Dear Property Owner We have researched sales activity from around 64 medium & high-rise establishments (over 4 levels) including approximately 3,097 apartments, from Currumbin to the Tweed, in an effort to provide you with an overview of sales activity for the 2020 calendar year. Our research indicates that over the last 3 years the annual number of apartment sales in this region, for completed projects, has decreased substantially from 254 in 2018 to 161 for 2020. The obvious main reason was the global pandemic which turned the world upside down and had most wondering what effects that would have on the property market, job stability and travel. This was on top of the droughts & damaging bush fires that occurred the previous years around our country, which for many is simply just a distant merciless memory. Aside from the aforementioned atrocities, the Gold Coast & Northern NSW property markets have excelled to new heights with a surge in property prices, mostly driven by many relocating from down South to our regions for lifestyle choices. Due to the strong buyer demand and incredibly low stock levels, developers have once again led the charge to deliver more accommodation to the coastal areas that are in desperate need. Due to the increase in population numbers with many not being able to purchase their own slice of paradise, again due to limited stock available, this has had a significant impact on the rental market with demand reaching unprecedented levels and forcing rents upwards to record levels. Our rental team who manages a portfolio of over 1,100 properties advises that vacancies are less than .01% and rents have been increased by 25% in many instances. Our subsidiary Company Gold Coast Holiday Homes, who manages a substantial portfolio of privately owned holiday accommodation, has had a turbulent year with ongoing Border closures and limited travel having a huge impact on the industry as a whole and plummeting occupancy levels. However, the silver lining is that domestically they have welcomed back holiday makers from around our nation in their droves and are experiencing a resurgence of vacationers, that is sure to continue for the next few years, especially with International travel halted due to Covid restrictions.
