A = Application How shades should function is the first, and most obvious, step. The activities that take place in a space affect how design teams should define their daylighting approaches. In offices, prioritizing glare control—whether in rooms or on screens—will enhance visual comfort and productivity. In schools or healthcare settings where focus is important, access to views and daylight needs to be balanced against factors such as acoustical control. In hospitality environments, such as hotels and restaurants, aesthetics and light control/blocking will heavily influence decisions. When appropriate, automated shading systems are particularly effective, as they can compensate for occupants’ tendency not to raise and lower shades in response to changing conditions. The “development of cost effective dynamic attachments that will be able to react to environmental conditions like temperature, solar radiation and occupancy are important,” says Mahabir Bhandari, Senior Researcher on the Oak Ridge National Laboratory’s Whole Building and Community Integration group and a leading member of the Attachments Energy Rating Council (AERC).

B = Building A building’s physical aspects such as climate, orientation, surrounding landscape and the sheer amount, size and location of windows impact the best solution for shading. Façade orientation is a major influencer in determining what window covering systems and fabric type to use. South-facing façades in the

northern hemisphere are exposed to more sunlight throughout the day, which can increase solar heat gain, glare and subsequent HVAC costs. Of course, a building with more windows will have even more challenges than one with minimal fenestration. The geographic location and climate also influence the effects of fabric openness, which impacts UV blockage, glare control and view-through. For example, a 1% openness fabric blocks approximately 99% of the UV light, while a 10% openness fabric only blocks 90% of the UV light. Understandably, south-facing façades benefit most from 1% and 3% openness by decreasing the amount of transmittable light and heat. Conversely, northfacing windows can often use 5% or 10% openness without significant negative consequences.

C = Color + Composition Different fabric colors, compositions and opacities affect how solar shades perform. Light and dark colored fabrics have distinct advantages and disadvantages. Light color reduces the need for artificial illumination by transmitting daylight, but they also reduce view-through as compared to darker fabrics. By contrast, dark fabrics reduce glare, which

enhances view-through, but can also absorb more solar heat and then radiate it into the room. Dualtone fabric woven using two different colors of yarn—one side darker and the other lighter—can deliver the performance and aesthetic benefits of both dark and light fabrics to a project. Metalized fabrics provide a modern and unique look in addition to enhanced energy benefits. A thin layer of aluminum coating aids in reflecting exterior heat. Reflective fabric yarn contains compounds that reflect solar heat, and both are available in a range of inward colors. Fabric construction is an important consideration because the performance and appearance of core yarns that comprise various weaves differs significantly. Core yarns can be considered the “bones” of a fabric, as they establish its strength and stability. The most common yarn types used for roller shades are fiberglass and polyester. Coatings are also significant. Core yarns that are PVC coated allow for more color options, provide dimensional stability, are stretch resistant, durable and offer UV protection. Uncoated fabrics rely on—and to a certain degree, are restricted by—the inherent material properties for performance.

Light and architecture share a symbiotic relationship. Architects, designers and artists have emphasized the role of natural light in architecture for centuries. Architectural icon Le Corbusier even framed light as the center of the art, saying, “The history of architecture is the history of the struggle for light.” When considering how to bring natural light into a structure, design teams that focus only on fenestration may create environments that don’t deliver optimal comfort. More glass delivers more light, but it also comes with downsides like direct and reflected glare as well as increased solar heat gain and associated HVAC cooling loads. To manage such risks, architects and designers must include shading and window covering systems. Making sure such systems are effective requires assessing a handful of elements. These can be framed as an “ABC” approach to designing for solar control.

Keep Building Costs From Going ‘Through the Roof’

Which Cost Metric Makes Most Sense? Three commonly used roof insulations are polyisocyanurate (polyiso), extruded polystyrene (XPS) and expanded polystyrene (EPS). When choosing among them for reducing material and labor costs, it is helpful to consider how the products’ benefits are positioned in the market. As insulation is intended to minimize a building’s heat loss in winter and heat gain in summer, many rigid foam insulation manufacturers promote their products’ R-value per inch of thickness. While this can be helpful if the goal is to build the thinnest roof assembly possible, it doesn’t say anything about an insulation’s benefit v. cost. To figure out which insulation products will give you the biggest bang for your buck, it is important to evaluate their R-value per dollar. Among the rigid foam insulations, EPS provides the highest R-value per dollar in labor and material costs. EPS insulation can be used in most roofing systems, and provides outstanding moisture performance and stable long-term R-values. For building teams who select EPS, the following are several examples of the ways the material can help reduce roofing costs.

Products typically are available in standard sizes up to 200 sq. ft. (two squares), comprised of 25 panels that are 2 ft. × 4 ft. each and come in various thicknesses. A typical two-square bundle weighs less than 11 pounds,

so it is easy for one person to carry. EPS fanfold bundles require fewer fasteners per square foot than most roofing insulations, and are less expensive than virtually every other recover board. The man-hours needed to install fanfold bundles are about 60% less than working with individual sheets. Material costs are also lower than wood fiber, perlite or gypsum board. On large projects, the total savings can add up to tens of thousands of dollars.

Metal Roof Re-Covers For metal roof re-covers, the standing seams of the metal roofing add a level of complexity for crews to work around to establish a smooth surface for the new roof membrane system. Typically, crews must cut and place numerous pieces of insulation to fill the channels between the standing seams. An easier alternative is EPS flute fill insulation, which is factory-cut to fit any metal roof flange profile (square, tapered or profile-cut). By filling in the channels, contractors do not need to worry about their insulation’s ability to span the raised seams without failing. Flute fill insulation also minimizes the use of insulation above the flutes, thereby reducing the possible need to raise curbs and other rooftop systems. EPS flute fill can save up to 25% in costs compared to similar polyiso products.

Tapered Systems Converting a flat or low-sloped roof to a greater slope for better drainage typically requires workers to stack multiple layers of insulation. This can be a labor-intensive process with XPS and polyiso, as crews must haul and place numerous rigid foam sheets of only a few inches of thickness. By comparison, EPS insulation is available in blocks up to 40-in. thick. Manufacturers will cut those blocks to virtually any slope and any shape to fit roof crickets, saddles, valleys and ridges. Tapered EPS speeds up insulation installation and can reduce roof insulation costs up to 30% compared to other tapered insulations. Additional cost savings result from reduced dumpster fees to dispose of insulation cut-offs.

The building industry is getting pummeled by the one-two punch of rising material costs and ever more severe labor shortages. The Future is Universal

With the passage of the Americans with Disabilities Act, the requirement to provide accessible toilet facilities was many times resolved by providing individual, single-occupant rooms. They offer a comfortable experience for families with young children, adults with caregivers, or transgender individuals. The concept is evolving and accessible facility requirements have become a jumping off point for all building types and market sectors for adopting more inclusive restroom practices. Principals JoAnn Wilcox and Kurt Haapala of Portland, Ore.-based Mahlum Architects have grown sensitive and knowledgeable on this issue. In some cultural or religious practices, gender-inclusive restrooms are not appropriate; however, the issue of equity is still in play. “If we take the gender aspect of restroom design out of the equation, we broaden what we mean by designing an inclusive restroom facility toward an equitable restroom facility.” The use of equitable design terminology leads to a design intent of fair treatment for all patrons, say the principals, who emphasize the value of respectful listening, and meaningful design interaction with clients. “We heard deeply personal stories about how traditional, gender-binary restroom designs were not meeting the needs of a diverse population.” Now the firm is an authority on progressive restroom design. Two local schools—Portland Public Schools’ Grant High School and at the University of Oregon— illustrate its design framework, which is making a difference in its clients’ lives. “While the transgender movement may be illuminating the issue of inclusive restroom design right now, the focus on toilet privacy, through such a singular lens, misses the broader context; the need is universal and benefits all. More privacy in universal-inclusive restroom design consists of full-height walls to separate, sounds, smells and activities, attending to the privacy needs of users. “Who wouldn’t want more privacy in a restroom?” they posit. It also leads to a broader conversation about issues of universal design and the need for design dialogue about inclusion. Unless budget, available space or code compliance limits the integration of inclusive restrooms in the built environment, the Mahlum designers suggest a universal design strategy should impact all building typologies, arguing that American society may now be grappling with gender variance issues, but Universal Design has already “set the stage for design inclusion.” Clearly Mahlum has made an effort to bring this to the collective conscious of the firm.

FUNCTIONAL FAÇADES

The Future is Vertical Creating an identity by means of a varied elevation, London’s Caneletto Tower creates a sense of community among its residents through shared common spaces.

GROUP ACTIVITY The building façade in the sketch creates a modeled elevation in which clusters of adjacent floors are grouped together.

TRANSPARENCY Contrasting materials within each grouping—an 'outer’ smooth, metallic element is complemented by an 'inner' use of textured materials. The façade is designed to maximize levels of transparency, frame the views toward the sky, lending the tower a softer and more nuanced silhouette.

MICROCLIMATE An optimal pedestrian microclimate is created by the elevation, which offers additional sustainability benefits for residents and passersby. The surface modeling creates opportunities for shading, balancing good internal daylight and views with reduced heat gains. The articulation of the façade reduces wind down drafts, and in concert with canopies at the base of the building, provide a pedestrian microclimate. A landscaped garden provides residents access to the lobby. The ground floor garden provides a green oasis, frames the entrance lobby, and welcomes patrons to a public restaurant located at the base of the building.

The newest residential tower in London by Ben Van Berkel and UNStudio, aims to create a sense of community among residents. The designers clustered apartments into groups and created shared common spaces where residents have the opportunity to meet and mingle in a civic life beyond passing each other at elevator lobbies and corridors. Shared amenities include a swimming pool, health club, media room and resident’s club lounge with a terrace on the 24th floor. Located canal-side in Islington, a borough of London, the design aims to streamline its mass with detail and scale. The structure’s design remodels the façade, reducing the building’s mass by establishing a contrasting scale and detail unlike a conventional residential tower or even the nearby financial district, says Van Berkel. “The façade creates its own identity by means of a varied and heterogeneous elevation. And through materials and clusters it creates a scale that is appropriate to city streets.”

The Future is Biophilic The proof is in the design. Real information and statistics prove the economic benefit of biophilic design principles in spaces from office to healthcare to hospitality environments.

Outside In Interface Carpet is an entity that actively promotes biophilic design and embodies that ethos in its employees and clients’ projects. “We want the protection of buildings, but access to nature makes us our best version of ourselves,” says Erin Jende, vice president of marketing for Interface. In 2016, in cooperation with Terrapin Bright Green—the research authority on biophilic design— Interface published Human Spaces 1.0, a case for biophilic spaces in a corporate setting; this year the company kicked off Human Spaces 2.0, the manufacturer’s report on the impact of biophilic phenomenon on hospitality spaces. “It elaborates on the research we’ve done to extend the validity of biophilic design,” says Jende. “It helps designers and their clients continue that conversation and understand the real information and statistics that prove the economic benefit of embracing biophilic design principals in hospitality spaces.” There are 14 main patterns and phenomena that contribute to a biophilic event, so although biophilia is predictable, it is never expressed predictably. “Biophilia does not have to look like sticks and twigs,” reminds Jende. “Some of it is using variations in textures and finishes to construct a space—sameness is not in nature. Other biophilic events support those things that inherently make us feel comfortable. Even using water to control acoustics can be a biophilic version of white noise,” says Jende. The 1 Hotels brand actively engages in the concept throughout its design and operations processes. “I wanted to capture the beauty of nature in a hotel and commit to safeguarding it as best I can, a responsibility that I believe we all share. It’s one world,” says 1 Hotels CEO and Chairman, Barry Sternlicht.

International Living Future Institute Leader Amanda Sturgeon, FAIA and author of Building Biophilic Buildings, says architects need to reframe their design process with biophilia at the forefront, and practice by reimagining places people want to be innately, any time, in leisure, sport or solitude. During last month’s Greenbuild, ILFI CEO Sturgeon announced the first winner of the Stephen Kellert Biophilia Award—Khoo Teck Puat Hospital in Singapore. “The hospital opens the door toward a new kind of building type for the healthcare industry, which considers how the natural environment can become part of the healing process,” said Sturgeon. Biophilia and immersion in nature—especially in healthcare spaces—have been shown to trigger innate reactions emotionally and physiologically, such as reduced stress, blood pressure reduction, increased levels of happiness and improved cognitive function.

Row-House Inspired Nestled between two homes in a mixed-used urban neighborhood south of downtown Seattle, JW Architects’ 3,600-sq.-ft. office building offers the ideal amalgam of residential and commercial in a way that meets the functional needs of the firm while respecting the massing of the streetscape. A deep, narrow lot necessitated an elongated, double-height form that is reminiscent of the infill rowhouses the company designs. The space ensures room for a growing team while providing a scale that considers zoning allowances for future five- to six-story

buildings nearby. The overall aesthetic lends a “nice duality that works for both commercial and residential,” says Founding Principal Julian Weber. On the sides, traditional James Hardie lap siding is respectful of the adjacent homes. The front and rear are decidedly more contemporary, with Pella windows interspersed with cementitious panels in a rectilinear grid. Balancing daylighting and budget helped determine the number and location of windows; inside, work and gathering areas are positioned in open-air spaces near the front and rear window bays

while the lesser-used wellness room, bathrooms, showers, server room and mechanicals are in the center. Other features include exposed concrete floors as well as cork flooring tiles, a material that offers added durability for the highertraffic space. The design also played a key role in achieving the International Living Future Institute’s Zero Energy Building Certification, only the second office building in Seattle to do so. Along with the natural light infiltrating into the space from the front and rear, all artificial lighting in the building

is LED, with a Lutron control system to further enhance efficiency. A robust insulation package includes BASF spray foam and Johns Manville blown-in insulation for the walls, two layers of Johns Manville for the roof, and Owens Corning rigid under-slab insulation. Seventyseven LG solar panels sit atop the roof. Weber aimed for net-zero certification because its measurability and impact are clear. What’s more, the project proves that the achievement is possible while still maintaining a strict budget.

It also serves as a showcase of the firm’s approach and skill set. “[This was] a chance to make a statement on who we are architecturally, our belief in sustainability and our belief in the city,” says Weber.

BONE Structure creates custom homes built from columns and beams that are laser cut in a manufacturing plant and delivered to the site for assembly. A licensed assembly crew of five workers will assemble the shell of the home in days.

Pre-Fab Preference As a shortage of skilled labor grips the residential construction industry, pre-fab options are gaining more and more attention. BONE Structure is one such company catching on for the quality and speed of its factorybuilt system. “The idea was to turn the construction process into something that is closer to the assembly of smart parts,” says Guillaume Bazouin, the company’s director of product and innovation. BONE Structure components feature light-gauge steel with insulation, windows and doors, and R-28 walls and R-50 roofs; the pre-cut components assemble on site with male-female

connections in a foolproof system that ensures quality control. This specific home was designed and built for Bazouin’s Stanford professor, who requested a net-zero house with no gas hookups. Along with the robust, airtight envelope, the home includes a 15-kW Panasonic solar array on the roof and four Tesla Powerwalls, along with accommodation for two Tesla electric cars. A heat recovery ventilator ensures healthy indoor air despite the tight construction. In addition to singlefamily homes, BONE Structure has been used for multi-family projects and light commercial applications. Another key benefit is speed: the structure

for the professor’s 3,500-sq.-ft. house was built on-site in 19 days. So far, the home is generating more power than it uses, and the homeowner has sold 60% of the electricity generated back to the local utility.

The Work Cafe In the home, open floor plans have become the norm, with the kitchen, living room and dining room morphing into a vast great room. In the center of it all is the kitchen island, an increasingly large expanse that serves simultaneous roles as eating area, homework spot and entertainment circulation space. Those same concepts can be seen in increasingly open office environments. At its own headquarters, Steelcase embarked on a remodeling effort to create more flowing layouts, collaborative spaces and flexibility. The first area to undergo a transformation was the cafeteria, located below the first-floor lobby, which transformed from a typical mealtime area to the “WorkCafe,” a space that is active all day long, where employees can come to work alone or gather in groups with ease. “That space today is the social hub of campus,” says Vanessa Bradley, director of applications marketing. “It’s where you go not only to eat but also to meet people.” Bradley says the office concept way of thinking has shifted, from how to divvy up X amount of square footage to open concepts that allow for mobility and unpredictability. In designing the WorkCafe, her team considered not only the seating for typical mealtimes, but how to

make it compelling for people to use it for work. As such, there are a variety of approaches lending to both individuals and small groups, and to both conversation and presentations. These include nooks with couches and residential-style seating, traditional cafeteria tables, and meeting tables with the company’s media:scape integrated technology system that makes it easy to plug in and share. “All of these spaces support both the work and the social,” Bradley notes.

THE PLACE TO MEET The WorkCafe is the social hub of campus, notes Vanessa Bradley, Steelcase’s director of applications marketing. “It’s where you go not only to eat but also to meet people.”

Elsewhere in the building, floors were reconfigured to reflect a similar vibe. Each has a neighborhood café, a smaller version of the WorkCafe approach. In incorporating such concepts, Bradley advises that designers consider performance as much as appearance. Workers need to be comfortable; they need to be able to plug in; they need to have a place to set their coffee. Small barriers or shielding from main traffic areas should be included, as well. She also recommends incorporating a range of postures—standing up, lounging, side-byside collaboration, etc. “We see a shift in ownership that has allowed us to support employees better with a variety of spaces,” Bradley says.

The same technique was used for the Moonlight Basin Golf Clubhouse, which looks out on stunning Montana mountain peaks. Reid Smith Architects and Big Sky Build used Kolbe’s VistaLuxe windows to create the large expanses of glass. “In order to capture the 360-degree mountain views, the project needed windows with clean lines [and] a product line that could accommodate larger openings,” says Erin Hayes of Big Sky Build.

stadium in Lansing, Mich. Nichiha’s Illumination Series of fiber cement siding offers limitless custom color options, with a smooth satin finish. Mobility Fuels High-Traffic Modernizations City mega projects and mass transit hubs are expanding and stretching the durability of interstitial spaces with resilient products and surfaces in order to accommodate an increasingly mobile population of ‘Urban Nomads.’

In the wake of unprecedented natural disasters that disrupted life in many cities across the U.S., 2017 saw a definitive shift in the design community to expend much greater thought toward urbanization and resiliency; technology too, is equally affecting the way we work and live in buildings. A notable sub-trend that continued to grow in 2017 was mobile living, which, perhaps, was best encapsulated by Milan’s Salone di Mobile’s Trend Lab and their “Urban Nomad” concept. The term reflects the transient nature of technology-driven lifestyles. This has precipitated remote workplaces and the “untethered” office, which as a by-product, increases transience that requires the need for expanded capacity and durability in transportation hubs, as well as a greater need for high-traffic finishes in transitional/interstitial spaces. This change was certainly confirmed by the readership in their requests for more information on more durable products. Some of the most requested items in this category are noted below.

O’HARE TERMINAL 5 Contributing writer John Mesenbrink brought us the details of the renovation of Chicago O’Hare’s Terminal 5 by Epstein Global. “All the food outlets were pre-security so there was really no place to get something to eat other than Hudson News,” says John Kolb, vice president and senior project manager of Epstein Global. The redevelopment expanded Terminal 5 from 15,000 sq. ft. to 26,000 sq. ft., and included improvement of security line areas, the creation of public restrooms—pre- and post-TSA checkpoints—and the expansion of retail food options. Buildings as Material Banks Transience; Impermanence—At a building scale, the temporal nature of buildings and shelters suggests they should be built, in large part, of demountable structures that can be dismantled and reused as easily as they were built in the first place. In Amsterdam, Delta Development established an entire business park with Cradle-to-Cradle demountable structures designed by Bill McDonough. DESIGN BUILDING University of Massachusetts, Amherst The Design Building, completed in 2016, is a demonstration of leading-edge timber engineering, and sustainable design practice. As a demonstration project it is supported by the Massachusetts State Legislature and, under the direction of the designer, was the first project to meet alternative code requirements for wood timber construction. The building’s structure features exposed cross laminated timber (CLT), and was the first university building in the northeast United States to do so. The Southeast Louisiana Veterans Health Care System Medical Center (left) serves more than 70,000 vets. Its designer, Edwin Beltran of NBBJ, notes universal design and resiliency drove the project, which replaced the previous facility destroyed by Hurricane Katrina.

Human factors on the project were critical. The Democratization of Wellbeing A shift to greater democratization in design is elevating equity and inclusivity; this extends to the opportunity for wellbeing in the built environment. Policy is beginning to impact design beyond energy efficiency. For example, California’s Title 24 and Prop65 policies reflect a belief in universal health for all citizens, and that well-being should not be a luxury. The state’s building codes and health department work together to promote transparency that ensures material health for all citizens. Additionally, some healthcare providers and architects are now demanding healthier product alternatives for today’s healthcare spaces. A major leader in this effort is Oakland, Calif.-based Kaiser Permanente, which has banned the plasticizers DEHP and PVC, and eliminated 13 antimicrobial chemicals often added to textiles, furniture and finishes. Leigh Stephenson, IIDA, EDAC, LEED AP ID+C, an interior designer with Charlotte, N.C.-based FreemanWhite, notes the healthcare group has made a stand that has sent ripples in the industry, which she believes should allow for more innovative products to come to the market. According to Kathy Gerwig, Kaiser Permanente’s vice president of employee safety, health/wellness, and its environmental stewardship officer, they’re taking its responsibility seriously. “As we learn more about the harm that some chemicals in building materials can cause, it is our responsibility to act accordingly by eliminating those chemicals wherever possible.” Beyond transparency, IAQ, noise and thermal comfort are other significant factors affecting interior design, as reflected in the products above, selected by the readership.

Outside the Box Colors, textures, sizes, shapes and materials are changing; however, even the latest in envelope and façade designs can be achieved with conventional materials or new materials as long as there’s a whole systems approach, says Edward Peck of Thornton Tomasetti. EDITOR’S PICK

Façade technology is becoming married into the interior mechanical systems and architectural form. “It’s moving toward a whole-building approach where the enclosure is not seen as an independent element.” Façades no longer need to adhere to only to flat profiles that turn corners at 90 degrees and have predictable roof lines. Decisions about the components of façade design are made with outreach objectives supported by technology that seems to broaden its reach by the hour. Left and below are skin materials and techniques that jumped out at the readers.

Back in July we wrote about one of AIA’s 2017 COTE winners, the National Oceanic and Atmospheric Administration’s Inouye Regional Center in Pearl Harbor. A truly fantastic adaptive re-use of a former WWII airplane hangar, this project, by HOK, gives this historic, and somewhat tragic, site back to nature so to speak. In an effort to re-connect with the ocean, extensive greening of the campus occurred, including a re-introduction of native vegetation. The facility’s atrium and façade brilliantly connect indoors and out. Louvers help address glare while also redirecting daylight to custom-created “lanterns” which drive daylight deeper into the space. It’s simply a beautiful building in beautiful surroundings. -Alan Weis

DAYLIGHT LITERATE The LEED Platinum, WELL certified space at ASID’s Washington D.C.’s Headquarters makes the association a leader in health-literate design. A keystone of the project is a human-centric lighting scheme, which was designed by Jim Benya. It optimizes employee performance with an environment that fosters sound circadian health. “Sustainability and health are intertwined and the design of this space focuses on attaining the highest levels of both,” says Perkins+Will D.C. office Principal, Ken Wilson. Benya notes bright, 500 to 1000 lux spaces are a key in meeting melanopic lux levels necessary to achieve proper circadian sleep. He adds 5000K is the more appropriate color temperature to match heavily daylighted spaces. Conversely, separate, warmer-colored fixtures should be employed for nighttime events.

Exploring New Frontiers With all the talk about making buildings and spaces healthier for people at this year’s SSL Specifier Summit in Chicago, some of the country’s leading lighting and daylighting experts suggest that when it comes to human-centric lighting design, pioneers of this fairly new frontier must exercise common sense. “Light is information,” says James Carpenter. “Physically, it even goes through us at some wavelengths. In many ways it does things to us we don’t even know.” This statement from Carpenter’s presentation at the Velux Daylighting Symposium in Berlin, dovetails with predictions we made last December on the subject of human-centric lighting, in that discussions need to be taken beyond energy efficiency, and into human health and productivity. Speaking at the aforementioned event in the deck, lighting guru Jim Benya presented lessons learned from doing the first WELL/LEED-certified project—ASID’s D.C. HQ (pictured left). A potential conflict between WELL and LEED/energy codes in general, he noted, has to do watts/ sq. ft. requirements vs. the necessary melanopic lux levels needed to achieve circadian cycles. This is noteworthy given the American Medical Assn.’s weighing in on the risk of some types of cancer associated with circadian disruption. In 2018, designers must continue to navigate these frontiers with urgency, as the evidence is mounting given 2017’s Nobel Peace Prize in physiology and health was awarded to a team of researchers for their findings on circadian rhythms. Circadian-effective light/daylight does reduce stress and depression, and support better sleep at night, also concludes Rensselaer Polytechnic Institute’s Lighting Research Center (LRC). Releasing the first noteworthy daylighting study in some time, the LRC teamed up with GSA to recruit several dozen workers in assorted GSA buildings to outfit these employees with an LRC-developed “Daysimeter” to measure the amount of circadian stimulus each participant received each morning. The data found that office workers exposed to a robust doses of circadian-effective light or daylight in the morning hours, slept better at night and experienced lower levels of depression and stress, as compared to employees exposed to dim light levels in the morning.

LAKE VIEWS The Rosewood Park environmental education pavilion in Highland Park, Ill., by Woodhouse Tinucci Architects, features an east wall made of mullion-less glass, giving an unimpeded view of Lake Michigan. The pavilion’s north and south walls are sliding glass doors which open to decks outside, fully connecting it to the boardwalk and allowing views right through the pavilion. Glass is not necessarily the enemy. With efficient materials and a design that heeds a systems approach, keen architects yield buildings that balance natural light and views harmoniously with energy efficiency. Water Beckons Requisite Resilience Water is not only essential to life, in many cases it’s a luxury or even a cure. It is also an economic indicator: more than 80% of the global GDP is generated in coastal cities, says the World Bank. This figure is set to increase as industrial waterfronts worldwide experience restoration and renaissance. Last year’s ultimate issue included coverage foretelling trends that might gather steam in 2017. Biophilia was one of them, and it seems the collective consciousness of the profession has indeed embraced products that let life force into building designs. According to a study by Terrapin Bright Green, there are 14 biophilic patterns that can give the brain a biophilic intervention even while indoors. The patterns fall into three categories: nature in the space, natural analogues, and nature of the space. An element that spans all three categories—water—is enormously desirable, and the idea of living on, in and around it, continues with a renewed resolve in equipping buildings, communities and organizations to manage the things that can go awry when buildings get entangled with the elements. That said, living in, on or around water, such as BIG’s floating hub of shipping containers to the left, requires significant thermal and moisture protection. In Detroit, the city’s RiverWalk plan by McIntosh Porish Assocs. was an opportunity to reconnect the city with the waterfront. PROJECT: AKTIVHAUS B10

ACTIVE HOUSE, STUTTGART, GERMANY A power-positive structure, Stuttgart’s Aktivehaus B10, by Fritz Leonhardt Prize Winner, Werner Sobek, is the first “active house” of its kind in the world. Thanks to its intelligent building automation system, the structure generates twice as much power from renewable sources as it requires for its own needs. It uses the surplus to power two electric cars and a neighboring historic building. The supply of energy to the vehicles and the adjacent building is controlled via a networked system—something Sobek feels must be explored further, particularly where a multitude of buildings might act as one entity to fulfill a requirement. “But first codes, norms and regulations need to overcome the idea that a building is one system,” says Sobek.

The unprecedented weather events of the summer and fall underlined the importance of resilience with a series of unforgiving tropical storms, volatile weather and rising sea levels that left a path of destruction and blackouts throughout Puerto Rico, Florida and Texas. Hurricane impact-resistant products and systems, including those that deliver power and clean water, are in demand. As to the former, Tubelite’s ForceFront Storm system—available as curtainwall, storefront and entrances—meet Florida Product Approval for High Velocity Hurricane Zones (HVHZ) and Texas Dept. of Insurance requirements. QualComm Amenities Building San Diego, Calif. The Pacific Campus Development Program is somewhat of a mega-campus project, but despite its multiple buildings spread out over the corporate campus environment, QualComm wanted to keep a cozy, intimate feel of fellowship among employees who work there every day, and other visitors. The culmination of this concept is manifested in BNIM’s design for the campus Amenities Building. The 50,000-sq.-ft. space with dramatic lines and sweeping views to the natural beauty surrounding

remains a remarkably non-imposing structure that relates to inhabitants on the building scale with compartmentalized gestures. The result is a human scaled design that makes for a welcoming and navigable space, even upon an initial visit. “The exterior building is set up in strong way to create a lot of different types and scales of exterior event space,” explains Principal Designer Matthew Porreca. “The goal was for engineers come to this building to run into each other, and others from past and

present teams. The different scaled eventscapes transformed the building from a parking-oriented to a pedestrian-oriented setting,” says Elif Tinney, lead interior designer. BNIM’s interdisciplinary approach implements a design intent that spans the architecture and interior design. Working in harmony, Porreca and Tinney committed to a simple materials palette, which lent itself to precise geometry and clean lines for refined results.

Light reflectance was also a factor that played heavy into the determination. “How it reflected light in the space was important because a lot of these interior spaces are naturally daylit,” adds Tinney.

Viracon Glass was fabricated by a local glazier. The exterior palette was limited to concrete and the glazing system, and both light conductive elements facilitated the interior daylighting.

Working with a simple palette and precision design left no room for error. Every deliberate detail’s refined finish had to be executed flawlessly. BNIM worked with DPR Construction, who self-performed the concrete using Cemex Type 1 Concrete, which attains a slightly brighter white hue. “The mix has a high-level of finish and consistency of color, crisp corners and consistent colors,” says Porreca.

Marc Sloot has always been involved in sustainable design, and was a key player in helping bring GreenStar home certification to Minneapolis. His wish to build a net zero home was recently fulfilled, actually twice—once on a new home, and once on an addition/renovation— and he hopes these edifices are the first of many. The Hanson home, featured here, came to be based on a

relationship the architect had with a builder who delivered the perfect clients: Mark and Kate, who already owned electric vehicles, and wanted to lower their carbon footprint. The couple wished to live closer to the city’s core, but finding the ideal site was tricky. Beyond a good southern exposure, Sloot was hoping for a parcel that might have a small hillside to take better advantage of passive

solar heating opportunities. Alas, they were not able to accommodate the latter, but were able to somewhat manufacturer what he was seeking. “The site had a lot of clay, so we didn’t end up doing the slab-on-grade we originally envisioned for a more age-in-placefriendly structure. But because the foundation would have to be deep, we decided to include a lower level and construct a stone retaining

wall and terrace that acted as the hill we had hoped for.” Overhangs from the upper level also act as passive shading for the lower level. The sub-level also helped the home be more compact. If a home is long and thin, Sloot explains, you’ll need a lot of skin material compared to the ratio of usable floor space. Fenestration, too, has to be factored. Window sizing and

placement, in particular, took a great deal of consideration, with the majority of larger windows being placed on the south side to take advantage of passive solar. “In the kitchen area, they start smaller, but then get a little larger—it’s really a progression that helps you read the house,” says Sloot. Window placement also mirrors the horizontal lines of the siding, which

While they were shooting for net zero, neither Sloot, or his clients, wanted a “solar ugly” home. “That doesn’t do anyone any favors, and we want to design homes people are proud to live in, are comfortable and that they’ll want to preserve,” says the architect.

The lap-sided look complements neighboring homes and helps it blend in. Horizontal lines, along with the blue paint, create a distinct band from the tan gables, which are accentuated with vertical lines to give it a board and batten look. Fiber cement also allowed SALA to implement a well-insulated rainscreen. “We looked at a number of options, but really put cost and performance at the forefront.” The system is composed of a double-stud 2 × 4 wall separated from each other with an 11.25-in.-thick cavity filled with cellulose Denspack insulation. The interior drywall is Certainteed’s Air Renew to improve IAQ. The exterior is covered with a layer of plywood and Tyvek as the weather barrier, then CorA-Vent furring strips to create a vent cavity behind the siding. “When you do a thick wall like this, heat doesn’t get through to dry the outer wall, so you need that cavity to dry out the wall,” says Sloot.

ROOFING The standing seam roof, which carries 310W LG PV panels on both southern slopes, sets the tone for the home. A distinct feature is that both the home and garage roofs are asymmetrical. For the southern slope, Sloot decided on a 12-12 pitch at a 45-degree angle— the optimal PV angle in Minneapolis’ northern climate. However, on the northern slope, the pitch is 9-12 so as not to create shading on the PV-clad garage. The architect chose standing seam, in large part to better accommodate the solar panels, but also to give the home a more clean and modern look, that’s also durable and easier to maintain.

FIBER-CEMENT PANELS Durability played a major role in the cladding decision. While it appears to be wood, it’s actually fiber cement siding. “It really holds paint well, and is good against woodpeckers and birds,” says Sloot.

“The clients wanted to move the net-zero needle to show it could be done, look good, and not be too costly to build. They really wanted to inspire others.”

THE MOVING SUN The images show modeling of daylight on the east and southern elevations of the home over the course of the year when the sun is at signifi cantly different angles. Overhangs were strategically placed to block the higher angle of the summer sun, while fully letting in lower angled sun in the winter. As far as the PV, Sloot investigated a number of options, including more low-key “shingle”-style offerings. However, due to the load expected to charge the cars, and the fact that the shingle-style panels don’t offer the same effi ciency as traditional PV panels, he opted for the latter. Longevity was also a concern, but so was product experience. “I wanted something more tried and true and it’s an all-electric house, so we needed to maximize it.”

LOCALLY SOURCED Fenestration plays a big role with a mix of window sizes, some operable, but mostly fixed. Sloot ended up choosing Andersen windows for a number of reasons, not the least of which was good timing. “Andersen had just come out with a triple-pane A-Series window.” Sloot had done some prior aesthetic design consultation work with the company, having helped the manufacturer when it was developing a previous generation of the A-Series product line. The fact that the company was local, and that the products were off-the-shelf available, sealed the deal. “On many passive houses, they’re using windows from Europe, but we didn’t think that was going to work as far as the budget was concerned.” At the same time, the windows did come in a number of finish options and colors. For example, on the Hanson home, the windows are in pine with more contemporary hardware. However, on Sloot’s other net-zero home—a retrofit and expansion of a Victorian—Sloot was able to get windows in a pre-finished maple wood species with a standard Queen Anne grill to keep the aesthetic of the more traditional home.

COST AND AESTHETICS As far as “expense,” Sloot is quick to point out that triplepane windows will pay for themselves. “Perhaps it’s more indirect, but you’ll end up with a much more comfortable environment, no condensation and better humidity levels, which means better IAQ and health.” People in the neighborhood have responded well to the home, and it’s even generated possible new business, which is certainly a relief. In fact, it’s kind of ironic in that Sloot noted they did find their ideal site early in the process, but a developer declined to sell the property due to concerns about what a net-zero home might look like. “The home is on several tours, and we’ve seen an uptick in inquiries,” said Sloot. “You just have to embrace it and know that it can be done.”

Victorian Goes 21st Century Sloot’s other net-zero project is also in Minneapolis, the Herman home. It, however, was completely different experience, as it involved an addition and retrofit to a classic Victorian on a very tight site. “We opened the house to create better circulation, add daylight and double the size of the kitchen,” said Sloot. The project involved major envelope improvements, including a significant increase in insulation (spray foam polyiso), replacing saw dust in some instances. The team even excavated around parts of the foundation to add insulation in critical spots, but they didn’t stop there. At the top, the roof was raised, and another 10 in. of insulation was added, giv-

HVAC The home employs an usual system composed of a ground source heat pump (GeoComfort) infloor radiant and a forced air system. “Because Minnesota is the land of “10,000 extremes,” we used a hybrid system. In the shoulder months, it gives us more flexibility for optimal indoor temperature control and comfort.

INTERIORS Interior materials were thoroughly thought through and mostly of a more eco-nature, including veneers made from engineered wood. “We brought in an interior designer who helped us meet our sustainability goals, and I’m pleased the home has very low VOCs.” The lighting used was all LED.

This time, however, opposed to the more modern look of the Hanson home, he wanted a more classic look to fit the nature of the Victorian. With budget, as always, a concern, Sloot said the manufacturer was able to offer standard and available, high-performing double-hung windows in a darker maple, but also in a Queen Anne style in line with the home’s aesthetic. “This meant we didn’t have to go overboard with customization,” said Sloot, as the budget wasn’t blown. More importantly it allowed the clients, the Herman’s, to achieve an important goal. “They wanted to move the needle to show net zero can be done; that it not look bad or cost too much. They wanted to inspire others.” The pair of homes may have done just that, as Sloot reports SALA is investigating a possible four-home netzero project for a local not-for-profit organization.

Part of City Renaissance, Detroit Office Specs Reliable Plumbing As part of the Motor City’s revitalization, One Woodward office building underwent an extensive transformation; the redesign included plumbing fixtures with water conservation attributes that could meet its plumbing needs.

CHALLENGE: One Woodward stands as a symbol of Detroit’s renaissance. Situated in the center of Detroit’s Civic Center since 1962, the waterfront property experienced the Motor City’s economic boom of the 1960s, as well as the trying times of the 2000s and the city’s resurgence in recent years.

When the town fell upon harsh economic conditions and jobs in the automobile industry started moving elsewhere, even buildings as iconic as One Woodward suffered. In fact, the building’s occupancy dropped to as low as 20% in 2013 when the city’s population dipped by over one million people from its peak in 1950. CRITERIA: But as jobs began coming back to the area and companies like Bedrock Real Estate Services—a firm specializing in the strategic redevelopment of Midwestern urban cores—began purchasing downtown properties, the Motor City underwent a gradual revitalization. From a mere 20% occupancy in 2013 to becoming 100% occupied in 2017, One Woodward represents Detroit’s revitalization. And plumbing became a big part of the transformation with hundreds of its sinks and flushometers specified for the building’s renovation. CHALLENGE: The Tenino, Wash. school district needed an LED upgrade to illuminate Beaver Stadium, the home turf of the high school football, soccer and track teams, as part of a full-scale field renovation. INFLUENCE: Outages in the existing metal halide system, and the high cost of maintaining the lights, prompted the district to seek an LED replacement product that would offer a much longer operating life and save energy. Each time a light needed to be replaced (every 3000 hours), the district would have to rent a boom lift. Maintenance staff typically had to wait until several lights were out to make repairs cost-effective, which had a negative impact on the overall consistency and quality of light on the field. CRITERIA: In addition to lowering maintenance and

energy costs, the district sought to improve the light output and distribution on the field. The incumbent 1,500-W metal halide lights were mounted in groups of 10 on four poles, for a total of 60,000 W and 40 fixtures. The fixtures distributed light unevenly, and delivered only 15 footcandles across the field.

SOLUTION: The school district selected MaxLite StaxMax LED High Output Flood Lights to illuminate Beaver Stadium. Working with University Mechanical Contractors and Northwest Edison, the district chose to replace the metal halide lights with StaxMax Flood Lights because of the product’s superior, 75,000hour lumen maintenance, light output and efficiency.

The new LED lights will save the school district approximately 45,000 kWh and $8,500 in energy and maintenance costs annually. In addition, the district secured a grant from TransAlta that offset 75% of the lighting project cost, resulting in a payback period of less than seven years. “The new stadium lighting has provided a dramatically improved experience for our student athletes and musicians,” said Superintendent of Schools Joe Belmonte. “The new lighting really enhances the look of our new turf field, and it is significant that we have realized this improvement while reducing energy costs. These savings can now be used to improve the district athletic program.”

CHALLENGE: Originally built in 1938 as the home of CBS’s Hollywood headquarters, Columbia Square previously housed the CBS Radio Network’s West Coast facilities, as well as CBS’s original Los Angeles television and radio stations. In 2009, it was designated as a Los Angeles Historic-Cultural Monument. When Kilroy Realty embarked on the complex renovation, their goal was to create a modern interpretation of the iconic 4.7-acre studio lot.

to switch to LG Variable Refrigerant Flow (VRF) technology to deliver on all their requirements. The solution was comprised of 1244 tons of VRF using 44 Multi V IV outdoor units. LG VRF was selected because its energy-efficient operation could support the buildings’ numerous glass windows and open spaces while still delivering high energy effi ciencies that contributed points towards achieving the esteemed LEED Gold designation.

CRITERIA: As part of the large-scale 685,000-sq.ft. project, the team desired to not only modernize the look and functionality of the complex but also improve its sustainability and certify it as a LEED project. This meant that the new HVAC system needed to not only effectively condition the spaces, but also be highly efficient and contribute points towards achieving LEED certification. In addition to superior efficiency, Kilroy wanted a solution that had an advantageous total cost of ownership. Lastly, the system had to have the design flexibility to accommodate the shell and core fit-out so that as tenants leased space within the property they could be incrementally built out and configured to meeting their various needs.

The modularity of the LG VRF solution provided the needed flexibility for a two phased, core and shell approach to installation. In the first phase, the outdoor condensing units were set on the roof and piped down to the floor. In the second phase, the heat recovery boxes were installed, and the tenants selected their indoor units. High static ducted units were used in the commercial spaces. In the residential tower, air handlers were installed so that they could be accessed from the hallway, making maintenance easier by allowing them to be serviced without disturbing the residents. The combined modularity and efficiency gave Columbia Square the cost-effective solution they desired.

GOOGLE CHICAGO OFFICES Housed in a former ice warehouse, Google’s Chicago office incorporates biophilic design elements like natural light and water; it also incorporates natural analogs or patterns which mimic forms found in nature.

Biophilic Generosity Last month at Greenbuild, Amanda Sturgeon, FAIA, CEO of the International Living Future Institute, announced the winner of the first Stephen R. Kellert Memorial Biophilic Award. It was a month for biophilia, as it coincided with the release of her new book, Creating Biophilic Buildings. As we brace for carbon emissions reportedly set to rise, clearly there is a lack of sustainability leadership at 1600 Pennsylvania Ave. But all hope is not lost, and leadership is bubbling up at all levels to fill that void, says this month’s architectural leader, Amanda Sturgeon, CEO of the International Living Future Institute (ILFI) and founder of the organization’s Biophilic Design Initiative. “There’s a lack of leadership at that level, so states and cities and companies are stepping up.” Sturgeon recently sat in a city of Seattle meeting to discuss how to meet the Paris climate agreements as a city as quickly and concretely as possible. “So there’s a rise in action, and now we’re going to see them [states and cities and companies] connected to the Paris action plan, rather than relying on the federal government to help comply;” says Sturgeon, adding, “Individuals, too, are rising up to say, ‘I’m going to do something about this.’” Thankfully, Sturgeon is one of those tireless individuals, spreading the message of biophilic design to early adopters of the Living Building Challenge (LBC). “If designers and architects would just design in context of place and climate, it would automatically save money and connect people to place and their environment.” Easier said than done; Sturgeon noticed each time she helped teams trying to reach the stretch goals of the LBC, it was “Imperative 09: Creating a Biophilic Environment”

that was the biggest roadblock. Adopting a biophilic design perspective requires a monumental shift in design thinking—and lots of pictures. Although some amazing texts, such as Stephen Kellert and Judith Heerwagen’s writings on biophilic design, exist, architects kept insisting, “We’re visual thinkers.” So Sturgeon answered the call to provide a visual guide to designing biophilic buildings. “Seeing there was a need, I didn’t really have time to do it, but I think that approach is needed.” Creating Biophilic Buildings offers architects 14 deeply visual explorations of LBC projects that have successfully met Imperative 09. “Architects have been in this space of having to do LEED and asking ‘do I want to do a green building or get a consultant to do it for me?’” says Sturgeon, who hopes that an intriguing design process that considers a comprehensive analysis of place, culture and climate as an opportunity to bring a different conversation to the table. She also hopes the book will help architects realize their personal connection to biophilic design. “A lot of people crave being outside, but see it separately from their professional life, and [this is an opportunity] to bring those two things together and understand how it drives everything they do as developer, designer, engineer, architect.”
