he gloom of winter is clearing for the property market, with the latest figures proving the selling season has well and truly arrived. Domain chief economist Dr Andrew Wilson says the early spring housing market is on the rise, with most capitals reporting an increase in auction activity and clearance rates. Geelong’s market is following suit and springing into action with a strong month of auction activity during September. “The local market reported a robust clearance rate of 70 per cent, which was well ahead of the 50 per cent recorded over August and also up on the 66.6 per cent rate recorded over September last year,” Andrew says. “Auction numbers were also on the rise over September, with 111 homes listed to go under the hammer compared to 81 listed over August and 84 auctioned over September last year.” The Melbourne market had a clearance rate of 77.4 per cent in September, up on the 75 per cent recorded in August and also ahead of the 72.7 per cent in September last year.

Andrew says Melbourne auction numbers also increased in September, with a weekend average of 802 compared to 642 in August but, unlike Geelong, were still well down on last year’s average of 970 in the same month.
“Lower interest rates, an improving economy and rising confidence are continuing to support generally robust housing market activity,” Andrew says. “Auction markets are set to continue their recent performances over the remainder of the year, with sellers to take advantage of strong competition for homes and the best spring market conditions for years.” Harcourts North Geelong agent Ivan Fantela says there’s been a noticeable shift from winter to spring, with strong auction results in the past month. After a slow but steady winter, he says stock numbers are finally starting to rise. “There has definitely been a huge swing in terms of auction numbers, which is what we’d expect for this time of the year,” Ivan says. “Our office, in particular, is certainly becoming a lot more auction-oriented and, for us, the clearance rate at the moment is unbelievable. “There’s a lot more interest in properties in spring and auctions are great for both sellers and buyers.” ● SARAH BIESKE property@domain.com.au

pring has sprung – and with it a hot property market. With plenty of competition in the market, there are several things vendors can do to ensure their home stands out from the crowd. We asked the experts where to spend your money to ensure the best return on investment. ●
PROFESSIONAL OR DIY? If you have natural talent, style your own home, says Richard Misso, creative director of The Stylesmiths. But if your property is a major asset, calling in a professional stylist can add hundreds of thousands to the sale price. The Stylesmiths were called in to work on a Kings Cross apartment that was once nominated by Wallpaper as among the top 100 in the world. “But the [current owner’s] furniture wasn’t on par with the previous owner’s,” says Richard. “You need the stylist to come in and make the connection between the furniture and the architecture. “You need to play to the property’s strengths but also to create distractions against its weaknesses.” A junior designer starts from $60 an hour, he says. PAINT The broad brushstroke is: neutralise. Greys, creams and whites are still the preferred middle-ground blank canvas. But pops of colour can make your home unique. A good place for a colour is on the front door, says Richard. Match with colours from the garden. “If you have a gum tree, paint the door orange. Carry the look through the house with magazines or books with orange spines.” PLANTS The organic element is important, Richard says. Place potted plants where you can. Easy-care succulents are great for a budget. And think scent – especially at the entrance.

LANDSCAPING Keep landscaping clean, minimalist and open so the buyer can “feel” the land size, says Gina. Meandering paths charm but can also feel claustrophobic, as if they’re advancing towards the home. Today’s buyer likes to see the depth of the block, Gina says, and boundaries can even give the impression of a much bigger block.

n case you hadn’t realised, Geelong contestants Andy (left) & Ben want you to know they’re boys. “‘Your apartment’s a bachelor pad’, ‘Your apartment is a bit masculine’,” Ben moans following the judges’ critique of their master bedroom. “We’re two blokes!” Andy yelps. God bless them, they are. And this week’s room reveal episode opened on them doing what blokes do best: playing a prank and earning detention for Gladwrapping that Suzuki. (‘Who told?’, Andy wants to know. It was their great “rat” mate Chris but that’s another story.) Back at the reveal, it’s clear the boys’ “undercooked” presentation hasn’t won over the judges, despite the bright and breezy feel of the room. There are issues with varying heights, poor finishing with the niches, and lack of luxury. But they haven’t lost any of the space by bucking the architect’s plans and including the en suite, the judges agree. Judge Shaynna Blaze loves the drapery, mirror and carpet. Then – be still her beating heart – she steps into the walk-in wardrobe. And loses it completely. “Nooooo! This is every girl’s dream, look at it!” she screeches about the boys’ secret weapon (courtesy of their $5000 bonus win at the soap-making challenge): a customised 360-degree spinning shoe rack with mirror. “The only one in Australia,” say the boys. Judge Darren Palmer points out this is the first bedroom they’ve been in where the walk-in is way better than the bedroom. The boys have clawed back points for the
functionality in this area, but it’s not enough to win them the $10,000 from Domain, which goes to Kim and their great “rat” mate Chris. Alas, the boys place last. Still they’ve turned out the only apartment with an extra bedroom, an extra bathroom and that revolving shoe rack. hen architect Kathryn Walder and her carpenter spouse Simon VanBerkel decided to rebuild their Geelong house, they had no hesitation about the feel they wanted. Kathryn is co-director at Padarc in Richmond, whose projects are largely boutique townhouse or apartment block developments that tend towards the edgy and urban. Their little miner’s cottage in Geelong, bought in 2004, was happily situated on a corner adjacent to a laneway, much like those in Richmond pockets and inner-city streets. The couple decided to inject a gritty urban flavour without disrupting the suburban street of predominantly traditional housing. It isn’t until visitors are nearer to the 160-square metre building – viewing the hard building materials and artwork on the facade – that the distinctive differences are detected. The cottage used to be part of the adjoining property, says Kathryn, until the block on which it sat was subdivided. The bright, airy dwelling is a series of flexible open spaces wrapping around a central courtyard, which simultaneously acts as lightwell, cross-ventilation and private outdoor sanctuary. The house also keeps warm [in winter] and we have the hydronic heating and ceiling fans.” The thin, floating kitchen benchtop “has character and, because it is stainless steel, it scratches – so you get a certain patina”. There’s plenty of open and integrated storage throughout: cubby holes and pull-out pantry in the kitchen, customised stainless-steel shelves in the showers, and a single garage accessed via the laneway, through a grey door. A sliding panel closes off the study alcove, which can be used as a spare bedroom. The finished house is ideal for the introverted couple, giving them privacy but a point of communication with the neighbourhood. All the neighbours were “quite intrigued” during the two-year build, says Kathryn. “It created lots of interest … now, it’s easy to just hang here after a day’s work, but Simon likens it to a comfortable local cafe because it is open to the street and you often see people walking or driving past; it makes you feel part of the community.” ● MIRANDA TAY

MAKE ME OVER Forget Backyard Blitz, Geelong has its own makeover experts The Gordon horticulture and landscaping program manager Peter Fitzgerald says the Lupton family was able to submit a wish list for their backyard makeover within the competition guidelines. “The yard was a project that Margaret’s late husband, Grant, had started working on before he tragically passed away, so The Gordon Rescue Team wanted to pursue that original plan,” he says. “When the original site visit was conducted, The Gordon Rescue Team decided it would be a nice surprise for Margaret if The Gordon was to make over the front yard as well as the back.” Peter says providing hands-on learning and participation in “real” workplace projects is what training at The Gordon is all about.

“We take pride in our ability to teach students in this unique and effective way, which gives them the opportunity to develop real skills,” he says. Peter says that, during the project, the team got to know Margaret and her boys, Daniel, Nick and Luke, as well as Margaret’s sister-in-law Jan, who baked for the workers. “Each day they would give us feedback and were genuine in their response to our work. This gave staff and students a great feeling of accomplishment,” he says. Gordon landscaping teacher Anthony Johnstone says: “Aside from being a great project for students to
be assessed against, The Gordon Rescue was a fantastic opportunity for students and teachers of different trades to work together, get real experience on a busy worksite and work with a real customer with a project brief and specific requirements. “It is satisfying knowing that a small contribution from many people is able to have such a lasting and positive impact on one person’s life.” Kirsty says The Gordon Rescue was initially “designed to showcase the trade courses and skills at The Gordon East Campus”. “So it was an unexpected surprise for all involved in the project when we saw that our work was making a deserving local family so happy.” ● JESSICA GABITES

tudents and teachers from The Gordon joined forces with local businesses to complete a garden makeover, bringing joy to a deserving Geelong family. The Gordon Rescue Team included 110 students from The Gordon’s flagship trade courses, including landscape design, bricklaying, building, concreting, horticulture, turf management and carpentry, along with Victorian Certificate of Applied Learning students and 15 staff members. The team was responsible for transforming the property of North Geelong resident Margaret Lupton, who won a competition The Gordon held in partnership with Hayden and Milly of Bay93.9’s Morning Crew Crew. The Geelong community was asked to nominate candidates for a complete backyard makeover and Margaret was chosen from 250 entries. Her son Daniel nominated her, after his dad Grant died from a brain tumour last year and the backyard had gone into decline. Before Grant’s diagnosis in 2013, he cared for his wife at home for 14 months while she recovered from breast cancer, two operations, chemotherapy and radiation treatment. “It was dad’s love looking after it and while he was in the middle of improving it [the garden] a brain tumour hit,” Daniel’s nomination stated. “I myself don’t deserve it, but I think my mother does. She really deserves a finished backyard and garden.” The work was done over 12 days, with the gardens completed in late August. The outcome was a peaceful, low-maintenance backyard featuring native plants, a curved seat around a built-in firepit and circular paved sitting area, built-up garden beds, timber screens, paving and gravel walking areas, paved footpaths and stepping stones, lockable gates and a clothes-line area. The front yard was also given a new lease of life with additions including instant turf, native plants and trees and mulched garden beds. “We love our beautiful garden and look forward

aster illustrator and storyteller Robert Ingpen is blessed to have a reserve brain that long ago shed its leash. He’s not unique. We all have one, he explains. It’s just a matter of using it. A man of great artistic talent and an unrestrained imagination, Robert celebrates his 80th birthday on October 13. I dared to probe him about retirement. “You don’t get retirement,” he declares, pushing back in his antique work chair. “My theory is that when you are born, you get a brain and a reserve brain. Your rich and daring reserve brain takes you through childhood, adolescence and maybe early adulthood until other influences, like parents or schoolteachers, push it to the side. “It’s the brain you use when you dream and create things for yourself. Your main brain is designed to take you through life to help you make a living. “As you get older, you say, ‘Enough of this, I’m going to re-engage the reserve brain I put away as a teenager’. That’s the alternative to retirement, and that’s storytelling – using your dreams and imagination.” It’s this quietly spoken but deeply thoughtful man’s way of explaining a life and career that remain intertwined and in high gear. A man who just cannot stop the dreams.

He reaches for a tiny piece of intricately patterned coral he found on the beach and tempts me to look closely. It resembles a birds-eye view of a mediaeval hill-top fortress. In time, it will become an Ingpen artwork. Robert’s first-floor, light-filled studio in his self-designed Bellarine Peninsula seaside home contains myriad other finds that wait patiently in line for the brush and easel. The studio, which he calls his workshop, is painted white, the floors too, to create the best light to work in. Just two Ingpen paintings hang on the wall, each with a story of course, and with strong links to close friends. A half-finished private commission is perched
on a big timber easel. A couple of antique easy chairs are positioned around the edges. A timber desk, benches and cupboards store his tools of trade. He’s fixed a nib to the end of an old fisherman’s timber-handled needle once used to repair nets. He uses it to scratch away at his paint application. A jar of fresh tempera mix, paint saucers, pencils, an old bone-handled butter knife, and brushes confirm this is a place of work. Robert will celebrate his birthday with an exhibition and two publications. Eighty of his original book illustrations will be exhibited at the Metropolis Gallery in Geelong. The National Library of Australia will publish Wonderlands: The Illustration Art of Robert Ingpen containing his autobiographical tales, notes, sketches and illustrations. And a foray into art, education, storytelling and documentary will be revealed in a publication titled Radio Rescue. Robert lives with his wife Angela and is a father of four, grandfather of six and great-grandfather of three. He was born in Geelong in 1936, educated at Geelong College and is one of Australia’s busiest illustrators. He has written and/or illustrated more than 100 published books. His pride is a bookcase filled with his 14 classic titles, continually reprinted in

languages from right around the world. The latest is The Nutcracker Nutcracker. At ease in his sturdy captain’s chair, he further ponders a career that has produced between 6000 and 7000 works. “I put detail, colour and a special space into a picture, space where a viewer can place themselves, their own mind and their imagination. The viewer can fill it in. There’s always space for the viewer to occupy.” Robert encourages others not to be afraid to re-engage with the ethereal. “A healthy imagination is often regarded as something an adult should have put away when they grew up. ad Kitchen is the latest addition to burgeoning Little Malop’s Eat Street. Owner Ming Xia, affectionately known as Summer – “our family name Xia means summer” is dishing up Malaysian and Singaporean-inspired offerings for a constant stream of diners coming through the door. “I had a restaurant in Melbourne but sold that because I was looking for a change. I had a look at various places and chose Geelong as I really like this street. I came down three times and spoke to the agent because I was hoping to get this place, which was formerly a T-shirt shop. Luckily the third time I met the landlord, who looked at my plan and agreed, so I was able to go ahead. “I wanted a cafe style where people can sit and enjoy the environment and music. Out the back there is a courtyard we are going to share with Geelong Cellar Door and Pistol Pete’s when the permit comes through,” Summer says. The 20-seat cafe has timber stools, an exposed-brick feature wall, plywood ceiling and a polished cement floor. The industrial feel is enhanced by some industrial pulleys and scales that Summer found at the Geelong Vintage Market. The well-priced menu ($7.50-$9 for entrees and street-food starters; $15-$17 mains) has such diverse offerings as lobak (five-spice pork rolls wrapped in bean curd sheets), vegetable curry puffs, satay chicken, beef skewers and Korean seasoned sweet corn covered in melted cheese. The chef’s tasting plate is a flavoursome combo of tastes and textures and includes lobak, tofu, satay chicken, Thai sausage, beef skewers and finely battered strips of sweet potato and taro served with black sesame sauce and sweet chilli sauce accompaniments. There’s also slow-cooked beef or pork while mains, all served with rice, range from crispy prawns coated in a light crunchy oat cereal, to stir-fried Singapore prawns with egg, tomato and hot chilli sauce, or a Thai fish number. Chicken ribs are served either with a glossy black sauce or cooked with honey and sesame. A specials menu changes regularly.

The sweets menu includes a Thai layer cake that is served with lychee or mixed-berry ice cream and durian. DC Monsoon coffee is the brew of choice; Numi organic tea varieties include gunpowder blend, aged Earl Grey, Moroccan mint and chamomile lemon while chai latte, Felchlin Swiss hot or iced chocolate, and sweet Malaysian milk tea further expand the drinks list. “We are currently waiting on a liquor licence and we’ll also have rice wine, sake and Singapore beer,” says Summer. With the kitchen and front of house running smoothly, the obvious observation is that it is far from a “mad” kitchen. “I was going to open a restaurant with a friend and she came up with the name. She opted not to be part of the venture, so I ended up doing it by myself,” says Summer. e’s king of the kids on ABC TV as the high-pitched host Jimmy Giggle on Giggle and Hoot, but when he’s not dealing the funny card to amuse small children, you’ll find Jimmy Rees at his home on the Mornington Peninsula with his wife Tori and their son Lenny. The couple bought their home four years ago and spent a year living in Sydney to fit with the busy presenter’s schedule but, with all their respective families in Melbourne, it seemed inevitable they’d return. Comfort is the key at the Rees’ home, where living revolves around the gas fireplace, on the large comfy sofa and kicking out the jams on his electronic drum kit. It’s where Jimmy trades high-energy entertainment for adult time with those he holds close. ● JANE ROCCA

THERMOMIX I love cooking and gadgets, so this is the perfect utensil for me. My Swiss aunty had one and got me on to it. I can whip up a stroganoff or eggs benedict and prepare meals for Lenny. We got it three years ago.
WEDDING PICTURES We got married on September 21, 2013. Meeting T Tori was the best thing that ever happened. We’ve done a lot in a few years of being together, like moving in together, buying a home, moving to Sydney and having a child. We wouldn’t have it any other way.
BEANBAG The beanbag was purchased from a shop in Frankston but was a nightmare to assemble – we had balls going all over the place. It was $150. It’s another chair option when we want to sit on the floor next to Lenny and play.

onstructing a vertical garden may seem like a bit of a challenge for people who don’t see themselves as anywhere close to owning the skills and creativity of, for example, The Block contestants. While they may be appreciated on an aesthetic level and acknowledged as an amelioration of the heat load on house facades, vertical gardens may also require a big chunk out of the wallet. But they don’t have to be put in the ‘too hard’ basket for the average suburban house owner, nor do they need to cost a mint. Yes, if you want the fancy individual pots tucked into expensive pre-fab frames, they aren’t cheap and will most likely need the services of a professional to install. But the energy-saving benefits of a green wall can be enjoyed quite easily by attaching a simple timber or steel trellis to an exterior wall – keeping a gap between it and the supporting wall – and growing a climbing plant up from the ground. Not only does the vine’s vegetation create shade and provide passive cooling via transpiration (evaporation of water), the gap
allows convection (transfer) of heat passing up through it. A deciduous, non-invasive vine is probably the best choice for Melbourne’s climate, with shade and lowered wall surface temperature effective in summer heat and the opposite true in winter. As for covering pergolas, a good choice is an ornamental grape vine that provides autumn colour before shedding its leaves and allowing in winter light. If in doubt, speak to your local nursery people. If you’re happy with the idea of planting an evergreen vine, it’s hard to go past a passionfruit vine, which grows quickly, looks lush and produces delicious fruit – a true vertical garden. Walls facing west are the hardest hit in summer, so if you have one without windows, this is where to whack up a green wall. Again, ornamental grape vines are tough enough for this situation. The northerly aspect is also a summer scorcher and a good contender for a green wall; try a rambling rose such as the Australian-bred ‘Lorraine Lee’ or the bright yellow ‘Gold Bunny’. ● CAROL LEVY

f the week before the AFL grand final was anything to go by, auctioneers are in for plenty of hard work in coming months. Big crowds, multiple bidders and strong prices have marked spring so far. With plenty of quality properties now hitting the market, that trend appears set to continue. Buxton director Ben Riddle is primed for the battle. “People will have to fight harder for the same piece of real estate now than they would have liked to,” Ben says. Part of the reason is the continued impact of buyers from Melbourne. The auction a fortnight ago of 57 Lawton A Avenue, Geelong West was typical. It was knocked down by Jarrod Leonard (Buxton Geelong East) for $865,000 to an older woman from a bayside Melbourne suburb who wanted to be closer to extended family in Geelong. Ben says that although buyers are still keen on traditional blue-chip suburbs such as Newtown, Geelong West and Highton, fringe suburbs are taking off. Coming up for auction, he has 41 Fraser

Street, Herne Hill, a three-bedroom architect-designed house on more than 1000 square metres. “We expect that house to sell well into the $600,000s,” Ben says. His colleague Andy Ingham (Buxton Newtown) will auction 27 Clydesdale Way, Highton, this Saturday. Andy says the five-bedroom house, inspired by American colonial architecture, has had strong interest. “We’ve had out-of-town and local families looking for more space and a Highton address to go with it,’’ he says. “It has amazing views over Geelong and out to the Surf Coast.” Kieron Hunter (Barry Plant South Barwon) has also had his fair share of buyers from Melbourne, but interest is also strong from regional Victoria and Sydney. Geelong’s growth, particularly in the south, was exemplified by Barry Plant South Barwon’s sale of 1-3 Ghazeepore Road, Waurn Ponds, an old house on a block of more than 5000 square metres. Kieron says the property, due to be
auctioned on November 5, sold to a developer for $1.2 million just 48 hours after being listed. He is about to list another property that could well spark interest from developers – 17 Sanglen Terrace, Belmont, a 1970s house on almost 2200 square metres. Sydney buyers are nothing new for Ivan Fantela (Harcourts North Geelong). “We are getting a lot from Sydney,” he says. “A lot of them are part of an investment group and Geelong has come up in the frame for them.” Melbourne investors who missed out on the fringe suburb boom there are expected to be prominent this Saturday at the auction of 82 Vermont Avenue, A Corio, a three-bedroom brick house on a block of 535 square metres. Jason Barnett (Barnett Real Estate) says buyers see real potential in the fringe suburb. He expects similar strong interest on October 22 at 15 Glastonbury Drive, Highton, a four-bedroom brick house close to all facilities. “We had a dozen groups through at 9am on grand final day alone,’’ he says. ●
