COLLECTION 2022 The B&B Italia Outdoor collection has grown and strengthened for 2022, confirming its leadership in the sector. There are many new products around expanded ranges and original products. The elegance and sustainability of Borea continues with a series of sunbeds and seating designed by Piero Lissoni, while Vincent Van Duysen has imagined an outdoor version of Pablo, the armchair that makes its stylistic mark through comfort, while also presenting a sofa version, a coordinated footrest, and a series of small architectural tables. The textile collection has also expanded, with new types of outdoor fabrics with tones that perfectly balance a desire for colour and sophisticated shades. Wood, aluminium, and cement are the primary materials in the 2022 outdoor collection, showing B&B Italia’s dedication to experimenting more and more in the design of outdoor living.

BOREA SUNBED Design Piero Lissoni

“We have created two types of sun loungers: the first, like the rest of the family, are a bit like landed airplanes and are used for sunbathing by the pool or on the beach. The others are two somewhat mysterious objects, like two large eggs, that can be sun loungers or become sofas or chaise longues.” — Piero Lissoni

BOREA SUNBED

Since its creation, Borea has marked a crucial point for B&B Italia, a clear indication of increasingly sustainable products with high circularity. The collection, designed by Piero Lissoni, presents lightness as an aesthetic cornerstone and in its DISTRICTHOMEMAGAZINE.COM | 1 3

relationship with the environment. Its natural evolution has led to the arrival of two types of sun loungers: Borea sunbed and Borea sunbed lounge. Borea sunbed is a sun lounger where the frame in curved aluminium tubes creates a shape that seems to fly close to the ground. In harmony with the entire collection, the frame can be painted a tortora colour or white, which are the same tones as in the supporting mesh.

can sit as you wish. The same is true of the sofa, with construction and structural features that are perfect for the pool, the lawn, or even the terrace. The supporting frame of the Borea sunbed lounge is made of curved aluminium tubes, available in white, tortora, and clay colours, supporting a base of fixed slats in aluminium sheet. The 6 cm thick upholstered mattress guarantees comfort and is covered in line with the entire range of B&B Italia outdoor textiles. The Borea sunbed lounge will be the ideal presence in parks and around pools at hotels and resorts, where architects and interior designers can play with arranging the elements as they desire, creating highly sophisticated scenes, and spaces, for every guest to interact and relax.

PABLO OUTDOOR Design Vincent Van Duysen

“My first collection for B&B Italia’s outdoor line develops the Pablo armchair features and adds layers of softness, and the tables are a link to my architectural world “. — Vincent Van Duysen

BOREA SUNBED LOUNGE

The back can be reclined via the elegant hinges in precision cast steel, functional elements designed carefully to maintain the continuous lines and a pleasant appearance. Two rear wheels lend character to the overall form and play a highly functional role, guaranteeing easy portability. With a length of 200 cm and a generous 75 cm width, Borea sunbed immediately looks like a sunbed aimed at the utmost comfort. Its comfort can be further enhanced with the addition of a small, upholstered mattress 6 cm thick. The mattress cover can be made from a wide range of outdoor textiles by B&B Italia, another element of flexibility that makes it suitable next to every pool. A delicate balance of oval shapes defines the essence of the Borea sunbed lounge, a small yet surprising series of outdoor lounge sunbeds with character that are impossible to forget. The two objects redefine the category of poolside outdoor seating. The Borea sunbed lounge is available in two versions: chaise lounge and sofa, both featuring a large section of reclinable back. The chaise lounge has an elongated, welcoming form just right for one or two people lying or reclining. By lowering the back, the chaise longue becomes an island with multiple uses, where you ELITE REALTORS 2022

The Pablo armchair by Vincent Van Duysen, with its decisive design and innovative proportions, is available in an outdoor version, breathing life into a series that includes an armchair in two depths, sofa, and footrest. The soul of the original project lies in the wood frame, which for Pablo Outdoor is made of teak, the ideal material for outdoors. The geometry of the supporting frame presents a sophisticated balance of straight and curved lines, but this is not just an aesthetic choice. In fact, the frame, with its uninterrupted surface, was designed to ease maintenance of the wood, which is easy to treat as necessary. The rear fabric panels are anchored to rods that can be removed easily. This is also an aesthetic choice that meets a technical solution aimed at simplifying care for the wood and maintenance of the textile parts. These design expedients allow customers choosing the Pablo Outdoor collection to let it age naturally or have it returned its original condition.

PABLO SOFA

DISTRICTHOMEMAGAZINE.COM | 1 5

PABLO ARMCHAIR

The continuity of the form and quality of the wood make Pablo Outdoor particularly pleasant to the touch. Comfort and softness are also found in the deep seat and back enhanced with cushions that can be arranged freely. The low seat is composed of a single generously upholstered cushion, nearly a mattress that creates an ample area perfect for isolating yourself or sharing moments of conviviality. The 210 cm wide sofa interacts with the armchairs in two depths, one more suited to conversation, the other for relaxing as if on a chaise longue. The footrest has a similar teak frame and an upholstered base covered in fabric. Solid and compact, this accessory is also suitable for use as a small service table.

The decisive yet soft lines of Pablo Outdoor seats are perfectly balanced in the small cement outdoor tables. Linear, solid, and highly geometric shapes represent the heart of these architectural objects with a certain effect. To provide multiple solutions, the small Pablo Outdoor tables come in two sizes and two colours. The antiqued white and cement grey colours give shape to a large, low model that works perfectly as an island defining a conversation area, and a higher, narrower model with a square base, is ideal as a service element next to the sofa or armchair.

PABLO ARMCHAIR & FOOTREST

TEXTILES COLLECTION The B&B Italia Outdoor textiles collection is enhanced with new proposals. Softness and consistency find an ideal balance in interlacing with a pleasant, three-dimensional texture, where the play of contrasting colours creates an original visual dimension. Variations of the base come in solid colours of clay, tortora, olive green, and blue. A version with a neutral base will also be available, with small squares in which the contrasting pattern creates interesting plays of colour, to be used in harmony or contrasting combination with different elements.

AN

AUTHENTIC

PERSONAL

BRAND Why Every Real Estate Agent Can't Live Without One

“AUTHENTICITY.” The buzzword of today’s marketer. But when it comes to personal branding, the name of the game is and always will be authenticity. Authenticity isn’t just a buzzword, in fact, or a nice-to-have. It’s a non-negotiable. As far as industries go, anyone can benefit from building their personal brand online today—and my company, SimplyBe. Agency, has worked with leaders in many of them. However, the perfect industry for personal branding is Real Estate. The individuals who guide us to find our ideal homes and help us to make our lifestyle daydreams a reality—you have to trust those people. And in order to trust those people, you need to know those people. Personal branding is so necessary for you as an agent because at the end of the day, you are responsible for driving your own business. And the truth is, there are hundreds of thousands of realtors out there. So how do you stand out in a sea of people who sell the exact same product to the exact same client as you? With a clear, authentic and intentional personal brand. At SimplyBe., an award-winning, multinational personal branding firm, we have cracked the code on how to brand oneself in a way that is truly authentic and positions you as an expert. Many people take it a little too far and run the risk of oversharing TMI (too much information) without adding value. (Read: 18 | DISTRICTHOMEMAGAZINE.COM

making it about yourself.) On the other end of the spectrum, some position themselves as the two-dimensional professional neighborhood expert who, frankly, comes off robotic and inhuman. (Read: making it about the transaction). So then how do you blend your value, your humanity and your expertise in an authentic way? That’s where SimplyBe. comes in. Your personal branding is born through a foundational brand identity that informs your messaging and ultimately conceptualizes your go-to-market strategy. This work informs all facets of your marketing efforts—mailers, digital ads, emails—but also one of the most influential marketing tools of our time: social media. Social media allows you to scale both your brand and your time (which is a nonrenewable resource). And as busy agents, we know that your time, especially, is precious. It might seem overwhelming to get this balance right or to even get started. But you don’t need to be an expert in social media—you just need to continue to be an expert in Real Estate. SimplyBe. can help you simplify your social media fears and break down the process, step by step, through our strategies, formulas, tactics and frameworks. Which is why we are so excited to be partnering with Long and Foster—a leading real estate brand that recognizes the need for this work and the potential it can bring to their agent base. Through our year-long partnership SimplyBe. will be training Long and Foster agents on a consistent month-to-month basis to bring them the most relevant, up to date personal branding, social media & digital marketing strategies. Our partnership is right on time, as it will inspire their agent base to get to know themselves on a deeper level, encouraging them to lead with their unique authenticity. Paired with our tactical branding strategy, they’ll be equipped to carve out their unique spaces in their markets, attracting the right clients and finding success. The Next Neighborhood

NOMA

NORTH OF MASSACHUSETTS AVENUE

DC is among the most expensive cities in the country, which means the art of living in DC is the art of finding a great deal. The best place to start? Look in fast-growing neighborhoods like NoMa to snatch up a great real estate deal while the getting’s good. Named for its location north of Massachusetts Avenue, NoMa is an emerging neighborhood with modern developments rising from old industrial lots. In its southern end, beaux-arts Union Station houses a shopping arcade. On the area’s eastern fringes, hip Union Market has stalls and shops selling everything from artisan cheese and Korean tacos to home decor, plus an adjacent distillery and pop-up indie movie theater. It is best known as a transportation hub and the home of Union Market, a restored grocery and specialty food hall that’s at the epicenter of DC’s gourmet scene. It’s also home to Gallaudet University, the nation’s first college for deaf and hard-of-hearing students, and National Public Radio. Union Market, located in a restored, midcentury food hall, caters to couples, kids and chefs with its mix of restaurants, kitchen supply retailers and gourmet shops selling spices, meat and such. have popped up in the industrial zone surrounding the market, too, including an Angelika movie theater, Masseria, a Michelinstarred Italian restaurant from chef Nicholas Stefanelli, and La Cosecha, contemporary Latin American marketplace. For International Women’s Day in 2015, LAbased graffiti artist Mr. Brainwash created a heart-filled mural at Union Market that has quickly become one of the neighborhood’s most Instagramable images.

The second-busiest Amtrak hub in the nation, Union Station is situated along Massachusetts Avenue NE. With shopping, restaurants and tours galore, Union Station is a good first stop on your trip to the NoMa neighborhood. You can also find Capital Bikeshare stations near NoMa, or hop on the eight-mile-long Metropolitan Branch Trail here, which goes all the way to Silver Spring, Md.

Shops and restaurants have continued to redevelop historic buildings and push northeast through the NoMa neighborhood and across the border into Ivy City which has itself become home to distilleries, acclaimed restaurants and much more. The Uline Arena, a barrel-vaulted brick building that hosted the Beatles first U.S. concert now holds a flagship REI store and Red Bear Brewing Co., the District’s only 100 percent gay-owned brewery. Harriet T

Tubman l a i n n e t n e c i B

he world will honor Harriet Tubman throughout 2022, marking 200 years since her birth in Dorchester County on Maryland’s Eastern Shore. People from far and wide will be sharing and reflecting on her remarkable story. For more than 25 years, Tubman was trapped in the bonds of slavery before escaping – and then returning to Maryland time and again, risking her life to lead her family and friends to freedom. She went on to work as a scout, spy, and nurse in the Civil War. Later, she was part of the suffrage movement. And throughout her life, she was a humanitarian, always thinking of and doing for others. Numerous DC museums and attractions will celebrate American icon Harriet Tubman’s 200th birthday with artifacts, displays and events. including the Smithsonian American Art Museum, the National Museum of African American History and Culture, National Portrait Gallery and the International Spy Museum. Many DC museums already feature Tubman prominently, and have Harriet Tubman artifacts on display.

SMITHSONIAN AMERICAN ART MUSEUM On the bicentennial of her birth in March 2022, we look beyond to capture not only Harriet Tubman the icon, but Harriet the woman. Her legacy of care, activism, and bravery that influenced Black women across time. Objects related to Tubman’s life highlight her impact on her contemporaries, including the shawl gifted to her by Queen Victoria. Personal objects such as her hymnal reveal her domestic life and the devout religious beliefs that inspired her to “conduct” hundreds of African Americans to freedom from bondage. 22 | DISTRICTHOMEMAGAZINE.COM

NATIONAL MUSEUM OF AFRICAN AMERICAN HISTORY AND CULTURE This month marks the bicentennial birth of Harriet Tubman, abolitionist and Underground Railroad conductor. Tubman’s story, impact and influence in American life can be seen across several exhibitions in the museum. Beginning in the “Slavery and Freedom” exhibition, the public can view her handkerchief and hymnal and see her apron in the museum’s “Make Good the Promises: Reconstruction and Its Legacies” exhibition. They can conclude their journey with a contemporary piece in the museum’s latest exhibition “Reckoning: Protest. Defiance. Resilience.,” which displays Bisa Butler’s quilted portrait of a young Harriet Tubman titled “I Go to Prepare a Place for You.” From home, the public can view several newly digitized objects and stories on the museum’s website and learn more about Tubman’s legacy through its Searchable Museum website.

INTERNATIONAL SPY MUSEUM To mark the 200th anniversary year of Harriet Tubman’s birth, Dr. Kate Clifford Larson will be speaking about the famous Underground Railroad conductor and abolitionist. Tubman is revered for leading her family members and many other enslaved people North to freedom at great personal risk during the American Civil War, but her work as a Union spy and military commander is less well known. Larson will give us deep background on Tubman’s life and clear up some of the myths that surround her—the reality is even more daring and exciting. Larson is a New York Times and Wall Street Journal bestselling author of three critically acclaimed biographies including: Bound for the Promised Land: Harriet Tubman, Portrait of an American Hero. INDUSTRY TIPS & TRENDS

WITH

LINDSAY REISHMAN Real estate veteran in the Washington, DC, Maryland and Virginia area.

“T

here’s so much noise within the industry about change that’s overblown,” says Reishman. “Stick to the basics and whoever provides the best client experience will continue to thrive.”

34 | DISTRICTHOMEMAGAZINE.COM

Throughout his decades-long career, Reishman formed his first independent brokerage, Lindsay Reishman Real Estate, in 2010 which he then sold to Compass in 2014. After helping to establish and grow Compass’ presence in the District of Columbia, Lindsay then launched the Reishman Group, which has become a market-leading team with more than $150 million in production in 2021. His most recent venture is Pareto, a boutique firm supported by the California-based firm, Side. Pareto launched earlier this year and will provide agents the ability to spend more time personalizing the home buying and selling experiences for clients. He notes there is no single “game changer” tip or trend that will guarantee success for firms in the real estate industry. His philosophy continues to center on the fundamentals of good business: great agents, authentic relationships and exceptional customer service. ELITE REALTORS 2022

Q&A WITH REAL ESTATE VETERAN LINDSAY REISHMAN Lessons learned from your years in the business? • At its core, buying and selling real estate is a big decision; you need advice from a knowledgeable agent in order to feel confident in making a sound decision. • Teams are an important part of the future of real estate; great agents are in high demand and a well-run team can offer the proper level of service for clients. • It’s all about the basics; technology should only be used when there’s a problem that it helps to solve. • Retain your valued relationships; no transaction is worth damaging years-long relationships with colleagues or clients.

How can a seller make their home more attractive to potential buyers? • • • •

Find a good agent and create a partnership; depend on your agent to stay educated on the market. Invest in the process of presenting your home properly (i.e. fresh paint, updated landscaping, etc.). Finish all repairs because especially in the DC area, no one wants a project — buyers want a move-in ready home. Work with an experienced agent to set your home’s list price from the start; it sets the tone for a successful sales process even in markets that are hot.

T

he Belize real estate market offers a variety of so many properties and houses to choose from so you will never run out of options.

A lot of Americans are drawn to Belize looking for homes to live in aside from tourism, since these people have a preconceived notion of what life in Belize is like. With all the advertisements and promotions one sees online and everywhere else, maybe these people think that it is a place of pristine unpopulated beaches, breathtaking 38 | DISTRICTHOMEMAGAZINE.COM

surroundings and magnificent crystal blue waters. These are, of course, all true plus more. It’s great if people think it is one peaceful community of friendly locals with the promise of comfortable living at a low cost. Living in Belize can really be quite varied in a lot of aspects. One can live like a hermit as they spend their retirement days in silence and away from the modern corporeal world, or one can have a vacation home on the beach and invite friends from different places to spend a week or two in this naturally scenic place where no one would ever be a bother. ELITE REALTORS 2022

Expatriates are even increasing in this country, which means more and more people are considering living in this part of the world and leaving everything they have back home. It is, of course, good for the Belize real estate market since the country pretty much depends on tourism for its revenue. With a population of just a little under 400,000, it would be hard for the community to create revenue that would sustain their country, therefore needing money coming in. The beauty of Belize for a lot of outsiders is that here, they can choose their lifestyle or simply live how ever they want to live. It is not as discriminating or scrutinizing unlike in other places and most importantly, it is a lot less cramped. If you are wondering and planning to move to this wonderful country but have only seen it in magazines and online websites, then perhaps you can try visiting the place first. Try checking in a hotel or go rent a house for a week or two. There are cheaper accommodations so you could try to live here for a while to see if it suits you. When visiting the country, one must make it a point to go see a lot of places and also check out all the available houses for sale, if you wish to buy one. There are also communities there which are a must see and a must consider. One of them is Ambergris Caye.

7 Steps for Buying a Home in Belize 1. Decide: For personal use or invest – or both? 2. Research Ambergris Caye neighborhoods and other areas. 3. Contact a Real Estate Agent & get local listings. 4. Schedule a time to see homes. 5. Outline your budget. 6. Meet with a local lawyer. 7. Make an offer to buy your new property.

As unique as Belize is to Central America, Ambergris Caye is unique within Belize. Within the destination of Belize as a whole, over 70% of its visitors choose Ambergris Caye Belize as their final destination. Most of the island is dedicated National Park and marine reserve, with stringent regulations on land use and development. As a result, the pristine beauty of Ambergris Caye Belize will always be preserved like a rare and precious jewel. Ambergris Caye has been named the top island in the world several years in a row by Trip Advisor. Belize is fast becoming the number one vacation spot in all of Central America. Whether you choose to vacation, live, invest in or retire to, Ambergris Caye is fast becoming one of the world’s most desirable destinations. The Belize real estate market offers a variety of so many properties and houses to choose from so you will never run out of options. But, it all boils down to your budget and your ideal lifestyle to take when living in this side of the world.
