inter momentarily dampened the Geelong property market but the region’s house prices have still recorded an annual increase. The latest Domain data shows a 2 per cent increase in the past year for Geelong houses and a 16.9 per cent increase in the past five years. However, Domain’s chief economist Dr Andrew Wilson says prices eased marginally in the September quarter. “The Geelong median house price fell by 0.6 per cent over the September quarter to $415,000, with the rate of decline the same as recorded over the June quarter,” he says. “Geelong house prices, however, have increased by 2 per cent over the past year.” Geelong unit prices, on the other hand, increased 0.9 per cent in the three months to September, to a median of $291,000. They are still significantly lower than Melbourne’s unit median, offering great value for local buyers. “House and unit prices in Geelong continue to offer significant affordability advantages over the broader adjacent Melbourne metro market, which recorded a median house price of nearly
$780,000 over the September quarter, with a unit median of nearly $470,000,” Andrew says. Although Geelong house price growth moderated during the quarter, Surf Coast house prices are on the rise. The median house price recorded in the September quarter increased 1.2 per cent to $675,000 and followed a 1.4 per cent rise in the three months to June. Despite these increases, Surf Coast house prices rose by just 0.7 per cent in the year to the end of September, but are up 14 per cent in five years. Andrew says Geelong is set for further price growth, sooner rather than later. “A strengthening local economy, increased migration, low interest rates, solid investor opportunities and significant affordability and lifestyle advantages will act to bolster housing demand in Geelong,” he says. Barry Plant South Barwon agent Ian Nichols says while prices levelled off in the September quarter, there have still been impressive results. “There are still anomalies; we’re definitely still getting some big prices,” Ian says. ● SARAH BIESKE

GINA POPOWICZ Prime Real Estate Started out? It will be 19 years in February since I started with Hayden Real Estate in Geelong. I started Prime Real Estate 10 years ago and was the first female director of a Geelong real estate agency. My husband Orest came on board six years ago. Best part of the job? Dealing with people; it’s very rewarding when everybody walks away happy. When the purchaser and the vendor are happy, or the landlord and the tenant are happy, it’s a really nice feeling. Geelong’s property hot spot? Everywhere is selling well at the moment because interest rates are so low, so people have money to spend. Term deposits aren’t giving much of a return at the moment so investing in properties makes sense. My favourite place? Anywhere with my family. I work six days a week, so can I say home is my favourite place? I think one of the best parts about Geelong is that you can be anywhere in no more than 15 minutes. On days off I like to … go shopping and reward myself for all the hard work. Of course, I also love spending time with my beautiful family. My eldest is 27 and the youngest is 23 but I still call them my babies. I’d do anything for them. ●

hey don’t call it renovation hell for nothing. Cost overruns, endless waits for those Italian tiles you’ve chosen, the structural wall that you pulled down yourself to save money and now you need an army of tradespeople and a sympathetic bank manager to come in and save you. Don’t worry. It doesn’t have to be this way. Three experts share their tips on how to avoid renovation hell. ●
IS THERE REALLY SUCH A THING AS A PAIN-FREE RENO? PETER WILMOTH CONSULTS THE EXPERTS
Shaynna Blaze Interior Designer & Co-Host Of Selling Houses Australia Hottest trend?
Butler’s pantries. It’s one of those things I don’t think enough people are questioning whether they need. It’s a separate kitchen that supports the main kitchen. It has a dishwasher, it houses your cutlery and crockery. Until now the bathroom has been the luxury item; having an incredible master en suite has been one of the biggest trends in the past five or six years. Now a lot of people are spending too much money on a butler’s pantry that they won’t even use. Top tip?
Work out your budget and where to put the money to get the best back out of it. It’s honing in on how you want to live and how best to spend the money to make it work for you. Biggest renovation disaster?
Of course it’s none that I’ve done! There was one on Selling Houses Australia where a couple decided to do a renovation without any plans or council permits. They took down a supporting wall and didn’t put a structural beam in so everything was falling. Everything they did was beyond building code so the house ended up being dangerous and they couldn’t sell it. Before you pull out a wall, make sure it’s not a supporting wall. Get expert advice. We had to waste a lot of money fixing their mistakes. Perfect client?
It would be someone who completely trusted me, gave me lots of money and didn’t question it. They need to have an idea of the direction. If people say, “Do whatever you want”, you’re never going to tap into what they actually want. You want a client who is open to ideas. As a designer you want to bring something new to the table and if they won’t let you, it’s difficult. Worst client?
A lady who had just gone through a major divorce and had her new place. I presented the design and it was fantastic. But when everything was bought and brought in, she hated everything. “Oh, I didn’t think it would be like that.” It didn’t matter what I brought in, she hated it. In the end I said, “I don’t think anything I’m going to bring to the table is going to make you happy”. I took it all back and gave her a refund. I was a bit out of pocket but it was a big learning experience for me.
Confessions of the
Probably one of my own. The big reno in the studio I have now. It was a place we had a vision for. But until we pulled out the wall, we did not know what we were going to get into. ● » Selling Houses Australia series nine, Foxtel’s LifeStyle Channel, weekdays 6.30pm CONTINUED PAGE 6

Hottest Trend in renovating? A greater connection to the outdoors. We have reached the pinnacle in trying to open up every single room of the home to the garden. We’re now starting to look at ways of bringing the garden into the home and reconnecting our lives with nature, in and out. My team have developed this term “transterior” because all the furniture we design is built for the outdoors but also the indoors. We use material that can withstand the elements but we leave the choice to the homeowner as to where they put the piece of furniture. The outdoor furniture is luxurious enough to make it look like it should be indoor furniture. People don’t want barriers between the outside world and the interior.
JAMIE DURIE
most beautiful women in the world, she was very down to earth. Worst client? I’ve had some clients who don’t know when to let go, which is always tough. They’re control freaks and they don’t know when to trust a professional. Design these days is as much about psychology as it is about design. You’ve got to manage their expectations. You’ve got to under-promise and over-deliver. And you’ve got to constantly make them feel like they’re the ones leading you down the path rather than the other way round. Biggest renovation disaster? I once saw a slab poured at the wrong height, in Melbourne. It was two feet (60 centimetres) lower than it should have been. To redo it doubled the cost and they lost $180,000. Put it this way: that house will never wash away in the rain.
Top tip for a successful project? Good planning.
Biggest budget overrun? Probably 40 per cent.
Perfect client? I don’t think I’d design for anyone who didn’t have faith in me to begin with. I’ve been really lucky in that everyone I’ve worked with has given me free rein to come up with ideas they feel will suit them. I had a great time working with Charlize Theron. I found her to be extremely stylish, very environmentally conscious and, aside from being one of the
Most common renovation mistake people make? They simply don’t plan. When you don’t plan you wind up going over budget, you start one trade before another one’s finished so all the trades are overlapping each other. Good planning will save you money and deliver a more accurate, precise design and, ultimately, a better return on investment. ●

Peter Maddison Architect & Presenter, Grand Designs Australia Hottest trend? The dreaded butler’s pantry. Why they’re popular, I just can’t make out. Is there some embarrassing cringe about anyone seeing a mess? You prepare in one room and you serve it in a pseudo kitchen out the front. It is certainly a trend that kitchens are viewed more like a piece of furniture rather than a living, breathing, pragmatic workplace.
Biggest disaster? My own house. I bought an old 28-bed nursing home in 1989. I didn’t realise how far I would have to go to strip it out. Interest rates went to 18 per cent. I spent three years toiling on it myself, late nights, weekends, doing a lot of the heavy labouring and helping all the tradies to try to manage the cost.
Biggest budget overrun? Projects generally don’t go over budget because we have them carefully cost-planned.

(SCOTT McNAUGHTON)
Top tip? Lots of pre-planning, at least a year out. I had someone come to me last week who wanted to settle on a property in six weeks and wondered whether the builder could start then. It just doesn’t happen that way. It comes down to getting all the design work done and having it pre-costed before it goes to the builder, so there’s no rude shocks. You need to get all the drawings costed as you go along. And employ professional people to do the design and engineering work. The more decisions you make up front, the easier the construction process.
and then didn’t pay. That is devastating. It’s a problem with the architectural process where you do the work, then invoice and wait for it to be paid. There’s some idea that professions have lots of money and they don’t need to get paid for a long time. That’s not the case.
“it’s a mistake to think you can probably live through it. you can’t”
PETER MADDISON
After three years, my wife and young family moved in and I ended up working for the banks. I had no money. The bottom fell out of the market and, after spending hundreds of thousands of dollars on the renovation, we ended up selling it three years later and getting less for it than we paid for it in its unrenovated state. It took more than 10 years for me to recover mentally and financially. It’s hard for me to live with. It was easily the biggest disaster I’ve witnessed.
Perfect client? Someone who is on the same page as me, who sees value in paying the architectural fee and invests in an architect’s skill base. You give more as an architect if there’s an emotional commitment to the job. Also someone who pays their bills on time. Worst client? Many years ago I did a house in Mount Eliza and the client got all the drawings off me
What has surprised you? It always amazes me how many things can go wrong. You can have the best drawings in the world and it can take one tradesman to make his own decisions and it can have a knock-on effect right through. The attention to detail you need in a renovation project is enormous. In my house I ordered the marble four months before the project was starting. It turned out it had all been sold so I was [then] limited to a small selection. The fittings arrived. Two out of three were smashed and now I can’t get it done in time. [When] the bath arrived it was perfectly packaged and six guys carried it in and [it turned out] there was damage to the side of it. To get another bath [can] hold up the whole project. Biggest mistake people make? There are so many. It’s a mistake to think you can probably live through it. You can’t. Better to get out of the house. People don’t often understand how much work there needs to be on infrastructure to make it work. ● » Season six of Grand Designs Australia is broadcast on Foxtel’s LifeStyle Channel, Thursdays at 7.30pm

f you want something badly enough, you will find a way to get it – and that couldn’t be more true for local Block-stars Andy and Ben. Having exhausted their budget and unable to afford to hire help to create their terrace, the resourceful duo resorted to doing some very odd jobs – such as cleaning the site toilets – in exchange for some carpentry. Still the judges were underwhelmed. Darren Palmer said the terrace had obviously been made by two men for a group of men … “to watch the footy” chimed in Shaynna Blaze. Neale Whitaker remarked, “It feels like a garage! It’s ugly and unwelcoming … there’s no soul and no spirit.” Darren added it had a “prison cell” feel about it. Although the judges praised the boys for the enormous improvement on their hallway, they placed last, leaving Kim and Chris and Julia and Sasha to take home Domain’s $10,000 prize. “We had a lot of awesome ideas we wanted to do this week,” says Andy. “But with the budget being the way it is, unfortunately we just couldn’t do any of it.” Ben adds: “Delivering four rooms in one week, it was insane.” Still Darren reckons Ben and Andy have an ace up their sleeve. “They have a four-bedroom, three-bathroom apartment. This is a brilliant piece of real estate, and that’s something that will always set them apart.” Hang in there, boys! ● ALEAH ESPANTA

HOW TO … CHOOSE A BUILDER F O L LO W T H E S E E X PE RT T I P S TO G E T T H E B E S T O U T O F YO U R B U I L D

hoosing a builder is one of the most important decisions you’ll ever make. Get it right and the process will be smooth, on time and on budget. Get it wrong and it could be one of the most expensive, hassle-ridden processes you’ll face. Custom-home builder Malishev has won more than 80 national, state and regional awards. It took out best custom home in the $1 million to $2 million division at this year’s Master Builders’ Association of Victoria Regional Building Awards – South West for a Bellarine Peninsula home with a hanging fireplace. Malishev consultant Luke Walters gives us his top tips for choosing a builder.
(ISTOCK)
MAKE SURE THEY’RE REGISTERED You might save money with an unregistered builder. But, for the sake of your insurance and blood pressure, go with the accredited professionals every time, Luke says. “You’re making a large investment, so you need peace of mind that the builder is using the right people and has years of experience in the industry.”
GET REFERRALS
SET A REALISTIC BUDGET
Merely walking into a display home and signing on the dotted line doesn’t give you an idea of how a company will approach the actual build. Doing your homework is important, so get an insider’s opinion from families who have built with them. “Don’t just go off their display home or their sales people,” says Luke. “Ask for referrals and speak to previous clients. That gives you peace of mind and the confidence to move forward.”
We all dream big, but you have to be realistic and prioritise to get the best outcome for your budget. Luke recommends establishing the end price up front. “People really should be careful about the ‘from’ or ‘base’ prices … A lot of builders are going in at a lower level but you’re paying a fortune for extras.” If you’re on a tight budget, Luke says focus on important things, such as build quality and site orientation. “You’ve got to maintain integrity with the construction.”
GET TO KNOW YOUR BUILDER Once you’ve picked the builder, meet them face-to-face as often as possible to boost your confidence in their ability to get the job done. Pick a company that can handle everything from planning to permits, and design to build with a supervisor on site at all times. “You need to get a good rapport with someone and an understanding of what makes them tick,” Luke says. “You just get a better feel for what they want in person rather than countless emails or over the phone.”
DON’T PANIC If things do go wrong, you need to be in the know so make sure your builder will be upfront. Luke says minor niggles can crop up: potential issues with neighbouring properties, particularly in tight access sites, leading to additional site costs or availability of services. “We do the hard work before we start to make sure that nothing major crops up,” says Luke. But if there’s anything to troubleshoot, “it’s all about … communicating clearly, rather than stalling.” ● STEPHEN A. RUSSELL

ideas … But the pace seems different, more measured, less frenetic. Darryn Lyons’ 51st birthday in August was a considerably quieter affair than last year’s dazzling circus cabaret of sexy snake charmers and fire-eaters – a couple of dozen close friends and family upstairs at The Geelong Club. Warm, familiar faces he’s grown up with and built his businesses with. But if the volume is lower, Darryn’s intensity and focus remain strong and sharp. He is still outspoken about the CBD and its potential. He’s still lobbying, especially on social media. He’s putting his money where his mouth is, investing in new Geelong enterprises – most notably in Little Malop where his Big Group of Companies is developing a new business/entertainment village at one end and considering new ideas for the Eureka Hotel. “I think Little Malop is the key street to central Geelong. It’s our little Lygon Street, our Flinders Lane. It’s our little Soho, our Notting Hill,” he says, his excitement obvious. “It’s probably the street most heavily

I was very passionate about it as mayor but I had to step off the Central Geelong Task Force because I had business interests. “Thirty years ago, Little Malop was flying but they cut it off, now it’s a dead end. To create the real buzz, it needs to be opened up and it needs more people living in central Geelong. But it has exciting things going. His paparazzi operations might be a thing of the past but his Big Group employs 180 people across various enterprises: the Home House and Eureka nightclubs, the Elephant and Castle Hotel and a pizza outlet. There’s the new 71 Malop project with some 11 individual operators, a property company and the new IT gig as well. The group spends some $10 million a year with local suppliers and has stumped up more than $250,000 in sponsor donations over the past five years. Right now there’s his Queen
you won’t stop me investing in Geelong, either. The 71 Malop project has eight leases signed so far. “It’s going to be very eclectic, almost European. There’s also the possibility for another development site at the back, subject to planning, plus a beer garden. “With the Eureka, we’ve looked at four different options, I don’t want to pre-empt anything but there are exciting proposals looking for redevelopment.” He is proud of his time as mayor: the Christmas tree, the greening of Geelong’s CBD, the free parking and the extraordinary profile he brought the city around Australia and overseas. He’s still greeted on the street with
“i haven’t stopped giving back to the community … ” months. It should be a council priority.” Yep, sounds like the same Darryn. He might be sour at what he says was “the hijacking of democracy” – Premier Daniel Andrews isn’t on his Christmas card list – but he’s not letting the grass grow under his feet. Since exiting office in April, after bullying and governance issues were cited by a government-appointed inquiry, that he describes as a “kangaroo court”, Darryn has travelled and thrown himself into a new IT venture he hopes will see some of Geelong’s brightest young minds rise to prominence. He’s getting out on the speaking circuit, too, and says he gets almost as many invitations to events as when he was mayor. “I’m very excited about a technology firm that I’m working on at the moment. It’s fair to say Darryn has a thing for the Royals. His photograph of the Queen in Geelong during the 1988 bicentenary, throwing her head back and laughing at a sheepdog with a watch on its paw – a watchdog, get it? – helped secure his entrance into Fleet Street’s media crush. A succession of Royal photos, along with the controversial Diana car crash photos, helped ensure his often controversial paparazzi career and celebrity status. “I haven’t stopped giving back to the community in various ways,” he says. “And
backslapping, selfie requests and, he says, requests to run for mayor again. He won’t rule out a pitch at the job, either, if the state government allows a directly elected mayor. Or a shot at state politics for that matter. “I was seriously considering politics before the federal election and I probably regret not running for the senate.” He talks of penning another book to update his rollercoaster ride. Don’t expect him to take too many prisoners. He’s moving forward but not forgetting a thing. The day he left City Hall, his car had an abusive note stuck on it. In a secure underground car park. He says despite repeated pleas to senior city management, he’s been offered no explanation for the incident. “Bullying at City Hall hasn’t been fixed by my dismissal,” he says. ●

the push for bikes
irte Knaus and her two young children, Alexander, 5, and Jasmine, 3, go everywhere on their cargo bike. Birte uses the Dutch-made bike most days of the week as her main source of transport to and from a variety of activities – from kindergarten drop-offs and park runs to supermarket visits. “Sometimes Alexander will ride his own bike and I’ll still have Jasmine in mine. We put pannier bags on, too, for the shopping and have a rain cover for the cold mornings. It’s basically our second car,” she says. While Birte and her young family are active users of the city’s bike paths, they are a minority in Geelong, as cycling is at an all-time low. According to 2011 Census data, only 2 per cent of the trips made into Central Geelong for commuting purposes on the day the information was recorded were by bike. Cars made up 87 per cent of the trips, six per cent were by bike and five per cent by public transport. Experts don’t expect the latest census data to be much different. City of Greater Geelong city services general manager William Tieppo says the council is focusing its efforts on changing these statistics by creating a network of bike paths. or local milliner Irene Moore, a little bit of encouragement from her daughters to explore new creative pursuits has paid off. Irene reveals she was “heavily into calisthenics” for 25 years and stopped only because her daughters did. She admits it took a bit of nudging before she immersed herself in the world of millinery. It was her four daughters who encouraged her to find a new outlet for her creativity. “My oldest daughter did a bit of searching and came up with this millinery course in Melbourne,” says Irene. Irene was initially reluctant – “Hats? Do I want to make hats?” – but the more she looked into it, the more she wanted to. The course, at Kangan Institute, was for three years. “I had to step back and think very hard because, whenever we as a family do anything we’re committed. We follow through,” she says. That was four years ago. Since then the Hamlyn Heights milliner has received too many Fashions on the Field rankings, industry awards and other accolades to list here. Editorial features, first places at Derby Day, Oaks Day and state finals, Royal Melbourne Show rosettes, exhibiting for Melbourne Spring Fashion Week … the list goes on.
Irene’s success has partly come from the breadth of her creativity. “It’s great to have a diversity of styles and not just lock yourself into a particular one,” she says. For instance, she makes structural wire pieces, which can take months to put together, as well as the more usual boaters, broad-brimmed hats and bridal headpieces. Her secret weapon may just be her close-knit family who have supported her through it all. It’s a complete package; Irene the milliner designs the headpieces while her daughters Shandell, Bronwyn and twins, Andrea and Courtney, act as ambassadors of sorts, sharing her creations all around the country. “Shandell lives in Darwin and does the Fashions on the Field there.” Courtney lives in South Australia, while Andrea and Bronwyn are in Victoria. “And they’ve done very well,” Irene says. “It’s all promotional work, all around the country.” In her first year of millinery, Irene sent her daughters to the Geelong Cup decked out in her newly made creations to test reactions and to give her head pieces more exposure. “I didn’t have to twist my girls’ arms for any of this. They were so super-keen and wanting to get out there,” says Irene. None of the family had done Fashions on

The tradition of above-ground entombment in a mausoleum, has existed for thousands of years. In many countries around the world, mausoleums are popular for their ability to commemorate and honour our loved ones in a place specifically designed for dignified repose. The Geelong Cemeteries Trust has built two beautiful public mausolea, each being architecturally designed with its own unique style and character, which allows the Barwon Region Community access to this distinguished form of final rest. Crypts in these two mausolea are nearly sold out, and a third and final mausoleum is planned to complete this project at the Geelong Eastern Cemetery. The new Mausoleum design will continue with the theme of high quality Italian granite, copper roof and coloured feature glass, and pre-purchasing the 105 crypts off the plan will now be offered to our community prior to 16 DOMAIN GEELONG \ OCTOBER 27, 2016

the Field before and the first year, says Irene, was a bit of a stiff orientation. “We didn’t really have an understanding of it – the criteria, what was involved, the conditions and things. That was a learning curve for us.” Still, one of her creations placed in the top 10, and the following year things began to ramp up. “Andrea won that year and Courtney came third.” Meanwhile, the family went to the Adelaide
races “just for a day out” and Shandell was placed third. “We were really taken aback at how well the girls did,” says Irene. “So, last year, we thought let’s try the Caulfield Cup and Derby Day.” Courtney finished in the top five at Caulfield Cup Fashions on the Field, and she won on Derby Day. “That was just out of this world. We had no idea we could do that,” says Irene. “Plus Courtney also won the Longines Lady of the Day at the same time. So, she got the double, and that put her into the nationals for Oaks Day this year.” The process of entering Fashions on the Field is costly and time consuming, but it can pay off. For instance, when Courtney won a state final in Adelaide last year, the $10,000 prize included accommodation at five-star hotels and a television spot. And those who take part in Fashions on the Field say the months of preparation are worth it. “I speak to Fashions on the Field girls and they just love it,” says Irene.
It’s attention to detail that makes a difference and Irene now works with a dressmaking contact who made her calisthenics costumes. “We’ve had a few hits and misses; it hasn’t always been smooth sailing,” she laughs. Irene’s background in calisthenics, coupled with her love for beading, also gives her designs an interesting twist. She explains that with calisthenics, “you have movement in them, and dance in them and things like that,” she says. “The calisthenics has allowed me to be creative and just to say, ‘there’s no limitations’, as long as that piece can stay on your head, it doesn’t matter the size and it doesn’t matter what it’s made from.” There were times in the early days of her millinery course when Irene felt like quitting but she persevered. “The 25 years in calisthenics came in handy,” says Irene. “You just follow through.” » facebook.com/mooremillinerydesigns Phone: 0411 146 927

early four years ago Sev and Bek Lah were working their day jobs as a carpenter and a disability support worker as well as being parents, but dreamed of one day opening their own cafe. Today their trendy cafe, The Pickers Union, in an industrial area next to the Geelong Vintage Market, is a magnet for coffee and food lovers: young families, students, tradies, market customers, retirees and international travellers are all drawn there. “We have both always loved hospitality, food, coffee and customer service,” Bek says. “Opening a cafe would be the main topic of conversation between us – what we would do, what it might look like, what food would be served etc. When Sev’s dad [who owns the Geelong Vintage Market] offered us the space next to the market for a cafe, it launched us into the cafe-owners’ realm pretty quickly. While it was a steep learning curve, we’ve never looked back.” “We are both creative people so owning a cafe has given us the chance to get creative every week,” Bek says. “We love working with the chefs and the team and working on ideas that will excite our customers. “We have a fantastic management team that allow us the space for growing the Pickers and helping us keep things fresh.”
A recent renovation has given the cafe a fresh and fun, new look. “It was such long time in the making,” Bek says. “When we started it didn’t take long for us to realise that we were growing out of the space we had originally created. We had been planning and brainstorming how we would change it from about a year in. “We knew we wanted a bright and fun space with a Californian vibe. Then, when we were in the final stages of floor plans etc, Sev travelled to the US for a wedding and spent some time in Palm Springs and struck some major inspiration.” If you haven’t been to the Pickers Union before, or it has been a while since your last visit, you are in for a delightful surprise. “The rustic is gone, and smooth timber custom-built benches, an art deco feature light and a golden unicorn named Cornelius have replaced it,” Bek says. Sitting by the huge window at the back of the cafe is a highlight as it looks through to the vintage market. The walls are white with splashes of pink, cute flower posies decorate the tables and the friendly and energetic staff go out of their way to look after their customers, even entertaining little ones with colouring-in paper and pencils. The kitchen has been expanded, which

has allowed the team to broaden the menu – it now includes such dishes as 12-hour slow-cooked meats and deep-fried chicken. Customers can choose from Coffee Cartel-roasted coffee and something sweet like the very popular Crazy Slice or Jam Donut Muffin, or enjoy something more substantial from the new spring menu. “We realise that cafe culture is always evolving and we have a big focus on trying to give our customers something they may never have had before. “We also want to make sure that there is something for everyone [such as] vegan, gluten-free, vegetarian and sugar-free,” Bek says. “We love that absolutely everyone feels welcome. We love seeing the photos people tag us in on Instagram. Seeing the customers’ experience from that perspective is very rewarding. We really try to create a welcoming experience for our customers. Our staff are all super-friendly and outgoing. We
hope people have a memorable and enjoyable time while at the Pickers.” The new spring menu is vibrant and fun. Highlights include the popular post-workout Yin and Yang Breakfast Bowl (chia seed pudding, banana and blueberry smoothie bowl topped with puffed quinoa, roasted nuts and seeds) for $14.50. If you are after a light meal there’s the Dr Marty’s Crumpets, served with ricotta, freeze-dried lemon, and fresh honeycomb, for $15. Other must-try dishes include the American Dream (smoky slow-cooked maple barbecue pulled pork on house-made jalapeno cornbread, salsa verde and poached free-range eggs) for $20, and for the sweet tooth there is the Strawberry Cheesecake Waffle comprising house-made lemon cheesecake waffle with white chocolate mousse, strawberry compote, and chocolate Persian fairy floss, for $18. The cafe is family friendly with a Little Pickers children’s menu including babychinos ($1.50), poached egg ($8), cheesy toasty ($6) and avocado soldiers ($6). ● JESSICA GABITES

he footy’s over and the clocks have been moved forward, which mean it’s time for tomatoes. Every ki..tchen gardener should grow at least one tomato plant to experience the true flavour of summer. For months we Victorians make do with insipid hydroponically grown tomatoes or thick-skinned varieties, chosen for their suitability for trucking across the country, rather than for their taste. The advent of summer holds the promise of delicious sun-warmed, ripe tomatoes straight from the garden and the savoury scent of tomato leaves on your hands. Heirloom tomato varieties are more popular than ever, according to Justin Buckley, the head gardener at the National Trust of Australia’s Rippon Lea House and Gardens. “Tomatoes are easy to grow, take up minimal space and you’ll find the heritage varieties are as easy to grow as any other type,” Justin says. There are varieties for gardens of any size, including several suitable for growing in pots on balconies and verandahs. Tradition has it that Victorian gardeners
plant out their tomato seedlings on Melbourne Cup weekend. When choosing where to plant your tomatoes, make sure they are in the full sun for at least five hours a day. The bed, or pots, should be well drained because although tomatoes require regular watering, they hate to have “wet feet”. Before you plant tomatoes, dig in cow manure and a sprinkle of lime and potash to enrich the soil, or add a load of mushroom compost to the bed. The lime adds calcium to the soil, which is important in preventing blossom-end rot, a black, leathery lesion on the fruit. Also, to ensure healthy plants, no plants from the tomato family (tomatoes, potatoes, chillies or eggplants) should have been grown in the bed the year before. When planting out tomato seedlings, plant them deeply (up to their first leaves) to ensure they develop a good root system to sustain the plant throughout the summer. If you plan to stake your tomato plants, put in the stakes now to avoid disturbing the roots later. Water the plants with a seaweed solution to help guard against transplant shock, and
continue to give them a fortnightly feed of seaweed solution as they grow. Tomatoes need regular watering to produce optimum fruit – with too little water the plants drop their flowers or fruit, and the fruit can split if the plants are watered erratically. Mulching your plants in early summer when the soil has warmed up will ensure it doesn’t dry out. Drip-irrigation systems are ideal for tomato plants because they water the roots and not the plants, which minimises the risk of fungal problems. When the first flowers appear, add a handful of potash to the soil and, as the plants grow, use a slow-release fertiliser. Basil is a great companion plant for tomatoes because they have the same requirements. Basil is also said to deter aphids and whitefly while its flowers attract bees to pollinate the tomatoes and, besides, is there a more delicious combination? You can expect to harvest tomatoes from January onwards if you plant your seedlings now. ● MARY RIEKERT

ver since Mad Men took the small screen by storm, mid-century modern has re-emerged as a sought-after style. Clean lines and stripped-back forms are given depth and vibrancy by graphic patterns and bold colours. West Elm’s leading home stylist, Ella Carlin, gives us five tips for the style.
PA R E I T B A C K
Mid-century modern style is simple and considered without being sparse. Every piece of furniture and decor should be balanced with plenty of open floor space.
T H E D E TA I L S
Choose timber furniture with delicate, tapered legs and curved silhouettes – a prominent grain is also preferable. For upholstery, go for a button-tufted sofa or bed.
COLOUR POP
A bright splash of lime green, turquoise blue or mustard yellow should always
make an appearance whether in furniture, accessories or wall paint. Or try all three in the same space.
THINK TEXTURE
Play with different textures for added interest. Pair a shagpile or cowhide rug with an upholstered wool sofa and a hint of leather, glass or marble.
ADD INTEREST
Mix and match bold, clashing prints in rugs, cushions, bed linen and artwork for a slightly retro feel. Glass vessels and shapely pendant lights finish off the look. ● miranda.tay@domain.com.au

ven a decade ago, the idea of home automation seemed like a futuristic dream but now these systems are the new must-haves. Your tablet or smartphone will enable you to switch on and off just about anything electronic around the home, whether you’re at work, on holidays or just around the corner. Home security has become hugely important. A remote-controlled system that alerts you of window breakage, door openings and unexplained movement on your property brings greater peace of mind. Before choosing a system that suits your needs and budget, here are some pointers from the experts:
Different entertainment device brands
You don’t have to keep all your devices within the same brand – it’s not necessary, for example, to have a Samsung TV and a Samsung Blu-ray player. But it might help those devices to “talk to each other” through their proprietary networking standards.
(ISTOCK)
Don’t think you’re an expert
Plan ahead
Decide if you want lighting, curtains, radio, garage door or air-conditioning to be controlled from your device, or if you want to integrate a security system. You can even go the whole hog and include your home theatre or living-room TV set-up. But your installer needs to know your every wish before proceeding.
When it comes to complex, it’s best to leave it to people who’ve done it before. You will need professional advice if you’re going all out with serious technology such as lighting, irrigation, pool pumps or solar energy. And touching 240-volt electricity wiring or your home phone line is a big no-no. Updates
A good wi-fi router is essential
If you have a high-quality Wi-Fi signal across your property, your various systems will be able to communicate with each other without any chance of drop-out.
If, for example, you change from a Sony TV to a Samsung, you’ll probably have to reprogram your system. This isn’t a difficult job and can be handled by the installer, either remotely or in person. Keep your installer’s details on file. ● CAROLE LEVY

he weather was shocking on Saturday but auctioneers weren’t complaining too loudly because, along with the arctic conditions, it was also raining bids. T Tony Moorfoot (Buxton Highton) got the 30 onlookers at 12 Vivian Street, Belmont, into the property’s garage and kicked things off with a vendor bid of $440,000. What followed was a six-way contest of nearly 50 bids. The main player, a middle-aged man, went to $450,000 and was a constant for much of the contest as bidders popped in and out. “I haven’t forgotten about you, and you, and you, and you and you,’’ Tony said, to laughter from the other bidders and onlookers. Eventually it was down to two young couples, who upped the ante in $500 increments before the hammer fell at $519,500. The winners of the four-bedroom, two-

storey house were from country Victoria and plan to move. Joe Grgic (Harcourts North Geelong) wasn’t taking any chances at 49 Stubbs Avenue, North Geelong, ushering the crowd of 30 inside the living area of the two-bedroom character weatherboard. Once again, the bids rained down. Joe’s opening vendor bid of $300,000 soon left in the dust as five parties fought it out. At $402,000, the battle was almost over, when the fifth bidder, a woman, popped up next to the auctioneer and offered $405,000. However, it was her only intervention, as a man who made the first live bid kept his nerve and went to $406,000. It was enough to bring down the hammer. The bidder won the prize for his daughter, who plans to live at the property. The success topped off a busy day for Joe, as he earlier sold 157 Victoria Street, North Geelong, under the hammer for $432,000.
It went to a Melbourne woman who plans to turn the three-bedroom brick house into a residence appropriate for special needs. Joe also sold a 772-square-metre block of vacant land at 19 Schofield Court, Bell Post Hill, under the hammer for $335,000 to a local family. The weather had Brett Walker (Barry Plant Highton) on the run at 19 Drumcondra Avenue, Drumcondra, where 45 people gathered for the sale of the three-bedroom Californian bungalow. After assembling in the front yard, the heavens opened up and Brett retreated to the house’s front porch, inviting as many onlookers who could squeeze in to join him. “Those of you with umbrellas can stay out in it,’’ he said. Bidding was quick, a two-horse race beginning at $650,000 and finishing at $800,000. The winners, from Melbourne, plan to move in and renovate. ●

HOUSE OF THE WEEK LEOPOLD \ 65 VIEWBAY DRIVE
L
eopold is fast making a name as one of the region’s great family suburbs. Known for years as the gateway to the Bellarine Peninsula, it’s enjoyed a resurgence in recent times, but its popularity no longer solely rests on its proximity to the coast. New infrastructure has given Leopold new life and, in the process, made it even more appealing for those in search of the suburban dream while still being less than 15 minutes from the CBD. Wide, quiet tree-lined streets are one of Leopold’s drawcards. Viewbay Drive, part of the exclusive Highland Estate, is one of the finest; many houses along the street enjoy views of Corio Bay. This property might also be one of Leopold’s finest: a sprawling red brick Federation-inspired house on a block measuring 2613 square metres. The house is elegant, sophisticated and built to stand the test of time. The street presence is something else – it looks idyllic and indulgent at the same time. The classic exterior shows off bay windows, a terracotta tile roof and flashes of cream and green. The lush lawn, manicured garden and hedges add to the timeless appeal. Inside, the house is true to its era of inspiration, with polished timber floors, ornate cornices and decorative ceiling roses. The hub is at the rear, comprising a large kitchen overlooking the meals area and a living area. The kitchen has been designed to make entertaining a breeze, with heaps of preparation space and lots of storage in a walk-in pantry. The meals area opens to a covered deck with a northerly aspect, an alluring spot to kick back and relax no matter the weather. It’s big enough to cater for large gatherings, and even for the kids to ride the bikes on if it’s a wet day. Beyond the open-plan zone is a family room with a built-in bar and a gas log fireplace. This room also opens to the deck through french doors. For more formal entertaining, there’s a carpeted lounge with an ornate fireplace and an adjacent dining room towards the front of the house. The main bedroom is also at the front. It has a large walk-in wardrobe and an en suite, as well as a built-in seat beneath the bay window. On the other side of the hallway is the second bedroom, while bedrooms three and four are off a hall at the back of the house. The minor bedrooms each have built-in wardrobes. Upstairs is a rumpus or fifth bedroom, with a private balcony offering views of the bay. This room also opens to the attic, which is a practical storage space. The backyard is every child’s dream. There are trees to climb, grass to run on and a garden to explore. An oversized double garage has internal access, while side access leads to another garage with room for a caravan or boat. Gateway Plaza is minutes away and Ocean Grove’s beaches are a mere 15-minute drive. ● SARAH BIESKE property@domain.com.au

Architecturally designed and Los Angeles-inspired, this hillside house is breathtaking inside and out. It offers bright living spaces and sweeping views across Highton. The four-bedroom house sits behind a hedged garden, and palms line the steps to the front entrance. Windows play a major role in the design, maximising light and space and creating a seamless transition from inside to out. The house is into two wings, with bedrooms and a rumpus room in one and an open-plan living hub in the other. A long, wide hallway with windows and glass doors either side connects the two. The designer kitchen has stone and timber finishes and opens to the huge, north-facing backyard. The main bedroom is an indulgent space that includes a wall of built-in wardrobes and a five-star en suite. Highton village is just minutes away. ● SARAH BIESKE

This four-bedroom weatherboard house, on a block of 718 square metres, ticks plenty of boxes. It’s in the heart of Belmont, with the Barwon River, High Street and Highton shops within walking distance. There’s room to move and a modern update means there’s little work to do, while the low-maintenance garden won’t keep you too busy. Inside, polished floorboards, pendant lights and a harmonious neutral palette make for a contemporary feel, while skylights help to bring in the light. Two bedrooms have built-in wardrobes, and the main has a walk-in wardrobe. The central open-plan kitchen and meals area is light and bright and the nearby laundry has plenty of storage. New residents can relax or work in the living and study zones that look over the big backyard. There are two covered entertainment areas, a shed, single garage and carport. ● REBECCA THOMPSON

NORTH GEELONG \ 24 CRADDOCK STREET For families looking for the Drumcondra lifestyle at an affordable price, this renovated weatherboard house might be the ticket. It offers all the conveniences of its neighbouring suburb, without the pricetag. The Californian bungalow has had a full transformation, fusing period features with a contemporary lifestyle. A rear extension has added an expansive open-plan zone. Polished timber floors impress on entry, while ornate architraves and skirting boards are a nod to the house’s original form. Visitors are likely to be surprised by the space available, inside and out, given the innercity location. On a big block, covering 637 square metres, the house has four bedrooms. The main has a walk-in wardrobe and an en suite with double vanity and a shower. Bedrooms two and three each have built-in wardrobes. The showpiece of the house is the generously proportioned open-plan area. In one corner, the designer kitchen offers abundant space on black Caesarstone benchtops, and there’s also a timber breakfast bar. The kitchen has a 900-millimetre Smeg cooker, integrated dishwasher, double sink and walk-in pantry. The adjacent meals and living areas open to the covered deck, which enjoys the morning sun and steps down to lawn. There’s a single lock-up garage with threephase power and a workbench. In a quiet street, this character house is just minutes from the best of Geelong. Pakington Street is within walking distance, as is the waterfront. It’s also handy to the North Geelong and Geelong train stations and the CBD. ● SARAH BIESKE

OFI Saturday, 11.30am-noon Enjoy life with a view at this picturesque postcode in a chic and cheerful 1960s house. The singleowner house, on 664 square metres, has plenty of character. It also has its share of quirkiness – there’s a compass built into the floor of the living area to help residents find (and keep) their bearings. The functional floor plan is spacious, efficient and peppered with timber accents. New residents will love the natural light and views of Corio Bay and the Geelong CBD from the open-plan living and dining zone and spacious timber kitchen with servery. A woodburner adds to the charm in this hub. Two of the bedrooms have built-in wardrobes, while the bathroom has been updated but retains its original vanity. The large laundry, two carports and a workshop or studio are on ground level, and there’s a shed and studio out the back. ● REBECCA THOMPSON
