G

eelong and Surf Coast properties are selling at speed, with buyers keen to get into the burgeoning markets. The latest Domain data reveals the average days on market for private sales has fallen to its lowest level in nearly five years. Domain chief economist Dr Andrew Wilson says average days on market for Surf Coast houses also fell, recording a four-year low in the September quarter. “Geelong average days on market for houses was just 96, down from the 104 recorded over the previous June quarter and well below the 108 reported over the September quarter last year,” Andrew says. “The Surf Coast reported an average 140 days on market for houses over the quarter – down from the 146 reported over June and significantly lower than the 166 average days on market for houses recorded over September last year.” Average days on market for Geelong units was also lower, falling from 123 to 107 over the quarter. Buxton director Jarrod Leonard says it’s the perfect time to sell, with properties recording record prices and quick sales in the

Geelong region. “We’re getting multiple offers for properties after the first weekend of being on the market and that’s become a regular occurrence,” he says. “Every property has more than one potential buyer and that lends itself to record prices.” Low stock levels are also contributing to the quick turnovers, along with low interest rates. “People are prepared to go that bit higher because of the low interest rates and the Melbourne influence on the Geelong market when we have low interest rates is extreme,” Jarrod says. “It’s the perfect time to be selling your house. It’s as good as I’ve seen it and I can’t see that changing any time soon.” The Domain data shows the average discount rate for Geelong privately sold houses increased slightly over the quarter, from 5.9 per cent to 6.2 per cent. Despite the increase, the discount rate remained well below the 6.6 per cent reported over September last year and continued at near-historically low levels. ● SARAH BIESKE property@domain.com.au

WE ALL KNOW THE IMPORTANCE OF BUYING IN A GOOD STREET, BUT HOW DO YOU KNOW WHEN YOU FIND ONE?

hen it comes to property, it’s all about location, location, location. But “buying well” can be tricky when not all streets are made equal. Ideally, you want to buy into the Best Street so we asked the experts for their tips on how to distinguish the best from the rest.

TREE-LINED

Best streets are aesthetically appealing at first glance. They are often wide and tree-lined with manicured nature strips and established gardens maintained with pride, bringing a visually pleasing quality to the streetscape.

CONSISTENT ARCHITECTURE

Beyond the well-maintained hedges and fences, you’ll find consistent architecture. “People like neatness of a street,” says Oliver Bruce from Marshall White Albert Park. He says pockets, where you find a mix of architectural periods and styles – “townhouses, period homes, Federation, Victorian, Edwardian, blocks of apartments and a whole mixed bag” – won’t be boasting too many best streets.

QUALITY ARCHITECTURE

Not only must styles be similar, but quality is important, too. “They have to be at a high standard, and you can’t have lots of rundown ones. They’ve always got nice facades and character to them,” says Jason Barnett from Barnett Real Estate Newtown.

ORIENTATION

Best streets will also have “a good axis for natural light”, says Oliver Bruce. Ideally, this means they’ll be north-facing or positioned in such a way that they still catch a lot of the mid-morning and mid-afternoon sun. The orientation of the street is also important if there are views in the area. In Geelong, for example, that’s river or bay views. “If you’re near the river, that’s as sought after at times as being on the waterfront,” says Jason.

TRAFFIC

Thoroughfares can sometimes be best streets because historically they feature “some massive houses and deep long blocks”, says Oliver. Melbourne’s Beaconsfield

Parade and Toorak, Glenferrie and Canterbury roads are all examples of this. “They were the main roads then; that’s where people wanted to be because they wanted to have that ostentatious facade and that’s where the big blocks were.”

LIVEABILITY

Best streets have a high “liveability” factor, says Jodie J. Hill from McGrath Northcote, so the location of the street will be in proximity to all your lifestyle requirements, making life just that little bit easier. “The new catchcry is ‘walkability’,” she says. “That means walking to the shops, to your amenities. Can you walk the kids to school? Is it near the train station?”

NEIGhBOURS

“It’s the neighbours, as well” says Jodie. Oliver agrees. “There’s also a micro-community in a street,” he says. Best streets will often be near small shopping precincts that have a village feel to them, which means residents cross paths with their neighbours more often, fostering that sense of community.

Once people buy into a best street, they tend to “want to stay there for a long time so they’re pretty hard to get into”, says Oliver. This lack of turnover (you’ll often hear auctioneers noting “first time offered in 60 years”) adds to the exclusivity and desirability of the address.

There’s a real estate adage advising you buy “the worst house in the best street”. Don’t, advises Oliver. Unrenovated homes in these streets, believed to be bargains, end up generating so much interest they sell for “astronomical figures”, he says, and then there’s the cost of renovating plus time dealing with council, making the renovated homes “a much better buy”. ● JOANNE BROOKFIELD

A natural THE HOME Inside the house, the two bedrooms are separated by an internal garden. The main bedroom has large pivoting doors lined with our vertical garden blankets, which are filled with plants. The doors open to an intimate oasis, dragging the vertical garden wall behind them. This has several benefits: a strong, geometrical framed view, a seamless connection to the garden, an extended natural bedroom and meditation area and a garden that seems to creep into the home. I have designed a Japanese cedar bathtub so that I can bathe outside in my own secluded courtyard full of tropical plants, wrapped in a tub built from nature itself. An outside bath is a traditional part of the typical Japanese ryokan bath house experience, where the tubs are made of cedar for a number of reasons, including the fact that the timber expands and contracts. The timber is left in its natural state and finely sanded so it feels warm and luxurious to the touch – it really is a sensory piece. Cedar also has natural antibacterial qualities, and its fragrance, one that is associated with luxury spas, is very appealing and good for cleansing the sinuses and lungs. Inside, next to the main bedroom, is a raised deck with a sunken timber bath at the edge of an interior courtyard garden. The inspiration for my bedroom and bathroom came from my travels to Japan, Bali and other Asian resort destinations over the years. In the living room, original stone detailing around the fireplace brings a beautiful, earthy quality to the interior. The fireplace is flanked

GET THE LOOK Introduce the colours of nature inside with your choice of paint, tiles, soft furnishings and decoration. Bring the textures of nature inside as well by using natural, organic materials such as timber, stone and pebbles. Another way to introduce nature and an alfresco feeling indoors is to choose nature motifs for wallpaper and fabrics, rugs and blinds. Outdoors, decoration and soft furnishings are the finishing touches that make all the difference. Whether it’s for alfresco dining or an outdoor conversation setting, the furnishings, lighting and rugs, and the way they are arranged, will affect how easy the space is to use and how good it feels.

The boys rise above the chaos of the challenge apartment to produce a masterpiece master en suite

A

ll good things must come to an end. The realisation dawned on Ben last week as he faced The Block’s penultimate task: Week 1 of the challenge apartment, in which all teams must work together to complete different zones. Ben and Andy finally got some good news. They’d scored the master en suite, and they’re happy – wet rooms are their forte, having once scored a perfect 30 with theirs. However it would also be, as Ben sighed, the final chance for the boys “to enjoy our last wet room together”. They kept calm – even optimistic – amid the storm of the “organised chaos” while the other teams bickered over issues such as Kim’s allocation of budget, who would get first dibs on the three builders, who was showing team spirit and who was being selfish. The boys faced only two hurdles: whether or not to expose the original terrazzo wall as a feature (they did, in a move that pleased the judges). And Ben’s quest for a bath caddy, finally resolved by a trip to The Block Shop and Connolly Timber’s quick work. Their spatial flow and choice of statement-making features, including a double

vanity, four-tonne organic bath and generous shower area, pleased the three judges, who saw a lack of storage as their only oversight. Eternal Ben and Andy fan, Shaynna Blaze, warmed to their restored terrazzo wall and the “beautiful graphic feature” of the black-outlined wall niche. Neale Whitaker loved “the elegance, the simplicity”. “It’s a very updated feeling of art deco.” Darren liked “the way they’ve laid everything out”. He was also impressed by their use of “Honey”, Telstra’s voiced-activated smart home technology, which not only controls privacy and shower machinations, but also produces a daily weather report. The wet room turned out lucky again for the boys, who placed third after winners Kim and Chris’ terrace (which was awarded $20,000 off their reserve), and Dan and Carleen’s main bathroom ($15,000). ebecca Jansma of Geelong interior design studio Space Grace & Style has a firm mantra she repeats with all new clients. “I operate by the words of Coco Chanel, who always said, ‘Before you leave the house, stand in front of the mirror and take one thing off’. The same thing applies to your interior.” An overly busy interior has a negative effect on our well-being, Rebecca says: “It never fails to impress me how just reducing clutter can improve not only the sense of space in a room, but also the elegance of the space and the calming effect that brings people.” One of the challenges of her job is winding things back with clients who think more is more. Beyond overdesign and overcapitalising, it’s also a poor use of space. “We’re getting to the stage now where the building is occupying a larger percentage of the block and it’s not practical space,” she says. “There’s a point in design where we have to talk about functionality versus aesthetics.” On a larger scale, trends such as an en suite in every bedroom and sacrificing the garden in favour of ever-bigger outdoor dining areas is another worry. “Not that I’m against an outdoor room, I love it. But what we’re doing is creating an extension of the living room with a pool but at the expense of a lawn. I love my vegie patch, but that’s just me.” In her quest to get clients to embrace a simpler space, Rebecca is quite happy to strip out unnecessary stuff that would inflate her bill. “My aesthetic just won’t let me do that gratuitous stuff. I think the excess that we’re talking about is often the unfortunate symptom of affluence,” she says. ● STEPHEN A. RUSSELL

otanical on Ryrie chef Alberto Andolfo fondly remembers childhood summers spent catching fresh seafood near his family’s beach house in his native Italy. At the end of summer, the family, from the picturesque town of Monselice, near Venice, would relocate to the mountains for two weeks to make the most of the September mushroom season. The bumper harvest right outside Alberto’s door taught him to respect beautiful, fresh produce from an early age. “I grew up with a pot always simmering on a stove,” he says. “Cooking was always definitely part of my life … I was actually the one who wanted to cook while my mum was at work. I started when I was six or seven, probably with some dry steak and a bit of pasta with tomato from a can and then something evolved.” Fast forward several decades and Alberto is now bringing his own take on modern fusion food to Geelong’s Botanical on Ryrie. The renovated former milk bar opposite Eastern Gardens serves up an all-day breakfast and lunch menu with a focus on quality produce and beautiful presentation. Alberto makes everything from scratch, right down the crowd-pleasing hash browns that have become a favourite side order with almost every breakfast menu item. “I want people to actually taste the real flavour of the produce they are eating,” he says. “When you eat something it will taste like what it is. If you have the pumpkin and quinoa salad, you will actually taste the quinoa that comes from the Andes and taste the roasted pumpkin. There is no sugar.” It’s been a long and winding road to Geelong for this keen traveller, who trained in Italy before cooking his way around the globe. His style of food is a reflection of several years spent working in places such as South Carolina and South America and a stint cooking on a sailing boat travelling from the Carribean to the Galapagos Islands, and many locations in between. He had always planned to one day open a restaurant in Australia but his first attempt back in 2009 was quickly derailed. “That idea failed after about 20 days because I

Depending on your appetite, there’s a selection of salads for lunch, including the pumpkin and quinoa ($16.50), and a bruschetta ($15.90). For something more substantial, homemade gnocchi comes with creamy butter sage and kumara sauce ($21) or there’s the Aussie beef burger served on a brioche bun with homemade beetroot mayo and rosemary sea-salt chips ($20.50). he sunshine on Saturday brought out the buyers from Melbourne as Geelong’s spring auction season went up a gear. One of those buyers played it cool at 145 Autumn Street, Geelong West, where Ben Riddle (Buxton East Geelong) fielded almost 50 bids for the three-bedroom weatherboard. Five parties from a crowd of 60 fought it out after an opening salvo of $380,000. A Melbourne man came in at $443,000 and was in front when the hammer came down at $465,000. He is yet to decide on plans for the property. Ben’s colleague Andy Ingham (Buxton Newtown) also saw Melbourne buyers win, this time at 42 Ann Street, Geelong West, a three-bedroom character weatherboard. Andy passed the property in to buyers’ advocate Tony Slack at $605,000 and a deal was later struck for a higher, undisclosed price. Tony was bidding for a retired couple from Melbourne who plan to relocate.

Three bidders fought it out in front of 30 onlookers, the winners getting home when Craig brought the hammer down at $570,000. Craig earlier got away 25 Ashbourne Street, Herne Hill, a four-bedroom brick house, under the hammer for $454,000. Ian Nichols (Barry Plant Highton) was in form at 3 Herbert Street, Belmont, an old three-bedroom weatherboard. In front of 15 onlookers he posted a vendor bid of $330,000 and accepted a rise to $331,000. That didn’t put him off, immediately responding with a vendor bid of $340,000.

He took another $1000 rise from the same party. He had plenty of time. “Look how peaceful it is here,” he said. “I’m standing in the middle of the street and I’m not the least bit worried.” T Two other parties got involved and the mark went to $375,000, at which point the hammer fell. t’s safe to say this remarkable Highton house is like nothing you’ve seen before. The photos, to some extent, showcase its brilliance, but this property needs to be seen in person to truly appreciate the unique opportunity it presents. So, what makes it special?
