Building Artistry The one-profile-fits-all theory has been left behind for many building types. Owners now favor distinction and name recognition in the structures they commission. Design responses include dramatic sculptural elements, thoughtful surface treatments, and lighting and materials mixed in near-painterly fashion.
When the 38-story Seagram Building received its first tenants in 1958, they entered a sleek, bronze-and-glass architectural statement, a new and distinctive addition to the New York scene. Designed by Ludwig Mies van der Rohe, it received wide acclaim as a modern design masterpiece. The bronze-clad original, with amber windows, is still impressive today. Its pared-down aesthetic profile, however,
has proven to be widely replicated. With a lack of God in the details, mediocre or worse copies of Mies’ original elegant skyscraper design proliferate in commercial centers worldwide. Now, 57 years and two generations later, owners and developers of new construction or those upgrading existing structures are asking their architects for a building envelope that is distinctive, different and communicates a memorable visual image. We selected the examples shown on the following pages for their singular approach to satisfying user functional and operational requirements while bringing imagination to the buildings themselves, and artistry in the interpretation of building materials.
They are site-specific, guided by urban or open scapes for contextual inspiration. End uses range from educational institutions to parking garages, from offi ces to residences. Creativity is evident in massing and surface techniques for small structures as well as extraordinarily large buildings: from a school in France seemingly constructed of children’s building blocks, to a most unusual parking structure in Los Angeles, to this spectacular concert hall and conference center in Iceland.

HAND-FASHIONED SKIN The geometric profile of the centre gleams with crafted “quasi-brick” units fashioned from 10 types of glass.
Inspired by the surrounding Icelandic landscape, the Harpa Centre’s crystalline façade reflects light from the city of Reykjavik, ocean and sky. The intricately fashioned skin connects the angled exterior expression of the concert hall and the conference center of the 301,000-sq.-ft. building located at the harbor’s edge. Artist Olafus Eliasson created a structural overlay of “quasi-bricks”—stacked geometric constructions of steel and glass that mirror the environment, resembling Iceland’s crystallized basalt columns. For the south façade, 823 individually crafted 12-sided quasi-brick units were installed, some large enough to hold a person. The
remaining façades and the roof were made of sectionalized two-dimensional variants of the 12-sided system, creating flat façades of five- and six-sided polygonal structural frames. Across all four of the building’s facades are 10 different types of glass, including three dichroic colored glass—yellow, green and orange. Mounted to the rear vertical profile of the façade’s steelwork are more than 700 4.6-ft.-long RGB LED strip lights, incorporated into a slim aluminum extrusion designed to match the geometry of its specific quasibrick. Each strip light is individually addressable to create a color-changing light show.

Opened in 2014 as the newest engineering school in the United States, the 200,000-sq.-ft. Innovation, Science, and Technology Building is located on the north side of a central linear lake. The $60 million, two-story reinforced concrete structure houses labs, classrooms, offi ces and common areas. It is surrounded by a system of 84 connected pergolas that enclose the encircling terraces. Its futuristic circular footprint is a white organic statement on 170 acres of the flat,

Parking Structure No. 6 Santa Monica Parking structures, a necessary evil in cities—particularly in the sprawling, auto-centric Los Angeles region— typically present a bland face to their surroundings. For the City of Santa Monica’s Parking Structure No. 6, the architects painted the façade as if it were a mammoth modern art canvas. With spaces for 744 cars within its 286,000-sq.-ft. interior, on eight stories above ground and three below grade, the structure also boasts retail and bicycle parking on the ground floor. Two brightly-colored angular swaths across the major street-facing façade are exterior stairways. “The façade functions as a light-enhancement screen that brings light deep into the building structure, eliminating harsh glare at the edge,” says architect Christof Jantzen. Composed of panels that are folded outward to catch and redirect high-angle sunlight into the depths of the structure, the sawtooth design of red, orange and yellow Backer Panel is created in 1 mm stainless steel with a No. 8 finish. Perforated unfolded panels that are three-sixteenths-inch aluminum with Kynar finish allow for lowangle light to enter the garage. Jantzen points out that they allow for a transparency into the interior activity of the garage, creating a dynamic integration into the urban fabric of downtown Santa Monica.

Colorful and lively, the façade of the multi-geometric G. Valbon School in Bobigny, a close-in Paris suburb, represents a visual community amenity. According to architect Selma Mikou, the façade … “is emblematic of the city centre’s renewal … a strong architectural landmark in its neighborhood.” The building with its mosaic pattern façade follows the site located between three thoroughfares, from a three-story mass to south-facing tiers, to allow maximum sunshine into the school’s playgrounds for its 400 students. Open exterior spaces within the 53,000-sq.-ft.-structure are framed with curving wall panels that restate the repetition of glass and colored wood panels.

Characteristics of Exterior Non-Load-Bearing Wall Assemblies Containing Combustible Components if an architect wants to specify these types of products for Type I, II, III and IV buildings over 40 ft. above grade. In addition, the following cladding materials must also undergo testing: Exterior Insulation Finishing Systems, Metal Composite Materials, Fiber Reinforced Plastics and High Pressure Laminates. Where it really gets complicated is that the
wall must be tested as a full assembly, and if any one component is changed out, the assembly must be tested again. “Manufacturers have conducted testing on various assemblies, but the breadth of materials and the configurations of structures make pre-testing difficult,” explains Tom Savoy, technical director, Insulfoam, Prior Lake, Minn.

Another ramification is the challenge of meeting newer continuous insulation (CI) code requirements with NFPA 285 compliant products and assemblies. “The natural CI solution was to include insulation products such as extruded polystyrene, expanded polystyrene, polyisocyanurate and/or spray foam polyurethane on the exterior of the wall, under the exterior cladding,” explains Serino, “but since all these products are considered foam plastics, they are required to comply with NFPA 285, and because they are all supplied by various manufacturers, it is very difficult to show compliance with all the possible claddings and base wall options.” In order to circumvent this, many architects are settling for mineral wool, which doesn’t require testing, but offers a lower R-value, according to Richard Keleher, AIA, CSI, LEED AP, senior architect, The Thompson & Lichtner Co., Canton, Mass. For situations where it makes sense, liquid-applied insulating membranes can be a good alternative, as well as tested full wall assemblies provided by a single manufacturer—such as an EIFS with an air/water barrier, continuous insulation and exterior finish all in one system.
However, the vast majority of building projects are still leaving architects dazed and confused about how to specify a code compliant wall assembly. In fact, throughout Keleher’s 47-year architectural career, he has not witnessed an issue causing designers such uncertainty as NFPA 285. With an eye on building safety, building enclosure councils have been hard at work proposing exemptions and alternatives to make NFPA 285 requirements less severe. “The IBC is written as a prescriptive—rather than performance—code. Because of that, the entire code trades-off aspects of ‘fire protection’ with building size, occupancy and materials in almost every section of the code,” explains Benjamin Meyer, RA, LEED AP, building science and sustainability leader at DuPont Building Knowledge Center, Richmond, Va. “What’s difficult to answer is whether the additional ‘fire protection’ provided by NFPA 285 assembly compliance is representative of the incremental ‘fire protection’ of the entire structure. I don’t think that is an easy question to answer and it’s at the heart of the current debate.”
WHERE THERE’S SMOKE As shown in this test, wall assemblies with combustible components—namely air and water barriers, foam plastic insulation and specifi c cladding types–must pass NFPA 285 requirements for fl ame propagation, per the 2012 International Building Code.
What is the NFPA 285 Test? As it is conducted at a number of testing facilities including Intertek, Architectural Testing and Southwest Research Institute—costing between $50,000 and $60,000 a pop—the NFPA 285 test for exterior non-load-bearing wall assemblies involves a two-story testing structure with one burner inside the first-story test room and a second flame in the first-story window opening. In order to pass the 35-minute test, the assembly must be able to: • Contain both fires inside the first-story room. • Limit external flame propagation from the firststory window to no more than 10 ft. above the window top, and 5 ft. laterally from the window centerline. • Limit the temperature readings on the numerous thermocouples placed throughout the wall assembly to no more than 1000°F. The test structure itself must rise up at least 18 ft. with a minimum width of 13 ft., 4 in.

The architects turned to Technical Glass Products (TGP) to help achieve a seamless look. By forming steel framing members into tubes as opposed to sheets, TGP used an extrusion-like process that supports a wide range of mullion profiles. By applying this process to both the rated and non-rated systems, TGP was able to match the Fireframes curtainwall with the non-rated SteelBuilt curtainwall’s slender profile. TGP also helped customize fire-rated Pilkington Pyrostop insulated glass units with the same decorative custom frit pattern as the non-rated glazing.

Making Change Taking a look at where this action is, the local BEC in Massachusetts has proposed to exempt flashings, entire buildings that are equipped with qualifying automatic sprinkler systems, walls that are fireblocked and walls that are covered with terracotta, stucco or 0.5-in. thick, type × gypsum board from NFPA 285 testing. “We expect that most of the proposals will pass, and we are also proposing that these be submitted to the ICC for national adoption,” reports Keleher. Similar changes have been adopted in Washington D.C., Virginia and Indiana, and there is talk of changes in Minnesota, he adds. In particular, the District of Columbia eliminated the WRB test trigger, exempted fully sprinklered buildings and comes close to eliminating the requirement that foam plastics be NFPA 285 compliant in the 2013 D.C. Building Code Regulations. While much progress was made in Washington, D.C., it’s important to note that the city’s building height restrictions, which is around 100 ft. in most parts of the city, helped enable this. “The response from practitioners is
encouraging in that they are engaging in the process and asking good questions,” observes Meyer. On a national scale, Tom Remmele, director, technical services/R&D, Sto Corp., Atlanta, points out that the 2015 IBC has already incorporated a few NFPA 285 testing exemptions for WRBs, “provided the WRB is the only combustible component in the wall assembly and that it is covered with one of several approved claddings, or it meets ‘limited’ combustibility criteria as measured by ASTM E 1354, Standard Test Method for Heat and Visible Smoke Release Rates for Materials and Products Using an Oxygen Consumption Calorimeter.” Furthermore, many NFPA 285 code sections are up for revision in the 2018 IBC, which is currently going through proposals and balloting. “Hopefully, meaningful progress can be made to provide alternate paths for practitioners while improving overall life safety in the building code,” says Meyer, “but unfortunately, it will be 2021 before many jurisdictions begin to incorporate the changes that will be established this year in the IBC.”

Despite these adjustments and potential changes, designers are still left with the responsibility of seeking out NFPA 285 code compliant systems. With no central database to turn to at this time, they are largely relying on manufacturers for this information. While many companies are publishing this data on their websites, Remmele suggests that International Code Council-ES Evaluation Reports listing tested assemblies is the most authoritative source of such data. Looking for a way to better leverage NFPA 285-compliant product information, James “Tex” Fielland, an independent software engineer and mathematician based in Tampa, was recently hired by a couple of foam insulation manufacturers to develop customized on-line search applications to help designers build virtual NFPA 285-compliant systems. “Architects are very busy and prefer known, trusted designs rather than investigating alternatives,” states Fielland. “The NFPA-285 Selector makes it a trivial exercise to investigate a manufacturer’s code compliant systems, as opposed to wading through engineering reports.” Fielland’s software tool also allows users to generate compliant walls and produce a report to present to AHJs when demonstrating compliance. “Further, the application allows an architect to quickly investigate various ways to insulate the NFPA-285 wall to minimize cost, wall thickness, meet energy requirements and test it for moisture problems.” In addition, Fielland has had preliminary discussions with the American Institute of Architects about developing a non-proprietary, comprehensive database of NFPA 285 compliant systems. “It would be a very big and ongoing project to assemble all of the assemblies into one [AIA] database, but it would really help the profession,” relates Keleher. “In fact, I just finished leading a one-and-a-half-hour workshop at the National Institute of Building Science’s BEST4 conference with 100 attendees discussing how huge this problem is. There is a LOT of angst out there, and Tex’s project might alleviate some of that.” In a similar vein, Dennis C. Italia, owner of Metro Building Solutions, a Flemington, N.J.-based manufacturer’s rep firm specializing in building envelope systems, says “with so many choices of insulation, air/vapor barriers, exterior claddings and other critical envelope components, it is imperative that a design professional has the necessary resources available to make intelligent choices on their project’s final envelope design. An all-encompassing software program—such as the one being developed by Tex Fielland, which integrates energy code and NFPA-285 compliance—would be a breath of fresh air for the entire construction industry.” NFPA 285 COMPLIANCE SOFTWARE
Engineering Judgement Option Although the number of tested products, systems and assemblies is growing over time, more and more architects seem to be turning to another compliance alternative: bringing in experts to evaluate a particular assembly and furnish what’s called an engineering judgment letter. “Use of analysis by qualified fire protection engineers to justify conservatively designed—from a fire safety standpoint—wall assemblies, in lieu of testing, is becoming more prevalent,” confirms Remmele. “Technical analysis makes sense, since there is precedent for doing this with other fire tests (such as ASTM E-119, Standard Test Methods for Fire Tests of Building Construction and Materials); it can be done in a relatively short time; and these engineering judgements can be made by qualified individuals without the added cost and time required for testing, while still maintaining fire safety code compliance.” In fact, companies like DuPont have actively been working with designers to help “demystify” the scope and applications of the engineering judgment approach to compliance. Adds Meyer, “NFPA 285 engineering judgements are new to many designers, but increasingly, these kinds of professional judgements can be the most effective means of compliance.”
If individual manufacturers or the American Institute of Architects were to adopt this NFPA Selector software tool, architects would be able to rapidly investigate different design scenarios while being fully assured of an NFPA 285-compliant assembly. In the walls rendering above, the assembly can be built with various insulation and material strategies, the U-Factor is immediately calculated and built-in rules prohibit a non-NFPA 285-compliant assembly. Once the architect designs the NFPA 285-compliant wall assembly with the Selector tool, an illustration of the assembly is displayed via the software’s drawing export.
NFPA 285 engineering judgements are new to many designers, but these professional judgements are often the most effective means of compliance. Companies like DuPont have been working with designers to demystify the scope and application of the approach.

Since 2012, with changes to the IBC and NFPA 101 regarding fire rating, much more glass has made its way into projects. Still, it’s critical for designers to understand the different degrees of fire-rated glass, and especially the difference between fire-resistive and fire-protective glass and framing. “We’ve definitely made strides in letting architects know they can use firerated glass and the fact that they must use the right kind of glass,” says Diana San Diego, vice president of marketing with SaftiFirst. “It’s also about understanding and designating specific areas of egress where you strategically want to put your glass to create safe zones for exiting in case of a fire.” Aesthetics are still an issue. One big question the manufacturer receives is whether architects can eliminate vertical mullions. “The answer is now yes,” says San Diego, referring to Safti’s Superlite IIIXL line. Another trend affecting product development is delivering glazing and curtainwall systems that are not only fire rated, but are also hurricane and even blast resistant. “When people are talking about resiliency, they’re really trying to do it with one system, if possible,” says San Diego. “Our challenge is to make the glass as inconspicuous as possible.” One pleasant development for designers has been a drop in cost. Granted, she says high-end ceramic products remain expensive, but 20- and 45-minute rated options can be quite economical. Exploring options and containing costs can be achieved if manufacturers are brought in early to help. This was the case at the Aspen Art Museum (above), where Safti helped the facility implement a 2-hour curtainwall that addressed thermal and infiltration issues while meeting budget.

Portland and Atlanta have become the 12th and 13th cities to enact energy transparency initiatives that mandate power consumption information be disclosed to prospective renters and buyers. Developers, particularly in the mixed-use market, should take heed for as more urban hubs initiate such energy ordinances, they’ll only stand to benefit by calculating sustainable design into their business plans.
To keep up with energy transparency mandates, the A/E/C industry must focus on the transition from energy modeling to actual building performance, says the New Buildings Institute and the National Institute of Building Sciences. The two groups organized the “Getting to Results” conference last summer, a meeting that launched a joint platform for researching accurate methods and means of measuring and verifying building performance. Their findings (available in the Resource Library at newbuildings.org) aim to help educate architects, engineers, building operators, property managers and municipalities about how to implement energy monitoring in cities requiring it (see graphic, opposite page). These energy transparency mandates sweeping the urban hubs of North America have perked up the proverbial ears of mixed use and multi-family market developers. Those who have embraced the change

have begun building and retrofitting offices, shopping centers and apartment buildings in sustainable style, re-imagining their business models to participate in this new mode of thinking. “It’s a pretty ambitious thing for developers,” says Greenville, S.C.-based 4240 Architecture’s Matt Cecere, who designed such a project near Clemson University. “But when they own and operate these buildings for 10 to 15 years, the opportunity to realize return on investment is there,” says the architect. Along with the transformation, Cecere also observes developers reinventing Class-A amenities: instead of boasting the volumes of energy they can possibly provide, realtors and brokers now entice prospective tenants with green demonstrations such as building integrated solar arrays or tenant-accessible green roof spaces. Following are three case studies that illustrate this new trend in mixed-use developments.

ONE Greenville Matt Cecere, the project architect/project manager for the project—a mix of retail and office space— says the team designed a traditional low-rise podium offering with retail on the ground, that rises into two conjoined office towers on top. Clemson University’s Graduate School of Real Estate, the main tenant of one tower, benefits from an intensive green roof space of trees, shrubs and a deck meant to function like the urban equivalent of a campus quad. Cecere targeted lighting and plug loads of 1-3 watts/sq. ft.—“a challenge in the office world,” he says. Yet, the payoff—less installation labor and fewer materials—is immediate. Today’s less energyintensive lighting, computers and equipment make this possible; however, that detail needs to reach

the business side, says Cecere. “For some reason, realtors or brokers want to advertise how much power they can offer or sell to their tenants.” To turn that conversation around, he notes that a small, perfectly oriented solar array produces about 32-36 kWh per year. ONE Greenville’s renewable energy demonstration accounts for about 1% of the building’s power usage and increased the cost of the project, but the environmental gesture appealed to tenants, who agreed to absorb the cost. As part of its business model, the developer operates the building. A Trane Trace Building system shows solar production and records buildings systems data, while E-MOND-MON sub-metering systems monitor gas and water usage.

East Coast Passive Homes Up the coast in New York City, Jorge Mastropietro leads mixed-use and multifamily design firm JMA. A native of Argentina, Mastropietro completed his studies in Spain, then moved to New York to work with Rafael Viñoly. Now he leads his firm to build edifices to Passive House standards—when a client agrees, of course. It’s a sharp contrast from European countries like Germany, where the government requires builders to meet Passive House standards. NYC developers are obligated to cover some extra costs as environmental standards grow moderately stricter; but in Jersey City, location of JMA’s 93 Bright Street project, clients don’t want to foot the extra cost. “It’s hard, because there is nothing mandating them to do it,” says Mastropietro. A bit of an activist, Mastropietro has developed a unique business model by which the firm self-develops—or designs, finances and builds—the projects they believe to be “next generation” and the best way to realize a multifamily apartment building. This is truly an effort of passion, not profit, for as the initial investor, the firm loses the extra 7% to 10% profit that goes along with building to such high performance standards. “We are doing it because we believe in this and we need to educate people,” says Mastropietro. The firm works with Sustainable Jersey City to educate municipalities,

developers and the public about Passive House design. “Developers and brokers need to understand this and how to sell it,” says Mastropietro. Sustainable New Jersey asked if JMA’s 93 Bright Street apartments attracted tenants looking for Passive House design. “To be honest, no,” admits Mastropietro. “They don’t care about the extra attic insulation or the LED lights, they just love the apartment layout and the beautiful inside.” A tenant in the penthouse actually asked to tear out her green roof and just put in concrete. Mastropietro had to explain the green roof’s benefit before she relented—and only then when he told her altering the roof would void the warranty. Not discouraged, JMA has designed another project in Harlem. “Passive House standards are much higher than what New York City requires— that’s where we get the complications,” explains Mastropietro. It presents a problem when city codes and inspectors have not been updated to include passive design principles. Mastropietro will be disseminating this new knowledge among the city’s offi ces in this next build out. For instance, the project requires a different kind of HVAC system than a traditional multifamily residence. “The building department and city offi cials have to understand this,” says Mastropietro.

Portland[ia] Across the country, notable Portland resident Ron Lemelson is taking measures to promote conscientious development at One North, a Class-A office and retail space. “The developer is really interested in energy efficiency and policy related to energy efficiency, and that applies to climate change,” reports Holst project architect Cory Hawbecker. Lemelson previously worked with architects Hamer and Hand to design and build his own domicile to Passive House standards; believing wholeheartedly in the sustainable philosophy, he then set out to build an office building with the same care and attention to sourcing of materials and energy consumption. A private citizen with means beyond the typical developer, Lemelson engaged in the process of a traditionally funded project to illustrate the achievement of a high-performance, attractive design at market-rate rent; in fact, the overall build cost was not far out of line with typical construction costs, reports Hawbecker. “He could have done something that didn’t make financial sense, because he’s a billionaire,” adds Grayson Hart, pre-construction manager at McKinstry, the project’s contractor. “But he wanted to prove to future developers that you can do a sustainable building with conventional methods of financing.” The design follows basic Passive House principles and includes several elements of style: Curvilinear apertures
act as sunshades while providing an architectural expression around east and west facing windows. Heavy timber construction is executed with glulam beams covered by exposed tongue-and-groove lock-deck. “It’s gorgeous,” says Hart. “And it reduces the carbon footprint of the structure,” adds Hawbecker. The teams worked off of two energy-modeling schemes to decipher the most cost-effective strategies for reducing energy consumption; in addition to the most obvious strategy of reducing demand with orientation and massing, plus an LED lighting and controls scheme; some solar arrays were also used on the project. Not all the sustainable initiatives panned out. There is piping installed to recover rejected heat from the refrigeration system at the supermarket across the street, to save energy; however, “they need to look at how long ROI will take—the answer right now is, like 175 years,” says Hart. McKinstry will be part of the service contract, which partly involves verifying that tenants are meeting stricter-than-average energy consumption requirements. Hopefully, their roof deck amenities—with sweeping views to the mountains and downtown—will motivate tenants to pass muster on their energy reports. Or maybe in Portland, being a part of such an ambitious project is motivation enough.

Structural Insulated Panels (SIPs) Premier SIPS A606 Weathering Steel The team investigated CLT (cross laminated timber) but found it too costly. “A budget of $150/sq. ft. is more like a tilt-up concrete design, but we said— wait, some barns are built for less and barns are beautiful.” Ultimately the team chose SIPs in A606 Weathering Steel. “It’s a simple standing seam roofing material that’s left to weather, so it ties into this palette of natural materials and makes the building seem like it has been there for some time.”

“The conventional steel frame is a simple structure that sets a strong outline for the form of the building.” The exposed sections of the steel beams are painted warm gray to complement the exterior.
“The exterior garage door off of the café/break area connects directly to the local Coal Creek Trail. It gives employees direct access to recreation or product testing, but the primary goal was to let in daylight. It can just be left open when the weather is amazing—which, often, it is.” Just outside is an amphitheater created in a locally quarried stone.
When Pearl Izumi—one of the world’s foremost lines of high performance sports apparel—decided to recast its North American Headquarters in the mold of the corporate philosophy of Kaizen, the firm strove to create a building that was everything employees, athletes and the community needed it to be. Despite a complex program including offices, product design and testing, and amenities, the 55,000 sq. ft. building’s smart simplicity provides an elegant solution on an extremely tight budget typical of warehouses, barns and tilt up construction. Taking the architectural vernacular of its rural surrounds, the modern barn design is a strong representation of the brand’s rugged simplicity, reflected in its motto of “Colorado 365.”

Door Pulls Detail Industrial Chic CHALLENGE: Hotel Hugo defines industrial chic. The upscale, contemporary hotel was the vision of designer and architect Marcello Pozzi and Nobutaka Ashihara, the project’s architect of record. Recently opened in SoHo, the hotel blends the neighborhood’s sophisticated atmosphere with the gritty underpinnings of New York City in a style Pozzi refers to as “a game of contrast, a juxtaposition of finishes.” Pozzi relied on seemingly minor details, like door pulls, to create Hotel Hugo’s distinct character.

INFLUENCE: When it comes to tying together a space’s look and feel, Pozzi believes hardware does a lot of the heavy lifting. Since the door pull serves as each guest’s first touch point with the hotel, Pozzi wanted to infuse the experience of opening the front door for the first time with emotional resonance. CRITERIA: “Hardware gives character to a space, even more so than other design elements,” said Pozzi. “It’s both visual and interactive, creating character through sight and touch.” All of the handrails, door pulls, handles, decorative lights and even trim around mirrors are thoughtfully chosen—critical in communicating Hotel Hugo’s identity. SOLUTION: Because he used ASSA ABLOY’s Rockwood door pulls for prior projects, the high-end hand-stitched leather offset pulls instantly came to Pozzi’s mind when he was looking for hardware that did its job with enough style to also serve as a critical design element. Pozzi chose pulls with thick 1.5-in. soft leather grips to elicit a stronger, conscious reaction from guests as they enter. The 6-ft. Rockwood pulls are a perfect fit with Hotel Hugo’s soaring 12-ft. wood doors. For design consistency, Pozzi used a variety of Rockwood architectural door pulls in other parts of the hotel including entry, restaurant, and doors in public areas such as the meeting room and business center. For the restaurant doors, Pozzi used two pull sizes: a 72-in. pull for most doors and a 30-in. version for the private dining area in the back. Rockwood offers an optional mid-post which provides added support and visual detail for long door pulls. Pozzi chose rounded end pulls, which makes the entrances to the restaurant and private dining area look more luxurious. Hotel Hugo features a wood storefront, with modern proportions and detail. After the custom-built 12-ft. wood storefront doors there are secondary glass doors—another example of traditional juxtaposed with contemporary— all tied together with the elegant door pulls. CRITERIA: Mall owners liked the idea of a fiberglass membrane to shade the common area because fabric structures are not only visually appealing but are environmentally sensitive and economically competitive as well. Lightweight membranes provide a cost-effective solution because they require less structural steel to support the roof or façade, enabling long spans of column-free space. In addition, membrane offers building owners reduced construction and maintenance costs compared to traditional building materials. SOLUTION: Birdair’s design provided just the look the owners wanted for Domain Mall. Using cables and polytetrafluoroethylene (PTFE) membrane, the steel and cable structure stretches about 15,000 sq. ft., with PTFE fiberglass membrane fabric covering about 5,700 of the total 15,000 sq. ft. PTFE is a Teflon-coated woven fiberglass membrane that is extremely durable and weather resistant.
The striking and colorful “mandolin” shade structure was part of a several million dollar landscaping renovation covering approximately 10,000 sq. ft. of the mall’s common area. Birdair’s unique structure offers shade for customers and creates an area designed for live music performances, festivals, markets and holiday activities. “We were approached to assist in helping develop a unique and different look at the architect’s direction. The intent was to use cables and components of architectural membrane to enhance the outdoor experience for patrons,” said Douglas Radcliffe, business development manager, Birdair North America. “We were able to achieve the architect’s vision and make this an even more enjoyable retail destination.” The fiber coating on Birdair’s PTFE fiberglass membrane is chemically inert and can withstand extreme temperatures—the membrane can be installed in climates ranging from the frigid arctic to the scorching desert heat, with a project life in some cases exceeding 30 years. It is also completely immune to dangerous UV radiation. This unique combination of inertness, thermal stability and surface properties make Birdair’s PTFE-coated fabric membrane ideal for projects requiring superior weather and fire resistance.

Serenity Now for Florida High Rise CHALLENGE: With scenic views of the Atlantic Ocean or Intercoastal Waterways, the 355-room Trump International Sonesta Beach Resort in Sunny Isle Beach offers serenity and luxury. So when developers were specifying a new flooring underlayment, it needed to meet or exceed the standards of the building industry for sound abatement within the state of Florida and Miami Dade County and have other performance capabilities as well.
A LAYER OF PROTECTION Insulayment is engineered to provide noise abatement, aid in crack suppression, and help minimize potential mold issues, all areas of concern for the project.
INFLUENCE: Setting the gold standard for hospitality, the developers of the resort, Donald Trump and Dezer Properties, wanted an underlayment that would address noise abatement, crack suppression and potential mold issues. CRITERIA: In Florida, code requires the floor assembly address abatement of floor-to-floor noise in dwelling units in high rise buildings from each other or from public or service areas. The underlayment had to meet code requirements plus be easy to install and cost effective. SOLUTION: The team chose MP Global Products insulayment, a high performing, Earth-friendly fiber acoustic underlayment designed for use under glue-down and nail down hardwood and engineered wood floors and under ceramic, porcelain and most stone tile, where it acts as an isolation barrier. The underlayment features randomly air-laid filaments that create a capillary effect that cushions the floor and absorbs impact sound. It carries a Field IIC rating of 60 when tested under 0.375-in. glued-down engineered wood and when tested under ceramic tile, each time over 8-in.

Chosen for their high resistance to chemicals and ultraviolet rays, Valspar coatings were used to create a mural on the inside of the Netherlands’ first indoor market and housing development. The larger-than-life mural covers the entire inside of the Markthal Rotterdam development, atop 4000 perforated panels encompassing 11,000 sq.m. Valspar’s white polyester powder coatings were first used to coat the 2mm aluminum panels; creators then applied Valspar’s clear polyurethane powder coating to create a scratchresistant, anti-graffiti coating.

Craft brewer, Ale Asylum of Madison, Wisconsin wanted to evolve from their role of local favorite to that of a bona-fide regional player. Working with Wisconsinbased contractor Construction Services and Transcend Architects, the company’s leaders developed an ambitious plan to build a state-of-the-art 45,000 square foot facility with a bold presence. Within a mere 8 weeks of being awarded the business, Fabcon had developed four custom finishes, engineered some notable modifications and enclosed the building during the peak of an especially nasty winter. We think that calls for a cold one.

Relocating from his home region of Murano, Italy to Stockholm, Luca Nichetto didn’t over-think the decision—and some unexpected perks came with the move. Away from Italy’s frenzied design scene, the solace of Sweden has afforded him clarity of thought, crystallized intentions, and time to refine his style.
NATURE’S PALETTE A series of nature photographs by friend and photographer Massimo Gardone inspired Nichetto’s enduring color palette. “From a leaf and flower, you can pick colors that will last forever.” The fabrics convey even the original textures of the natural objects: “Looking at the result, you can see the connection of these two things really well.”
