1. Start Early.

Give yourself plenty of time for this process, because it will inevitably take longer than you expect. Take your time, and don’t try to sort through your entire house in one day or weekend. A couple of weeks to a month is a more realistic timeline. Take it one room at a time, and take breaks throughout.

2. Decide what stays and what goes

First things first, you need to decide what to keep, sell or simply get rid of. Make a list of items in every room and categorize accordingly. Don’t forget the attic and/or basement!

3. Eliminate rooms you won’t have in your new home.

If you’re moving to a smaller space, there will be rooms that you no longer have, like a garage or office. Nearly everything in those spaces will need to be sold, donated, tossed, or relocated to other rooms.

4. Have a plan for moveouts before your estate sale

Organize a place for things to go that don’t sell: donations to local charities, second-hand stores, recycling, gifting, or disposal.

5. Allow some time to reminisce.

It’s OK to pause and let the nostalgia take over for a bit. Cry if you need to, or move on to another room and come back. This is why you started early!

The Next Neighborhood

You don’t have to be a politico or a West Wing extra to live in Capitol Hill. Yes, the defining feature of the neighborhood is the eponymous Capitol Building, but once you look beyond the Hollywood reputation, Capitol Hill has a lot to offer.

Capitol Hill

One of the oldest housing communities in Washington, Capitol Hill, has developed from a small boarding house community for members of Congress to an area that spans several separate neighborhoods. Capitol Hill, the largest Victorian historic district in the country, possesses some live-in congressmen, senators and their staffers, plus a view of the Capitol from almost anywhere in the 14-block area.

The majority of residents here have nothing to do with Congress or government. Architects, attorneys, artists and others whose fortunes are not tied to the election cycle choose “the Hill” because it’s dog-friendly, within walking distance of train and Metro stations and close to everything that makes city life attractive, as well as a funky-chic weekend produceand-flea market.

As part of the District, Capitol Hill offers the attractions of any city — nearby theaters, nightclubs, restaurants, world-class museums and professional sports, plus the Capitol, White House, Supreme Court and other fantastic buildings housing the national government.

Back in the early days, Capitol Hill was populated by a crosssection of congressmen and navy yard workers. Nowadays, it’s one of the best DC neighborhoods for families. In fact, aside from a few notable landmarks (you know, like the Library of Congress, the Supreme Court, and the Folger Shakespeare Library), Capitol Hill is predominantly residential, comprised of blocks of rowhomes, townhomes, and lovely Queen Annes.

If you’re smart about looking, Capitol Hill can be reasonably affordable and relatively quiet. But it still offers access to the city thanks to close proximity to Capitol South and Eastern Market stations, plus the weekly joy of buying fresh food at Eastern Market.

U STREET CORRIDOR

WALKING TOUR

ABOUT THIS TOUR

This 12-block walking tour features 10 original murals created by the DC Department of Public Works MuralsDC program. This tour will give tourists, street art fans and walking enthusiasts a chance to see the small but notable portion of the program’s 141 murals displayed along the District’s famous U Street/Cardoza corridor, located in the historic neighborhood of Shaw.

The U Street Corridor, once referred to as “Black Broadway,” was an important African-American cultural and nightlife hub from the 1920s through the ’40s. Home to the Lincoln Theatre and Ben’s Chili Bowl, local and internationally renowned jazz greats regularly performed in the venues dotted along this strip.

Themes of several of the MuralsDC murals showcased along this corridor reflect its history as well as the current culture of the neighborhood. You will see several other murals not related to MuralsDC on your walk as well!

ESTIMATED TIME

Power Walk: 30 minutes. Art Study 1-1½ hours.

ABOUT MURALSDC

MuralsDC was created to help minimize illegal graffiti tagging, to revitalize public spaces within the community and to teach young people the art of aerosol painting. Since 2007, DPW’s MuralsDC program has created original works of art on school, municipal, business and apartment building walls in every ward of the city.

In collaboration with the Commission on the Arts and Humanities, this beautification initiative has resulted in 141 murals, employed more than 60 (mostly local) artists, prevented vandalism on buildings experiencing repeat tagging, and continues to provide ongoing opportunities for community engagement.

ON-TREND Kitchen Upgrades ON-TREND Kitchen Upgrades

7

Designers from coast to coast are cooking up fresh ideas for kitchen upgrades. This year’s hottest trends bring numerous fresh aesthetic approaches while functionality also plays a leading role in top design ideas.

If you are planning a kitchen upgrade, take inspiration from these ontrend elements spotted by the design experts at Wellborn Cabinet:

UNIQUE TILE

In recent years, backsplash tile has taken a more prominent role in kitchen design and has continued to grow in popularity to the point where tile is now a full-stop focal point. From eye-catching colors and patterns to texture that brings new dimension, kitchen tile can make a big statement. In fact, bold tile is not just limited to the backsplash. Patterned tile is an on-trend option for adding character to your flooring and dressing up commonly under-designed spaces like the window jamb with a practical material, like tile, that is easy to clean and maintain.

MULTIPLE APPLIANCES

Function is front and center in residential kitchen design this year, and homeowners’ growing demands to go big on appliances is proof. From double ovens to extra dishwashers, homeowners are committing to more useful features. There are even some kitchens that boast two refrigerators, which may be a nod to the way grocery shopping habits shifted during the pandemic, with fewer, but larger, trips to the store.

WALK-THROUGH PANTRIES

Whether you are capitalizing on the mystique of a “hidden” room or attracted to the idea of a more seamless aesthetic, a walkthrough pantry can be a stunning and functional solution. With a walk-through pantry, you can add extra space to an existing pantry to create a better flow to your floor plan. Available in a variety of widths and heights, Wellborn Cabinet’s Walk-Through Pantry blends

naturally into the rest of your cabinetry to create visual continuity. Integrated magnetic door catches add stability and keep doorways securely closed.

WOOD FINISHES

After years of painted cabinets and woodwork dominating kitchen design, wood grain finishes are making a comeback. The look is cozy and inviting, and with a wide span of stain options, it is equally possible to take the look ultra-modern or veer toward a more traditional style. Outside of cabinetry, there is plenty of room to incorporate the warmth of wood, such as butcher-block counters or exposed beams.

GREEN, BLUE AND EARTH TONES

Jewel-inspired hues had their moment, but this season’s color scheme is more about subtle shades that meld with neutrals for lighter, brighter spaces that feel airier and more spacious. Greens, in particular, pair well with an array of wood finishes, whether cabinetry, countertops or furnishings. Integrating greens, blues and other nature-inspired colors allows you to bring earthy serenity to a bustling and busy room, and this motif lends itself well to a design that creates a cohesive connection with adjacent outdoor living space.

CLEVER STORAGE SOLUTIONS

The kitchen is a busy place prone to clutter, and this season you will find multiple examples of practical solutions showing up in showcase kitchens. The features that can make your kitchen chores easier and neater come in all shapes and sizes. For example, discreet knife blocks tucked into drawers, drawer dividers for maximum customization and sliders that make it easy to empty the trash and recycling bins.

MARBLE COUNTERTOPS

Marble is not necessarily a new trend, but this year’s attention is on slabs of marble with eye-catching veins that make counters really pop. For a fresh take on marble, forgo the typical white, gray or black styles in favor of color. Standout gold veining or even full slabs with stunning greens, blues and reds can make a statement. If budget is an issue, or you are worried about too much of a good thing, consider using a bold slab on a smaller space, like the island, rather than outfitting the entire kitchen.

Surprising Home Upgrade IdeasSpaces

Not all great things come in big packages, and home upgradesare an example of the truth in this wisdom. Unexpected, smaller spaces may not get the same attention as high-traffic areas like kitchens, bathrooms and living areas, but their impact can be just as powerful.

Get inspired to make improvements to the lesser-used areas of your home with these tips from the home decorating experts at Wellborn Cabinet, Inc.:

ENTRYWAY

It’s the impression that welcomes guests into your home, so even if the space is small, your entryway warrants some TLC. Focus on making it open and inviting by removing any unnecessary furnishings. Some functional storage, like a bench with integrated coat hooks, can serve a practical purpose, and if you have the space, some built-in cabinetry with an eye-catching countertop can incorporate stylish storage.

LAUNDRY ROOM

Getting motivated to do chores like laundry is easy when you have a beautiful setting for getting to work. Introducing pops of color in nontraditional places, like the cabinetry, adds a high-end elegance. Water-inspired and earthy hues like Midtown Matte Tidewater or Arcadia Chiffon Cypress are perfect for the laundry space. Both are op tions in Wellborn Cabinet, Inc.’s Aspire Series, which features concealed hinges with self-close functionality and matching interiors for a high-class look, even when the doors are open for business.

CLOSET

A cluttered closet may not be the first thing a guest notices, but it’s a space you visit daily. Improving the organizational features can

streamline your morning routine and put you in a more positive frame of mind to start each day. There’s no right or wrong when it comes to closet design, but using cabinetry in place of open shelving and rods lends a more luxurious feel. Plan for adequate hanging and closed storage, and if space allows, be sure to plan for shoes and accessories since these items can easily contribute to a closet’s disarray.

MINI BAR

If you fear you don’t have room for a mini bar, you may be surprised. Reimagining a larder cabinet, like the ones Wellborn Cabinet, Inc. offers in 30-, 33-, 36- and 42-inch widths, can create an instant bar out of just about any wall space where you can fit a cabinet. Install it as a coffee bar or traditional bar, or add the optional Appliance Pullout shelf for more versatility.

PANTRY

Guests may not find themselves in your pantry very often, but you likely use this space every day. Transform your pantry for heightened utility in simple ways like using clear plastic bins for small boxed foods or stylish wicker baskets to hide away snacks. For

28 | DISTRICTHOMEMAGAZINE.COM EARLY FALL 2022

a more permanent solution, take advantage of unused space on the back of the pantry door with thin shelves for items like seasoning packets and smaller canned goods.

GUEST BATHROOM

Swapping out a tired vanity and countertop is a relatively affordable upgrade that can completely change the style of a secondary bathroom. Be sure to also update the fixtures for a more contemporary look and, if budget allows, replace the flooring. Finish the project with a fresh coat of paint in a light, airy shade and add new textiles and a few decorative touches to complete the job.

HIDEAWAY STORAGE SPACES

One feature that enhances virtually any space is more storage. Having convenient places to tuck away all your stuff makes rooms feel more open and inviting. Hidden storage solutions are often better because you can enjoy the functionality they add to the space without interrupting your design aesthetic.

Here are some clever ideas for keeping necessary items tucked out of sight but within easy reach:

BUILT-IN STEP STOOL: If you love the look of tall cabinets but struggle to reach the top shelves, a practical addition is a hidden step ladder in a pullout caddy. Specially designed ladders that fold down extra narrow and feature nonslip rubber treads make this a handy addition you’ll reach for again and again.

PAPER TOWEL PULLOUT: Keep paper towels hidden but close by hiding them in a pullout cabinet such as Wellborn Cabinet Inc.’s 12-inch-wide model, which features a built-in paper towel holder and bottom shelf ideal for organizing cleaning products. There’s also a space behind the paper towels that’s perfect for storing sponges and other kitchen supplies.

DRAWER DIVIDERS: While you can find many aftermarket options to organize the insides of your drawers and cabinets, choosing organizers designed to work seamlessly with your cabinetry creates a more polished look (and saves the headaches of measuring and guesstimating the fit). Tray dividers are useful for sorting cookie sheets and baking pans, while you can find dividers in a variety of heights to match drawers below the oven or where you store your cutlery. Another option that serves a similar purpose is pegs, which keep fragile items from shifting when drawers are opened or closed.

Alex and Iwona Petrov, principals of yZiGN Interiors renovated an Alexandria, Virginia basement, creating a personalized bourbon tasting room for the owners. As bourbon collectors who travel across the US, mainly to Kentucky and Tennessee to taste and purchase bourbon, the owners wanted a bourbon tasting room that not only reflects the ones they see on their trips, but is also unique to their style. They requested an intimate and rustic room, one that evokes a moody vibe - a room with a deep south feel with a modern twist.

Among the interesting elements are recycled leather-wrapped cabinets that serve as the statement piece, while mirrored doors conceal storage on each side of the largest TV that could fit in the space. It’s a small room, about 350400 square feet, but it’s packed with storage, appliances including a freezer and refrigerator, and the wife’s art, such as a painting of her husband and their dog.

The Petrovs loved the owners’ passion during renovations, which was a collaborative e ort that took about a year from conception to completion. It also includes four swivel chairs, a repurposed oriental rug, luxury vinyl flooring, antique glass, and mood lighting along the ceiling and shelves.

Fill Your Home with

In the world of design, what’s old inevitably becomes new again, and a similar pattern is inspiring today’s on-trend color palettes for home decor. The latest styles reflect reviving and comforting colors influenced by heritage and romance, lending to a look that is familiar in an individualistic way.

Whether living through the romance of rural lifestyles, the comfort of home or the nostalgia from far-off times, some of today’s most beloved design aesthetics celebrate the past, present and future while bringing balance, hope and comfort for you and your family to embrace.

TIMELESS COLOR

Using color to evoke feelings and emotions is hardly new but combining a carefully curated color palette with other design elements can allow you to create a look that pays homage to the past while breathing new life into your living space.

Re-imagining classic, familiar tones allows you to achieve a design motif that is equal parts reminiscent and refreshing.

“The Vintage Homestead Color Collection offers an effortless look that reveals the importance of being hopeful to find stability and balance,” said Ashley Banbury, HGTV Home by Sherwin-Williams senior color designer. “Our 2023 Color Collection of the Year revives elements from the past that are perfectly paired with vintage, comfortable and classic colors.”

BLENDING PAST AND PRESENT

Striking a balance between old and new can take many forms, as these styles show:

HERITAGE REVIVAL: An interest in reviving the past is evident in design trends like a reemerging appreciation of antiques and vintage elements, such oversized furniture and traditional shapes. To capture this style, your design should focus on contrasting old and new for a mix-and-match look.

A cohesive color scheme can allow the various elements to stand on their own while working in harmony for an intentional design. For example, the HGTV Home by SherwinWilliams 2023 Color Collection of the Year includes a combination of familiar tones that have been thoughtfully curated by design experts who borrow color and design concepts from the past for a hopeful future and a sense of belonging. Hues like Poetry Plum and Hot Cocoa evoke warmth and depth, while moderate shades like Restrained Gold and Glamour offer fresh ways to incorporate mid-range neutrals. Meanwhile, soft tones like Natural Linen and Cool Beige offer subtle color for lighter, brighter spaces.

MIXING AND MATCHING OF ERAS: A new take on retro design is emerging in which eras are blended and new and old furnishing work side by side. To get this look, you’ll craft

38 | DISTRICTHOMEMAGAZINE.COM EARLY FALL 2022

a space that marries historical and contemporary design, celebrating both old and new. To design for longevity, incorporate pieces that are ambiguous in era and stand the test of time.

VINTAGE HOMESTEAD: Reviving design elements from the past with mixed patterns, classic shapes and vintage decor adds up to comfortable and comforting design. With this trend, prints and patterns encompass a range of styles, reinforcing how interiors connect to fashion. Mixing classic elegance with sleek vintage shapes is refining the concept of polished comfort. To achieve the look, curate pieces in heritage shapes and patterns, along with retro accents. Be sure to incorporate vintage lighting and glass, as well.

A versatile color choice like Darkroom, the 2023 Color of the Year from HGTV Home by Sherwin-Williams, is an alluring shade that is classic enough for heritage interiors but also modernly retro for a throwback-inspired aesthetic. It’s a neutral perfect for creating an eclectic yet modern look inside and out.

ITALY

From history and culture, to food and wine, and an attractive Mediterranean climate, Italy has it all. Whether you want a vacation place in Venice or a new family home in Florence, moving to Italy is a dream for many Americans.

WHY BUY PROPERTY IN ITALY?

If you’re interested in houses for sale in Italy — or even looking for land for sale in Italy to build a property yourself — you’re not alone. In fact, Italy is now the number one location for North Americans to buy a second home overseas¹.

It’s not just the climate and cuisine which drives this popularity. Italian properties are on average significantly cheaper than the

equivalents in Spain or Portugal — and can come with lower transaction costs when buying, and capital gains advantages when selling, too.

CAN I BUY PROPERTY IN ITALY AS AN AMERICAN?

If you’re a US citizen you can buy property in Italy thanks to bilateral agreements between Italy and the US — often known as reciprocal agreements. This reciprocity means that because an Italian would be entitled to buy a property in the US without restrictions, Italy returns the favor and lets US citizens buy homes in Italy with the same privileges.

Buying a home doesn’t change the standard visa requirements

to stay in Italy — but as a US citizen you’ll usually be OK to stay for up to 90 days without restrictions, making it a perfect place for a vacation home.

HOW MUCH IS A HOUSE IN ITALY?

Italy offers a range of cities and towns, with properties for all types of budget. In the north of the country you can find larger and more populated areas — with large cities such as Milan or Rome — and consequently it’s where square feet price will cost you more.

In the south of the country you can find a range of villas, apartments and houses to make your dream of la dolce vita come true — and for much less than you’d pay in the north. Cities like Palermo and Naples are good options if you want to live close to the sea.

FINDING REAL ESTATE IN ITALY

For the most part, it’s advised to use an agent when looking for property in Italy. Most buyers contract an agent or lawyer in their home county, who then works with the Italian real estate agent.

It’s not uncommon for real estate agents to work in dual languages, and depending on where you live you may find a local agent who speaks Italian.

Now you have all you need to know about how to buy property in Italy as a US citizen. This guide to getting a home or investment property in Italy should give you the framework to start your own research, and get a step closer to making your Italian dream a reality.
