Lightning Protection: The Architect’s Standard of Care As architects, we have a professional responsibility to assess the risk lightning poses to the structures we design. Our standard of care is compliance with the National Fire Protection Assn. (NFPA) 780. (See the sidebar on the opposite page). Protecting public health, safety and welfare includes recognition of climatic and weather-related conditions such as wind and snow loads, thermal and moisture protection, rain drainage, floods, and freeze-thaw conditions. Yet, many architects exclude lightning from their meteorological purview. I have asked hundreds of architects to explain why a lightning protection system (LPS) is overlooked. Here are their most common excuses, and my replies:

DAMAGE DONE While lightning infrequently conflagrates modern, non-combustible structures, it will spall concrete, crack masonry, blow-off apart facades, and punch holes through roofs. When lightning struck this hotel on Marco Island, Fl., roof tiles fell 10 stories and put people and facilities at lower elevations at risk. The building was equipped with an “early streamer emission” (ESE) device, a product touted as being more effective than Franklin-type lightning rods. Neither NFPA nor UL recognize ESE and, obviously, the device did not work.

“Lightning does not cause much damage.” Lightning accounts for $1 billion in annual homeowner insurance claims. Non-residential lightning fires cause more than $100 million in direct property damage each year, not including non-firerelated structural damage, injury and death. This also excludes damage to electronic devices essential to security systems, communication and data processing networks, controls, appliances and consumer electronics. This type of damage is frequently misattributed because failure can be due to surges from lightning striking at a distance from a building. Lightning damage gets little attention in national media because individual strikes are localized events. Yet, lightning often accompanies tornadoes and hurricanes and can wreak destruction across a wide front.

“The building code doesn’t require lightning protection.” Codes set minimum standards, and architects routinely exceed these as we strive to meet clients’ needs and deliver value, sustainability and resilience. Some locales and agencies do mention LPS in their codes, so always check with authorities having jurisdiction.

“My clients don’t ask for lightning protection.” Your client has asked you to investigate lightning. AIA D200—Project Checklist says we are to, “obtain seasonal climate and microclimate data from the weather service,” as part of site analysis. Your client hired you for your technical competence and judgement. While some clients have specific criteria respecting lightning, most depend on

you to protect their interests. Key factors affecting project vulnerability (see sidebar) are in your hands, not your client’s.

“The electrical engineer takes care of it.” AIA B101—Standard Form of Agreement Between Owner and Architect (2007) says the “architect’s basic services consists of … electrical engineering services.” If you depend on consultants to take care of LPS, it is your responsibility to make that clear. Few engineers routinely attend to LPS. They design to National Electric Code and other codes that require grounding and surge protection for systems operating at up to 240 volts, not lightning’s 3,000,000 volts. Normal electrical components do not meet UL 96A standards for LPS equipment. Few electrical engineers have experience with LPS. Instead, design is usually sub-contracted or delegated to firms employing a Designer Inspector (DI) or Master Installer Designer (MID) certified by Lightning Protection Institute (LPI).

“Lightning protection is ugly.” Air terminals (previously called lightning rods) all but disappear when viewed from a short distance;

they can be as small as 3⁄8-in. diameter and 10 in. tall, recessed 24 in. from roof edges, and made from metals that complement most designs. Decorative and custom air terminals are also available. Conductors can be concealed inside a building. If installed on exterior, cables can be installed at inconspicuous locations, aligned with architectural lines and painted. Air terminals and conductors can be eliminated altogether by “strike termination devices.” These include exposed metal structural elements, railings, parapet caps, and ornamental items at least 3⁄16-in. thick and interconnected with LPS.

“Architects in my community don’t do it.” It is true that AIA B101 requires an architect to use, “skill and care ordinarily provided by architects practicing in the same or similar locality…” (emphasis added). This is a weak defense against errors and emissions, as demonstrated by the many expert witnesses offering LPS expertise online. It is false, however, to assume other architects are not providing lightning LPS. A search on a construction news website returned nearly 6000 projects in North America on which LPS is specified.

Final Thoughts Lightning frequency and distribution is increasing due to climate change. Increasingly, LPS is recognized as part of a high-performance building envelope. The time to embrace a new standard of care is upon us.

Risk Assessment NFPA 780—Installation of Lightning Protection Systems (2014), recommends lightning protection systems (LPS) when a structure’s vulnerability to lightning is greater than its tolerable risk. Calculations can be performed online at www.ecle.biz/riskcalculator. Vulnerability is determined by lightning density maps and a structure’s area, height, topography, and proximity to taller structures or trees. Risk is affected by conductivity and combustibility of roof and structural system; value and combustibility of building, ease of evacuation, required continuity of operations and environmental hazards. LPS also is recommended if any of the following factors are present:  Large crowds  Continuity of critical services  High lightning flash frequency  Tall isolated structures  Explosive or flammable content  Irreplaceable cultural heritage  Regulatory or insurance requirements.

From the floor of the American Heating and Refrigeration Expo, one thing was clearly notable: the proliferation of variable flow refrigerant (VRF) systems. The three major players—Mitsubishi, LG and Daikin—all featured novel innovations to the retrofit friendly tech, including aesthetic touches, such as LG’s Four-Way Black Ceiling Cassettes. Water-cooled VRF options, such as Mitsubishi’s L Generation line, are also intriguing, particularly for cold environments. But on the aesthetic—and functional—front, Titus’ VENTUS LUX, was a show stopper. Its chilled beam system is now integrated with LED lighting, meaning architects and engineers have to deal with fewer installed components, simplifying installation. Speaking of chilled beams,

there was plenty of equipment facilitating a shift to more hydronic-based systems, which can substantially eliminate most fans in a conventional HVAC system. Zehnder showed its Carboline radiant panels, which present a very clean ceiling plane, while delivering the goods. The panels are an alternative to chilled beams, and can be cooled by DOAS and heated by condensing boilers. On that front, a significant innovation was displayed by Lochinvar, who built on the buzz of last year’s show—the Internet of Things (IoT)—with the launch of its CON·X·US tech, that via remote connectivity, allows smart devices to be linked with compatible Smart System boiler controls from around the corner to halfway around the world. Connecting hydronic systems is PEX pip-

ing, and at the Uponor booth, the company showed a new line for graywater systems, as well as its preinsulated PEX pipe system for underground potable plumbing applications, which provides energyefficient freeze protection in cold climates. From the realm of the more tried and true, Johnson Controls and Daikin Applied both featured innovations to chiller lines. JCI’s’ YORK YMC2 has an oil-free design, which delivers reliable operation and low maintenance. Daikin’s Pathfinder sets a new bar with for air-cooled chillers with 100% configurability. The tech is gaining traction in applications that call for small-to-medium sized chillers with lower installation costs and no water piping or cooling towers.

Effective operable window design to add natural ventilation to a space is more nuanced and complex than it might seem. Introducing more fresh air into a space is generally a good thing, and there are many ways to do so, but don’t charge in without a well researched plan, warn architects well experienced in the arena. Efficient, comfortable and quiet, designs based on thermal displacement ventilation (TDV) strategies, opposed to conventional overhead, forced-air HVAC systems, have a lot of appeal. That said, according to Erik Ring, P.E., LEED Fellow, principal, LPA Inc. in Irvine, Calif., TDV requires careful coordination, planning and integration between architects, interior designers and mechanical engineers—yet such an integrated design effort unfortunately remains uncommon in the industry. For example, because displacement ventilation strategies require relatively large, low velocity supply air diffusers near the floor, the location of the displacement supply air diffusers impacts interior space planning, wall surfaces and duct routing design. TDV, he adds, is most effective in high-occupancy, high-volume spaces such as classrooms, gymnasiums, auditoriums and assembly

spaces; the strategies work best when coordinated with Time Dependent Valuation, which is used to evaluate the cost-effectiveness of energy efficiency measures in buildings. Furthermore, such systems aren’t entirely mechanical free. Unlike typical overhead systems, supply air volumes and temperatures require a different set up for displacement ventilation, thereby impacting the details of HVAC-equipment selection and set points. LPA applied the strategy at Montgomery Middle School, a LEED Platinum-certifi ed facility in San Diego. “One large diffuser in each corner of the classroom gently delivers air at a low level, allowing warm air to exit at the ceiling, so it’s a much healthier way to condition a classroom,” explains Wendy Rogers, FAIA, design principal for LPA. “You can also deliver air at a higher temperature, so it’s more energy efficient. And it’s a very quiet system, so the acoustics in the classroom are significantly better than traditional HVAC systems. Essentially, it promotes health, acoustics and energy.”

Operable windows on two sides of the classrooms enable the school to benefit from the ocean breeze. For effective natural ventilation, Ring says operable windows should be evenly distributed and located on opposing elevations, preferably with an overall plan depth of no more than 50 ft. between exterior walls. “We target operable window area equal to 8%-10% of the floor area.” To supplement the passive system, LPA did specify a single-zone variable-air-volume unit incorporating a variable speed fan and variable speed compressor. “This allows the HVAC units to modulate air flow and cooling capacity to meet the dynamic ventilation and cooling load requirements in the classroom,” says Ring. The VAV system also saves energy, since the full airflow and cooling is not required the vast majority of the time. “The variable capacity compressor also allowed us to adjust supply air temperature set points in conjunction with the thermal displacement ventilation approach,” Ring reports.

Mosaic art is too often thought of as ancient history. That is unfortunate, when, in actuality, this time-tested art form has a solid place in contemporary environments being created by today’s leading architectural designers. A major reason why production of beautiful mosaic murals declined, frankly, was due to how much time it would take in putting down those tiny pieces of tile, one-by-one, to create exclusive, virtuoso-quality murals. That is no longer the case thanks to the efforts of Boston-based entrepreneur Ted Acworth. A scientist and engineer by trade, Acworth had a vision to combine the art form with computerized technology. The result was the creation of Artaic, a firm offering a highly unique robotic fabrication system, which assembles custom mosa-

Because the process is totally computer-driven, perfectly manufactured exact copies of any creative piece will always be available, at any time. “For retail or hospitality roll-outs, this is so important,” says Acworth. “Architectural designers, building managers and owners want to continue their ‘look’ from one of their buildings to the next. Using our process, they now have the confidence this will be done. And our robotic production regimen takes a mini-fraction of the time it would take today’s mosaic artisans, many of whom have priced themselves out of the competition, forcing clients to go overseas and thus, sweat out longer lead-times.” Artaic’s work has ended up in many signature, highly focal architectural projects, including the Hyatt Waikiki lobby fountain and Boston’s Logan Airport. It also caught the attention of adhesives and sealants manufacturer Bostik, who saw potential for partnership. The company manufactures glass-filled urethane grout—its Dimension product, which contains micro-glass beads and a translucent, urethane binder that both reflect light and allow it to pass through. According to Scott Banda, director of marketing for Bostik’s Consumer and Construction Business Unit, the product adds an illuminating sparkle, creating three-dimensional

effects within glass tile installations. “One of our primary business goals is for Dimension to be the grout product of choice within the commercial construction arena, especially for glass mosaic projects.” He believes the partnership with Artaic will forge them toward this goal. “We believe Artaic’s futuristic technology combined with the inimitable characteristics of our Dimension grout, together will ultimately bring back the high levels of architectural awareness, acceptance and specification which unique mosaic design dominated hundreds of years ago.” According to Acworth, they were able to collaborate and develop unique formulations for Artaic’s special purposes, as well as learn about the standard offerings and how well they worked with our products. “In fact, we now have every Bostik grout characterized in our mosaic computer design software and can quickly model the grouts for our clients—through both digital renderings and physical samples—in about one day.” Some of the planned initiatives of this partnership for 2016 will include co-sponsorship of Apple Store Workshops. Apple sees Artaic’s software as fitting closely with their creative brand position. The purpose of these events was to bring architects and artists together to integrate artistic mosaic installations into building practices. Bostik recognized these to be progressive and visionary technical exercises and thus, will be tag-teaming with Artaic in similar programs beginning early in the new year.

Q: What/where are light source specs for the Machine Flower?

Q: Does it offer tunable white light that corresponds to the opening and closing of the chandelier that perhaps responds like a flower to time of day/season?

SHEA BAJAJ: The handmade porcelain shades move from opened to closed positions and create a natural dimming effect based on the level of openness of the shades. This also creates a very neat pattern in a darkened room. The LED lamps supplied can be dimmed with an LTV dimmer as well. The motor can cycle up to nine times a minute. The light can be controlled with a hand-held pendant, wall switch or tied to a home automation system. We are coming out with an Android/iPhone-controlled version that will debut at this year’s ICFF (International Contemporary Furniture Fair) in New York City.

Q: Are there any health benefits that go along with this kinetic lighting fixture? What are they?

SHEA BAJAJ: I feel that the lights I design help vitalize spaces and inspire people. To me this is the greatest health benefit. When people feel, as James Joyce said, the invigoration of ‘Aesthetic Arrest’ through the experience of beauty or wonder, it refreshes the spirit. The inspiration for the Machine Flower light came from watching an anemone flower in my front yard. I was enthralled by the way it opened to the sun in the morning and closed at night. I wanted to create a light that would slowly and gently wake someone up in the morning and then slowly close at night as someone went to sleep—kind of like a gentle alarm clock, yet an experience that’s related to the ritual of the day.

Sound is the sense which is most ignored in the moment within architecture and it’s crucial because it affects us so much—psychologically, cognitively, behaviorally.” Acoustic Consultant Steve Haas, owner of Milford, Conn.-based SH Acoustics, says today’s open office spaces typically fall into two categories: New construction that is being purposely designed with a wide-open feel, including side offices and conference rooms with more privacy, and the urban retrofit converted to both maintain its original feel as well as a new collaborative open plan. The acoustics in these spaces are compounded by the over-specification of hard surfaces all around, like glass, steel, stone and metal—popular in today’s office environments. From partitions to ceilings, floors, exposed piping and ductwork, open office spaces are often void of soft materials that naturally absorb the sound around them. Haas says the building infrastructure itself can be the cause of unwanted noise reverberation as well—not to mention equipment in the space like the HVAC system, printers, drink machines and more. “An open floor plan has the potential to carry unwanted sound from floor-to-floor, not just through the openings that are carried throughout the double and sometimes triple floor spaces, especially in a 80 weight structure40 lighter which you sometimes face in older buildings that are not acoustically sound,” said Haas. Both Treasure and Haas say there are a number of products on the market that can help mitigate noise reverberation and provide a solace for private conversations and quiet work. Manufacturers are listening to architects and designers who are asking for new ways to disguise materials with acoustical properties beyond just the ceiling. Sound master Treasure, though, looks beyond interior finishes to the future of general sound in office environments. If there’s any indication that urbanization and the need to house this growing population is a real phenomenon, look no further than the winner of the Pritzker Prize: Alejandro Aravena. A relatively “unknown,” considering the heavyweights usually in contention for the honor, Aravena is known for 40 his radicalization of affordable housing in Latin America. Unprecedented urbanization in the next 15 years, he says, presents a critical situation in all major cities. With that in mind, following are three trends that are emerging that are beginning to affect high-rise design today: building vegetation; better integration of buildings to connect to modes of transportation; and more people-level controls aimed at taking energy efficiency to the next level.

Organic Lifestyle Choice As the city center becomes the most desirable real estate in an urban hub, the direction of development points up, says Sasha Zeljic, principal, design director and Regional Tall Buildings Practice Area Leader at Gensler’s Chicago office. It also comes with a cost. “New York is a great example, where cost per sq. ft. in newly developed condos in tall buildings is reaching a staggering $8,000-$10,000 per sq. ft.,” says Zeljic. U.S. cities that are adapting to the rapid development of the next years have embraced mixed use as a means of providing variety and 24/7 spaces with desirable amenities and transport while also offering the flexibility a city requires in the unforeseen future. “Cities today, in a way, are instigators of where the next ‘lifestyle revolution’ will take place,” says Zeljic. The branding of a city and what it has to offer in terms of “life beyond work” such as arts, culture, sports or outdoor pursuits, will supersede relocating based on employment, he predicts. One of the most popular brands is the “green and sustainable” mark, and in the last two years, a rash of vegetative high-rises have popped up to advertise their desirable accessibility to nature. Frankly, with façades that sport trees, shrubs and grasses, they make green roofs look like child’s play. In fact, nearly all of the 2015 winners of the Council

on Tall Buildings and Urban Habitats—from Bosco Verticale, Milano’s Tree-clad towers, to Capita Green in Singapore—feature some kind of vegetative component. Even 2014’s worldwide winner One Central Park in Sydney is a vegetative hero. “Green trimmings help soften the hard edges we’ve created in older cities like New York and Chicago, where you’re not going to recapture parks and green space,” says Humphreys and Partners Architects Studio Director Kurt Volkman. Additional benefits include natural air filtration, for a city, natural habitat and a proverbial park-setting-in-thesky for building occupants. “Even in the high-rise environment, they want that outdoor space; the challenge for the designer is to not make it leftover space, but into a vertical town center that’s integrated into the urban fabric, where people can enjoy and get value out of it,” says Volkman.

LOUVER SYSTEM The southwest façade features a louver system that extends the entire height of the building; described by Handel Architects as “gills,” the louvers provide an enclosed, exterior space for the heating and cooling mechanics of the building system to breathe.

TRADITION IN A TOWER Shanghai Tower’s city-within-a-city concept represents a new experience for living and working in super tall towers. The building embodies the Shanghai’s tradition of small-scale courtyards and neighborhood parks and markets by recasting them in high-density urban form. Gathering places called sky gardens are stacked vertically at atrium levels to emphasize public space and create a civic life within the tower.

Functionally Aesthetic Shanghai Tower, the second tallest structure in the world successfully integrates different concepts of public space into the supertall mixed-use building, says Zeljic. Vegetation, sky gardens, coffee shops, restaurants are distributed vertically in twelve to 15-story atria. These amenities attract tenants and public use of the space, but have a function beyond their form: they are part of the 2073-ft. tower’s high-performance double-skinned design, which accommodates passive ventilation, says Zeljic. “Shanghai Tower is a great example of where we can go.” PNC Plaza, a Gensler project in Pittsburgh, is, at this time, the most sustainable and eco-friendly tower in North America; it boasts several unique features aimed to address the wellness of its occupants, explains Zeljic. “This shift to the user as a primary consideration is something we definitely view as a global trend.”

In the bigger picture of urban growth, in order to provide the adequate development necessary, those evolved in this equation must also understand the resiliency required for cities to serve their new populations. In fact, according to Zeljic, cities will be forced to innovate in order to discover affordable solutions. “As each city develops new solutions around its specific conditions, collectively it will contribute to a global revolution in urban development.” Specific to Chicago, says Zeljic, is steady growth in hospitality and multi-family housing, and some mixed-use office development. He says that the city’s efforts to position Chicago as an attractive tourist and investment destination has created demand for the development we currently see. Although financing has freed up, developers are still hesitant to bite off more than they can chew, in terms of improvements to the infrastructure, says Volkman. This stunts development in neighborhoods lacking infrastructure. The areas go under-prospected by developers who refrain from resolving water, energy and transportation issues required to service their buildings and its end users. Even in neighborhoods where business is booming, its citizens are shy of sharing their infrastructure with developers and an increased resident population. There’s evidence of this in Chicago, reports Zeljic—specifically, resistance to the bevy of development facing a South Loop neighborhood from citizens and officials who fear the local transportation grid will be overwhelmed, “The South Loop has recently announced six to eight new towers planned for construction in the next two to six years. During public reviews, the biggest concern expressed by community leaders was a negative impact on infrastructure, roads and public transportation.” Even if cities can afford transit improvements, there is not enough lead-time to meet growing commuter demand before urban hubs blossom. Expanding transportation networks to service larger capacities faster is key. One company with a solution is ThyssenKrupp. Their ACCEL moving walkway can maximize the capacity of any metro station, bus route or multi-modal transportation hub by decreasing pedestrian commute times. This also attracts people from farther distances, and accommodates tighter connections than conceivable with conventional moving walkways. Getting People Involved Technology, indeed, offers answers, but building designers need to get much more creative, as those formerly at the fore, such as high-performance glass, or even solar, have become mainstream or even mandated, meaning convincing developers to take on anything above and beyond, can be challenging. “We’re seeing this in California, Austin and Boston, where developers are required to follow local energy codes that supersede the levels of the national codes, and I have clients that want to have high-performing buildings,” reports Volkman. Architects like Zeljic believe it’s time to shift from high-performance building materials, to things that look more like home-automation apps that target end-users. StratIS, for example, offers a new multi-tenant wireless building control interface that provides access, energy and automation to property owners, managers and residents of multi-family and campus communities. The company recently leveraged its mastery of the Internet of Things

(IoT) to develop a multi-user controls system that allows communication among multiple units’ building systems and the building operator and tenants through its StratIS Sphere app interface. In addition to helping owners and operators control heating and air conditioning costs via preprogrammed smart thermostats, the technology is now being applied to smart locks from Schlage. It also offers compatibility with any system with multiprotocol (ZWave, ZigBee, Bluetooth LE and WiFi) wireless access, such as lighting controls, zoning control and leak sensors. It may sound complicated, but its beauty is that users have to do very little. “They will not have to mess with it,” says StratIS CEO, Felicite Moormon. The pre-set thermostats are set to comfortable thermal ranges based on the programmatic needs of the end-users. “We do not want to create even a moment of discomfort,” says Moormon—and those who do master the system are more apt to

set it to be more effi cient. “They care more—which we welcome.” New building owners have a lot to gain by implementing the StratIS system, but it is truly ideal for retrofitting the existing building stock, says Moormon. Eliminating wires and one-for-one routers makes implementing automation more feasible. Even the NYC housing authority is looking into implementing StratIS, reports Mormon, “Saving $20 a month on energy can be a huge benefit.” Neighborhoods with building-wide tenant controls will be at an advantage when it comes to cities adapting to more energy efficient means or adjusting the power grid, says Volkman. “If you look at energy at a neighborhood level, there are indicators of success and failures, giving [cities] the ability to make quick changes.”

Less Waste in Good Taste The demand for development can only take a backseat to the availability of construction materials—without them, you can’t keep building. “We’re coming up with new ways to build all the time, like using recycled steel and less concrete,” says Humphrey & Partners’ Kurt Volkman. “We’re starting to see the desire for more prefab-ability and less waste, and having systems manufactured locally is a critical component.”

The company specializes in manufacturing components for a stick-built system that is delivered to the site and assembles quickly. The UL-rated light gauge framing system is ideally suited for multi-unit apartments, student housing, senior living and hospitality projects up to 14 stories tall. “They also collect all their own waste from the jobsite, which gets recycled and goes into their next job,” adds Volkman. The framing system could get a lot more play for hotels and hospitality in the coming years, when testing it as a unitized system proves its acoustics and fire separation values, says Volkman. “We’re starting to see these stick built systems are safe and usable; and in terms of true pre-fab, there’s the ability to cellular-ize construction.” Learn more at: www.prescientco.com.

Ida Crown Jewish Academy Skokie, Ill. A renovation of the legacy suburban Chicago Rand McNally printing press, the new Ida Crown Jewish Academy (ICJA) opened its doors in Dec. 2014, uniquely designed to accommodate the 21st century digital—not print—student. For one, the library and cafeteria were built without interior walls separating the two. Instead, the spaces flow into each other, separated only by a charging station for students who receive iPads as incoming freshmen. Communal areas and messaging TVs are everywhere where students congregate, study and pray. “They wanted something that would project a new era of the school inside and out, as the previous building lasted 50 years,” says Brian Walter, senior partner, Amstadter Architects, Chicago. The 91,000-sq.-ft. private high school features 27 classrooms—six have the ability to be divisible, yielding 33 classroom spaces—for its dual curriculum in Judaic and general studies and is currently home to 275 students and 55 faculty members, but with the new building, the school has the ability to almost double its population down the road.

In order to tie the one-story, 91,000-sq.-ft. building together that’s spread out across three entrances, Walter used a series of custom columns at each, filled with structural steel so they wouldn’t deflect, and capped in Kawneer extruded aluminum. “I wanted to create a route, so to speak—a controlled entry, allowing the observer to follow the building all the way around.” The columns say: “This is the entrance.”

In the area, another school, as well as industrial buildings, are clad with masonry, so it was a foregone conclusion that they’d use masonry, says Walter. “But, we wanted a way to differentiate our building from the others so we chose cement fiber panels in different places to create an idea of a lighter element then the masonry, to make it look different than the others in the area.”

Pre-cast panels were chosen to adorn the only new construction on the project—the school’s 10,000 sq. ft. gym. “We only had a year to build it and with pre-cast you put the walls up and the structure is compete,” says Walter. “It was a good option for us in this situation in that it allowed us a little creativity on the outside, while allowing us to complete the structure in a timely manner.”

Since the building stands 400 ft. from the street, Walter knew he had to select signage that would be noticeable from the street; at the same time, he wanted to keep it sleek and classy. The result was the specifi cation of 6-ft.tall letters ‘ICJA.’ The sign was made locally, the font is Swiss.

While exterior bike racks usually come in black or a galvanized finish, Walter searched around to find them in white to match the building’s light exterior.

Amstadter tried to develop a color palette and mix and match those colors throughout the building. “For example, there are two colors in each area so there was a little bit of continuity, yet each wing of the building has its own identity from a color standpoint. The circles on the carpet tiles are used to accent in the space,” says Walter.

“The clouds were a way to visually create intimate spaces within this big space,” says Walter. “The school can set the furniture up underneath the clouds, with spotlights under the clouds. The manufacturer, Rulon, was able to custom match the wood slat boards to our doors.” Grille Panel

Center for Sustainable Landscapes Phipps Conservatory and Botanical Gardens, Pittsburgh, Pa. Opened to the public in 2013, Phipps Conservatory’s latest expansion, the Center for Sustainable Landscapes (CSL) has emerged as a model of sustainability for architects, scientists and planners. Conceived as a home for administrative and classroom functions, as well as a tool to further the institution’s mission, the CSL demonstrates the positive impact well planned and designed buildings can have on the built environment. The goal was to truly set a

benchmark for sustainable practices, including using technologies to achieve net-zero energy use. Local consultant CJL Engineering was among the team leaders, taking to heart, the building committee’s invitation to integrate the M/E/P industry’s most sustainable and energy-saving concepts into the $23.5 million project. In coordination with architect, The Design Alliance, CJL incorporated energy recovery, natural ventilation, photovoltaics and wind turbines

to deliver a net zero facility. But its efforts on the water conservation side, particularly to process rainwater and graywater, was the real highlight of the project, which along with the geothermal system, resulted in a net-zero output to municipal water utilities.

One of CSL’s most prominent water treatment features, the lagoon operates on many levels. The 4000-sq.-ft. body serves to beautify the landscape and draw in more intrigued visitors. Additionally, it serves as a habitat for native fish and turtles. A component of CSL’s rainwater capture system, the lagoon has a 100,000-gallon capacity and contributes significantly to its net-zero water goals by capturing runoff and overflow from various structures.

Net-Zero Water The 2.9-acre CSL site is net-zero water, managing all rainfall and treating all sanitary waste on site. The CSL can manage a 10-year storm event within the site boundaries (3.3-in. of rain in 24 hours) through soiland vegetation-based systems like green roofs, rain gardens, bioswales, lagoon, pervious asphalt, and high performance native landscapes. No potable water is used for landscape irrigation. The CSL harvests 1/2 acre of rooftop runoff from adjacent buildings outside the site boundary. Annually, approximately 500,000 gallons of rooftop runoff are harvested in an underground 60,000-gallon rain tank. The harvested water is reused to offset daily irrigation demand in Phipps’ conservatory spaces, reducing the campus’ need for municipal water supply and the energy required to treat and deliver it to Phipps.

Rainwater Equipment Aquablox by Aquascape is made using recycled materials; the tank storage model is a lightweight, structural catchment system. WATER WORKING In total, 3.25 million gallons of stormwater are captured annually through the aid of green roofs, permeable paving, fi ve rain gardens, 80,000 gallons of underground rain tanks and a 4000-sq.-ft. lagoon, and all sanitary water is also treated on-site. All of the building’s wastewater is treated on site using settling tanks, constructed wetlands, sand filters and UV filters prior to reuse as flush water for all the building’s restrooms. Excess treated sanitary water that cannot be stored in the flush water cistern is redirected to the Epiphany solar distillation system, which uses solar energy to distill the water to pharmaceutical grade for use.

Ground Control Crucial to CSL’s mission was the utilization of a more passive HVAC system that would also complement its water management processes. “When designing a building that needs to provide all of its own energy, the logical first step is to reduce the amount that you need. Geothermal wells are one part of that strategy,” says Piacentini. The CSL features 14, 510-ft.-deep wells

next to the building (as seen in the lower left in the figure to the right) Each well acts as a thermal column that absorbs rejected air conditioning heat over the summer and then recovers that heat for the building to use in the winter. And it’s also one of the many ways that the building reaps the benefit of connecting to its natural surroundings—in this case, by making use of both the constant 55°F it temperature provided by the earth and the

good balance between hot and cold months provided by western Pennsylvania seasons to minimize the use of conventional HVAC.

The geothermal system works in conjunction with the rooftop energy recovery unit to provide HVAC and dehumidification. In the summer, heat removed from the heat pump refrigeration cycle is absorbed by the water circulated in the wells and the cool ground. In the winter, warmth stored over the course of the summer season is recovered from the wells to heat the building spaces. The system uses an energy recovery wheel to precool and pre-heat air, allowing for higher comfortable indoor temperatures.

“The ground-source geothermal capacity allowed us to employ an ultra-efficient and significantly downsized mechanical system. Smaller pumps, compressors, fans, wires and pipes all serve to bring down the total energy use and save on cost,” says Piacentini.

Natural Ventilation When outside conditions permit, the building is cooled by natural ventilation through motorized operable windows and economizing cycle on the rooftop unit. The atrium is not mechanically conditioned, and no cooling is provided to the atrium in the cooling season. Instead, the atrium relies on natural ventilation. Computational Fluid Dynamics (CFD) models of the atrium were created to evaluate feasibility. The rooftop unit modulates between 19.4% and 100% outside air based on need, which is delivered through the underfloor and ceiling distribution systems. A single Berner International dedicated unit serves the under floor system for the entire building, provid-

ing 12,000 cfm supply air with the ability to go to an economizer cycle when outdoor air conditions allow. For better IAQ, the system also responds to CO2 demand control ventilation. The innovative tri-coil design, developed by Sensible Equipment, includes a DX coil sandwiched in between a glycol runaround loop. The loop and associated pump provide pre-cooling and reheating to increase dehumidification capacity. The desiccant wheel provides free heating, cooling, dehumidification and humidification. “The design uses equipment and concepts readily available today, but what’s unique is the unprecedented combination of equipment,” says CJL Principal Alan Traugott.

UNDERFLOOR AIR DISTRIBUTION A Tate underfloor air distribution (UFAD) system provides comfort control while preventing overventilation by reducing ventilation to unoccupied spaces. The UFAD system introduces ventilation air directly into the breathing zone and allows heat from internal loads to stratify above the occupants. “The UFAD system is another example of taking advantage of a natural, passive occurrence; we’re utilizing fans to push air through the subfloor, then relying on the air’s natural tendency to rise and warm the room while carrying CO2 upward with it and into return air ducts in the ceiling,” says Piacentini.

Daylighting Daylighting integrates with the HVAC system as part of the larger strategy around the building envelope. The CSL is oriented to maximize northern and southern exposure and has large, strategically placed windows on its south and north faces, which makes for effective daylighting but also results in solar gain. Solar gain is useful in the winter, contributing heat to the interior and reducing the need for conventional HVAC, but in the summer, solar gain can make a space too hot, so the building’s windows feature low-E glass and solar shades to minimize heat transfer and block some summer sun.

CHALLENGE: “One of the first things you notice when you step into the brand new South Fayette Intermediate School is the amount of natural light. From all corners, the sun streams into the building, creating a happy glow.”

This is how architects at Eckles Architecture & Engineering begin the description of the 221,000-sq.-ft. school serving grades 3-5 in McDonald, Pa., southwest of Pittsburgh. The ample daylight that eliminates any chance of a dreary school day is thanks to ample and thoughtful windows as well as internal pathways that allow light to infiltrate deeper inside. Among those pathways is a three-story glassenclosed central staircase. Light floods through the exterior windows of the stairwell, then continues inward through glass windows and doors on the opposite wall leading to interior corridors. The transparent second wall keeps the stairway, a key thoroughfare for the children as they move between class and lunch and other activities, open and airy while also ensuring students’ safety by providing clear sightlines into the space.

INFLUENCE: Daylight infiltration through the stairwell is among a range of design elements throughout the school designed to ensure a quality learning environment for the students. CRITERIA: Brad Bridges is vice president and owner of RJ Bridges—and his children attend the school. Bridges helped the architects achieve their vision while meeting code requirements using fire-rated glass and doors. SOLUTION: The fire-rated glass and doors con-

structed with Vetrotech’s Contraflam 60—approximately 60 panes and six doors—comprise multiple layers of tempered safety glass with insulating intumescent interlayers. In the event of a fire, Contraflam 60 glass absorbs the fire’s energy to reduce the transmission of radiant heat and allow for a safe escape. The glass lites are set in Vetrotech’s VDS frames, which work in conjunction with the glazing to provide a barrier to heat transfer and convection. Their streamlined look ensures protection without feeling obtrusive or overwhelming the view.

Project: Wirtschaftspark Breitensee Location: Vienna, Austria Architect: HOLODECK Architects

CHALLENGE: The Wirtschaftspark Breitensee— a new business area—carries on the tradition of a historical business location in Vienna. The former Wilhelminian industrial area was transformed into a modern, catalyzing business park following the deconstruction of the old building stock and the general restructuring of the area. HOLODECK architects implemented the area’s restructuring in three phases to create a mixed-use industrial park with an urban flair. The individual components are connected through the center court on which a compactly designed four-story building was constructed, which in turn is attached to the existing manufacturing buildings through a bridge-like component. INFLUENCE: The interior of the multifunctional new construction reflects the architectural tradition of a classical factory building. The exposed skeleton supporting structure allows for generous lofts to extend across the entire spatial depth; these can be divided into various sizes down to one-man offices. The architects consciously did without suspended ceilings, raised floors, or any other form of cladding. It is a clear tribute to both historical industrial construction and the modern standard of energy efficiency: the building structure itself is the thermal mass ensuring comfortable indoor climate at low running cost. SOLUTION: The new building’s mullion-transom façade on steel substructure displays a seemingly arbitrary but actually exactly planned combination of transparent, translucent and self-contained partial areas. “We wanted to offer a certain spatial depth,” says architect Michael Ogertschnig, HOLODECK architects. “The translucent façade elements diffuse the light glare-free deeply down to all of the floors.”

This is made possible by KAPILUX W from OKALUX, an insulating glass with an integrated white capillary slab. Incident daylight is evenly diffused into the room through capillary tubes, improving the illumination of the depths on overcast days. On brighter days, KAPILUX reduces the glare of the sun as well as the formation of hard cast shadows, creating a comfortable atmosphere and optimal illumination of the working places. In addition to the covered areas’ heat-insulating aluminum cassettes, the triple-glazed KAPILUX W also make an important contribution to the saving of energy.

It’s a Wrap Wall panels add interest at Georgia school.

CHALLENGE: Ivy Street Center is the first new academic building on the Marist School campus in Brookhaven, Ga., in more than 20 years, and is the signature project in Phase 1 of the Campus Master Plan. Marist School is a private Roman Catholic college preparatory school serving 1,100 students grades 7-12. The new 55,000-sq.-ft. Ivy Street Center serves as home for the mathematics and English departments. The building’s name pays homage to Marist’s original three-story schoolhouse located in downtown Atlanta.

The structure was built on the footprint of the razed Kuhrt Gym, a 50-year-old building. “The charge was to design a combination classroom building that wrapped around a new gymnasium,” says Will Stelten, design architect, S/L/A/M Collaborative. The new building now offers 16 classroom spaces, a tiered lecture hall, a 275-seat gymnasium plus collaborative areas and a campus store. INFLUENCE: Marist made a commitment to environmental stewardship as it built the new facility. “Sustainability has been a big feature on the campus. It fits in with the overall philosophy of the school,” says Marist school president, Rev. John Harhager.

Controlling Noise in Today’s Changing Office Environments BY SEAN D. BROWNE

Acoustical ceilings have traditionally provided either good sound absorption to decrease unwanted sound levels, or good ceiling attenuation to block unwanted sound intrusion into adjacent spaces, but not both absorption and blocking in one ceiling. As a result, the choice of ceiling was usually dictated by the primary function of the space. Today, however, architects are challenged with designing office spaces that have multiple functions. It is not unusual for today’s flexible workspaces to feature a mix of private offices, quiet concentration areas, and collaborative teaming areas, all of which share the same floor space.

Sustainable Stormwater Relief Porous pavement system helps protect watershed at Wisconsin’s first land trust, which was founded in 1937 to protect one of the most biologically diverse ecosystems in the state.

CHALLENGE: The Ridges Sanctuary, Wisconsin’s first land trust, was founded in 1937 to conserve the original 40-acre parcel and today protects 1600 acres of one of the most biologically diverse ecosystems in the state. It conserves critical wildlife habitat and diverse ecosystems, protects natural landmarks and scenic landscapes, and facilitates important research initiatives essential to the future of the Sanctuary and Door County.

Design choices that encourage land preservation and conservation were of utmost importance to Door County’s 7400-sq.-ft. Ridges Sanctuary nature preserve center, which must serve as an exemplary example to the community—both homeowners and businesses—of how sustainable and low-environmental impact materials can be included in buildings. INFLUENCE: Protecting the Lake Michigan water-

shed was a primary concern at this facility’s location: on the northeast shores of the Door County Peninsula along the western shore of Lake Michigan. The porous pavement system was an important part of the overall plan to protect the waters against stormwater runoff on water quality.

SOLUTION: Presto Geosystems’ GEOPAVE porous pavements were used, along with other environmental and sustainable products, to support The Ridges Sanctuary’s pursuit of a LEED Platinum rating. With certification expected by year-end, this facility will be the first LEED-certified commercial building in Wisconsin’s Door County. In addition to the GEOPAVE aggregate system delivering highly porous parking and walkways around the facility, other green design features incorporated include high-performance and low-energy materials such as insulation, lighting, heating and cooling, water use, and a multitude of recycled materials.

The GEOPAVE system, infilled with highly porous stone, allows water infiltration and acts as a natural, on-site stormwater retention system, storing stormwater in its aggregate base after rain events and allowing for natural percolation. Unlike hard pavements that shed water from the surface, the GEOPAVE system with its permeable infill accepts water, significantly reducing runoff into the surrounding sensitive areas.

The porous pavement system was an important part of the overall plan to protect the waters against stormwater runoff on water quality.

RECYCLED MATERIAL The GEOPAVE paver structure is made from recycled polymer and is designed to specifically to contain aggregate infill.

CRUSHED AGGREGATE The limestone crushed aggregate used for the parking area and the contrasting colored buckshot crushed aggregate for the walkways were both obtained locally.

1 DMV RENEWS ITS LICENSE When the California Department of Motor Vehicles began planning its largest-ever renovation project, a decade-long effort to bring its Sacramento offices up to date, managers knew the job would be a complex undertaking. Included in the project punch list were a complete seismic analysis and retrofit, hazardousmaterial abatement, new mechanical and electrical systems and a complete re-skin—all to be completed while office operations remained up and running. Architects from the Sacramento office of Lionakis opted for Formawall Dimension Series insulated metal panels for the structure’s new exterior. In addition to the product’s insulating capabilities, it features an attachment system well-suited for seismic locations.

2 WORTH ITS SALT Durapon 70 PVDF coating helps metal roofing and siding panels—like those specified by designers at Portland, Ore.-based ZGF Architects for The Emery Apartments, shown here—resist acid rain, salt spray and other corrosive elements. Hern, a seasoned industrial designer, is the newest member at HOK Product Design. “Through HOKPD, HOK takes a more thorough overall approach to solving client problems,” says Hern. “We’re providing product design with the knowledge of architecture, and that combined thinking offers tremendous opportunities to affect the details in architecture on a global scale.” The designer has come full circle back to architecture—since his original notion for attending the Illinois Institute of Technology was to design buildings; however, one

fateful campus visit, he stumbled upon a faculty member and student designing a plastic wheelchair, and “was immediately engaged with the interaction of teamwork, and the speed and rapidity at which the small group came to end results.” Hern says his overall lessons in practical, pragmatic researchand process-oriented design carries over to the architectural field today, “Architectural design teams have become more versatile; they’re taking advantage of best-case processes in more multi-faceted team environments to deliver quicker.” Hern is prepared to challenge conventional architectural thinking, and while most designs move the needle, he envisions them in some ways as disrup-

tive technologies. The big question is what’s the new ground, what hasn’t been done yet, asks Hern. “It’s hard to discover, so I find it positive to sit at a table with people thinking at the problem and translate HOK insights into innovation to make sure the total experience has continuity and purpose.” The world does need another chair, argues Hern. As long as human beings continue to evolve, objects should continue to adapt. “The changing nature of our world and all the little changes keep adding up to the need to ask, what’s a chair? What’s a table? What’s a light?” Hern shares keen insights into prototyping and end products, and while advanced digital tools of the trade can help to pinpoint those

subtle shifts, he sees traditional methods going underutilized. “There’s a lot of speak about rapid prototyping, but even SLA (Stereolithography) parts require a human touch and finish. He adds that computer-controlled milling is sometimes overlooked to produce a prototype. “The parts are beautiful to hand and body.” It’s easy to see how Hern rapidly synthesizes information and manifests it into physical form. Hern describes his role quite anonymously, “I’m like the usher at a great big party, making sure everyone mingles, and then gets to the right seat.” Hern might just be the most articulate usher architecture has ever seen.
