In close collaboration with the art director of the Maison, Riccardo Tisci, the firm designed a surface of pierced and embossed electropolished steel plates. Designed in Ashlar Vellum 3D modeling software, the cover panels were custom fabricated by a company in South Korea. The pressed steel is formed from one side using a modern metal fabrication technique called fluid pressing technology; it places up to 20,000 psi of pressure on the surface area of fluid on a sheet metal material, which presses the material into a mould shaped by the design created in the 3D modelling program. Now some designers are taking this outside-in approach a step further by incorporating windows with a surprisingly novel function: they actually open. Early commercial spaces, including offi ce high-rise buildings, certainly had operable windows; yet the widespread introduction of air conditioning soon after World War II quickly led to sealed curtainwalls and fully controlled heating and cooling. A few designers now are exploring options for reversing the sealed-environment approach. Obviously, a temperate climate helps make operable windows a practical option. But two recent projects in Portland, Ore., illustrate that, where climate allows, putting windows to work again can help offi ces feel less sterile and help offi ce workers reconnect with the great outdoors.

The Portland-based architecture firm Mackenzie has worked frequently with local property developer Killian Pacific, so designers weren’t surprised with their client’s emphasis on both architectural integrity and sustainability for the building rechristened 1510 Technology Center. The cast-in-place, two-story concrete structure was originally built in 1909 by General Electric for use as a railroad freight depot. Killian Pacific saw the building’s warehouse-style openness as ideal for a demographic it calls “industrial office” users. “Their vision was to restore the original design of the building, but at the same time they wanted to merge that historical nod” with today’s latest technologies, says Dietrich Wieland, project architect for the job and an assistant principal and director of sustainability with Mackenzie. “The building is pursuing every LEED point for energy efficiency.” Along with such innovations as a radiant heating and cooling system—the first such cooling system in the

city—and 100% LED lighting, the building has the deliberately old-fashioned touch of fully operable windows. The proposal came from the client, not the architects, Wieland says. “It was an owner requirement from the kick-off meeting. They felt that, for the type of tenant they’re trying to attract, this would be a desired amenity.” The thermally broken, double-pane and argon-filled aluminum windows feature simulated divided lites to recreate an early-20th century industrial look. Wieland admits to some initial concerns, given the building’s location. “This building is right next to some train tracks, so acoustics were a concern,” he said, adding that a highway overpass along the building’s north side raised issues as well. “We were a little bit concerned about the air quality.” As a result of the potential for the overpass to concentrate street-level exhaust at problematic levels, the windows along the north side are not operable. However, the remaining windows—from Mercer Windows, now a division of VPI—open and close at the tenant’s wish.

says Mackenzie is now working on a new-construction building in nearby Vancouver, Wash., that will be a new home for both the developer and Mackenzie itself, and operable windows already are in the plans. “It just makes a lot of sense in this climate,” he says, noting the temperate nature of the Pacific Northwest’s coastal weather. “There are a lot of times of the year when it makes sense to use them.”

Becoming your own research subject Engineers at Glumac don’t need to worry whether the operable window system they recently installed will actually be used: the windows are fitted into their own Portland offi ces. The fi rm, which often works at sustainable design’s cutting edge, set out from the start to hit LEED Platinum with its work to refit the 16th fl oor of the iconic Standard Insurance Center, designed by Skidmore, Owings & Merrill as the GeorgiaPacific Building in 1968. Glumac’s primary desire was to open up the low-ceilinged space in the office, and take advantage of the wide-open sightlines that the building’s column-free structural plan allows. The firm partnered with Gensler’s Seattle office in a design that eliminated the standard ceiling system in favor of exposed ductwork and a more industrial feel. Removing the ceiling system also exposed spandrel vision glass, which, along with white ceilings,

aided daylighting goals. A total of 12 of the spandrel units—six on each of two opposing sides of the open-space office—were replaced with motorized windows that open inward when activated. Instead of an automated, sensor-based system, the firm opted for a simple switch mounted in a common office area. “Since we’re a group of engineers, it’s very easy to self-police,” says Len Klein, PE, mechanical engineering principal, with a slight chuckle. “Our whole approach to our space has been to use it as a living laboratory—not just in how it functions, but how we, as tenants, function.” Designers never intended the windows to provide full natural ventilation, Klein says. Instead, they’re meant as a supplement when temperature and pressurization conditions allow. Installed in 2013, a year or so after the fi rm moved into the space, the windows have served the purpose of

teaching both functional and behavioral lessons. First, the fi rm quickly recognized the need to tie together the operation of window blinds and the opening and closing of the windows, when pressure differentials resulted in blinds being sucked outside. Yet retracted blinds can mean added glare, thanks to sunlight refl ecting off adjacent buildings; this requires a balancing of priorities in negotiating when the windows are opened. The behavioral lessons might be even more significant. Klein sounds a bit more like a sociologist than an engineer as he explains these new insights. “In the U.S. we’ve become accustomed to such a sterile environment, and I think that works against us, from a sustainability viewpoint— we look for that steadystate normal,” he says. “What we’ve seen is that some people love when we open up the windows, others get bothered when there’s a bus going by.”

Windows aren’t the only architectural element now becoming more operable; with advanced monolithic glass systems, now even walls fold out of the way. opening up the facility’s ground floor commons area to the nearby courtyards seemed a natural solution. Architects from the San Luis Obispo office of BFGC-IBI Group identified the SL70 Folding System from NanaWall as the best means for enabling the openness sought by the college. The project involved ten openings, both interior and exterior, and 72 panels; it’s one of the biggest NanaWall projects in the United States. In addition to facilitating improved access, the thermally broken movable walls feature higher insulating values than the dated curtainwall systems they replaced. Solar heat gain also has been reduced, while more natural daylight is available for interior illumination.

As towers grow taller, staircases become obsolete, and elevators have emerged as the bottleneck of the evolution of tall buildings. Striving for lightweight construction coupled with strength and speed, two elevator innovations in particular are expanding the possibilities for skyscraper design, observes Jay Popp, senior vice president, International at Lerch Bates. First, KONE’s innovation in elevator cable—Ultra-

Rope—is an immediately disruptive technology, says Popp. “Certainly, (UltraRope has been) one of the biggest breakthroughs in technology,” he confirms. “It has immediate applications in supertalls and megatalls under design or construction throughout the world.” The product’s carbon-fiber cables drastically reduce elevator loads, allowing them to climb quickly, smoothly and more efficiently to heights of up to one kilometer, or 3280 ft.

A second breakthrough in elevator technology cited by Popp is ThyssenKrupp’s new MULTI. (In fact, Popp and this author met at the company’s headquarters for the unveiling of the rope-less elevator technology.) MULTI is technically feasible in 3D model, and has been deployed successfully at ¾ scale; yet right now, the technology is much more of a speculative proposition for developers and

investors, says Popp. “To actually get this system into a building, any building—much less a supertall or megatall—will require a developer with a vision, willing to ‘partner’ with ThyssenKrupp for the life of the building.” Even when a building features MULTI technology, it will still include an old elevator system as insurance, says Popp. “Although MULTI has the ability to potentially reduce the number of

elevator shafts in a core, the first buildings will be designed around a conventional system to ensure the buildings’ viability to lenders.” Clients and investors will need to see MULTI technology successfully deployed in this fashion before putting their chips on the table, says Popp: “Although our clients always want to be on the leading edge of technology, few of them (or their lenders) want to be pioneers.”

Any Height or Shape, In Any Direction Each year, NYC office workers cumulatively spend more than 20 years’ worth of time waiting for and riding in elevators, says ThyssenKrupp’s CEO and executive chairman, Andreas Schierenbeck. With that in mind, ThyssenKrupp developed the MULTI, a rope-less elevator technology that promises to dramatically increase efficiencies by moving elevator cabs in vertical and horizontal paths. The recumbent elevator technology will quickly and efficiently transfer building occupants in the vertical direction—no one will wait longer than 30 seconds for an elevator, and elevators will be re-circulated via a horizontal path to the down direction. In other words, if you miss the MULTI, another will be following directly behind. The breakthrough concept promises to

revolutionize building design with its ability to operate on both vertical and horizontal axes. Because there are no ropes involved, there are no limits on height or capacity, and no rail sway to address, so the system will require less compensation for the frequency of a tall building. Even more impressive is the system’s modularity and scale-ability: MULTI can be built as the building is being built, and as more tenants move in, more carriages can be added to the system to increase traffic flow. Cars can be easily taken out of service for maintenance in small elevator “garages” located on each floor, so one broken-down elevator car does not disable the service to an entire elevator shaft. “The few basic certainties designers have held about elevator design for 150 years have been upended,” says Dario

The rope-less elevator system technology is the culmination of several previously developed technologies: it is based on the paternoster—a slow-moving, continuous, door-less elevator once used frequently in Europe, now prohibited for safety reasons—and it deploys the magnet levitation technology of Shanghai’s Transrapid Maglev highspeed railway line, which ThyssenKrupp helped develop. The ability to operate more than one cabin per shaft has been demonstrated by the company’s Twin system. Although Maglev technology was not as widely accepted in the transportation arena as anticipated, magnetic and linear drive technology is leaving a legacy in conveyance systems like

MULTI and in TK’s recently launched ACCEL horizontal moving walkway, which provides a smooth, silent and speedy ride. MULTI will require limited passenger numbers and reduced elevator cab weight, but will pay back dividends in its ability to transport passengers swiftly and efficiently within buildings of any height or shape, in any direction. “How can buildings meet new energy codes using daylighting and solar when one entire face of the building many times in urban areas gets no sunlight at all?” posits the company’s head of communications, Luis Ramos. Increasing the breadth, fl exibility and modularity of buildings’ mobility and conveyance systems will free designers to maximize solar energy, says Ramos. It’s the culmination of carbon-neutral building systems.

MULTI technology has been technically proven in engineering and 3D modeling software at the university of Stuttgart and in a ¾ scale mock-up; the next frontier is a full-sized prototype planned for ThyssenKrupp’s elevator test tower in Rottweil, Germany. Designed by renowned architects Helmut Jahn and Werner Sobek, it represents the merging of innovative and sustainable engineering. At the time of writing, ThyssenKrupp reported that, after only two months, the tower soars 100 meters. Thanks to the architects’ specification of a shell of fiberglass, the building façade functions as a windbreaker and as

a piece of art. The textile surrounding the tower’s concrete cylinder will divert the structure’s wind loads, allowing the building to be deployed using less concrete and much more rapidly than conventional construction allows, relates ThyssenKrupp CEO, Andreas Schierenbeck. According to Jahn, the textile shell will glisten in the sun, filtering and reflecting daylight into the tower’s interior. Three of the tower’s nine test shafts will be dedicated to the new MULTI system. “The tower is set to be completed at the end of 2016, and by that time, we aim to have a running prototype of MULTI,” adds Schierenbeck.

Achieving Accessibility

In Case of Emergency Use Elevator

One idea that developers and lenders may be more willing to pioneer is occupant evacuation operation (OEO) protocol for elevators. OEO allows developers to eliminate the second staircase in a building, and instead implement OEO in the building’s fire, safety and elevator system to mobilize building occupants in case of an emergency. “The taller that buildings get, we can’t expect people to be going down hundreds of stairs,” says Scott Day, executive VP product and business strategy at ThyssenKrupp. After years of being instructed to use the stairs to evacuate a building in case of an emergency, using the elevators might seem counterintuitive; but in fact, elevators’ OEO protocol in tall buildings makes it much more feasible to safely evacuate all building occupants from supertall and megatall buildings. It came about when the Council on Tall Buildings and Urban Habitats (CTBUH) conducted a study of the events of 9-11; after the council released its findings about the Twin Towers’ evacuations, OEO began to be more widely recognized and adopted. “The eventual outcome was the development of provisions in ASME A17.1/CSA B44, NFPA and ICC building codes, as well as the fire alarm codes, to define the requirements for the use of elevators for evacuations,” explains Kevin Brinkman, NEII codes and safety director. Implementation of OEO standards and codes will require specialized building designs that require compartmentalization, fire-resistive construction, and coordination between the elevator systems and fire protection systems, says Brinkman. Lerch Bates’ Popp says the firm is actively involved in the design and construction of several projects using the new OEI allowed by the North American ASME Elevator Code and NFPA Fire Life Safety code. Installation of these additional control features also requires a written evacuation plan and practice use, says Popp; however, in his opinion, the codes do not

yet provide adequate detail about how OEO is to be specifically designed. This leaves the industry with a wide variety of building-specific “variations.” ThyssenKrupp’s Day reports that OEO protocol is becoming sought-after on the West Coast due to the frequency of earthquakes and anticipated seismic retrofit ordinances. The company’s OEO protocol will be active in a San Francisco tall tower project in August, but there aren’t any “earthquake drills” scheduled yet, says Day; so far, the OEO technology will rely on signage to inform occupants to use—or not to use—the elevator. Elevator companies and code-making bodies have years of research and refinement to perfect implementation of the new OEO protocol, says Popp. “Currently, elevator manufacturers are behind in the development of the necessary software and signal fixtures for this operation. This is due in part to the lack of consistent definition in the code.” Perfecting OEO will require coordination among all building systems to address every angle of potential evacuation situations, says Brinkman: “Designers and developers have shown a lot of interest in evacuation issues, prompting more discussion about Intelligent Buildings that integrate all of the building control systems including Elevators, Fire Safety, Security, HVAC and Accessibility.”

By eliminating the stairs in a safety evacuation, OEO protocol addresses, in part, the needs of citizens covered by the Americans with Disabilities Act and their ability to easily exit a building in case of emergency. Prior to OEO, evacuation instructions implied that another able-bodied person—a good Samaritan or a first responder—would carry a disabled occupant to safety. Destination selection control systems are a technology advancing ADA compliance in vertical towers, says Popp. During standard building operation, destination control software will generally assign the closest elevator to the destination registration kiosk and provide disabled persons with an elevator with enough “clear” floor area to accommodate them, as well as secondary visual or audible signals, says Popp—all factors that could contribute to a safe evacuation in the case of an emergency. “The key innovation is how we optimize the way destination dispatch can be seamlessly integrated into more types of buildings and systems,” says Jeff Blain, Schindler elevator manager destination products. The company has begun to partner with the Independent Living Resource Center in San Francisco to take a deeper look at the building access needs of people with disabilities, says Blain. PORT’s algorithm can identify passengers along with their unique needs such as allowing more time to access an elevator, providing more room in a cab for wheelchair passengers, or giving audible cues for the sight impaired; and this is just a start, says Blain. “We need to continue to push the boundaries of how destination dispatch has traditionally been used.”

ACCESSIBILITY PATROL The independent living resource center in San Francisco (ILRCSF) will pilot the next generation of Schindler PORT technology. ILRCSF advocacy and support organization works to ensure that people with disabilities are full social and economic partners within their communities and will use its new headquarters at 825 Howard St. to provide real-time insight into the capabilities of the latest PORT technology terminals to provide access control and other personalized features for users with disabilities.

Considering the jump to LED in your client’s place of work? The good- and bad-news is that there have never been so many ways to retrofit or replace existing fluorescent troffers. Options include LED T8s or “TLEDs;” lightbars; LED retrofit troffer kits; new LED troffers; or new suspended indirect/ direct LED fixtures. That said, there is no absolute

right answer as to which option is best, and a client’s choice might be as simple as preference, including how much the client wants to spend. One very good reason to make the switch is that your client’s existing troffers have clear prismatic lenses or parabolic louvers. The latter should always be removed—besides offering low fixture efficiency, they

create a cave effect on ceilings and upper walls, not to mention insufficient vertical light levels and a general overhead glare. Another reason to consider retrofitting withLEDs right now is that many utilities and organizations provide higher rebates for LED products. For me, an enticing reason to retrofit with LEDs is this fact: New California

Title 24 requirements are not triggered if fixtures are retrofitted with reducedwattage T8s or TLEDs, as long as existing ballasts are kept. This saves a lot of time and money by avoiding the complex permit process, having to measure each room for watts per sq. ft., and certifying a lighting controls acceptance test. Let’s take a look at each option.

LED Lightbars This solution is usually significantly better than LED T8s (which I’ll discuss to conclude this article). Located higher in the fixture, they provide more downward sidelight, and do not require the use of the existing fluorescent lamp holders. Cost is about the same as TLEDs, including parts and labor, when new electronic ballasts are included. They’ll often also save at least 20% more wattage than the best fluorescent. If the decision is to go with LED, lightbars can be very good for retrofitting strips, hooded industrials, sealtites and wraps, and they can be okay in lensed troffers, but are not recommended in parabolic troffers if the parabolic louvers are kept. It may be good to check if installing self-tapping screws will cause any UL or other problems as far as preserving a warranty.

LED Troffer Kits These hardwired kits have their own lenses, and can often be the best option, because these kits usually produce the highest LPW. Also, the same lighting distribution and light output exist no matter which fixtures they are installed in; they often have the best appearance. Parts cost may range between $100 and $150 depending on project size, number of LEDs, etc. These kits can often save 20% to 33% more wattage than the best fluorescent. Kits with at least somewhat of a batwing distribution can be helpful. Most manufacturers include quick install brackets, allowing installation in fi ve minutes in most troffers. Some kits install quicker in some troffers than others, so on a decent-sized project, it may be good to get sample troffer kits from several manufacturers. Often labor time is less installing LED troffer kits and retrofitting with fl uorescent lamps and ballasts, especially if refl ectors or upscale kits are included with fl uorescent. Some manufacturers (PlanLED) feature tunable troffer kits, meaning they can be dimmed, and the color of the white light can also be controlled (known as Kelvin changing). These latter capabilities are good for Human Centric Lighting, which can improve circadian rhythms, short- and long-term alertness, mood, visual acuity, sleep and performance/productivity. These tunable versions have about the same lumens, wattage, LPW, CRI, R9, rated life, warranty and cost as standard LED troffer kits, but controls add to the cost.

New LED Troffers In most retrofits, LED troffer kits are often better than new LED troffers, especially in prevailing wage and union projects, where a higher hourly rate worker classification is required to install new fixtures. That being said, requirements in the Design Lights Consortium guidelines—a sort of de facto product energy certification—often make it more cost effective to replace existing 2 × 4 troffers with new 2 × 2 troffers, in instances of projects in nonprevailing wage and non-union jobs. The DLC requires a minimum of 3000 initial photopic lumens out of a 2 × 4 LED troffer or kit. In offices with good task lights, as well as in many halls and restrooms, that amount of light is overkill. DLC only requires 2000 out-of-fixture initial photopic lumens from 2 × 2 LED troffers and troffer kits—often a more optimal amount of light. So even if each existing 2 × 4 troffer has to be removed, and a new 2 × 2 LED troffer with new 2 × 2 T-bar ceiling tile has to be installed, the energy savings can sometimes make this cost effective. At least the Lighting Design Lab does not have lumen requirements, so 2000, and even lower lumen 2 × 4 LED troffer kits, can be installed at a fraction of the parts and labor cost of new 2 × 2 LED troffers with 2 × 2 ceiling tiles and qualify for rebates in the Northwest. An issue to be aware of is over lighting, which is important in placing LED troffer kits and new LED troffers. If you walk through most office buildings across North America, you will probably see one or more fluorescent lamps twisted out of lamp holders or totally removed from troffers, particularly where people are doing mainly computer tasks; additionally, computer screens are self illuminated, so ambient lighting can often translate to glare on screens. For example, a relatively young office worker doing mainly computer work may only want one fluorescent lamp working in the troffer above his or her work station, while an older worker in the next work station doing more paper tasks may want all three lamps working. At least two LED troffer and troffer kit companies are working on an easily accessible two- or three-level switch in the bottom of the troffers or kits. Cree’s SmartCast Technology and Philips Space Wise are examples of fixtures that have a receiver in each troffer or kit matched to a TV-style remote, which can be aimed at individual unit, allowing each individual to easily adjust light levels.

LED T8s Last, and appropriately, least, are TLEDs. Beyond the alternatives already discussed, high performance fluorescent T8 lamps, especially extra-long life ones, and ballasts can be a better option, especially when you include delamping, cost and end-of-rated life lumens. It is my understanding that the main reason for the big push toward LED T8s by the likes of DOE, is that fluorescent T8s and electronic ballasts in the Asian Pacific Rim are so much worse than high performance options in North America—that the LED T8s are a good replacement there, but not here.

Certain organizations and utilities provide higher rebates for LED products than other technologies. This can be called emerging technology rebates.

Why? A general lesson that the lighting industry is learning is that LED products should be designed for size, optical properties and thermal management. Cramming LEDs—and often also drivers—into 1-in. diameter tubes can be a step backward. Additionally, if you’re installing LED T8s in parabolic troffers while keeping parabolic louvers, it makes these troffers worse than with fluorescents, because with no uplight, the top of the fixtures really look ugly. There are numerous types of LED T8s, including those with integral drivers and remote drivers. There are many safety and other concerns with most or all of these, which would take too long to discuss here. I simply have

not found a good reason to recommend LED T8s. But if you do, you are probably better with ones that have white, frosted or etched lenses, which reduce glare and can improve optics, even if the lumens and LPW are slightly reduced. The only minor reason to consider TLEDs is a loophole in Title 24. If LED T8s with their own drivers or new electronic ballasts are used, wattage is based on lowest available fluorescent T8 lamp and ballast wattage. For example, if three LED T8s are used, even if the wattage is 48, 59W will have to be used, because that is the wattage of three 25W fluorescent F32T8s and low BF ballast. Does that make sense?

Suspended Indirect/Direct LED Fixtures Although there are some very good fluorescent-replacement suspended indirect/ direct LED fixtures, a general rule of thumb is get new LED versions. Suspended indirect/direct fixtures usually provide a better qualify of light than troffers, because the ceiling is brighter and the entire space is more uniformly lit. Often people prefer lower light levels on desks with these fixtures than with troffers. In fact, one 8 ft. fixture can usually replace at least two troffers, and often up to four. One of my favorites is the Finelite LED Series 16 with independent dimming control of up light and down light. It may be too expensive for most general office applications at this time, but may be very good for conference rooms and upper management offices. In Europe, Osram has developed some very nice tunable suspended luminaires with independent dimming and Kelvin control for up and down light. Typically uplight is a higher Kelvin temperature, and brighter to mimic when you stand outside during the day. Hopefully these will become available in North America. At least PlanLED is considering developing something similar.

LED BOTTOM LINE Maintenance and productivity are the most important criteria to consider vs. outright cost or watts/sq. ft. Think of it this way—if a $50,000 annual salaried offi ce worker is more effi cient just a few minutes per day—say 1% of an eight-hour shift—this equals a $500 benefit per worker, year after year— and we haven’t even discussed color tuning and the benefits of human-centric lighting strategies.

Let’s take a look at LED retrofit options for a 10 × 12 × 9 office with a pair of existing 2 × 4 parabolic troffers with a power rate of 15 cents/kWh. Option 1: Retrofit each troffer with three 15W 5000K LED T8s and an extra-efficient ballast ($160 installed cost). This solution will deliver a 44% reduction in watts; provide a $38 annual unit electric cost savings; a $2/year comprehensive savings for maintenance; and a $100/year cost reduction via increased worker productivity for a comprehensive savings of $762 annually. Option 2: Lightbar ($160 installed cost). Delivers a 53% reduction in watts; $45 annual electric savings; a $10/year comprehensive savings for maintenance; a $0/year cost reduction via increased worker productivity, for a comprehensive savings of $394 annually. Option 3: Retrofit each troffer with 30W 120+ LPW 5000K LED troffer kit ($300 installed cost). Delivers a 67% reduction in watts; $57 annual electric savings; a $10/year comprehensive maintenance savings and a $300/year cost reduction via increased productivity, for a comprehensive savings of $3,367 annually. Option 4: Replace each troffer with a 2 × 2 30W 120+ LPW 5000K LED troffer and 2 × 2 ceiling tile ($400 cost). Delivers a 67% reduction in watts; $57 annual electric savings; a $10/year comprehensive maintenance savings; and a $300/year cost reduction via increased productivity, for a savings of $3,267 annually. Option 5: Replace both troffers with 8 ft. 50W 120+ LPW 80+ CRI 5000K LED suspended indirect/direct fixture and ceiling tiles ($1000 cost). Delivers a 72% reduction in watts; $61 annual electric savings; a $8/ year comprehensive savings for maintenance, and a $400/year cost reduction via increased productivity, for a comprehensive savings of $3,694 annually. Task lights, in all cases, add about another $1000 savings.

CHECKING INTO HOSPITALITY The design of a hotel is a guest-driven process, from the feel-good ambience to the anticipation of a good night’s sleep. Behind the scenes, it’s about balancing the interests of developer, operator and local stakeholder.

Hospitality is a distinctive service industry where the one-on-one relationship with a guest is a 24/7 on-going performance evaluation. For management of the hotel, inn, or resort, the focus is on maximizing the profit from maintaining a successful ratio of positive, personalized guest interactions. Designers for the hospitality market create singular solutions for spaces ranging in size from the world-class hotels in major cities to charming country inns and getaway boutique resorts. In describing their design and planning services for the hospitality industry, three of the largest U.S. providers—Gensler, Callison and RTKL— emphasize that, for hospitality, design is a business strategy. Some of their recommendations include the following: u Maintain the brand identity while representing the owner’s interest. This approach applies to individual establishments as well as to operators of multiple facilities located in the U.S. and overseas. u Inherent in hospitality design is innovating for people—guests, employees, and visitors on one hand and the developer, operator and local stakeholder interests on the other. u Hospitality brand managers know that guests will engage with them electronically before they arrive. Travel trends, such as vacationing with an extended family, must be addressed. u Where applicable, hotels are integrating local culture into the interior design and inviting the community in for dining and the use of meeting and event rooms. u Consumer awareness of healthy living is prompting updated menus in dining rooms, well-equipped fitness areas, and luxurious spa environments.

For hospitality decision makers, cost control and operational savings rank side-by-side in importance with providing benefits to guests and local communities. For instance, Ken Bruns, global product manager for Lumenpulse, helps hospitality managers understand how LED fixtures and controls can cover both concerns. “The objective is to tell the story of how they can get the jump on energy savings by integrating a control system customized for their facilities,“ Bruns says. Management is often open to installing cost-saving sensors triggered by time settings or user motion; and Bruns has noted interest in the U.S. for more sophisticated guest room lighting controls—such as those that promise calming or energizing effects—already gaining use in overseas hotels.

Hospitality construction is booming, with nearly 3,000 hospitality construction projects active in 2014, up 16% from 2013, according to a survey conducted by research firm STR. Growth is seen in major markets and moving into secondary markets in the Americas and Europe. In many cases, projects are being shaped not only by economic trends but by programs to attract Millennials, the 75.3-million market of consumers born after 1980, now 18-34 years old. Millennials want greenness, wellness and distinctiveness in their choice of a place to stay. The need to stay competitive is driving renovations, with an estimated one in five existing properties getting an upgrade. Industry observers point out that, because the hotel renovation cycle was disrupted by the 2008 financial crash, a crush of renovations is taking place now. Analysts note that the traveling public is increasingly willing to pay for visual and amenity experiences that are more appealing than yet another night in a generic property. Building a stand-alone new hotel in the downtown of an already builtup major city is often a waiting game for developers until land is freed up. In Manhattan, the popularity of the High Line gave rise to The Standard, which straddles the High Line to become the hotel of choice for the inter-

national ultra-hip set. Or, the hotel can become part of a multi-use tower, as is the case for the Fairmount Hotel in Philadelphia, vacating its familiar Benjamin Parkway site to occupy a group of floors in Comcast Tower No. 2 now under construction. The Yotel chain, which operates a Manhattan site, announced that its new multi-story Yotel In the Williamsburg section of Brooklyn will have vertical gardens on the top floors. New façade lighting and an attractive entrance canopy can also boost a hotel’s popularity. The Latham in Philadelphia, Radisson Blu in Minneapolis, and the Yotel and Waldorf-Astoria in Manhattan are examples. In Beverly Hills, the Andaz chain invested in a total interior renovation and a new exterior entry when taking over an existing hotel; its new two-part entrance structure features a double nesting transparent entry, with an adjacent kinetic suspended color installation. Ultra high-end luxury resorts like Yanqi Lake Sunrise Kempinski Hotel and the Hotel Novi & Spa in Novi Vinodolski, Croatia, lure top-tier guests with extreme exterior architecture. The Sunrise Kempinski is a glistening shape that looks as if it was fabricated on another planet and deposited by a space craft; Hotel Novi & Spa is like a transparent jewel, refl ected in outdoor and indoor pools.

Today, there is increased importance on the visual impact of entrance lobbies as a setting for social encounters. The lobby has become an epicenter of social and business life. Hoteliers have responded to the surge in business travel by providing multifunctional spaces offering both comfort and functionality, making the hotel lobby

a great place to conduct business, network, or meet with friends. Lobby layouts segment intimate and social zones, with furnishings supporting the concept with style and functionality. Tables for laptops and charging stations with multiple outlets serve users of mobile devices. Tables with seating for small groups of six or eight turn the lobby into a multi-use space. Chandeliers and oversize lighting fixtures provide important illumination design elements.

Hotels are becoming increasingly creative in utilizing lobby space as a business development tool. At London’s Cumberland Hotel, the lobby is also used as an art gallery, attracting guests and locals alike. Lighting for the Waldorf Astoria lobby—recognized as one of the world’s best—was recently upgraded to an LED system. For the Andaz in Maui, a soaring vaulted ceiling affirms the facility’s preeminent place among the island’s newer resort hotels.

Guest Rooms Major brands are responding to environments that guests want now and in the future. Room layouts, bathrooms, and interior design styles are being developed to target customer bases and changes in technology. At some hotels, the fashionable décor starts at the corridors on the guest floors—such as those at the Hotel Emotion in Estérel, Quebec, where illuminated wall panels add dimension and color for an unanticipated art-gallery-like experience. Hotel furniture is now designed not only to look luxurious but to feel luxurious and comfortable. Creative recycling and sustainability are encouraged. Softy curved lines, organic shapes, and color schemes with ethnic or dramatic accents are factors in creating a room’s personality. Original contemporary art works support the trend to personalization of guest room spaces. Conversation areas in guest rooms have returned, made inviting as in a modern upholstered mode at the Hotel Emotion. Even guests whose tastes run to Early American or

A planning template for a hotel restaurant’s front-ofthe-house spatial needs has six basic activity areas: main dining room; private dining room(s); bar area; entry and waiting area; patio dining area; and server stations. Dining room and bar decor atmosphere should have a family resemblance to the themed and public spaces of the new hotel property or an extensively renovated existing facility. Grand hotels with full dining facilities have implemented promotional and operational programs to reverse the belief that it is highly uncool for guests and locals to patronize the hotel’s restaurant, especially for dinner. Hotels have recruited top-level chefs and design teams

to turn once-dated and ordinary-looking dining rooms into lively destinations designed to rival the interiors and cuisine of their area’s highest-rated restaurants. At the Andaz in Beverly Hills, diners seated at glass-topped tables that softly refl ect the overhead lighting have clear views into the activities taking place in the food preparation space, giving them a window into the art of cooking. For those who want a more intimate dining environment, a space defi ned by fl oor-to-ceiling sheer curtains visually anchors the setting without the use of opaque dividers. A sculptural overhead light fixture is fashioned of slender back metal rods

and exposed lamps. The indoor/outdoor restaurant facility, where diners can be accommodated on terraces adjacent to the main dining room, is an asset to a hotel when the weather will permit. At the historic Blue Bell Inn near Philadelphia, the charm of the traditional interior is extended to the garden dining area. At the Mondrian in Miami, the interior designer’s signature style of mixing various furnishings periods and styles is carried to the out-of-doors lounge and restaurant. Inside, a setting for a dinner event is adjacent to the lobby, close to the black filigree metal curving stairway, and positioned beneath a pair of bell-shape lighting fixtures.

At the Mondrian in Miami, the objective in this South Beach establishment was to create a destination with a fantasy-like environment, employing creative combinations of materials and scale. Hanging lighting fixtures for the courtyard lounge area are oversized versions of illuminated incandescent lamp filaments. Reduce Reverberation with Ceiling Clouds and Canopies By Kenneth P. Roy

SoundScapes Shapes

Hospitality and entertainment spaces, as well as many other types of spaces, frequently feature exposed structure designs, meaning those that have no ceiling and reveal building service elements such as ductwork and piping directly overhead. Spaces of this type often develop acoustical problems due to sound reflecting off the deck. As a result, they need some kind of sound absorbing elements to control excessive noise and reverberation. One way to address noise issues in exposed structure spaces is through the use of acoustical ceiling clouds and canopies, “free-floating” options that add sound absorption while still allowing for the exposed look. Other “free-floating” options include acoustical baffles and blades.

Wide Variety of Shapes Designed for use in new construction or retrofit, acoustical ceiling clouds are available in a wide variety of shapes and sizes. Formations™ cloud systems from Armstrong, for example, are offered in squares and rectangles as well as circles and ovals. A Formations cloud system consists of acoustical ceiling panels and a kit containing all the pre-cut, ready-to-assemble suspension system and perimeter trim components required to create the cloud. SoundScapes® Shapes acoustical clouds and canopies, also from Armstrong, can be hung as individual units or grouped together to create unique visual configurations. They come with all hardware needed for installation and are offered in standard shapes ranging from squares, circles, and rectangles to hexagons, trapezoids, and convex or concave panels. Custom shapes are also available.

Absorb Sound on Two Surfaces Acoustically, both Formations and SoundScapes Shapes ceiling clouds and canopies provide greater sound absorption than a continuous ceiling of the same surface area because sound is absorbed on both the front and back surfaces of the cloud. Sound absorption provided by an acoustical ceiling cloud or canopy is measured in Sabins. The higher the Sabin, the better the cloud or canopy absorbs sound. Generally, reverberation time can be reduced nearly 50% with only 20% coverage of the available ceiling area. Regardless of which system is used, the installation of acoustical ceiling clouds and canopies in an exposed structure can significantly reduce noise and reverberation. Integrating campus living and learning by promoting interaction between students and staff with its communal spaces, Monroe College’s Gaddy Hall opened its doors to students in September 2014. Serving as a symbol of revitalization for New Rochelle, N.Y.’s downtown Main Street and a new heart of campus for the college, Gaddy Hall is just one of a trio of buildings constructed on the former site of local fixture Librett’s Hardware Store. Today, the six-story mixed-use facility, designed by Doban Architecture, is home to the college’s School of Business & Accounting and other campus staples, including a 300-bed dormitory, classrooms, offices, a 250-seat cafeteria and a multitude of indoor and outdoor common areas. Completed in only 14 months, Gaddy Hall is the consolidation of multiple satellite facilities into one central tower—a symbol of the school’s continued growth. “The building itself, both spatially and through selective material use, color and pattern creates rooms and common areas that are welcoming for students and faculty, yet highly functional from a programmatic standpoint.”

Ford Blue-colored spandrel glass is used in the building’s curtainwall as the face for non-vision areas between each of the six floors of Gaddy Hall. Doban chose blue to bring out the College’s colors—blue and yellow.

Susan Doban, Principal, Doban Architecture, has played a key role in New Rochelle’s revitalization, working on more than 15 buildings and numerous studies for the town over the last decade. She provides the narrative on her materials and product selection.

The tower’s brick was custom made by Glen-Gery Corp., just for Gaddy Hall. “We were trying to match neighboring Allison Hall. Working together with the Glen-Gery Corp., we created this custom brick color with a little bit of this and a little bit of that,” says Susan Doban, Principal, Doban Architecture.

Sto’s Exterior Insulation and Finish System (EIFS) provided the color, details and form Doban Architectural wanted for Gaddy Hall’s dorm tower, in both aesthetics and performance.

The small four-part windows on the dorm tower were chosen for their size and ability to provide necessary ventilation into the dorm rooms.

Doban dreamed up the Hexagon lights that grace the top of the School of Business & Accounting and had her design studio—Think Fabricate—create them. “We made a platform from the Formica laminate and then attached an LED light fixture to it,” said Doban. “The hexagons lend a modern look to the space. We had specified some furniture and carpets with hexagons and decided that hexagon lighting would add a certain special look to the whole lobby.”

Instead of specifying a unique flooring for the stairs, Doban and her team left the stairs as “just concrete,” choosing to pull the focus to the walls, ceilings and lighting in the lobby.

“In these seats you have electrical outlets to plug in your computer and phone chargers,” said Doban. “In this room we have the dark blue on the sofas and yellow walls that really show through the storefront windows—they’re the colors of the school. This is the only room where we brought in the traditional college colors to coordinate with the blue spandrel glass on the outside.”

“We combined two of the plain hexagon carpet tiles and three different linear hexagon carpet tiles to create groupings in the space,” said Doban. “It’s a long, linear space that looks out into the street. There’s lots of interest in this space because of the carpet, but at the same time it’s subtle. The color brings the outdoors in, in some ways—like diagonal pavers. It’s really beautiful.”

Made by Porcelanosa in White Oak, this eco-friendly flooring was specified for the wall, ceiling and front of the desk area in order to “get the right texture,” said Doban. “Plus, the flooring is pre-finished so we were able to select the finish in advance in order to expedite construction. We did a lot of running with the grain in different directions, which you have the flexibility to do with wood flooring. Otherwise, to do this you’d have to cut it and create that texture if you had ceiling panel boards.”

Italian ceramic tile was specified for the entrance corridor, to stand up to the heavy foot traffic.

Made with clear acrylic, a white lacquer lens and stainless steel trim ring, the recessed light at Gaddy Hall’s entry also features an Electronic Program Rapid Start T4 quad lamp ballast to ensure there is no visible flicker on starting, while field inspection and service replacement is made easy, as the lamp can be removed without tools from the inside of luminaire.

STEPPING UP TO THE PODIUM The University at Albany School of Business’ new building draws much of its design inspiration from the existing masterplan and building complex, known as UAlbany’s “Academic Podium,” which was designed in 1968 by noted architect Edward Durell Stone. The Academic Podium includes department buildings and quadrangle residence halls that dominate much of the university’s Uptown Campus. The formal, orthogonal aesthetics of the Durell Stone buildings are respected and preserved in the new building, but through a contemporary interpretation. The massing of the new School of Business building is a simple rectangular

volume, so as not to compete with the Podium. To complement the Podium’s vast scale and formal character, the 96,000-sq.-ft. School of Business building’s simple, rectilinear form matches the height of the Podium roof and extends the Cartesian order of the campus. Taking inspiration from the numerous courtyards in the Podium, this form is carved away to create a terraced atrium that opens to both the sky and the adjacent plaza, bringing daylight to the interior, defi ning a series of gathering spaces on different levels, and activating the entry sequence to the campus.

CHALLENGE: When the time came to develop the 355unit, five-story Berkshire Terminus upscale apartment building in Atlanta’s Buckhead neighborhood, the design team had one goal: complement the neighboring institutional and corporate office spaces while still offering something distinctive. “We wanted to be a good neighbor,” says Ben Hudgins, project manager and architect of Lord Aeck Sargent in Atlanta. “We wanted to conform to the design standard set by the existing campus while creating something unique.” As is the case with most urban infill projects, one of the biggest challenges was keeping roads and walkways open and accessible. In addition, the team needed to be sensitive to the neighboring businesses still in operation while the building was under construction. INFLUENCE: The building needed to complement neighboring structures, but still stand on its own. Mixing façade materials was an ideal solution, but required careful thought into transitioning from one look to another. The apartment building features a contemporary high-end design that meshes well with neighboring buildings and the community as a whole. CRITERIA: The design team also needed to follow zoning and code requirements already set for the area, such as the amount of glass the building had at street level. They met the intense street-level fenestration requirement by incorporating a two-story leasing/lobby space and twostory townhome-style walk-up units. SOLUTION: Careful selection of exterior materials was one way the team successfully differentiated this building from those nearby. The team specified Nichiha VintageWood fiber cement panels for the corners and the most prominent façade of the building to create texture and warmth next to the glass. “The building is primarily gray and white, so the eye is immediately drawn to the cedar wood color and texture of the VintageWood product. This gives the building an artistic flair that adds life to an almost homogenous contemporary design,” says installer Bryce Dryden, vice president and director of operations for Living Stone Construction in Kennesaw, Ga. The use of aluminum composite material panels makes direct reference to the existing buildings, which are made entirely of glass and metal. CHALLENGE: SHED, a market, café and community gathering space in Healdsburg, Calif., has celebrated the land, farming, food, art and culture of Northern Sonoma County since it opened in April 2013. Designed by Jensen Architects of San Francisco, the SHED architectural style incorporates prototypical farm building forms to support the vision of SHED co-owners Cindy Daniel and Doug Lipton: to create “a stronger connection to the land and the food we eat.” For the guardrail, Jensen initially considering a trellis-like arrangement; as the design developed, they realized they were really looking for transparency and openness at the guardrail.

Curtainwall Crowns Construction Equipment’s Display CHALLENGE: When renovating its Tampa branch to upgrade the facility and corporate office, Flagler Construction Equipment wanted a creative way to display its products. Large in scale, Flagler’s products include giant excavators, backhoe loaders, pipe layers and compactors. An effective outdoor display area required a well-defined space large enough to showcase heavy-duty machines and trucks while complementing the renovated building. INFLUENCES: Flagler wanted its renovated building and product display area to help articulate its new business approach, which includes adding better systems, better technologies and better management tools to provide an exceptional customer experience. Because the original building was an off-the-shelf metal warehouse structure, a team was assigned to transform it into a custom-looking, contemporary two-level facility that signifies Flagler’s new branding. As part of the renovation plan, the added product display area needed to reflect the aesthetics of the renovation while providing an easy way for large trucks to be changed out from time to time. This required a two-level, stall-type structure made from aesthetically pleasing materials that would not obstruct the view of the product yet would withstand the outdoor elements and require little maintenance. CRITERIA: Comprised of Alfonso Architects of Tampa as designer, Diaz Fritz Isabel of Tampa as general contractor, and Arrow Sheet Metal Works of Tampa as metal fabricator, the team needed to devise a display case that would serve as a veritable outdoor backlit merchandise “window” visible day and night. SOLUTION: The team turned to McNICHOLS specialty metal, modified to create a crest defining the area, which measures 19 × 32 ft. Supported by metal beams, it adjoins the north side of the building and is distinguished by its rectangular crown—or curtainwall—of McNICHOLS Perforated aluminum panels that were corrugated for aesthetic emphasis by Arrow Sheet Metal Works. This open-air, ground level display is illuminated at night by floodlights mounted onto the elevated support beams. Buttressed by 7- × -7-in. vertical and horizontal structural beams and coated with Silver-Brite aluminum paint, the curtainwall is made from McNICHOLS Perforated Metal panels in 0.040 gauge with 1/4-in, holes on 3/8-in. staggered centers. Rob Blount, project manager with Alfonso Architects, said the perforated metal was selected for its light diffusion. “We wanted a material that wasn’t a solid and appeared translucent from a distance, but still ‘contained’ the truck display,” he said, noting that corrugating the perforated metal material added to its aesthetics and provided more light transmission. CHALLENGE: Group One Partners, a prominent northeast architectural firm, was commissioned by Conroy Development to design a modern 100,000-sq.-ft. self-storage facility in Boston’s Seaport District. Led by Antonino Donato AIA, LEED AP, the design team created Boston Seaport Self Storage, a four-story facility with nearly 1000 selfstorage units equipped with state-of-the-art technology, secure access and a climate controlled environment.

SOLUTION: Conroy Development wanted Boston Seaport Self Storage, constructed in the heart of South Boston, to have as many sustainable features as possible. For the building envelope, it specified Optimo Smooth by Kingspan Insulated Panels—North America.

INFLUENCE: Designers specified insulated metal panels for Boston Seaport Self Storage for two primary reasons. To withstand the often-frigid Boston weather, the energy performance of the selected cladding had to be excellent. Design fl exibility was also of prime importance to make this facility stand out among the many conventional self-storage structures already operating in this market.

Optimo Smooth is a single component insulated metal panel product that allowed faster on-site installation compared to multi-part foam insulated panels. That minimized construction delays and also the need for multiple trades, thus saving the design team and owner substantial installation costs; the IMPs also reduce the building’s overall demand for energy. Because these insulated metal panels weigh only three pounds per square foot, transport costs and installation energy were also decreased. IMPs ease the critical path of construction, as they are easier to detail and attach, which tightened the build schedules.

CRITERIA: The insulated metal panels (IMPs) provided superior air tightness, low thermal bridging and a very high R-value thermal performance. This high level of thermal protection was required to protect the customer conveniences offered by Boston Seaport Self Storage, which include a self-service kiosk, a retail store and a business center with flat screen television monitors, high-speed wireless Internet controls and computer workstations.

As a contributing factor to a structure’s sustainability rating, the exterior skins contain a substantial amount of recycled content. New Era Kicks Off for Camp Hill High CHALLENGE: Built in 1940, Christian L. Siebert Park, the home stadium of Camp Hill High School in southern Pennsylvania, was more noted for its cracked stands, sagging bleachers and sub-par on-field conditions than for providing a home-field advantage. In fact, most home teams, such as track & field, competed on the road or off-site; the Lions football team held halftime meetings on the pool deck rather than in the aging field house. CRITERIA: Things changed radically in the fall of 2014 when the facility reopened after a six-month, $4.7 million facelift. The renovation included new artificial turf, new stadium seating, a field house big enough to accommodate two full-sized football teams, and an indoor team room attached to public restrooms. According to Bob Royer of KS Heagy Contractors of Lemoyne, Pa., every dollar had to be maximized. “The specification process had to ensure not only the best value, but also the longlasting durability of all the products,” he said. SOLUTION: One of the most important morale-boosting upgrades for the athletic programs was to the team and officials’ locker and meeting rooms. Designers chose Scranton Products as the supplier of the stadium’s bathroom partitions, lockers and athletic storage cubbies. Consisting of top shelving and side paneling, Scranton Products produced the cubbies with HDPE sheet material, guided by the Siebert Park specifications for easy on-site installation at the stadium. “These cubbies were created to withstand the wear and tear that comes with years of storing gear for entire football teams,” said Paul Hostetter at Hostetter Supply in Seven Valleys, Pa. “Scranton Products could not have made the process easier—we provided the dimensions and they pre-cut the material in their factory, which saved us time and labor on the jobsite.”

HEALTHY CHOICE The dark, moist environment of a gym locker can be a breeding ground for staph infections and new strains of MRSA, a drugresistant bacterium; but Scranton Products’ custom-cut sheet material, as well as its partitions and lockers, are made with HDPE solid plastics that are naturally germ resistant and can be easily cleaned. “We tested our Tuff tec gym lockers with a company called SiTU Biosciences’ ISO 22196 methods,” says David Casal, national director of sales and marketing for Scranton Products. “The test results showed that, after 24 hours, 98.4% of the MRSA bacteria died off the surface of HDPE plastic without the use of any cleaning solutions.”

In addition to the cubbies, Scranton Products supplied partitions for several of the new complex’s restrooms. Given the high-impact requirements, the company’s Hiny Hiders were the ideal choice for partitions given their non-porous, HDPE surface, which is naturally resistant to odors, mold and mildew. Graffiti wipes off easily with most non-abrasive cleaners and can be power washed and steam cleaned without the worry of rust. The Tufftec lockers used in the officials’ locker rooms are also designed to meet the demands of the harshest daily use, while remaining virtually maintenance free. Custom Metal Work Sets the Tone for 9/11 Museum

CHALLENGE: Create an appropriate atmosphere for the 9/11 Memorial Museum that reflects peace, honor and compassion for the spirits of those who perished during the terrorist attacks on America on Sept. 11, 2001. INFLUENCES: The architectural design objectives by Davis Brody Bond were intended to foster an environment that would achieve a balance; to honor not only the reality of the loss of life and physical destruction, but also to provide a memorial to the healing process that continues today. The 110,000 sq. ft. project was also working for certification as a LEED Gold project. SOLUTION: Gordon Inc. was awarded the design, engineering and fabrication of custom ceilings, walls, light coves, trims and ornamental treatments for the project. They also assisted with constructability assessments and served in an advisory capacity for the installation. Unique pedestrian ramps provide the pathway for visitors as they tour the museum. These features are clad with custom metal panels furnished by Gordon. As visitors descend to the main exhibition space, they are guided alongside the “Survivors’ Stairs,” which were used as the final escape route from the buildings as they collapsed. Parapet panels by Gordon accentuate the staircase and provide acoustical serenity. The multiple shapes, planes, angles and scale of the panels supported by an intricately engineered mounting system combines to emphasize the enormity of the tragic event. The interfacing of the uniquely shaped panels results in a magnificent stealth appearance. Due to the complex design, the 3D models, submittal/approval drawings, and fabrication drawings resulted in 8930 CAD hours to complete the pre-construction requirements—an equivalent of 4.3 manyears. The scope of this accomplishment necessitated the creation of 11,383 submittal and fabrication drawings which yielded 1750 custom engineered panels—98% of which were one-of-a-kind.

COMPLEX AND COMPREHENSIVE The multiple shapes, planes, angles and scale of the panels custom-fabricated by Gordon Inc. for the 9/11 Memorial Museum in New York are supported by an intricately engineered mounting system that combines to emphasize the enormity of the tragic event.

Custom Doors Help Airport Take Off THUMBS UP The doors have lived up to their reputation. Everyone in the development is pleased with how quickly the liftstraps raise the doors and how weathertight these attractive bifold hangar doors are. More so, the pilots like them because they can get in and out quickly.

CHALLENGE: Sandpoint Airpark is a development shooting for a somewhat unique appeal: it is an upscale residential community that caters to people who love to fly. The northern Idaho fly-in airpark community, set between Schweitzer Ski Mountains and Lake Pend Oreille, offers a rare opportunity in aviation real estate. It serves as an exclusive prototype home for aviators and their families. The development is comprised of 44 spacious lots and 10,000 sq. ft. of community common area with a recreation center, complete with pool and barbecue area.

ly, the reason we chose Schweiss was that we liked the way the doors were made and the look was really beautiful,” says Mileski. “They were night and day compared to other doors we saw.”

Part of the appeal of the development is its proximity to an airfield for propeller aircraft. Owners have the option to build a hangar or a residential hangar. But in the spirit of the community, the developers, Silverwing, wished for hangars that reflected the overall aesthetic. “We have a 55 × 56 sq. ft. furnished model prototype twin hangar home built with an adjacent sell—more than 3000 sq. ft. for the hangar and 3000 sq. ft. feet for the residence,” says Michael Mileski with SilverWing. “The way we built it, you wouldn’t know it’s a hangar.”

Schweiss custom-built the upscale bifold liftstrap designer doors so the buildings don’t look like hangars, even though they are the bigger structures in the airpark. Doors were specifically designed with ornate windows to provide a more residential appearance than a typical airplane hangar. The widest and tallest hangars available vary according to the airpark footprint. Some lots are close to a half-acre in size. Of the seven types of models, the biggest one allowable is for a 70 × 75-ft. hangar door. Each fly-in unit will contain a hangar on the ground floor, with residential space above or adjacent to the hangar.

With that determined, the developers needed a pretty basic element: a front door. SOLUTION: Silverwing turned to Schweiss Doors for a custom portal. “My partner did a lot of research and real-
