Breakthrough advances continue in Building Information Modeling (BIM) technology. One of the newest innovations involves platforms for taking advantage of global cloud-based product content that specifically allows users to find and integrate BIM models into any BIM software. But before delving into details, its helpful to recall the events that led to where things are today. Fifteen years ago, the earliest adopters of BIM technology were general contractors who recognized its valuable clash detection features. BIM brought an immediate and clear value proposition to the GC and their building owner customers, and
the platform of choice, with the engineering community using mainly Revit MEP for project collaboration. The other clear fact that has arisen, is that while some usable BIM models have existed for most of the past decade, many remain unusable— leading users to yearn for effective, precise and supportive BIM models that are platform agnostic. At the same time, in trying to find their role in this process many building product executives rushed to create heavy and usually poorly programmed Revit models. Despite the work, or availability, few accredited design or construction professionals embraced them. Why? Typically,

BIM gained considerable velocity within the construction process. In 2008, the recession accelerated the use of more efficient design and construction processes like design-build and integrated project delivery (IPD); as a result, the use of BIM or 3D design became the logical way for a building team to more effectively collaborate from design to construction to completion. Decades later, there are now eight large global BIM platforms available to the AEC-O community—Revit, ArchiCad, Allplan, Vectorworks, Bentley, Rhino and Tekia. In the United States, Revit is by far

architects and designers do not use Revit objects during the early design process; they most likely use AutoCad or Sketchup because they want product agnostic placeholders to move through the building design phase. Therefore, many of the BIM models that manufacturers built are not being utilized by architects and designers. So what does this all boil down to? For a building product manufacturer, it is difficult to produce appropriate, usable content for each designated stage of the project life cycle. First, if a manufacturer owns 500 products, it must create a separate BIM model for each of the major global software
platforms (~4000 models) and make them available on their website. In fact, research conducted for a large global building product manufacturer indicated that only 6% of “specification influencers” are going directly to the manufacturer’s website for information such as product content, 3-Part specs, CAD, BIM files, etc. This option is cost prohibitive and confusing, to say the least. Reason No. 2 The second major reason the process has been stuck in neutral is that these models must be placed in one of the many product aggregation portals available on the Internet, which is also a poor option. Why? When the AEC-O community searches for BIM models for design and construction purposes, most manufacturers only have Revit and CAD files available for download and these objects are too heavy—even in instances where 3D BIM models are downloaded according to specification or where one integrated model is used by the team. That said, BIM is clearly now the preferred platform, and to compete globally, building product manufacturers must ensure their BIM content is available in appropriate, clear, concise and efficient models for each phase of the project life-cycle. So what options are there? Turn to the cloud. Look for platforms that allow you to access objects for your BIM models. Vice versa, for manufacturers, look for cloud platforms that offer applicable software at all phases of the design and building process in formats that are lightweight, yet provide full content and visual information that is easily accessible.

Incentives + Rebates Help Make LED Lighting an Easier Choice Since upfront costs are often the largest barrier to efficiency upgrades, business owners should look for available financial incentives and rebates to maximize return on investment for lighting retrofits. A variety of incentive programs are offered by utilities, federal, state and local governments. LED lighting renovations are relatively inexpensive, deliver a quick return on investment, and improve the lighting quality of the commercial building. With the latest improvements to LED luminaires, lighting control systems and sensors, along with reductions in pricing, now is the time to invest. Beyond energy savings, benefits from LED lighting include: Lower maintenance burden and lamp replacement costs due to lumen maintenance ratings. This is especially important for buildings with lighting in tight or difficult to reach areas. This longevity also reduces interruption of building occupants for maintenance, making for happier tenants. Increased property value due to lower operating expenses and higher net operating income. Easy controllability for additional energy savings and tailoring light to the purpose of the space. Better lighting quality and consistency; improved perception of the space. Enhanced productivity of the tenant workforce. Richer reputation as a socially and environmentally-responsible member of the community. The economics of LED lighting solutions have reached the point where waiting for further advancements actually decreases the potential lifetime savings. The number and variety of incentive programs available can translate to a faster payback period. Depending on the size and scope of the project, a payback that might have spanned multiple years to a decade could be reduced to less than a year. Your project could be eligible for more than one incentive program. For example, Georgia offers a tax credit of $0.60 per square foot and the federal government’s Epact offers a $0.60 per sq. ft. tax deduction for energy-efficient lighting installations. For a 100,000-sq.-ft. building, if you apply for both programs you could receive $120,000 to put toward the cost of an energy-efficient lighting solution. Your lighting specialist should be able to help you determine an energy-efficient lighting solution.
Rebates A rebate program allows building owners to recoup funds spent for lighting based on energy savings.

Often the programs base refunds on a reduction in the amount of kilowatt-hours (kWh) used during peak hours, typically a specified amount per kWh saved per square foot of building space. For example, Randolph EMC, a utility in North Carolina, provides a rebate of $0.30 per watt saved with energy efficient lighting installation. Connecticut provides a rebate based on the amount of kWh saved during peak hours in the winter and summer. Rebates are also available that reimburse building owners on the direct purchase of LED lighting. Vermont pays per-unit rebates for specific types of efficient commercial lighting, including downlights, troffers, and linear surface and suspended luminaires. The rebates range from $8 to $250 per unit. Colorado Springs provides a rebate of up to 50% of the project cost for efficient lighting.
Incentives Incentives are savings on expenditures, such as energy-efficient lighting solutions, that encourage building owners to take action. For example, Southern California Edison (SCE) has a Custom Contracting program in which non-residential users have the option of designing an energy retrofit conservation project for energy-efficient lighting. Incentive payments are based on the type of project, lighting or HVAC, for example, installed, kWh saved, and peak demand reduction over a 12-month period. Applicants are eligible to receive up to 50% of the cost for each eligible project. The maximum incentive is $2,400,000 annually, per customer site.
Loans Many utilities offer On-Bill-Pay (OBP) finance programs that allow energy-efficient solutions to be financed as part of the building owner’s utility bill, with interest rates or payback through energy savings. Some utilities offer zero-interest loans. One example is Pacific Gas & Electric (PG&E) in California which offers 0% loans for energy efficiency projects installed by their non-residential customers. Financing is available to fund many technologies, including lighting. Loan terms and monthly payment amounts are determined based on the equipment’s estimated monthly savings. Business customers may qualify for loans between $5000 and $100,000, with loan periods of up to 60 months.
Tax credits A tax credit is a refund against a building owner’s tax bill. It’s different from a deduction as it directly reduces a tax burden. Additional government pro-
grams to consider: Federal: EPAct—The Energy Policy Act of 2005 provides a federal tax deduction of $0.60 per square foot for installing energyefficient lighting and associated controls. With certification of the installation by a qualified individual, such as a professional contractor or electrical engineer, you may reap the financial benefit by making a simple line item adjustment to your tax return. A 100,000-sq.-ft. commercial office building can qualify for $60,000 in tax deductions from eligible lighting system upgrades.
State Many states have public-benefit or public-purpose funds dedicated to promoting energy efficiency. These funds are raised through a mandatory service charge on consumer electricity bills or through mandatory contributions by utility providers. The funds are then used to drive efficiency, including lighting rebate and efficiency loan programs.
An Example of ROI and Payback from Energy Efficient Lighting Please note that while this example is simplified, it will not only showcase an improvement to net operating income (NOI), but the consequent impact to the real property value of a commercial office building. You invest $400,000 in an energy efficient lighting system that reduces operational energy costs by 30% which equates to $157,500 per year. The payback period without rebates or incentives is 2.5 years. Let’s say you live in Colorado Springs and are eligible for a 50% rebate against the cost of the efficient lighting solution you’ve installed, as shown above. This rebate reduces your upfront costs to $200,000 and your payback period to 15 months. Additionally, if the capitalization rate for commercial real estate in Colorado Springs is 6% and you’ve realized an improvement in NOI of $157,500, then the value of your real property has increased by $2,625,000. This is a healthy improvement to your real estate portfolio for a short payback period on your investment.

Taking advantage of rebates, incentives, tax credits and appealing loan offers can deliver those outcomes without long payback periods or undue upfront costs.

but insisted that a Feng Shui expert be involved. “So the building became this gentle, simple object,” says Jim Mark, Senior VP Managing Director of the Chicago office of Wight & Co. The result is a building nestled into its site like a riverstone that makes ripples in its community by
connecting what is old to what is new in the Chinatown neighborhood. It exemplifies a public gathering space and captures the pure essence of a daylighting design.
In partnership with Brian Lee at SOM, the two firms collaborated on the design for the uniquely shaped site. In the first five to six weeks (the deadline for City of Chicago’s design competition), they developed a design that endured the design-build process. The library is noted for
the mullion pattern on the glass, says Mark. “They’re not equally spaced, they’re 4-ft. wide and then on the south they are about 1.5 ft. apart—so it is aesthetic and functional.” As a team, even throughout detailing and value engineering, they were able to maintain the spirit of the design and function.

Calculating for Daylighting
Oculus Another celebrated aspect of the daylighting design is the oculus, an equal a counterpart to the glass façade in its role in daylighting. The building culminates in an oculus that funnels sunlight into the core spaces during daylight hours and that shape and fi nish becomes critical in nighttime hours, as it refl ects artificial light into the core spaces after dark. To keep light levels even, and glare at a minimum, ceilings are painted gray, which also camouflaged the ceiling acoustic phasechange components that contribute to the building’s passive heating and cooling systems. BEACON OF BOOKS The Chinatown branch library serves many surrounding neighborhoods; its open design invites commuters to investigate.
A STUDY IN FENG SHUI The library design follows good Feng Shui practice which avoids sharp corners by creating a softly edged, pebble plan geometry. In its rounded form, the library marks a key pivot point in the center of Chinatown and is a distinctly iconic form when viewed from all directions. The transparent ground level provides a welcoming and approachable face to the adjacent streets. The staff workspaces on the pedestrian and reading garden side provide a natural engagement to that space. The interaction of the interior and exterior spaces form a strong visible presence in the community.

Hacienda at the River has embraced this model. It is the vision of award-winning senior-housing developer and operator David Freshwater and David Barnes of Tucson-based Watermark Retirement Communities. After a transformative experience attempting to advocate for a loved one in a conventional healthcare setting, Freshwater envisioned a facility that would treat patients and their families in a holistic manner. “When my mom had back surgery and didn’t respond to pain medicine, we tried to introduce acupuncture.” But his attempts failed due to restrictions and a general lack of coordination. Since then, Freshwater’s vision has been to implement “a center for excellence and innovation in senior living.” In collaboration with pioneers in holistic medicine at the nearby University of Arizona, the facility plans to establish alternative and holistic care for its residents and guests. Residents may raise flowers, vegetables and herbs, as well as harvest fruit from citrus trees; gardens and orchards will yield seasonal produce for the Hacienda, as part of nutrition-rich, anti-inflammatory diets. A final innovative approach at Hacienda on the River is on the care-giver side, where there tends to be a lot of employee burnout and hence, turnover. In Hacienda’s setting, caregivers become companions. Called “Nayas,” Sanskrit for leader or guide, these universal caregivers will provide “expert support needed to optimize resident comfort and contentment,” says Freshwater. Nayas accompany their residents through daily routines, noting and observing recreation, diet, sleep habits, lucidity—even socializing. The system humanizes care-giver roles; and creates better health outcomes. Hacienda at the River is expected to be complete in early summer 2016.

Programmable Pendulum Finds Foreign Frequencies Thyssenkrupp Elevator transforms existing tall tower technology into a one-of-a-kind research and development tool.
Thyssenkrupp Elevator’s latest re-engineering feat deploys an existing technology in a way that refines the tall building experience. Tall and supertalls rely on advanced modeling and structural engineering calculations, but their ability to remain standing also involves mass pendulums. A more covert aspect of tall building construction, megaton pendulums help

After analyzing and recording the building’s natural sway and motion, the research and development facility’s pendulum is calibrated and tuned to allow precision control of the building, reducing sway of the tower from a maximum of 76 cm in one direction, to less than 15 cm. To create this artificial simulation technology, movement is instigated by controlled deflection of the pendulum by electromagnetic linear motors, causing it to oscillate. The moving mass of the pendulum then pulls on the tower, setting it in controlled motion. Electromagnetic linear motors are integral to ThyssenKrupp’s MULTI vertical transport system, which will be tested in three of the twelve elevator shafts in the test tower, which is set to be fully operational this fall.

By Chuck Ross, contributing writer American architecture is going through a bit of a revolution these days, thanks to a construction technique that dates back centuries. Rainscreens were developed originally by Norwegian barn builders, but they have lately become a popular means for addressing moisture, and thermal-management requirements around the globe. This practice of freeing a building’s cladding from providing all protection from the elements is giving architects freedoms to explore new options for exteriors. Recent requirements adopted by the International Energy Conservation Code (IECC) for continuous exterior

insulation also are driving the move toward greater adoption of rainscreen systems. And, as with any code-driven projects, the IECC’s move has opened a market for manufacturers. From custom composites to off-the-shelf systems and materials, designers now have a growing range of options to bring their visions of creative, high-performance buildings to life. Two recent projects—one a high-profile, signature museum and the other a municipal library with a much lower budget—illustrate how a rainscreen approach—along with today’s sophisticated design software—can offer design flexibility.

Designers with San Francisco office of Oslo, Norway-based Snøhetta envisioned a rippling pattern of light and shadow in their plans for a 10-story, 235,000-sq.-ft. addition to the San Francisco Museum of Modern Art (SFMOMA), which opens this month. Initially, their plans called for glass-reinforced concrete, which posed some issues regarding weight and cost. Serendipitously, Bill Kreysler, founder and principal of American Canyon, Calif.-based Kreysler & Assocs., happened into a conversation about the project and realized it would be a great fit for his company, which manufactures custom-designed and cast composite fiber-reinforced polymer (FRP) products, including building panels. The end result of that conversation has become the largest architectural application of composites technology in the United States, according to the Kreysler & Assocs.’ website. ogy (along with Kreysler & Assocs.’ sophisticated computer numerically controlled (CNC) cutting equipment) is well-suited to meet. “The architects designed the surface that represented the entire façade, and that surface contains all the ripples and waves,” Kreysler says. “Our job was to take their surface and convert it into products.” And, as they brought designers’ dreams to life, they also made the job of the project’s structural engineers both easier and less expensive, he adds. Original plans had called for a secondary steel frame to handle the

weight of the much-heavier fiberreinforced concrete architects initially considered. With FRP, the need for that secondary frame was eliminated, cutting the need for nearly one million tons of steel, along with related labor, from the budget. For Kreysler’s firm, building façades are just the newest application of FRP materials since the company started in 1982. Kreysler initially learned the technology in the 1970s, while working in the boat-building industry and opened his own business to expand into other industries. Since then, Kreysler & Assocs. has helped
with theme park projects, statuary and in reproducing architectural details. More recently, as 3D design software has enabled architects to more easily visualize and develop more geometric plans, interest has grown in the company’s potential as a cladding supplier. As a result, Kreysler is starting up a new company planned to offer standardized panel designs at lower cost than today’s one-off custom designs.“What we do is only a available to a handful of people because it’s damned expensive,” Kreysler says. “It seems to us there’s great potential if we just make it a little less complex.”

FRP DEFINITION Fiber-reinforced plastic (FRP) (also fiber-reinforced polymer) is a composite material made of a polymer matrix reinforced with fibers. The fibres are usually glass, carbon, aramid, or basalt. Rarely, other fibers such as paper or wood or asbestos have been used. The polymer is usually an epoxy, vinylester or polyester thermosetting plastic, and phenol formaldehyde resins are still in use. FRPs are commonly used in the aerospace, automotive, marine, construction industries and ballistic armor.

FLUTTERING FAÇADE Set amid a number of big-box retail stores, the Mill Woods Library, Seniors and Multicultural Centre in Edmonton, draws on the metal-cladding vernacular of surrounding structures, but with a variegated twist. Pairing more standard flat panels with tapered units arranged in a seemingly random pattern, designers with Dub Architects and HCMA Architecture + Design created a façade that appears to be fluttering off into the horizon. This façade, in turn, is cut away to reveal a glass curtainwall to establish the building as a public space.
Statement-Quality Design The budget for the Mill Woods Library, Seniors and Multicultural Centre in Edmonton, Alberta, was significantly lower than that for SFMOMA’s expansion, but a signature look was still a goal for both the owner and project architects. Considering the building site located in the midst of a big-box retail district, the architectural team of Dub Architects of Edmonton and HCMA Architecture + Design of Vancouver knew traditional civic stylings would not work. “Putting a small, traditional library there wouldn’t work well,” says Michael Dub, a Dub Architects principal. “That’s where we saw the chance to use materials to create a strong, creative image.” The materials of choice, in this case, were metal cladding panels and glass—the panels to both provide mass and a sense of context within the shopping district, in which many of the retailers also feature metal

cladding, and the glass to provide an open invitation into public space. The panels, from Holland, Mich.-based Dri-Design, are attached using a rainscreen system that provides architects with enormous freedom in panel depth and orientation. Here, architects opted for the Tapered Series, arranging the panels in modules of 25 and incorporating three different angle depths. These modules, in turn, are rotated in four directions to create a randomized appearance that’s actually been quite well planned. “There were economic efficiencies we were trying to take advantage of, and this pixilated, angled, scaly skin offered a way” to meet both aesthetic and budgetary goals, Dub says. “It’s pretty amazing how the light changes it during the day—it always has a different effect.” As was the case in the SFMOMA expansion, 3D modeling was a key element in bringing the pattern

together, and in meeting a key client requirement that the lower-level panel modules not be climbable. “Apparently, the library has had problems with some of the sunscreens on other branches,” Dub notes. The architect sees a strong future for rainscreens in his region. With insulation and building membranes treated as a distinct system, designers have greater creative latitude in their plans for building exteriors. “It really becomes a matter of, ‘how constructible is it?’” he says, with special praise for panelized systems that can help architects meet

German-born artist/designer Thomas Schoos, founder of Schoos Design in West Hollywood, Calif., has a fairly unique grasp of this issue, having worked both sides of the pond. He actually sees a lot of innovative projects in the United States, but one of the big reasons there’s a seeming disparity in design is due to the costs of labor and materials, and sometimes codes. “Overseas projects can be free to actualize big ideas on a large scale with a budget that goes further due to lower labor costs and the ability to hire more skilled labor for these massive endeavors.” More stringent energy codes overseas are also driving innovation, according to Stefan Behnisch, hon. FAIA, AIA, RIBA, BDA, Behnisch Architekten, Stuttgart, Germany. While U.S. codes and standards are starting to reflect more of the forwardthinking, carbon-neutral goals prevalent in Europe, the general consensus is that current regulations are not enough to initiate greater change. Again, don’t rule out economics. “Generally, these adventurous overseas designs are reflective of an exuberant economy, soaring land values or in many cases, the desire to create an iconic building as an attraction to elevate the international status of a city,” explains Tim Magill NCARB, LEED AP, cofounder, design principal of the Hollywood, Calif.based 5+design, whose firm has designed a number of overseas projects, notably in China, Russia and Turkey. For example, the economics of limited gaming licenses in Singapore have enabled unique projects where owners lavishly spend money on their buildings and still expect a great return, he says. Furthermore, extreme density, high property values and excellent public transportation create a supportive environment for glamorous buildings to thrive in places like Hong Kong, Shanghai, Beijing, Moscow and Istanbul. In contrast, most U.S. cities don’t have the density or the property values to rationalize such buildings. At the same time, he’s quick to point out striking exceptions such as Chicago’s Aqua Tower, New York’s Hudson Yards and San Francisco’s Transbay Transit Center—this, of course, is in addition to the portfolio of domestic work from Frank Gehry, Morphosis, SOM, KPF and Pelli Clark Pelli. In fact, McGill points out the most adventurous towers in the world are created by American architects. So why aren’t they doing them here? “Because the need or fi nancial environment to build a building as an iconic tourist attraction isn’t as important as it is overseas, and governments here don’t fi nance real estate projects,” he says.
Most U.S. developers, in fact, are working under the demands of a property fund or REIT expecting quarterly returns, whereas overseas, it’s not unusual for a wealthy benefactor, private donor or royal entity to contribute funds to an iconic project. Another noted professional difference between overseas and American architects is that the former is afforded greater esteem and autonomy over their building projects. “In the U.S., architects are often seen only as designers, and there is a belief that if someone is a good designer, then implementation can’t be their forte,” relates Behnisch. “There are too many hands, and the designer is forced to focus on some formal gimmicks that might, or might not survive fierce value-engineering sessions in the U.S. Anything non-visible, without immediate benefit to the owner or the designers, often disappears.”

Nurturing a greater commitment to combatting climate change and driven by high energy costs, Europe is known for being ahead of the curve when it comes to sustainable design. “Designers and owners in Europe have, for a number of years, agreed that they have a social responsibility to factor sustainability into their business model,” confirms Dominic Harris, founder and director, Cinimod Studio, London. With Norway, Sweden, Holland and Germany leading the pack, natural resources and renewable energy are commonly prioritized in building projects. For instance, in Munich, deep heat mining and geothermal energy are becoming an almost common source of energy for both heating and power. Furthermore, “some of the cutting-edge technical trends that we observe here are solar cooling—as we used for the Marco Polo Tower in Hamburg—and active, energy-producing facades,” reports Behnisch. Along those lines, he anticipates the development of thermal-driven shading that involves more fixed shading with temperaturesensitive materials embedded in the joints. “Fixed shading devices will be so intelligently designed that they will shade facades in the summer, and when the season allows, enhance daylight reflection and let some light into buildings,” he says, adding the shades will move by solar temperature alone in absence of a building management system. Otherwise, a good deal of R&D funding for building construction has been coming from the European Commission, as well as individual countries, with a number of noteworthy developments already emerging. For example, according to Guglielmo Carra, PhD., senior engineer and Europe technical leader for materials consulting with Arup’s Berlin offi ce, the Netherlands has been experimenting with new materials such as composites. As an example, he points to the Stadeljik museum in Amsterdam, whose astonishing façade is clad in aramid and carbon fi bers. In Hamburg, he points to the BIQ building (seen on the opposite page) where, for the fi rst time, to his knowledge, algae is being incorporated within façade panels to both optimize solar gain and create a potentially endless source of biomass to produce energy, he reports. Arup is also actively involved with an R&D project, funded by the European Commission, called BioBuild which develops and tests biocomposite materials made from a combination of natural fi bers and polymers obtained from fast growing plants (an example appears on the opposite page) Emerging from these efforts is the

Natural materials, right now, says Behnisch, are already becoming prominent. Along with wood, other building materials such as rammed earth, clay, adobe and straw—though mitigated by standards and regulations—are becoming more common, especially in context of where a project is being constructed. That said, Behnisch is quick to point out there are plenty of sustainably minded architects in the

However, the U.S. market, largely driven by ROI, is often a stumbling block. Furthermore, national energy policy is being undermined by a polarized Congress and the fragmentation of the energy industry is regulated on a state-by-state basis, says Magill.

Natural Materials Engineering buildings with wood is also becoming a topic of research, and the first high-rise and midrise projects are already under construction. Perhaps the largest wooden structure ever built, Behnisch Architekten designed the 7700 sq. m. World Intellectual Property Organization’s conference hall in Geneva. “This fully engineered wood structure—with wood for the interior and exterior cladding, as well as the load-bearing system—is cooled with the water of Lake Geneva, has full LED lighting and integrates an innovative climate concept that is supported by natural air flow,” relates Behnisch. “Projects are using more and more local and geographical resources such as woods, stones and plant-life—I love it,” observes Schoos. “Using the natural materials that surround the project welcomes a sense of pride in the quality, workmanship and resources. Architecture has identity. You get to see the roots of the project and celebrate why and where you build.”

Not Necessarily Better Although a lot has been written and discussed about the glamorous projects taking place overseas, the fact of the matter is that not all out-ofthe-box programs are necessarily so functional. “We are seeing a huge uptick in rivalry, competing forms, with every project trying to outdo the last. This leads to over-the-top, goofy architecture, especially in rapidly developing cities in Asia,” explains Suman Sorg, FAIA, design leader, DLR Group | Sorg, Washington, D.C., who originally hails from New Delhi, India. “In a related condition, a westward orientation or overuse of western trends in architecture can lead to a disregard for the local context in places like Asia and the Middle East.” “Indeed, sometimes you end up with dysfunctional architecture that, although ‘more creative’ in form, is actually a bad result for the city,” agrees Australian-born Richard Marshall, international strategy leader, Perkins+Will, San Francisco. In fact, “the Chinese premier recently came out with a statement to stop the ‘silly’ architecture.” For example, Beijing’s Galaxy Soho office/ retail project is a stunning application of creativity
and unique form, however, when Magill visited a year after it opened, he discovered that out of 200 spaces, only a few were actually being leased. “The rounded shapes of the floor plates can be difficult for laying out offices, and the configuration of the retail space was much more a result of the building interior and exterior shaping than a rigorous leasing strategy that would led to a successful shopping center design,” he explains. Overall, Magill stresses the importance of ensuring that the architecture suits the location and cultural context. “In many cases, restraint is what makes great architecture and indeed great urban contributions. In situations where every building is trying to garner attention by being out-of-the-box, the overall result is rather poor.”
Another 2015 WAF winner for landscaping, Yanweizhou Park in China, by Turenscape, is a great example of bringing organic form and materials to bear in an exciting and creative way not often seen in such every-day applications.

Enacting Change Returning to the issue of American architects lacking the societal esteem and authority to run with unique project ideas, Marshall recommends engaging in civic leadership with the goal of helping civic leaders better understand design. This means volunteering to sit on municipal design panels, or even running for public office, as these strategies provide valuable platforms to discuss the importance of investing in design within society. In addition, Sorg sees educating and engaging the public about the value of art and design as key, starting early with education for young children. Meanwhile, Magill is witnessing a number of variables coming together, which may help support more engaging, cutting-edge architecture here in the U.S., as time goes on.

Lighting it Up From Hong Kong’s ICC Tower—digitally choreographed to reflect the seasons, to the Burj Khalifa—featuring the world’s largest digital display, to the Abu Dhabi Yas Island Marina Hotel canopy—clad with approximately 5000 frit glass panels custom designed to illuminate the glass, spectacular lighting is a prominent overseas feature. “It is commonplace in places like China and Dubai to animate the entire high-rise building façade with LED lighting, offering a superscaled type of nighttime civic art,” relates Tim Magill NCARB, LEED AP, co-founder, design principal, 5+design, Hollywood, Calif. Offering another example, Dominic Harris, founder and director, Cinimod Studio, London, relates that when Snog opened up their first yogurt shop in London a few years back, they were the first to incorporate all LED lighting which formed entire ceilings. “It was an interior look far different from other yogurt shops around town. Their business prospered around London and then went overseas.” On the contrary, with the exception of Las Vegas and Times Square, U.S. lighting designers are much more challenged to create such dynamic lighting. “Manufacturers, distributors, installers and contractors put many steps in between the Abu Dhabi Yas Island Marina Hotel architect, the architectural or technical intent, and the final outcome,” explains Stefan Behnisch, hon FAIA, AIA, RIBA, BDA, Behnisch Architekten, Stuttgart, Germany. “Furthermore, the American building industry is generally reluctant to do anything new or anything they haven’t done 100 times before. The definition of risk is a very conservative one.”
NEW TERRITORY A 2015 WAF winner in the religious architecture category, the Qatar Faculty of Islamic Studies by Mangera Yvars Architects pushed the boundaries of traditional Islamic architecture employing geometric patterns developed as an interpretation of traditional designs.

The pattern can be used for exterior façades, solar shading and parking garages, as well as interior screen walls and partitions. Lanier is similar to Cambridge’s flexible cable/rod pattern, Matte, but is ideal for rigid in tension solutions. Specified with a standard 50% open area, its open space can be expanded by removing fill wires as the pattern repeats. Lanier can be woven onto tall panels up to 100 ft. in height. Acrovyn® Doors by Design allows for full-immersion beach design at Yale-New Haven Children’s Hospital When it was time for the Yale School of Medicine, Yale-New Haven Children’s Hospital (YNHCH) to renovate its pediatric MRI suite, the hospital kept young patients and their families in mind. In addition to the emotional toil associated with illness, institutional-looking walls and cold, stainless steel finishes of testing equipment can contribute to a young patient’s fear and anxiety. To reduce negative feelings and create a comfortable, healing space, the hospital sought a kid-friendly environment for its MRI suite that would evoke fun. With patients, staff and equipment continually moving throughout the suite each day, the use of highly durable materials was also paramount. The renovation customized YNHCH’s pediatric MRI suite by giving it a full-immersion beach theme. With a life-size sand castle positioned over the MRI scanner, flooring that mimics the coastline, and full wall murals, children can imagine a fun-filled day at the shore while undergoing medical testing. By using Acrovyn® Doors by Design, playful images now flow from the walls onto the doors, creating a nonstop scene. The decked out doors provide the pantone-matched colors from the walls and withstand continuous impact. With imagery and design creation from Bam Architecture Studio in New York City, CS worked closely with New Haven General Contractor Turner Construction and Kelley Brothers, located in Trumbull, CT, to execute the first-of-its-kind project. The end result is an interactive masterpiece that will ease the MRI experience of visiting children for many years to come.

The Allen Institute Seattle, Wash. The 270,000-sq.-ft. life sciences building is home to the Allen Institute for Brain Science and the Allen Institute for Cell Science—non-profit medical research organizations founded by Microsoft cofounder Paul Allen. Located in Seattle’s South Lake Union neighborhood, the challenge for Perkins+Will in designing the Allen Institute was making its “open science” philosophy come to life. The latter refers to the idea where research, data, findings and equipment are freely available to all collaborators, and not owned by a single researcher. The notion is promoted throughout the building’s interior design, particularly in its transparent labs. Impromptu collaborative meeting areas that randomly jut out like “flower petals” into the large center atrium carry the concept further. Even the Institute’s auditorium was designed at street level with a glazed curtainwall to allow passersby to peek in and see what’s happening. The building opened in Dec. 2015 and is targeting LEED Gold.

“The atrium creates a circular plan that rotates between lab and office so researchers can quickly form teams and work on any floor, in any lab space,” says Kornovich.
The institute was built on the site of Seattle’s legacy automotive row, where 1920s-era Ford car dealerships and the showrooms of Pacific McKay showrooms were landmarked. The terracotta façades were fully restored and integrated in the project; new glazing was specified where needed.
Thin verticals strategically placed between larger pieces of curtainwall were made by Okalux. A light-diffusing insulating glass with metal mesh inside allows opening and closing without significantly changing the visual of the façade. These parallel-projecting operable windows open into common interior spaces to allow fresh air to enter.

And both are on display and in practice at the Park 20|20 campus just outside of Amsterdam in The Netherlands. The complex includes several office buildings, including B/S/H/, comprised of five major appliance makers; FIFPro, a worldwide football players’ union; audio communications manufacturer Plantronics; Fox Vakanties, an inter-

The B/S/H/ building is home to appliance manufacturers Bosch, Siemens, Gaggenau, Neff and Solitaire, with offices bringing together the needs of service, sales and warehousing and the building serving as part office, part showroom, part sales. The unique nature of the three areas necessitated open floor plans to maximize space, with heightened focus on quality. “A big piece of the design is about good design and workplace efficiency and how can we make these lively and promote interaction,” says Alastair Reilly, AIA LEED AP, Director at McDonough + Partners.
GOOD URBANISM AT PARK 20|20 The buildings in Park 20|20 are plugged into a central system, not only for infrastructure within the campus, but to the lifestyle of the local culture. Along with proximity to transit and accommodations for the country’s bicycle culture, the campus as a whole fosters a 24/7 vibrancy; amenities such as fitness and food ensure activity after working hours to better integrate the complex into the greater community. The buildings’ occupants also interact with each other, sharing amenities such as conference rooms and theaters so as not to waste lesser used spaces. The integrated, supportive design that spans from one end of the campus to the other and from building to building supporting the whole concept. “They are all unique,” Reilly says, “but part of it is bringing it together in one place.”

Floor Systems One of the core principles of Cradle to Cradle is the circular economy—considering the building and its components beyond just their standard use period. As such, the designers approached the project with an eye toward “designing for disassembly,” Reilly explains. “The thought is that if you think about the way they’re disassembled, sometimes the way they’re assembled becomes easier,” he says, noting that such thinking helps with decisions on erection, labor costs, and then material recapture. One result of this approach was the use of Slimline building systems, used on the B/S/H/ building and several others in Park 20|20, that combine the ceiling, hollow installation, and subfloor into one prefabricated panelized system. Hotels Add Security and Efficiency The leadership team at Extended Stay America was tasked in improving external aesthetics at their 629 properties, which included an outdoor lighting overhaul.
CHALLENGE: In 2013, a new leadership team was brought in at Extended Stay America (ESA) to oversee a $1 billion investment to improve its entire portfolio of 629 properties—the majority of which averaged 20 years in age—in a manner that would set the company up for future success.
The initial launch focused on external aesthetics. Research indicated a need to improve the exterior lighting at many of the facilities. From a lighting perspective, the technology used to light up the buildings, parking lots and common areas were outdated. The desired light levels were unachievable, and maintenance costs were unsustainable. INFLUENCE: The guiding principle of the initiative was to “improve the guest experience,” and the initial launch focused on external aesthetics. ESA aspires for its guests to feel relaxed in a comfortable and affordable hotel. The shortfalls of the exterior lighting were having a negative impact on the guest experience. The organization was looking for a solution that would improve aesthetics in a cost-effective and environmentally-friendly manner. CRITERIA: By replacing the legacy fixtures, Extended Stay America has been able to improve outdoor lighting levels, ultimately contributing to the safety and security of guests, visitors and staff. Lighting performance and quality have been improved, affording ESA the ability to achieve better light

uniformity and increase light levels in critical places that were flagged as potential areas of risk. All of this was accomplished with an aesthetically pleasing luminaire package that looked good in the daytime and met all the desired metrics at night. SOLUTION: The InSite Group and Hubbell Lighting partnered to develop a solution that would replace the existing pole and wallpacks at Extended Stay America’s properties with LED luminaires. Beacon Products and Spaulding Lighting both feature a product portfolio of innovative and reliable luminaries that incorporate prominent design aesthetics in a cost-effective manner.
The team implemented a rigorous specification process with proprietary design tools to identify an ideal solution that would feature products from both of these brands. They dialed in on a solution that would employ Beacon Product’s Viper, Spaulding Lighting’s Cimarron and Laredo LED luminaires. When all 629 facilities are completed by 2018, Extended Stay America expects significant returns. “We are in the process of implementing one of the most important initiatives in the history of our company,” said David Crider, director of energy & sustainability, Extended Stay America. The $1 billion investment will improve the customer experience at every single one of the properties will have a substantial impact on the material success moving forward.
There has been a reduction in energy expenses, and the projected energy savings once all 629 hotels are completed is 18,500,000 kWh per year, translating to a savings of $1,750,000 per year.

ARCHITECTURAL ‘COOL’ The panels are arranged in groups of three, with two of each group moving on rails behind the fixed element in a telescopic manner.
In the required new buildings and refurbishments, the institution places a consistent emphasis on iconic constructions in order to also develop the architectural charisma it needs to prevail in the globally competitive university sector. The extension of the existing Institute for Mechanical Engineering (ME), designed by Dominique Perrault, which was merged with the Centre for Neuroprosthetics (CNP) and founded in 2008, is the latest evidence of this. The Pôle de bio-ingénierie owes its unique appearance to a three-dimensional zig-zag façade consisting of 630 horizontally sliding solar protection elements made of metallic fabric. INFLUENCE: For Perrault, however, the decisive factor in the choice of material was its special visual appearance. The spirals, each measuring 7 mm wide × 150 mm long, reflect sunlight particularly intensively and lend the panels a Mediterranean lightness despite the solid nature of the material. This effect helps express Perrault’s intention to create a building without visible walls. CRITERIA: In terms of the holistic sustainability of the building, the panels can be adjusted on a roomby-room basis and thereby flexibly according to the room usage and the time of the year. Furthermore, thanks to the protection from undesired heating through the sun in summer and the utilization of heat generated by sunlight entering the building in winter, the fabric supports energy-efficient climate management throughout the building. SOLUTION: Dominique Perrault designed the fourstory façade as part of his urban reorganization of the campus, which underlines the new dynamic of the center. The 633 individual panels from GKD form a vertical and horizontal zig-zag pattern spanning the entire building like awnings. The panels are alternately affixed at the top and bottom, and are made of natural-colored, anodized Escale aluminum fabric, which is fixed in place by means of a stable frame construction using clip bolts.
The open structure of the fabric also allows natural daylight into rooms and enables natural ventilation, making the building a pleasant environment. This in turn increases productivity and minimizes energy requirements for artificial light and air conditioning.

Gymnasium Sees the Light High school gymnasium undergoes LED lighting retrofit which allows school officials to recoup time, utility and maintenance costs.
CHALLENGE: Connersville High School (CHS) in Connersville, Ind., home to the Spartan Bowl—one of the largest gymnasiums in the state—needed to replace dim and costly metal halide high-bay lights. Lighting in the Spartan Bowl was fraught with obstacles. The existing 26 fixtures—400-W metal halide high-bay lights—had grown dim over time, costing the school considerable time, utility and maintenance costs as the fixtures aged.
It took eight minutes for the lights to reach full brightness, resulting in introducing teams in the dark. INFLUENCE: Prior to installing new LED luminaires, it took eight minutes for the gym’s lights to reach full brightness, forcing school officials to choreograph athletic events and other ceremonies around the warm-up time and, at times, resulting in introducing teams and participants in the dark. CRITERIA: Lighting at the Spartan Bowl neared 30 foot-candles (fc) when they should have been at 70+ fc for varsity basketball.
SCHOOL SPIRIT Energy consumption has dropped to half that of previous fixtures, down to 230 W from 458 W, with more than double the brightness. The school should see its ROI in two to three years.
SOLUTION: The school swapped existing fixtures with Cree’s CXB Series in a 4000K color temperature, immediately boosting light levels from 30 to 70 foot candles with improved color rendering, while cutting energy usage in half and offering zero maintenance requirements for years to come.

Into the New Nation’s oldest anthropology library, Harvard University’s Tozzer Anthropology Library, gets a LEED Gold facelift.
CHALLENGE: Harvard University’s Tozzer Anthropology Library—the nation’s oldest anthropology library—was founded in 1866 as part of the Peabody Museum. In 1971, a new building was constructed to house the growing collection of ethnology, archaeology and related anthropological items. As the building aged, its condition deteriorated to the point that the three-story structure was considered uninhabitable. That condition, along with Harvard leadership’s strong desire to consolidate the school’s programs under one roof led the way for the newly renovated and expanded Tozzer Anthropology Building.
Opened in June 2015, the $12 million project included a complete renovation of the existing 24,800-sq.-ft. building and a two-story, 10,000-sq.-ft. addition.
To meet the project’s goals, schedule and budget, Boston-based Kennedy & Violich Architecture (KVA) was tasked with several design challenges: transform the building into a space that would allow students and staff from both sub-disciplines to work and learn alongside each other; create a more collaborative space to support the library’s changing role from traditional “book storage” to an environment that supports combined learning from multiple disciplines; and keep the renovation within the existing 1971 structural footprint. INFLUENCE: The new program is organized around a central light well clad in birch wood. Offices, classrooms and informal gathering places ring this ‘living space,’ which brings daylight into the building, creates visual relationships between floor levels and provides acoustic treatment.
SOLUTION: Emphasizing sunlight and views, Wausau Window and Wall Systems helped transform and expand the Tozzer Anthropology Library into a collaborative learning space. Custom-engineered windows and curtainwall were set in a staggered pattern throughout the brick- and copper-clad exterior, and installed as a sloped system to create a naturally illuminated interior light well.
A custom-engineered four-side silicone-glazed window wall system was developed for the project, based on Wausau’s popular INvision unitized curtainwall. Occupant-operated Wausau 4250-Z zero sightline awning vent windows also provided a seasonal opportunity for natural ventilation, and blend with the four-side silicone-glazed aesthetic.
NATURAL VIEWS Along with natural light and views, recycled and durable materials also helped the project achieve LEED Gold. High-performance architectural finishes contribute to the curtainwall and window systems’ durability and reduce the need for maintenance.

Beat the Heat Christian Brothers Automotive Company’s headquarters looked to roller shades to combat the harsh Houston summers.
With the installation of the shading fabrics, the monthly bills are half of the projected HVAC costs.

CHALLENGE: Located in Houston, Christian Brothers Automotive Company’s concrete headquarters building needed features to help combat the harsh Texas summers. The answer: roller shades to deliver improved solar reflection to help corporate building beat the Texas heat. “The heat was obviously brutal, but so was the glare, especially on the east, west and south sides of the building,” said Steve Palmer, president of Creative Blinds, which installed the shades. INFLUENCE: When Christian Brothers Automotive Company (CBAC) built its new corporate headquarters, they wanted to ensure employee productivity and comfort. CRITERIA: CBAC has also noticed significant monetary savings, which they attribute partially to the shades: “We budgeted a substantial amount monthly for electricity costs,” said Mark Carr, CEO, CBAC. “With the help of the shading fabrics, our average monthly bills are less than half of what we initially expected for heating and air conditioning costs. We are anticipating break even costs for the shading system in about two and a half years.” SOLUTION: In consultation with the CEO of CBAC, Mark Carr, Palmer and his team at Creative Blinds specified Hunter Douglas’ motorized RB 500 roller shades and Mermet’s specially heat-reflective fabric, T Screen with KOOLBLACK Technology, to help block the intense sun pouring in from all sides of the CBAC headquarters.

Encouraging Community San Francisco’s MB360 apartments encourage a sense of community in its courtyard space while also creating intimate niches for its residents.
CHALLENGE: Set in the heart of San Francisco’s Mission Bay neighborhood, MB360 is a trendy mixed-use apartment community with resort-style amenities, including pool, spa, outdoor fireplace and dining areas.
Designing the outdoor living areas, however, presented certain challenges. “Our firm had a dual challenge: to encourage a community atmosphere in the courtyard while also creating intimate niches for residents,” said Cathy Garrett, president of PGAdesign, a landscape architectural firm in Oakland, Calif. INFLUENCE: MB360 and the larger Mission Bay
development have created a new urban community on the waterfront. “By designating these intimate spaces within the courtyard, we have helped bring a more human scale and interaction to the neighborhood,” said Garrett. CRITERIA: PGAdesign visualized a set of trellises

SOLUTION: Working with Garrett and her staff, Móz Designs was selected to provide unique outdoor fixtures, including stylized shade trellises and a Mondrian-inspired screen for the spa.
“From our fi rst meeting, we were impressed with the versatility and creative possibilities of Móz metals,” said Garrett. “Our designs evolved as the Móz team took our initial plans and fabricated them into tailored elements that are artful and elegant. They showed us the nearly limitless possibilities of metal.” Móz created two styles: a trellis with a series of cantilevered panels and a curved trellis with rolled metal. Both were fabricated from 0.063-in. doublesided perforated aluminum. A Móz Waves grain was applied and then coated for exterior conditions. Adjacent to the spa, a Mondrian-themed screen was fabricated by Móz, based on a PGAdesign rendering to create a more intimate corner for spa visitors.

Rx for Noise in Healthcare Facilities: Total Acoustics™ BY SEAN D. BROWNE
Good acoustics is a key element in the indoor environmental quality of healthcare facilities because it plays such an important role in supporting the health, safety, and well-being of patients and staff alike. As a result, HIPAA, HCAHPS, and the FGI Guidelines for Healthcare all make proper acoustics in healthcare facilities more important than ever in regard to both patient privacy and patient outcomes. To meet this need, Armstrong Ceiling Systems has introduced Total Acoustics™ ceiling panels, a new generation of ceiling panels that provide the ideal combination of sound absorption and sound blocking in a single panel. By delivering the ability to both reduce noise and keep it from traveling into adjacent areas, Total Acoustics ceiling panels are an ideal choice for today’s healthcare facilities. Typical applications include examination rooms, consultation rooms, treatment rooms, patient rooms, meeting rooms, and physicians’ private offices.
DECREASE EXCESSIVE NOISE Research shows that excessive noise in today’s healthcare facilities can disrupt patient recuperation by negatively affecting patient stress, comfort, and recovery. It can also negatively affect the ability of doctors and staff to verbally communicate with each other and with patients. All Total Acoustics ceiling panels have a Noise Reduction Coefficient (NRC) of 0.60 or greater. Depending on the panel, this means they absorb 60% to 95% of the sound that strikes them, thereby creating an acoustical environment beneficial to patients and staff alike.
ENSURE PATIENT PRIVACY In addition, patients can be exposed to situations in which they overhear conversations about other patients or feel their own information may be overheard by others. Research shows that such scenarios impact patients’ ability to discuss their
health problems freely, which can have serious implications on their care. All Total Acoustics ceiling panels also have a Ceiling Attenuation Class (CAC) of 35 or greater, meaning they perform extremely well in their ability to block sound in one space from passing up into the plenum and transmitting back down into an adjacent space that shares the same plenum, thereby ensuring patient privacy.
IMPROVE SURVEY RESULTS With the introduction of Total Acoustics ceiling panels, designers can now specify a ceiling panel that can both limit the sound intrusion between spaces and reduce the level of sound within a space. By doing so, Total Acoustics ceiling panels can not only aid in patient recuperation but also improve HCAHPS survey results and address HIPAA requirements. Cities Grow Up A passion for human-centric design runs deep at Safdie Architects, and is exhibited by Global Citizen, a major retrospective of the work of the 2015 AIA-Gold-Medal-winning firm. Principal, Greg Reaves, spoke to AP about how the firm’s work illustrates the idea of Global Citizen, a concept that strives to elevate and humanize the experience of vertical dwelling. by Megan Mazzocco, Senior Editor

Global Citizen has deep roots in the firm’s history, and illustrates how an experimental housing prototype in 1964 dubbed Habitat 67, responded to challenges of urbanism, and continues to evolve. The original Habitat 67 was a response to what some might call the invasive “international” style, a variety of straight towers crowding out neighborhoods in cities worldwide. This shift threatened to erase the cultural identity of a place into an anonymous series of towers and balconies, says Reaves. “People couldn’t stand on the street anymore and say ‘I live there, that’s my house.’ What was being lost was the sense of a house as a home.” Over the years, the firm has developed a style and building strategy that provides an efficient framework on which urban density could grow, while also furnishing a platform that nurtures neighborhoods and civic life. Towers included intermittent community spaces to facilitate chance meetings and connections among neighbors and generously proportioned terraced balconies serving as backyards and gathering spaces for multi-generational families. At first pass, what appear to be luxurious amenity spaces also serve practical purposes: common spaces provide light wells to the interior, and terraces cultivate productive gardens providing everyday food and herbs. “These were revolutionary ideas incredibly received, but it did not proliferate at the time,” says Reaves of Habitat 67. Fast forward 50 years, and through a research fellowship, the firm designed Habitat, anew. This time, “Habitat of the Future” integrates technology and modern solutions to urbanization challenges of today. Some of Habitat’s hypothetical solutions can be seen incorporated into the more recent designs displayed in Global Citizen, as this urban future has arrived to ultra-dense cities of Asia, says Reaves. “The kind of densities we’re seeing in Singapore and China present a new challenge for today, so its been interesting for us to bring these ideas brewing for 40 to 50 years back into play with new technology and lifestyles.” SkyHabitat in Colombo, Sri Lanka is a steeply stepped tower with generously apportioned balconies to each unit. “The idea of humanizing vertical living is starting to hatch in North America, too, says Reaves, pointing to the fi rm’s design for a New York condo tower development, and another on Toronto’s waterfront. “It’s important that all those [human] considerations are taken into account when you’re building these vertical cities.”
Like many of his colleagues, Greg Reaves grew up building things. This familiarity with construction materials and design processes informs the design and the process, resulting in a creative resourcefulness. It is woven into practice and manifests in the ability to deconstruct and resolve great design challenges with economical solutions which produce the desired end result with simple fi nesse—“When you see a project you just don’t know what to do with, or a problem you’re not sure how to solve, come to us,” says Reaves. Each project means the world to the fi rm, and it is standard practice for their architects to make scheduled sight visits until a building opens. “Architects are incredibly engaged during the fabrication process to allow that design vision to be executed with innovation, precision, refi nement.” In the end, it contributes to a succinct building, one that generates great pride among its team, says Reaves. “Everyone who works on a project, from the fl ooring installer, the electrician, to the glazing contractor, point to the building and say ‘that’s my building,’ and we love that,” says Reaves.
