Local real estate agent named one of Australia’s best Coolangatta agent has been named one of Australia’s leading real estate agents in a national ranking of the best performing agents.

The data collected for the ranking is verified by a senior member of each sales agent’s network, or their accountant where they are independent operators.
The list ranks real estate sales agents across Australia according to a range of metrics, including the number of sales, total sales volume and average sales price, for the 2018 calendar year.
The average years of experience of the top 100 agents in 2019 is 17, up from 16 years in 2018. The average days on market for their properties is 45 days (30 days). They averaged 139 property sales for the year (95), with an average sales price of $1.8 million ($1.6 million).
Now in its eighth year, the REB Top 100 Agents ranking is an initiative of Real Estate Business, the real estate authority in Australia, and produced by award-winning media business Momentum Media.

Local Master builder, Mat Stringer of Stringer Building Services who was awarded the Contract advises that ‘the club’s committee approved certain capital works of which were mostly centred around providing more comfort to its patrons of the dining venue, as well as preserving and updating some of the older & much needed sections of the building. This included, new toilet facilities, stacker doors & windows, acoustic ceilings and insulation, roof extension over the Eastern deck to allow all weather dining, total replacement of the roof, electrical and signage’.

Sellers can still achieve a prompt sale at a good price
U
nless you have been living on a different planet, there is a federal election looming that has sent many buyers & sellers into a state of flux. Off the back of a dynamic property market, that has certainly been the hot topic of positive conversation around the weekend BBQ’s over last 2 years, the mood now is a tad more sombre. Surprisingly, stock levels have shriveled up like a prune in the sun and a large percentage of buyers are merely monitoring the market. Thankfully there still is an abundance of serious buyers, however

they are far more educated about values, show patience and are a lot more philosophical if they miss an opportunity. Auction clearance rates have fallen to around 25-30% depending on who you believe & it goes to beg why many ‘one trick pony’ agents still believe that an Auction method is the only way to sell, despite over 90% of buyers who are conditional on finance & being satisfied with pest & building reports – it just doesn’t make sense. There is ongoing media hype surrounding a general decline in the real estate values across our country, which thankfully for us, mostly affects parts of Sydney & Melbourne, which in reality, have & likely to drop further as they rose much higher. Simply put they just couldn’t sustain ongoing price rises to unprecedented levels especially when demand was sliding and lending came under strict scrutiny. In our own backyards across the Southern Gold Coast & Northern NSW we are a bit more insulated. We have seen that whilst buyers from our Southern states are still investing in our core areas, many have lowered their budget due to a decline in profits from the selling of their own properties down South. Local buyers are still up-sizing, down-
sizing and re-investing around here as they feel more at home in their patch. For sellers the market remains tight with a lack of stock, so there is less competition, however buyers are wary that prices may fall and are not acting with any real conviction. Therefore the pendulum is swinging in favour of the buyer in most areas. Regardless of whether we have a new leader, the real estate market should be back in full swing post-election. So sellers, it’s time to get your property ready for sale, as buyers are sitting on the side line waiting for opportunities, however, they are more educated with property prices. Therefore if you want a prompt sale at a good price, that can also withstand the scrutiny of a formal valuation, usually instructed by the buyers lending institution (if they are financing the purchase), then be guided by your agent, consider today’s market & offer value. In conclusion & to provide more confidence to the status of our property market, the Gold Coast was just named as one of the top 5 performing regions in Australia, now that’s something to be proud of.
