EXPECTED WORKING PROCESS CBRE shall undertake advisory and consultation with the Client through the review and evaluation of all financial aspects related to the target asset/property in order to meet Client’s business objectives. CASE STUDY SOUTH VIETNAM - 2019
Leading FMCG Company Requirement Industrial Building & Land Use Right Disposition & Lease Back in South Vietnam. Land: 100,000 sqm. Building: 68,000 sqm
Challenge CBRE was tasked to sale and lease back a manufacturing property in South Vietnam with distribution facilities for the FMCG Company. Challenges include finding a perfect fit buyer and managing Industrial Park developer and the licensing authority to get them aligned to facilitate the transaction. Another challenge is to maximize disposition value while achieve desired rental for the Company while managing to go through very COMPLICATED and UNCHARTED LEGAL and COMMERCIAL procedure complete the transaction in 2019.
How CBRE created advantage As part of the due diligence, CBRE engaged in licensing authority and developer to guarantee the property can be transferred and how developer’s approval can be granted. CBRE also negotiated with developer to develop a sale & lease back model that defines clearly critical steps and each party’s responsibilities. Simultaneously, several marketing and sale initiatives were implemented to provide the property full market exposure and to make sure that all parties, including 3rd party agencies, will actively market the asset and approach prospective buyers. CBRE indeed went through two rounds of tenders in two years to eventually find the most suitable buyer and hit the value desired by The Company. Utilizing our integrated approach, CBRE Investment Properties closed the transaction at a price that gives its Client a commercially viable exit following its planned schedule in 2019.

Foreign Developer - Land Site Acquisition Requirement Residential land acquisition in South Vietnam. Land area: 28,000sqm.
Challenge CBRE was appointed by the developer to look for residential land in the East of Ho Chi Minh City that can be developed into high-rise condominium. Challenges include looking for sites with all necessary legal documents fulfilled, including LURC, MP 1/500 and approval of high-rise development.
How CBRE created advantage A comprehensive site survey was conducted by CBRE with priority on clear sites, especially in District 9, that can potentially satisfy The Developer’s requirements. CBRE Vietnam identified good options and then conducted detailed quantitative and qualitative analysis on selected sites with a recommendation on the most suitable option. Applying negotiation strategy benchmarking against market, CBRE successfully closed deal for The Developer to acquire 28,000sqm of land in District 9.
