immediately and agree a timeframe with a vendor, allowing you to launch and sell your property quickly. In a sellers’ market the wind is in your sails from the off, however, you have to price your property for sale perfectly to catch the initial gust. Downside: Someone who has sold might be in a slightly stronger position, so make sure your offer to purchase is reasonable. This will not work if you are trying to purchase your next home at a discount, nor will it work with an Estate Agent that just lists properties. Your property needs to be launched into the market. So, the chicken or the egg? You choose which one you want to start with, we can help with both.

One of the best ways to stretch your new home budget is to see the hidden potential in an existing property. It is not uncommon for houses to languish on the market for months, and sometimes years, due to problematic design or decor choices. As a result, the asking price will often be cut over time and, in the case of a desperate home seller, a low offer may even be accepted

e d i s t u o Thinking the box LACK OF CURB APPEAL You only get one chance to make a good first impression. If the outside of the property appears to be in poor condition, is outdated and/or requires major repairs, one could easily get the impression that the inside is the same. HIDDEN POTENTIAL A thoughtful buyer might see how the property could be improved with some inexpensive fixes, but many would rather move on to the next house on their viewing list. AWKWARD INTERIOR LAYOUTS If a buyer cannot easily conceive of how they might live in the home because the rooms are strangely arranged, again they will probably walk away. HIDDEN POTENTIAL A bad layout can often be fixed, just by re-dividing or re-allocating space. If there are other desirable factors such as a beautiful view, a large stone fireplace, south-facing windows, and so on. INADEQUATE ROOM SIZES The dimensions of rooms can have an important impact on how one can occupy and furnish a space. HIIDDEN POTENTIAL: Remove or relocate walls. Perhaps you could convert a bedroom into a good-sized bathroom or take out a wall between two adjacent bedrooms. If a property already has a single-storey extension, look at scope for adding another storey. This could give you space for an additional bedroom and bathroom – one of the most effective ways to boost your property’s value.

A property where you can install a ground floor WC can offer decent potential – and will appeal to those with young children, people who like to entertain, as well as older couples who may struggle with stairs. Think as creatively as you can, as you may not need to knock down walls or build an extension to fit a downstairs toilet into the property. You may be able to fit one into a large cupboard, in a space under the stairs, or by siphoning off a portion of a room. PLOT IS TOO SMALL Don’t be too quick to dismiss a home where the plot is too small for the size of property. HIDDEN POTENTIAL: Check out the possibility of purchasing adjacent land as this his could mean a dramatic increase in the property value. Also note that small homes on bigger plots have lots of opportunities for improvement.

Also look for properties with a nearby outhouse which can be joined up by a link extension. Don’t forget to inspect the attics and basements, as there may be space for a loft or basement conversion. Do some research during your viewing to see if any of the neighbours have done something similar, as this can set a useful precedent with planning permission.

In conclusion, many homes have hidden potential yet are overlooked because the buyer is unable to envision a solution to space, layout and/or decor issues. Beauty is in the eye of the beholder, so keep thinking outside the box!

Property listings on the online portals often carry the bullet point, ‘potential to extend subject to planning permission (STPP)’. And estate agents love to tell prospective buyers how a property has bags of potential. Buying a house that could accommodate a rear extension or a loft conversion is often an alluring prospect, both to add space and to increase equity. But if this is the main reason for buying a property, it is evidently wise to investigate what is and isn’t possible prior to making an offer. in 2019 planning rules on extensions were relaxed slightly. The maximum length that a single-storey extension could be built to without a full planning application was doubled, from three to six metres for a terraced or semi-detached house, and from four to eight metres for a detached house. However, you are still required to submit for ’prior approval’ - notifying the council of your intention to build a larger extension. Work must not begin on such an extension until the local planning authority has issued its decision, which can take up to eight weeks. Buying a home on the assumption that you will receive prior approval is a risk, as the council can always turn your request down. Look at other homes in the area and the extensions that have been permitted on them will give you an idea of what is likely to be accepted. You could also seek advice from a planning consultant or architect. But if you want to err on the side of caution, it is a good idea to plan an extension that fits within the rules known as ‘permitted development.’ Extensions built within these rules do not require prior approval or a planning application at all. What is allowed depends on the dimensions of the proposed extension, where it is and its proximity to neighbouring land.

I first started working as a Estate Agent in Hampton 17 years ago and since then a lot has changed. I have to say, I’ve never experienced a market like this, as houses prises rose above pre-pandemic levels in the first half of 2021, as tax cuts and booming Peterborough house prices continued to benefit both house builders and home owners. The housing industry had feared difficulties in 2020, when home sales were temporarily blocked during the UK’s first national lockdown. However, the government quickly stepped in to prevent house prices falling, and a cut in stamp duty, along with government backed 95% mortgages recently returning to the mortgage markets, have prompted a boom in house prices, with a demand in Hampton as a commuter town, boosted by people looking for more space to work from home. Government data suggest that UK average house prices increased by 8.9% over the year to April 2021, although more recent figures from Halifax mortgage lender, suggested house prices have dipped in June with the looming end of the Stamp duty holiday. However, the predictions are for house prices to continue to rise throughout the rest of the year as demand outstrips supply. To put it simply, we have a strong housing market in Peterborough, but specifically in the Hamptons, and we have seen this in record numbers of sold properties as a business across the board.

Streets Ahead in a Moving Process If you allow your emotions to take over, you may fall prey to some common home buyer mistakes, which can have far reaching implications. In this guide, we take a look at what to consider before you make that exciting and monumental decision ... Know What You Can Afford You’ve fallen in love with a home. You start dreaming about how wonderful life would be if only you could live there. However, if you can’t afford that particular house, you’ll end up over your head in hotter water than it’s beckoning, luxurious bathtub. Stay away from properties in the one-way-street to what you really cannot afford, because more money will not grow on those particularly pretty trees, and those pavements are not lined with gold. Start your search at the low end of your price range. If what you find there satisfies you, there’s no need to go higher. If not, you can seek higher-priced properties, but staying within your budget. Making a low opening offer can be a good way to open up a conversation and understand from the agent’s reaction what the seller’s price aspirations are. If a property has been on the market for a while, a low offer that gets a dialogue started can result in a good deal for all parties. Remember, it’s the biggest purchase of your life, and small mistakes can cost large.

Skipping Mortgage Pre-Approval Make sure to be pre-approved for a loan before placing an offer on a home—or even before you go house-hunting in earnest. If you don’t, you’ll be wasting the seller’s time, the seller’s agent’s time, and your agent’s time. The pre-approval process can also help you locate the aforementioned financial neighborhood for your house-hunting expeditions. Be aware that even if you have been pre-approved for a mortgage, your loan can fall through at the last minute if you do something to alter your credit score.

Consider Your Lifestyle Needs While money is obviously an important consideration, there are a host of other factors that could play a role in your timing. Is your need for extra space imminent—a new baby on the way, an elderly relative who can’t live alone? Does the move involve your kids changing schools? If you’ll be selling a house in which you’ve lived for less than two years, would you incur capital gains tax— and if so, is it worth waiting to avoid the bite? Before you practice making mortgage payments, give yourself a little financial elbowroom by subtracting the cost of your most expensive hobby or activity from the payment you calculated. If the balance isn’t enough to buy the home you want, you may have to cut back on your fun and games—or start thinking of a less expensive house as your dream home. If you are selling a home and plan to buy another, save the proceeds from your current home in

a savings account and determine whether or not—after factoring in other necessary expenses like car payments or health insurance—you will be able to afford the mortgage. It is also important to remember that additional funds will have to be allocated for maintenance and utilities. These costs will undoubtedly be higher for larger homes. When you calculate, use your current income, and don’t assume you’ll be making more money down the road. Raises don’t always happen, and careers change. If you base the amount of home you buy on future income, you might as well set up a romantic dinner with your credit cards as you’ll end up in a long-lasting relationship with them.

When you’ve been looking for a while, and you do not see anything you like—or worse, you’re getting outbid on the houses you do want—it’s easy to get desperate to find your new house now. However, if you move into a residence you’ll end up hating, the transaction costs to get rid of it will be costly. You’ll have to pay an agent’s commission and you’ll have to pay closing costs for the mortgage on your new house.You’ll also deal with the hassle and expense of moving yet again. As long as your demands are realistic for your budget, you are bound to find something you can live with. New houses come on the market every day.

Once you’re seriously shopping for a home, don’t walk into an open house without having an estate agent. Agents are held to the ethical rule that they must act in both the seller’s and the buyer’s best interests. But you can see how it might not put you in the best bargaining position if you start dealing with a seller’s agent before contacting one of your own.

If there’s a lot of competition in your market and you find a place you really like, it’s all too easy to get sucked into a bidding war—or to try to preempt a bidding war by offering a high price in the first place. But there are a couple of potential problems with this.

Compromise with Caution While you should be realistic in your search, and willing to compromise to some degree, don’t cave on important things. For example, don’t get a two-bedroom home when you know you’re planning to have kids and will want three bedrooms. It’s true that you’ll probably have to make some compromises to be able to afford your first home, but don’t make any major compromises. Unless you are a high-end buyer looking at custom homes, chances are that for any home you find that you like, there are quite a few others that are close to it. Even if you can’t find an identical model for sale, you can probably find a house with many of the same features.

Consider the Surrounding Area It’s impossible to perfectly predict the future of your chosen neighborhood, of course, but inquiring about or researching its prospect now can help you avoid unpleasant surprises down the road. Find out about potential development plans in the neighbourhood and also whether home values in the area have been declining or rising.

A Tough Balancing Act It’s a tough balancing act to make sure you make a careful decision, when there is always the chance that if you take too long you could lose out on a property that you were almost ready to make an offer on. Don’t underestimate how time-consuming and routine-disrupting house shopping can be.

First, if the house doesn’t appraise at or above the amount of your offer, the bank won’t give you the loan unless the seller reduces the price or you pay cash for the difference. If this happens, the shortfall on your bid as opposed to your mortgage will have to be paid out of pocket. Second, when you go to sell the house, if market conditions are similar to or worse than they were when you purchased, you may find yourself upside down on the mortgage and unable to sell

Neglecting to Inspect You found the perfect place, your offer was accepted, and you’re in contract. It’s tempting to think that you’re a homeowner the moment you go into escrow, but hold on. Before you close on the sale, you need to know what kind of shape the house is in. Make sure you get a thorough inspection of the property. You don’t want to get stuck with a money pit or with the headache of performing a lot of unexpected (and potentially expensive) repairs.

Know when and if you can pull out You can pull out from the purchase at any time before contracts are exchanged. After this, you can’t change your mind without massive costs. If the seller pulls out before you exchange contracts, you have no legal right to recover any costs from them. One option is indemnity insurance for wasted costs - consider asking your solicitor about this.

The Bottom Line When it comes to buying a new home, be realistic, take your time, don’t act on impulse, and, ultimately, make a home-purchase decision that’s good for both your feelings and your finances.

There’s no doubt that having wildlife in and around your garden will add an extra and very appealing dimension, literally bringing your garden to life. Here’s how to make your garden an appealing visiting spot.

Birds Provide a bath for birds to use when they need a drink or to bathe. Shallow water works well but it will need changing and replenishing frequently, especially in hot weather. Make sure that you install it somewhere that is well out of reach of local cats and other predators.

Bees and Insects Attract bees and other insects by growing flowers rich in pollen and nectar. Perennial plants are great, but don’t discount flowering annuals, shrubs and trees too. Simple shaped (non-double) flowers are best, especially those with open centres.

Butterflies Butterflies need somewhere to lay their eggs. Nettles are widely used as a good plant on which the caterpillars of some butterflies can grow and develop. If your garden is quite big then try to spare a corner to allow nettles and other ‘wild’ plants to thrive. If you don’t like the idea of having nettles in your flowerbeds, then plant some into flowerpots and plunge these in a sunny spot near your beds and borders – this way you’ll give the butterflies the plant but won’t risk the nettles spreading.

Install a pond or even just a simple water feature and you’ll be amazed by the amount of wildlife it attracts. Dragonflies, damselflies, other insects, plenty of birds and other animals will use the pond or feature as a drinking place. If you can manage to squeeze in a wildlife pond then you’ll also be providing potential breeding and feeding places too.

Plant some shrubs that produce tasty berries or hips later in the year. Autumn fruiting plants, especially those whose fruits last into the winter, provide a vital source of food for many animals, especially birds. Wild roses, pyracanthas and crab apples all make great garden plants that also provide a useful food source.

Is Hampton heading towards a house price crash? Peterborough house prices rose by 1.1% last month, according to the Land Registry. This means the annual rate of house price growth in Peterborough has eased to 4.9%, dropping slightly from the 5.7% yearly rate recently experienced. This is still decent growth in local house prices, yet the ‘pedal to the metal’ growth rates seen only a few months ago do appear to be easing. by James Dawson Looking at the national figures, many people were concerned the property market was overheating as spring saw annual growth of 9.9%, the highest rate of house price growth since June 2007. A few months later the Credit Crunch hit, with a drop of 18.7%. Government economic measures such as the Furlough Scheme and the Stamp Duty Holiday have so far shielded the Peterborough property market from the worst economic recession since 1709.

Can this growth continue? Or is this the start of a crash? Looking at the number of For Sale boards turning to sold at rapid speed, shows this market is not maintainable. Most looking to move home have brought forward their moves because of the Stamp Duty Holiday and the lifestyle choice of wanting a bigger garden/office space at home. Nonetheless, the doom-mongers in the press say there will be a second wave of house sellers that will flood the property market when furlough ends. They believe many of the 2.4m people still on furlough will be made redundant when furlough finishes unfortunately forcing them to move home. This was the catalyst for the slump in 2008/9.

But surely, if house prices are rising, won’t homes become unaffordable? Well, with low-interest rates, this means homes are still relatively affordable. In 1989, the house price to

earnings ratio was 5.4 to 1 (i.e. the average house was 5.4 times the average UK salary), whilst today that stands at 8.8 to 1. It’s no wonder some people are concerned there will be a house price crash (as in 2008 the ratio hit 7.5 to 1).

So, if the issue is not the affordability, what could be the problem for Peterborough homeowners? Interest rates! Bank of England interest rates will affect what people pay on their mortgage. Interest rates are used to reduce inflation after all. UK inflation has just gone through the 2% barrier, and I believe by the end of this year or early next, it will touch 4% or 5%. In normal circumstances, this would trigger the raise on interest rates. Yet, we had a similar scenario in the late 1980s/early 1990s with a spike in inflation to 8.5% due to a shortage of raw materials and labour, but this was soon sorted out, and inflation dropped quite quickly thereafter. In the coming year, a shortage of raw materials might be an issue. If there is a shortage of raw materials, this will fuel construction and manufacturing costs upwards. Next, will there be a shortage of labour? Some say it won’t be an issue (as unemployment will be higher), yet there are certain sectors of the economy that have an imbalance of trained staff of specialised jobs or people not wanting work in that type of job in the first place.

But how will increased interest rates affect the property market? Thankfully, 91% of all new mortgages being written are fixed interest rate and 78% of all existing UK mortgages are fixed-rate (compared to 32.8% in the credit crunch) ... meaning we won’t have so many houses being dumped on the market. And that’s the key … unemployment combined with high-interest rates caused many homeowners to put their property onto the market in 2008/9. Tied in with curtailed demand for property...we had an oversupply and subdued demand of Peterborough homes - causing prices to drop by 16% to 19%. So, a good bellwether and indicator is the number of Peterborough properties for sale at any one time.

There are only 874 properties available to buy in Peterborough today, low when compared to the 14-year average of 2,173 properties for sale, whilst at the height of the credit crunch, there were 4,883 properties for sale at one point. As we look to the future, if you want a crystal ball of what will happen to the Peterborough property market ... you won’t go that far wrong by getting yourself on the property portals and seeing how many properties are for sale. Sage and Pancetta Roast Chicken Give classic roast chicken a tasty makeover with a handful of fresh sage and some delicious smoky flavoured Italian bacon called pancetta. Look out for thin rashers of pancetta in the deli section of your supermarket or buy it freshly sliced from an Italian deli. Serve with roasted baby new potatoes and lightly steamed vegetables for a wonderful summer Sunday lunch.

Preheat the oven to 190C/170C fan/gas mark 5. Place the chicken in a foil-lined roasting tin. Smear half of the softened butter over the chicken breast, legs and wings and scatter over half the sage leaves. Season lightly with salt and freshly ground black pepper. Cover the chicken loosely with foil and roast in the preheated oven for 1 hour 10 minutes. Uncover and baste the chicken with any juices twice during cooking.

Meanwhile, melt the rest of the butter in a frying pan, add the chopped onion and fry gently for 5 minutes. Chop half the pancetta and add to the pan, frying for a further 5 minutes until the onion is softened and golden. Remove from the heat. Finely chop the rest of the sage and add to the pan with the breadcrumbs and some seasoning.

Uncover the chicken and top with the rest of the pancetta slices. Return to the oven and roast, uncovered, for a further 25-35 minutes until the chicken is golden brown and cooked through – the juices should run clear with no sign of pinkness when the thickest part of the thigh is pierced. Cook the stuffing in the oven at the same time until set and pale golden.

To make light gravy to serve with the roast chicken, drain off any excess fat from the roasting tin then heat the pan juices until sizzling. Add a splash of dry white wine or sherry then stir in a little plain flour and 1 tsp wholegrain mustard. Cook for 1 minute then gradually pour in 400ml hot chicken or vegetable stock and slowly bring to the boil, stirring all the time. Simmer for 3-4 minutes until just thickened. Season to taste with freshly ground black pepper.

The end of the blame game You may have heard the news that, at very long last after many years of campaigning by family lawyers, the Divorce, Dissolution and Separation bill has received royal assent. The reform means that divorcing couples will no longer have to make a choice about who should be the one raising unreasonable behaviour allegations against the other, or accusing the other of adultery. At the moment, the only way you can avoid blaming the other spouse if you want to start divorce proceedings, is to wait for two years and then obtain the other party’s consent. The details have not yet been confirmed, but there will still be a waiting period from when the couple first indicate their intention to divorce, but a matter of months, not years. You will then simply need to pronounce the fact that you consider the marriage has irretrievably broken down and no further explanation necessary.

Family law professionals are optimistic that this neutral start to the end of a marriage will pave the way to much less antagonistic and stressful proceedings, through to a consent finance order and agreeing arrangements for the children.
